I had a great tour experience. Jay, the leasing specialist, answered all my questions, provided insightful info that I didn't originally consider and made me feel completely welcomed during the entire tour. After seeing the first amenity, I was sold and it just kept getting better! There's also many restaurants adjacent to the apartment that make this a great place to live! Highly recommend based on my tour. Hoping to call it home soon!

Don’t live here! It’s not safe. There was a shooting that took place and the bullets went through someone’s apartment window. Also they have ROACHES and did not seem to care that the roach problem was getting worse. The leasing office is non responsive and barely want to help with problems. They have quiet hours after 10pm but they do not enforce those rules. The garage is always broken and people will always park in your assigned spot that you pay for and you have to deal with the tow company yourself, which takes hours! Save yourself and find another place to live!

This apartment community is the worst! It’s a ton of hidden fees that is not included in the rent. They force you to pay $100+ extra a month for basic cable and slow internet. It’s June 8th 2021 and they haven’t even mention opening up the pool area and clubhouse. It’s an absolute mess out there as well, it’s so embarrassing to have my guess sit on my balcony to see the horrible pool area. Harborside property management is literally the worst PM company, they destroyed this once beautiful community.

This is truly the worst apartment you could possibly live in in the DC area. The management - Harbor Management Group - is completely unresponsive and the main office is constantly closed. There are parties in the common areas all night, where music is blasted into the courtyard area. Management constantly loses packages to the point where I cannot have packages delivered here anymore, I have to pick them up at a friend's nearby. Our car window was smashed in - while parked in the "secure" parking garage. The security systems throughout the apartment and garage are always broken and management does nothing to fix them. Maintenance requests go unfulfilled. Car parking spaces (for which you pay $60 per month) are stolen by visitors. If you want to never sleep again, never have packages delivered to your home again, and have your car broken into, by all means. But I will be urging my students and friends to stay far away from Palette and any Harbor Management Group property.
This apartment leasing office and maintenance staff has gone extremely downhill since Buzzuto sold the building to Harbor Management. Trash piles up, there is no communication of use to the community, and the service department finds every reason to not come fix things that are broken. This is absolutely not where you want to live.
I was looking for an affordable place close to DC and in Maryland where my new job would be. After some searching, I came across the Palette at Arts District! The area is the perfect mix of lively, yet calm and laid back. The local area is full of great business & restaurants all a short walk from here. The apartments themselves are spacious and functional. I especially like the large office nook that came with my floor model. The staff and residents are all very friendly. This is a great place to live!
Palette is a nice apartment building, kind of cheaply made but shiny all the same. The management has been courteous and grounds are kept up well. However before moving in, make sure you spend some time in the apartment before signing the lease. We have to now deal with an incredible amount of stomping and crashing, at most hours of the day, weekdays & weekends. It does finally stop around 9pm. We've spoken with her and asked her to keep it down but after that first time, she refuses to open the door to us. We've called management and the on-site police officer after hours when it's been really bad (it honestly sounds like people throwing things or hitting the ground, or heavy objects getting dropped). There's upstairs neighbor noise and then there's this. Sometimes I expect to see a crack starting to form in the ceiling. Sometimes the yelling and crashing is so bad, it sounds like a domestic disturbance. You can hear the kid. I just don't know how you can possible cause that much noise, consistently throughout the day. Management has talked with her several times and nothing has changed. It's so disrespectful of her to simply disregard everything. Buy an area rug. Take your 2-year old to the nice, well-manicured, safe jungle-gym area right next to the building. I know little kids are loud but you don't let your kid run wild through a restaurant, right? Same principle applies here. I just can't believe we pay this much rent and have to hear this. Sometimes if I'm at home on a Saturday, I have to just take a walk for 1 hour or so just to escape it. Working as much as I do during the week, it crushes your spirit a bit to not even be able to enjoy a few hours on a Saturday.

The apartments and amenities are very nice. I have a 1 bedroom that is plenty big and has very nice fixtures and finishes. My major complaint is maintenance. I did my initial walkthrough when I moved in, and they never submitted the minor issues that I found/never told me that certain things were not covered by maintenance. I've had them here about six times in the last month. They do respond quickly, but I had some trouble getting them to do ALL of the things on my lists and they'd have to come back. Hence the six maintenance requests in a month... The proximity to the metro is not ideal but it's close enough. I had been taking the F8 to West Hyattsville or the F4 to Prince Georges Plaza, essentially equal distances, but the F8 stop is closer. It's way more convenient to drive, though. Just not cheap. My other major complaint is the additional required costs on top of the already relatively high rent. We have to pay separately for sewage, electric, valet garbage, and are required to sign up for a $100 Verizon internet/cable package. This is an extra couple hundred on top of already expensive rent. Parking is also $35 a month for surface lot or $50 for the garage. They've been having issues with their parking and have issued several different spaces to me, all already owned by another resident. This has led to a lot of confusion that is temporarily sorted out. Just know that it will be a hassle, guaranteed. Some nice things about the area are the restaurants and the grocery right in the complex. The college park and PG Plaza areas have had all the shopping I've needed. Anything more specific, I have to take the metro or drive, for example Trader Joe's or some different retail stores. Basically, I'm happy enough that I'll stay through my lease, but I'll be looking for something closer to the metro and with fewer hoops to jump through at the end of it. As a person new to the area, I am overall happy with the relative safety and comfort that I've found here. If it weren't for these complaints, I'd be staying longer.
Palette at Arts District is a great place to live. The luxury-style apartments offer beautiful amenities including hard-wood floors and stainless steel appliances. The apartments are located next to several great restaurants and stores. The apartment also has its own rooftop terrace that is a great place for barbecues or a romantic dinner. In the summers, you can swim or lounge by the pool.
First, let me say that the Palette is actually a really nice place to live. The front office people are nice, the amenities are great and they respond to maintenence requests fairly quickly. Now, here comes the not so good. Those super nice front office people no longer work there. They require you to pay for services that just are not worth it to me. You have to have cable and internet, you have to pay for valet trash service and parking is kind of expensive for how far away you are from DC. I mean, maybe it's just me but I have no problem walking the 30 steps to the trash can and back. It honestly doesn't feel right. Also, with the internet and parking and the fact that you have to pay for water, you are looking at about another $250- $300 bucks on top of the rent. The area is nice but it is small. Outside of the little mini city, there is nothing else there and from what I also read, after leaving, is that they no longer have the shuttle. This completely takes away all of the incentive of living here. The metro is not really walking distance unless you are one of those 'I have to get my steps in' people. There is an apartment complex right by the PG metro station and it has comparable prices. Lastly, never get a package delivered there. You will never get it. I ordered a few things and it took months of tracking and calling to get them. I don't know what the issue is but you are in for a horrible time if you package is lost. It's not quite as bad as trying to correct a Comcast error but it's also no where near as easy as working with Amazon to fix an error. All in all, if you really need a place to stay, you can definitely do a lot worse.
