The community is old but expensive and the units are in poor condition. Lack of modern amenities and of course it’s hard to find professionalism.

The location and rent might seem attractive, but don’t be fooled. The roach infestation is unbearable. They’re in every corner of the apartment, and no amount of cleaning or pest control has worked. Management has been of little help, so until they take this seriously, I wouldn’t recommend anyone live here.

The cleanliness of the space, especially in the rainy season is the worst. Non cooperative and many rules are not beneficial to the residents.
A small community at the heart of Irving. Easy accessibility to near by stores. Barring the management service issues, a reasonable place to live.

If you're looking for a place where the landscaping gives off ‘abandoned theme park’ vibes and the service team could easily double as magicians (because they vanish when you need them), then look no further! The Palmer really knows how to keep you on your toes with a blend of missed maintenance requests and the occasional surprise overgrowth. Five stars for creativity, zero for execution."

Till now it has not been so grate. Most of my neighbors are also paissed off. Hiuse full of pests, poor children play area , arrogant management staff.
This is small community tucked away in the heart of Las Colinas. plenty of grocery stores, schools, restaurants, retail stores, religious facility available near by. Also close to DFW for those who travel frequently.
It’s good community and excellent maintenance service by Cortland but found little lack of cleanliness is missing across building. The best thing is you raised the maintenance and it’s done very efficiently. Great job Cortland team.
Palmar at Las Colinas is a very inclusive and lively society. Management is always eager to address the residents issues.
The community has many tenant friendly rules. It has fair set of amenities. We can stay here peacefully without any disturbances from anyone. Handling of service requests is good.

I love this property, I feel safe walking at night when I walk my dog. They handle repairs very quickly. The office staff is very cool. The property is clean. I love that they have trash pick ups in the morning.

We truly love the safety and calm/quiet of the community, and the ability to get all the features we wanted at an affordable price! We do wish the apartment had been cleaner upon move in, and there was an odor in the unit, but this was quickly resolved with some cleaning. Maintenance is stellar and so quick at getting requests done. Every member of maintenance has been so kind, friendly, and immensely respectful. Management is also very attentive and responsive and honestly made moving here from out of state so much easier!

UPDATE: Been here for 2+ years. The Palmer started out rough for me and my family, but after they switched management to Cortland it completely changed. They even replaced my dishwasher after previous management constantly made minor repairs that barely helped. Shelbie is the head community manager and he clearly cares about the residents here and their well being. Nice amenities here too. Only thing I'd change is I wish the gym was bigger. But it has everything I need so I use it daily. Would definitely recommend to others

Wife and I have lived here for 3 years now. The old team was bad but the one they have now is great and very nice. They fixed a lot of issues in my home and help us when we need them. I have referred two friends to the community now.

This community was an extremely beautiful, well kept and peaceful community. The office staff was extremely accommodating and friendly, and they always greet you with a smile and are very helpful to our needs, and are quick to attend to any problems that arise. The facilities are kept clean every day by friendly courteous workers. The workout rooms are open 24//7 are rarely crowded and the pool area is lovely. It could not be better located and was amidst a lot of shopping, restaurants, transportation and schools, and it has a beautiful neighborhood surrounded this community with parks and trails.

This is a quite and friendly community , with good schools in the neighborhood and supermarkets are within 2 miles. There is a playground inside the apartment complex where children play every evening. Its easy to make friends here, safe environment and easy everyday life.

A very safe community. Cortland just recently acquired this property and is renovating and improving it daily. Maintenance is quick to respond and does quality work. The location is excellent. The management staff is courteous and very responsive to your needs.

The staffed really worked with me on my last minute move and I couldn’t be happier!! They’re always super helpful and my maintenance requests are always entered in a timely manner. The area is also very quiet and safe to walk around at any time of day. Overall, I definitely recommend this property!

Microwave is not working from the day we move into this apartment and created service request on day 1. Its been close to 3 months and issue is not fixed. We went to leasing office multiple times and no proper response. Front desk people will tell you that it will be fixed next week but no proper response. Its been the case of emergency service requests like water leak

Our Cortland team did not arrive until May 19th, and we were not able to fix the microwave until the proper parts came in. Unfortunately, due to the higher than normal supply chain demand, we did not receive appliances or parts until a few days ago. These apartments are by far the most dirty, and unprofessional place in Las Colinas. Do NOT waste your time here. It is infested with roaches. I barely was ever at home because I hated living there, that's how bad it was. There is no point in reaching out to management because they will say they will take care of any issue but never do anything about it. I was so desperate to get out of there.

Pros: Nice area. Good schools. When you speak to office staff, they’re nice. Cons: old buildings with no insulation(LOUD), slow maintenance, office staff is never available and randomly close the office without warning. Gates never work but you’re charged for a gate remote monthly. Roaches. Threats to tow your car same day because of insufficient planning to stripe or fix parking structures. One bedrooms packed with 5+ tenants. Dirty buildings, corridors, and gym. Trash all through the property. Save your patience and money. There are much better options out there.

I’m moving out of state next month but wanted to leave a fair review of my year here. I hate reading reviews that only show how bad a place is because it’s usually written by someone who is biased and it doesn’t help a future renter. BUT I would be moving out of here even if I was staying in town. I would normally say that if money is a problem, this could be a good place, but rent has jumped up $300-400/month over this year. Spend money elsewhere. I may have been generous with giving two stars ?? PROS: -friendly neighbors (no drama) -designated parking spot -dog park (though a nightmare when it rains because of water and mud) -location -no problem with noise level at night -staff has always been kind to me -two pools which are nice CONS: -price not worth it AT ALL -cockroaches everywhere -charged $5/month for gate access but the gate has worked ONE WEEK the entire year I lived here (that’s $28,560 a year they make off of that charge and the gate hasn’t ever worked) -the model apartment you tour in is fantastic condition, the normal apartments are not -dirty apartment when I moved in -no sidewalks -appearance not in good condition -many, many emails about power shut offs or water shutoffs -mud everywhere when it rains -I moved in and was looking forward to the wine cooler but they said they stopped doing that (I was left with a hole in my cabinets) -I had to put in 4 requests for my sink and other bathroom issues and eventually had to go in person to get it resolved -when they do work on the property that require our vehicles be moved, they give very little notice and threaten to tow our vehicles (I was on vacation when I got one of these emails with a day notice) -ceiling about shower has always had water damage and paint peeling -bathtub jets weren’t cleaned. I made video cleaning them and the water turned brown -depending on if you like children…there are children EVERYWHERE. I don’t mind them and my dog loves them, but it can make driving through the complex stressful and slow (again, no sidewalks). They do a lot of things you’d imagine a bunch of kids doing. -depending on your building location, there isn’t convenient guest parking -walkways in buildings super dirty -I’ve had a few problem with power outlets not working

Worst apartments I ever lived in.. No updates on any maintenance requests yet.. They simply say yes when we speak to them but then no work done at all..

There should be a better and professional maintenance staff. Apartments should also be thoroughly checked before put on the markets (mine has so many issues and certain things were so dirty)

I am satisfied of the clean apartment and well maintained inside the apartment, but am not happy with parking lot and cleanliness of outside area in the colliders with lots of cob webs on the walls ,roof and everywhere which looks ugly.

Filthy corridors which were rarely cleaned, continuously smoking neighbors in patios, and long delayed maintenance which needed lot of follow up and never fixed along with skyrocketed rent made us think why we opted to live in Palmer.

Please stay away. One of the worst and rude management that I have seen so far. No care about maintenance requests and they won’t look into even if you go in person and inform. Only good thing is location and school district. But there will lot more other options. Kindly please STAY AWAY.

Worst apartment i have ever lived in. Maintainence request takes forever to be completed. Cockroaches everywhere. No comes to do pest control.

We applied for the single bedroom apartment, they never followed us back about it. We eneded up calling them multiple times a day when moving date came closer. We even visited them 2-3 time at their office but we never got our final approval until one day before moving date. They do HARD PULL to your credit and even though we had more than 750 FICO score we got conditional approval with additional 1 month rent as a security deposit. They treat you like you're moving there for free rent, VERY VERY VERY bad and rude customer service, not one not two but everyone at front office including property manager TARA. Things went that bad for us that we ended up giving up our $370 application fee (non refundable). If they treat us like this even at the beginning when we are new customer, we can only imagine how bad things gonna be if we actually live there (don't ask about $1480 additional security deposit).

Example of how bad an apartment management and maintenance could be. There is no balance between the rent being charged and quality being offered.
We pay high rents for poor management. Bugs and roaches are an everyday problem. Only solution is to upgrade the buildings. They have become so old. Patchy works doesnt help
The maintenance at this apartment is extremely bad. Major issues at left unattended for months with no follow ups or urgency to help.
A nice area to live in, but there are much better options available. If you like trash, screaming kids, litter in the pool, walkway lights that are out, this is the place for you.

The residents are suffering due to zero maintennace , tickets have been logged and unattended for more than 3 months, one of them has a bad roof, two residents have microwaves broken, they even bought their own to manage, one of the apts AC is not working and that poor guy is managing with 4 fans in his bedroom. Added to this the high maintenance fee they charge, they even charge for the battery replacement of gate key fob and there is a huge backlog to replace them, we have to manually enter code to open the gate or replace the battery ourselves. i can go on, if this continues people will only leave, they would have left earlier if not for the kids school, management please wakeup. ***********************************************************************
