With its eastern border following the state line between Georgia and South Carolina and the Savannah River, the small neighborhood of National Hills rests just north of the city of Augusta. Hot summers and mild winters typify the climate of the region, while National Hills itself finds fame in its shopping and business districts, which the city has praised over recent years for reinvigorating the economy of the region. Though a little more expensive than the rest of the city, National Hills nevertheless provides an economical alternative within the State of Georgia, with good schools and plenty of local amenities. Mid-rise apartments with incredible amenities and single-family homes abound, there are plenty of rental options in this riverside reprieve.

Property Ratings at The Palmer on Washington
Don’t move in here. They ask you to sign a lease online and then you are stuck with a mess, bad smells, walls falling in on you due to water damage to the buildings!

It’s unfortunate to see that your experience has not met your expectations. We want to assure you that creating a comfortable living environment for all residents is a top priority for our team, and we are happy to look at areas that might need extra attention. Please feel free to contact the office to discuss your particular misgivings in person.
I can honestly say "Addison at River Ridge" is not up to par. Do not recommend moving in, They’re always shutting down the water to fix the pipes, and I mean ALWAYS! Maintenance is terrible, I’ve had a worker come in smelling like weed, your apartment will smell like weed. They took still haven’t fixed stove, closet doors or holes in the wall. Maintenance is extremely short staffed resulting in long wait times for fixes. Management is more focused on making the complex "look pretty" vs fixing existing issues. Complaints are not taken seriously. The office staff does not answer the phone and the office during "normal business hours" the doors were locked but someone was inside. The floors creak really loud and you can the walls are very thin to where you can literally hear the neighbors talking on the phone.

We are sad to see you hold such a low perception of our community at this time. Our goal is always to provide maintenance services in a timely manner. All resident requests are addressed in the order in which they are received with priority given to more urgent repairs. We're sorry this was not your experience. Additionally, noise pollution can be an unfortunate side effect of living in a multifamily housing situation, but if the noise is excessive or you feel that your neighbors are violating community policies, please let us know.
Beautiful Community! The ladies in office are very kind and helpful! It’s a hidden gem!
This is the worst apartment complex ever. Maintenance lazy and they never fix anything. Ac always broken and the water is always out.
I 1st read people reviews and said I need to see for myself. But living here over a year now it's most definitely not worth it. I wish I would've listened. Something always messed up just for no one to come fix it. My door where you lock goes into the whole thing broke n he thought nails would fix it. Anybody can easily break in. The ac is tore up yet around from the heat not working to the air.. Take months for Anybody to come look at. Had maintenance actually tell me the AC unit doing the best it can with it being over 80 Something degrees in my apartment... At this point I'm over this place n wouldn't come back if it was my last option. BIG NO GO!!!!
The process of trying to attain this 'apartment' was horrendous. Incompetent office staff who would not show me how the apartment would like show she should pictures of how the apartment previous looked. The day I was supposed to move in, I called them so many times to not get a answer, emailed them nothing, so I showed up and she tells me because I did not call she didn't have the apartment cleaned. So I ask for my deposit back because I was a 6month pregnant woman and did not have time for those shenanigans, didn't get my deposit of 500 till almost the next year.
I lived here recently for a couple years. Worst place I’ve ever lived.. for so many reasons I can’t even list them all here. As clean, quiet tenants that were never late on rent, We expected to at least be treated like valued tenants and not an inconvenience. Management has changed so many times in the past couple years but things never improve. They lost our rent payment at least 3 times before they accepted online payments, we went months without A/C in the hot summer when we first moved in, roaches and bed bugs everywhere, and if you have a maintenance issue prepare to call everyday and beg! Or else they’ll mark it down as complete when maintenance never actually came to the apartment. It doesn’t matter how much you clean or how clean you are, roaches are everywhere. Rent increases every year however the pool is never open and the gym was never completed. The stove and dishwasher were probably older than me. Water is shut off almost daily with no warning. Avoid this place! We moved to different apartments nearby and it’s so nice to feel respected and valued.
Without a doubt the worst place I've ever lived and would not recommend anyone to move here. We were moved into the wrong unit (we needed washer/dryer connections, which they told us we'd have BEFORE we moved into the unit), so we had to wait three days before we could be moved into the correct unit. Water is shut off several times a week with zero notice. A/C does not work, so if you're fine with 85+ degrees in the summer, this is a good place for you! Maintenance almost never comes by, and when they do, they say they'll "be right back" for a part and never show back up. We called at least 10 times to get our A/C fixed in 2020 while I was working from home, and was asked by management for us to return the window unit we personally paid for, because "the air was blowing" from the central A/C. I had a thermometer from the window unit that proved it was 85+ indoors, however they decided that wasn't their problem. At the end of our 1 year lease, there was a strong foul odor coming from the pipes. It took over two weeks for someone to even come and check it out, only to be told it was our fault for having a window unit. The bathtub and shower are painted over, which peels within one wash or LIGHT scrub. Bugs are a constant issue. If our front door was not deadbolted, you could knock lightly on it and push the door open. No insulation. The flooring was not laid down correctly and bubbled up everywhere. If our downstairs neighbours talked or smoked INSIDE, it would sound like they were smoking and talking inside our apartment. The entire Enclave property looks dirty and run down-and it is.The nicest place on property is the well-maintained office. That's it.
Unreliable staff, shorty maintenance, disgusting grounds, roaches, garbage, debris, and complete lack of respect. Not worth a dime. I am waiting for the lease to end. Prison would be more fun.
I was totally catfish to where I’m so upset that. I thought that it would be better, but it look like I might need to reconsider my choice and go somewhere else because that is big slap in my face to realize that it is nothing that I seen on the site. I just did a walk through and my heart sank to my knees. I am not signing no least for a place that is not up to my standards. I guess I just need to stay where I am for the time being because The Enclave of Augusta is total joke. I feel very disrespected and like they didn’t care for nature of who comes to a place; that expected what they seen in the pictures from the sight. All you see in the pictures is a kitchen that is not even their kitchen that’s in the apartment. It’s a total disappointment I say again.
Moving from Wisconsin and was looking for apartments in the area and the Enclave looked like a good place to move to. So I thought. The pictures for the apartment were photoshopped and wildly inaccurate. When I got there the lady at the leasing office was pushing for me and my roommate to sign the lease right away before checking it out. Luckily we did not sign it. She took us to the apartment and a window was hanging off and there was loads garbage laying around the parking lot. Shopping carts and strollers! She opens the door and a nasty smell hits me right away. It was a mix between heavy cigarette smell and nursing home. The wood floor was the first thing I noticed. It was extremely bumpy and it wasn’t even level. You could feel it slanting down to one side. The trim wasn’t finished in any of the spots and on the doors it was hanging off. The ceiling in the bathroom was rotting and the spots where you put shampoo etc... was broken so you would have to put everything on the ground in the shower. When I walked into the master bedroom there were 30-40 some cockroaches dead on the ground. It was so nasty and I was extremely disappointed. Luckily I have family in the area I was able to stay with or else I would’ve been totally screwed!
Worst place ever. Saw the pictures online which made the apartment look brand new so I decided to go with it. After moving 850 miles down to the enclave in Augusta the ladies were pushing to have us sign the lease before even seeing the room. Turns out that my room had no carpet, there was cat litter everywhere, and the floors were so uneven it looked like a skate park. After seeing this she said that she would take me to an upgraded room. The upgraded room was all the same without the cat litter but it had 2 more pluses which consisted of dead cockroaches everywhere and one of the windows outside hanging off. I will never step foot on this disgusting property ever again and I hope no one else gets screwed like I did.
Hands down a horrible experience, I was really excited about moving into our apartment after giving the Enclave a chance after horrible reviews but only ended up extremely disappointed. Even under “new management” service to tenants is horrible and COMPLETELY UNRELIABLE. Can’t wait to move out, would not recommend at all for long term leasing, at all really but if you’re just trying to get on your feet and need a steppingstone at your own risk
I enjoyed my experience at the enclave at augusta. The staff worked really well in assisting me with the move in process. the carpet was fresh appliances new .
where should I start i should have read the red flags upon deposit, the previous management took my deposit gave me a unit that never existed nor was the unit a new one that the picture shown when i kept coming to check the unit they would tell me and show the sample show room they had in the office the excuse was the unit still need to be cleaned hence there wasn't a unit in the first place they had ready for me, so again i came to check on unit been checking on the same unit since Sept it was now oct the move in day was oct bit they changed the month and said Nov so being end of oct apt was still not ready they said the electric and gas must be on before move in so the unit they gave me i had the required requests done and ready for the hassle they said to me we will only charge you half rent for two months but move in was Nov day of move in this is 3months now so day of move in i called bc they said to move in by 4pm the unit wasnt ready and that it still had some holes in the walls needed fixing so they was only going to charge me $60 and give me half off Dec and Jan i said ok thats fine due to the 3 month hassle i told them put it in writing and when i get there at 4pm i will sign .. it was only 3hrs from speaking to them when i got there to sign there was new management that the previous management was fired for fraudulent leasing, so i had to re explain to the new management the start of September and what was promised to me i did have some in writing so they had to honor what i did have..when i asked the new management to show my apt and that it was a new unit they informed me it was a old unit and if i had wanted a new unit the price is higher and i would have to switch units mind you i already had the gas and electricity connected so now i had to do a transfer of service to another unit bc the one i been told was mine for 3 months was a lie, if it had not been for me asking i would have a old run down apt..these apartment have roaches, they cut your water off without notice never know when your water gone be off, I've had several guys creeping around my apt and property stolen off my balcony on 2/26 so that just happened, mold in the bathrooms and rooms, sink leaks in bathroom and informed the bathroom sink needed fixing that still has not been done since Nov last yr, bathroom wall you can peal will be making a video of apartment before i leave, and the payments not being processed on time they process payments late, not satisfied.
If I could give this place zero stars, I would. This place is horrible! Management and maintenance is a joke. These apartments are run down and roach infested. Don't waste your time or money on this place! Run..far far away!
looks nothing like the pictures.. maintenance won’t fix anything . and bad sewer problems
Never stayed here but started the application process got approved asked for my move in date and everything and the office manager (Valeria) never wanted to give me a straight forward answer. She basically kept giving me the run around and did not take me serious! Then when I went back to get my information that I had given them and there was a new girl in there that obviously just started because she looked puzzled when I started talking to her(they can’t keep a staff, Ive seen soooo many different people in & out of there) anyways, she was saying a lady was complaining of having roaches really bad and they was mad they had to call pest control! I’m glad I didn’t give them a security deposit and rent here. They are unprofessional and they don’t care about you! For anyone with good/great credit I would advise you not to rent here cause I’m pretty sure they will mess It up honestly. And I knew someone that lived there & he complained about one of his bathroom sinks continuously running water and they were playing about fixing It and he had been there for months! Wow! Idk who the owner is but they obviously need to come check their place out during the day. And there is also not enough parking. People park all in the road.
Please take heed to the reviews you will regret moving here apartments out dated, thin walls, roaches!!!!baby roaches big roaches water bugs that greet you at the door. Ceilings falling apart due to water damage because of old pipes and all maintenance do is patch it up. Mold everywhere and they just paint over it. Ac units sucks. They change management every 2 months they never answer their phone and if they tell you something make sure you get it in writing or they act like they don’t know what your talking about ... a pool that hasn’t been operating for like 3 years now.. great location and price but definitely not worth it.
I was calling to inquire about the different floor plans and the prices and once she realized I made less than enough to get approved she hung up on my face without answering my question. So disrespectful and I’m not even i tenant, I couldn’t imaging actually living here with that kind of demeanor from customer service.
I have lived her for 2 years and I am beyond happy to be leaving in 3 days!! In the 2 years I have lived here the pool has NEVER been open. I tried the laundry room 1 time, it was so nasty I rehashed my clothes at my sister's house. When Madison on the Green had it, it wasn't great but the staff tried. Since it became The Enclave there has been at least 8 changes in the office and the maintenance staff. I have no idea who works there. They have done a lot to the community on the outside, but the inside of these apartments is AWFUL!!! I have holes in my floor and the whole apartment is not level. The carpet has an odor of mildew and mildew grows on the bathroom ceiling. My tub was resurfaced a year and half ago and has been peeling since. I have complained but when I go back to follow up the staff I complained to they no longer work there. The trash issue is beyond gross. People don't even bother to put it in the dumpster and it takes the maintenance staff about a week to clean it up. There have been USED condoms in the parking lot, right by my car.The list could go on and on. Please if you are reading this take my advice, DO NOT LIVE HERE!! You would be better off living under a bridge. The only reason I gave it 1 star is because I had to but really it should be rated a negative 5 stars.

We are very sorry to hear about your experience at The Enclave at Augusta but we value your feedback. As you mentioned, we have put in a significant amount of effort and resources into improving the property over the past year and we are continuing to do so. We are sorry you are leaving our community and we wish you would have given us an opportunity to show you our all new upgraded units which have all new modern flooring, stainless steel appliances, granite countertops in the kitchen and bathrooms, upgraded lighting fixtures and faucets, tile backsplash and more. Improvements are being made on literally a daily basis and we hope you will give us another opportunity to show you that The Enclave at Augusta is a wonderful place to call home.
I moved in the middle of January 2018 and was told I would have an apartment ground level, it wasn’t it was in the middle of two apartments where the walls ceiling and floors are so thin I could tell you what movie they are watching and what meal they are cooking in all 3 apartments surrounding us. The smell of marijuana is so strong it seeps into our apartment, we have Called the police 7-8 times in the 4 months we’ve lived here. Stray cats and possums run rampant all hours of the day along with no leashes. We moved in because we thought it was a good deal but we we’re mistaken! DONT MAKE THE SAME MISTAKE WE DID!!!!
There are a lot of good changes happening at Enclave at Augusta. I've been here 2 years now and just renewed. It's definitely not perfect and has a long way to go, but the outside of the buildings have been redone and I now have nice new windows. Would have moved out but with all good the changes decided to stay. Location is good for me. Lots of shopping, food and grocery stores within a mile.

Thank you so much for your feedback. Our staff loves to hear when our residents notice all of the positive changes taking place in our community and we are proud of what they have accomplished in such a short period of time. Much work remains to be done and your positive feedback is much appreciated while we continue to make The Enclave at Augusta a wonderful place to call home.
Madison being sold was HORRIBLE! The office clerks are not as friendly and don’t know the people living in their apartments. There’s no care or concern for issues at the property any longer. Maintenance is terrible. The worst thing this new company did was fire the old maintenance. Maintenance used to come immediately, fix issues, and follow up. Now things remain broken and you have to call and call to wind up having to repair things yourself to the best of your ability. DO NOT RENT HERE!!!!!
I paid for an apartment Jan 2nd and it has been 40 days later and the lights, door and cable issue still hasn't been fixed. The staff doesn't return any calls or emails. There is trash and rodents all over the property. Don't let the outside appearance fool you the inside is as old and raggedy as it was several years ago. DO NOT STAY HERE
This apartment is awful!! The painters paint over whatever is on the wall (hair, bugs, etc)..we have to live with the neighbors smoking weed and it coming through the walls. There is always trash everywhere outside..It's usually kids but the adults just throw it on the ground too... Unless small children are drinking beer and smoking cigars and throwing the trash on the ground. The office staff have been great but all the good ones have left or are going to be leaving soon, maintenance included! The buildings seem to be falling apart and all they do is put a bandaid on it rather than getting a professional to fix it right.
They are the most unreasonable people I have ever met , ROACHES Beg bugs Terrible installation for heat\air Thin walls Outdated kitchen! Never again don't even look further on this page you will thank me later
I moved into my apartments in early April and the complex has been nothing but good to me. Any minor issue that needed to be fixed as been taking care of promptly and the staff is kind and courteous. The apartments are set to where many restaurants and stores are within walking distance and there is relatively little noise or distractions in the apartments themselves. The apartments are very spacious and for the price, I do not feel you can do any better.
I moved into Madison on the greens not knowing if I wanted to stay here for longer then my lease. After being here and the staff being so great and welcoming I have decided to stay. I feel comfortable and safe and my child does as well .. I think we found our home
I have stayed with Madison on the Green since I came to Augusta in June 2014.They have always been Accomadating since when we first came in and understood we may pay on the 2nd of the month due to financial aid income as students. They work with you and understand college income. They moved us free of charge to another apartment when our current one needed some repairs. They even took off cost for our new lease because we are upgrading! The staff is friendly and grow to feel like family. The overall experience is perfect for everyone with a relaxing pool and a convenient location to Washington road. It's nice and quiet at night so you can get a well needed restful slumber before leaving for your daily affairs. Now, before you go to ask what about pets?... They are definitely pet friendly with a small fee and a reoccurring tiny payment you and your furry friend can have a safe and wonderful home. The financial plus to this apartment is you get not only great service but room for your buck! You get to enjoy the best of both worlds! If you need a safe, understanding, friendly, fun, and roomy home the Madison on the Green Apartments are for you!
This building is beautiful, very welcoming and cozy. The staff make you feel so welcome from the beginning. Great customer service, and if we need something to be repaired, we never wait. Their maintenance crew are so professional. All I can say is that in this past three years that we been living here is amazing. I recommend this place for everyone that ones a safe and fun are for their families and specially kids. Madison on The Green Rocks! Jeannette M, Augusta GA
It a very quite and peaceful and friendly neighborhood, they keep it clean and it's also pet friendly with a great pool and high top park, but a lot of stairs for surton apartments.
After arriving to Madison on the Green, I realized that I was starting my life over. From a 4 bedroom home, a beauty salon, and a broken marriage, I realized I was starting my life over. Madison on the Green staff and maintenance gives me a listening ear to the circumstances I am dealing with. Madison on the Green is a place that shows me it is okay to fall short out of life. Madison on the Green staff became my family. Now that I am a single mom, the staff has given me even more support. I love my two bedroom town house. The town house is comfortable and just the right size. My son believes now that he is the only man in the house he owns it. Madison on the Green is a nice apartment complex! please come and check us out!
When I first moved to Madison on the Green, my life took a turn for the worst. I did not know if Madison was the apartment complex for me, but the Madison on the Green staff showed me otherwise. The staff is loving, understanding, and gave me comfort for the new life I started. While I am a young college student and work part-time, Madison on the Green staff is family oriented and gives me encouragement to keep pushing. Madison on the Green staff and maintenance is the definition of what it means to work as a team. Madison on the Green is a great apartment complex and I do not regret signing the lease.
