ABSOLUTELY AWFUL! Mold in the bathroom that was not cleaned after being reported and a child in the apartment! MULTIPLE reports of things need fixed or cleaned with not one thing addressed! We gave notice we were leaving when lease was up and they CLAIM they didn’t receive it and now they are requiring TWO months rent to leave! We ARE leaving, posting all over social media so others know how the company is run and called the HEALTH DEPARTMENT to report the mold.

Overall, the Palmer has been a fine place to live. If my work order requests are completed, I would highly recommend this community. Unfortunately the AC is too inefficient for me to have raving reviews of the community.

Horrible except for my view this from balcony. This continuously breaking and finding spaces where apartment was not properly cleaned, fixed and updated. Leasing manager and ladies in office are very rude and passive aggressive and also the refusal of rent trying to be paid and the fees due to the refusing is extremely immoral. Heat didn’t work for half of winter and they “forgot” about me while “waiting on a part”- that was a lie. Refusal to replace old beat up carpet. Not done myself, carpet keeps making my skin break out due cleaning chemicals they cleaned it with. Now my AC has gone out in JULY it’s been over 72 hrs and no one has yet to come by and look at it nor fix it. The front gates never close at night to keep us safe and the mailroom is a JOKE! Its like let’s put all the mail in one spot so whoever wants to look through and opens people’s mail is open to do so. They have a deadbolt and key but the staff doesn’t even keep up with it, it’s just whatever to them. If you wanna live in a place where they don’t respect you as a paying tenant and face issue after issue unresolved unless you basically take up a second job or managing and hassling them and be charged ridiculous fees costing just as much as nicer apartments down the street then this is the place for you!

Great community to live in. Quiet, yet active. Walking and riding trails nearby. A lot of activities available nearby including downtown Woodstock and the outlet mall one exit up.

I can't speak for everyone, but I have enjoyed my time so far at The Palmer. It is a relatively quiet community, I have nice neighbors and it's definitely affordable in todays crazy market. I am nice to the staff and they reciprocate. Overall I like the community, it's not perfect but nowhere you live will be. Everyone is doing the best they can and that is all you can ask for.

Completely overpriced, send out rules every month even though the “service” people don’t do their jobs. My trash is picked up once or twice a week, not Sunday- Thursday as I pay for. Packages are always stolen from package room. I can’t even have stuff delivered to my house because it gets stolen.

Overall, I have not been displeased with the Palmer, especially comparing the pricing against other apartments in the area. The team in the office is friendly and prompt, and the maintenance team is great once they get the requests. I would prefer the gates out front have a curfew and close at certain hours, and the delay in a few maintenance requests gets quite long, but overall I am pleased.

Overall the community isn’t bad. It has great location, amenities! It has opportunities, i don’t think listing them will help the main concern would be consistency in maintenance and service provided. A lot of bandaid places on things, that may require a little more attention.

I would not recommend moving here at all find something a little higher but better quality these apartments are not want you’re shown and you’ll likely have mold, unfinished cabinets old Appliances, dust everywhere, holes in doors, walls and your paint may be peeling my your windows, missing a closet door, etc. Great space wise but for what You’re paying definitely not oh and don’t think you can bring your own washer and dryer Bc you can’t they require you to use theirs then it takes a while for it to come so you’ll still have no choice but to pay the $50 washer and dryer fee it’s a lot more I could say I’ve been here 3 weeks and nothing but one Corner and a part of my ceiling has been done and the work is sloppy not professional at all please move else where

0 Patio screen off since November 2022. No air unit from april to june. Sloppy work and negligence to actually follow up resulted in me being injured. Maintenance supervisor checked off multiple service requests but nothing was fixed. This places is terrible and no one seems to care and in the 10 months of being here things have not gettin better. so yes a 0

The palmer is a 26 year old apartment complex, some units are new but more than likely you will get an older units thats the same price as the newer units with none of the new appliances. Maintenance is understaffed and your small issue could turn into a larger problem over the 5 months it takes to get someone to fix it, even though someone comes in to look at the same issue a few times a month. Even when something is “fixed” it is done sloppily and will more than likely be redone since it was done improperly the first time and a new issue has come about as a result. No apology was given nor compensation for these issues. I do not blame the staff nor maintenance, because they are only following rules and regulations given to them by Greystar, but it is almost a great start does not care about the residents who are living at their apartments, because nothing is getting done.

Me cambiaron a última hora sin aviso la distribución del apartamento, me lo entregaron muy sucio (incluso restos de cigarrillos y comida), no solucionan las incidencias… Me gusta el apartamento, es espacioso, tiene mucho almacenamiento, los vecinos son respetuosos y la zona es silenciosa. El mayor problema que hay es la efectividad de la administración y del mantenimiento.

I just wish maintenance would be more consistent! And follow. Through with work orders. I also think residents should be held accountable for not keeping our neighborhood clean. I appreciate the updates and preventative maintenance, but some appointments need some TLC also and maintenance just does not come through

Do not rent here. Always changing property managers. No one cares. They laugh at ur problems. The place is falling apart literally. Siding is coming off. Ceiling is falling down. Stairs are falling apart. Look somewhere else these prices are DEFINITELY not worth it.

It’s horrible!! Breaking my lease after only 3 weeks!! I’m looking for a new place now!! They can’t even get simple utilities working properly!!! I’m moving immediately!!

Just take a look at all the other reviews particularly in FB, BBB, etc. You will pay for trash that isn’t picked up. Your Maintance issues will not get solved or fixed. They will increase your rent and add on random new admin fees, all while having their residents live in filth. Literally- often the garbage receptacles get filled and garbage piles up and sits for days. The revolving door of employees means there is new staff every week, and none of them does anything. Greystar makes billions of dollars but if you call them to complain they laugh at you. Truly insane. STAY AWAY!!!!! I wish I had.
I’ve lived here for two years (15-102) and it seems like things keep getting worse and the rent keeps going up. After trying to get in the gym twice this morning with no luck and multiple calls to an office that said they were open but both times I went to the door they were not, I’ve decided to use this time to let others know about the apartments. Key Cards - They don’t ever work and haven’t 99.9% of the two years I’ve lived here. The gates are here for show. To get into the package room (which is one of the better features here) I either had to go get someone from the office or pop the lock with my key. As I said above, the gym is nearly inaccessible. Fees - $25 a month for valet trash that is supposed to pick up Sunday thru Thursday nights but even that is hit or miss. The office acts like if they don’t pick up your trash there is nothing they can do about it. How about eliminate the service? But they won’t because I’m sure they make a big cut off of that. $40 a month to rent a washer and dryer that is not optional. We’ll get into the pest fee later because that’s the next complaint. Maintenance - Been waiting since February I think to get a handle put on my oven. Was told it was a supply issue but no updates since. Trash compactor broke and trash piled up for a week or two before it was taken care of. Has to be a quicker fix than letting trash pile up in the community for weeks. Last year we had a water issue that resulted in the water being off for four or five days because they said it was too cold for the sealant to hold. That was obviously an issue on their end because a professional plumber could have fixed it in 40 degree weather. Had some water in my apartment a few months ago. Called them and it was taken care of that weekend. I noticed water damage to the ceiling in the bathroom next to it. Put another work order in and it was fixed quickly. Finally asked the guy that lives above me about it. He said you weren’t home when the big flood happened? Apparently the apartment two or three floors above me flooded and it made it thru all the floors into my apartment. Two work orders and calls and no one says anything about that? Moved here because it’s the cheapest option and the location, but it’s not really that cheap given all the issues and fees. Have to sign one my lease before I can finally buy a home and stop dealing with apartments so I will deal with it, but anyone looking into apartments, I would recommend looking elsewhere.
The people here are friendly but keep to them selfs .

I have enjoyed my experience at the Palmer for the last 4 years. The location is great. It is close to the highway and both dowtown Atlanta and the north GA mountains are just a short drive. There is shopping and nature trails nearby.

The leasing staff was always prompt with responding of the application. It was fast approval that I needed and they offered what best suited my style. I never lived on the bottom floor and this is my second apartment, the experience has been great. The apartments are older, but it takes upkeep and being held accountable for the property appearance by the tenants. Painting and flowers add life to any property, and that may be needed here!

The Palmer is located in a beautiful community , centrally located to shopping, medical care and downtown Woodstock. Reasonably priced .

Would not recommend especially for the price. Highly expensive complex for such poor living conditions. Renovations are cheap and Im out kitchen alone nothing is flushed or even Theres holes everywhere including the master bath to where someone couldnt even measure correctly.
