Property Ratings at The Palms Apartments
I've had the misfortune of living at this apartment complex, and it's been a disappointing experience from the start. The property is in disrepair, with roaches present and a noticeable lack of attention to maintenance. To make matters worse, I've received only one air filter during my entire tenure here, which is unacceptable. One of my biggest frustrations has been the lack of effective noise complaint resolution. My downstairs neighbor frequently throws loud parties, but there's no clear process for reporting and addressing these issues. This lack of consideration for others is deeply troubling. Furthermore, I've experienced recurring kitchen sink backups and a persistent flooding problem at the rear of the complex, which I only discovered after moving in. It's alarming that the management hasn't disclosed this information to prospective tenants. The constant sound of water crashing through the ceiling whenever my upstairs neighbors use their shower or sink has been incredibly annoying. It's clear that this complex prioritizes convenience over quality living. To avoid the stress and frustration I've endured, I would strongly advise others to look elsewhere for a more reliable and well-maintained living space.

Lived in this place for 3yrs and should've never stayed after inspection. The area was just so convenient. Front door wouldn't lock, apartment had atleast 3-4 different colors of paint, Master bedroom window seal was broken and never knew until they were power washing the building & water began shooting through the rubber part of the window seal, (Not to mention, window was never replaced until 8-9months later after enduring the coldest cool front with temps dropping in the teens) had to bomb the apartment due to sporadic bugs popping up, and the worst of it all was during spring & summer all of building B had to live with squirrels running across the ceilings. There would be times I knew one would fall through the vent. Terrifying!! Rent office didn't care as they went home every day to peace & quiet. Cabinets in kitchen were literally dry rotting due to constant leaks that were never corrected by staff, mirror fell off the wall due to mold/mildew build up over the years. They literally just patched up the apartment yet want to increase rent by $150 and charge an additional $25 for optional parking. That is absurd. Reviews aren't lying. Not worth the price nor frustration!

The units are NOT WORTH THE PRICE ! Roaches , Spiders , Frogs, fruit flies you name it are horrible. The bad part about it you would have to call & schedule for pest control. The flooring, Paint, windows & etc is cheap. The Renovation people are sorry they came & just threw paint on the walls & threw everything else in the units. The rent office employees are nice but they never answer the phone!! My experience here was not what I expected.. think twice before moving here!

The Palms is a nice place to live in. Amanda, Brittany with your apartment experience. and Subrena are all wonderful people and will help you with your apartment needs. I never got a chance to live there. Its beautiful and they are very nice. All I am going to say is Make Sure you go see the apartment with them and don't do like I did, I went on my own to just see where I would be staying and just going by the apartment numbers,I went to the wrong place that did not fit me, then I found out later that where I went and where it really was did fit me, but it was too late. I am ok and will recommend The Palms to my friends and will tell them to ask for Amanda, Brittany, or Subrena. They are wonderful people and I wish them all well. Ballarie Ingram

I needed my current lease so I could register my child for school. Jade was so incredibly helpful. She keep in contact with me and made sure I got it. Leasing staff is very important and The Palms has one of the best!
The Palms has been my home some time now. I appreciate the staff. I enjoy how the neighborhood is often relaxed. The two pools and dog park won me over!
Professional staff along with a smooth leasing process. I’ve been living here for just about 6 months and have not encountered any issues. The atmosphere within the complex is quiet, and brings a sense of peace and comfort. I tend to never write reviews, however , for anyone considering making the move I highly recommend living here.
Enjoyed living here, a 3 bedroom/2 baths with a lake view north Columbus is hard to beat. Also the new management team cares for their tenants, and that a huge plus. The only reason we are moving is because the family is growing and we need more space.

ROACHES ROACHES ROACHES and more roaches they are coming out the vents the staff tries to convince you it’s from the rain and drains. It’s disgusting ! The ceilings are constantly leaking . I will say that the staff are pretty nice for the most part but I think the focus is to get more tenants in, instead of worrying about the tenants they already have . Honestly keep looking, I wouldn’t move here if I had to do it all over again I’m very displeased .
In just viewing the ONE apartment it was nice but that’s all we saw we didn’t get to see the rest of the community the pool looked nice from inside the clubhouse but we didn’t get to look around. It was like since we weren’t getting the apartment right then and there we were rushed out. I don’t know if I still want to keep them on my list but I really liked the apartment and what they had to offer just wish there was better representation.
If I could give less than one star I would. The staff is so fake. They're really nice when you first move in but the second you move out they find things wrong with the apartment you didn't do but it will fall on you if you don't write it down during move in. I would go over every spec of the apartment before you move any furniture in and make sure they write down any scratches you see. Also, pet parents are rude here! There is pet droppings all over and it's disgusting! If you're looking I would keep looking, this place isn't worth it for the price.
The Palms is the best apartment complex in Columbus. The staff is so friendly and helpful not to mention the AMAZING amenities.
I wake up every day and look out and I am so grateful to live here! We have ducks and Canada geese, blue herons, and all manner of turtles and birds too. With our big lake with fountains, where you can catch lots of fish, and the two pools and wonderful game room and well-equipped exercise room --its just like living in a cool resort! every day! Its beautiful year round--watching the wildlife change and adapt to the weather. I am 100% happy with our apartment. I always lived in houses before but the greatest thing is that whatever is wrong or broken they fix it immediately and even take away our garbage every night! The Palms Apartments: Our own personal resort!
