Property Ratings at The Palms
Oct 2022, just moved out. I moved in the later part of Aug 2021, it was raining and the parking lot had flooded (I have pictures). I had to wave thru 12 inches of water to get to the apartment. Would have rented somewhere else, but at the time I didn't have a choice. Most of the kitchen cabinets are about to fall off the walls and are dirty and the entire unit need to be renovated. Starting the first night of Sept 2021 the gun shots started and every night for the entire month there was gun shots (not lying). I tried to see who was firing the gun, but was never able to spot anyone. I own three guns myself, so the gun shots didn't scare me. I didn't call the police because I didn't know who to report. The sad part is, there are policemen living in the complex, so if I heard the shots, other tenants had to hear as well. The shots stopped the last night of Sept 2021. The very first day in the unit, I discovered that the refrigerator wasn't cooling. The internal temperature was 75 degs F/24 degs C. I was in the unit for two months without anywhere to keep food and water cold. I had to write a letter threatening to hire a lawyer which resulted in the refrigerator being replaced with one that was beaten up, but it did keep my food cold. I decided to connect my washer, but one of the previous tenants couldn't disconnect the hot water line from the faucet and decided to cut it, which resulted in the next tenant not being able to use the connection. I had the same situation in my house, but a better solution is to disconnect the water line from the rear of the washer instead, which will allow the next person to use the connection. In both solutions a new water line had to be purchased. I was able to use the cold water connection, but it was later discovered that the water valve was leaking. When the maintenance man came over to replace my refrigerator, he was supposed to replace the hot and cold water valves in the laundry room, but decided to lie and told me he couldn't find the water shut off valve for the building. Just so happen the shut off valve is next to the side walk at the front of the building with word WATER clearly on it. On my lease, I was charged $5.00 monthly for pest control, but the exterminator first came to spray my unit in May 2022. Most complexes have the units treated every three months. The roached are so bad that I had several to jump into the refrigerator when I open the door and even found a dead frozen one in the freezer.
I paid the admin and application fee which is 150 but got news I got approved for on base housing. I asked for the refund of the admin fee and they would not simply give me a refund they wanted my papers for the approval in order to refund me. Do not apply if they can not be kind enough to refund 100 dollars of MY money then they are likely to screw you over in other ways.
I was trying to be nice and allow the property manager the time that I've lived here to handle a situation, but to my knowledge no one has done anything. I live next to the noisiest neighbor who constantly blares his music. I've called the office multiple times to get them to make it stop. I've gone to the neighbor myself to try to get him to stop (multiple times)...he acts like he will, but then he just keeps blaring it. I've then resorted to calling the courtesy officer to see if they could come say something and no one even answered. The past three months have been awful. I have never lived next to such an inconsiderate person. Feels like I live in the middle of a night club. Bottom line: Don't move into apartment 6I when it becomes available again. This is awful, but I think I've just accepted that this is just how it's going to be, I guess?
been here for 2 years now, 1st year in the one bed room was fine. no complaints(except the parking lot floods) but i wanted something bigger so i moved to the 2 bedroom instead. WORST DECISION EVER! the apartment wasn’t cleaned at all. i found previous tenants work badges in the room. the kitchen still had dishes in cabinets, antibiotics & weed residue in the drawer. Roaches & Mice!!!! they won’t do anything about it..i haven’t stepped foot in my kitchen since i’ve been here. lets not forget the apartment looks nothing like the pictures they advertise online. i wouldn’t advise anyone to move here. management is so unprofessional & will not give me a corporate number to complain due to their lack of concern. All they care about is taking your money on the first or adding a late fee to your account. November me pleaseeeee so i can leave this rat hole!!!!

Management sucks. I have rats and they have done nothing to take care of the issues. Adrian specifically is not handling the office efficiently. It’s sad that I have to take legal actions

The Palms in Gulfport is an awesome community I just moved in two months ago and I love my new home.The staff is wonderful and I cannot wait until summer to use the new splash pad my kids are going to love it

THE WORST APARTMENTS IN GULFPORT,MS!! THEY DONT CLEAN BEHIND THE PREVIOUS TENANTS, DONT FIX ANYTHING, A/C GOES OUT EVERY WEEK! THE REGIONAL MANAGER KIM AND THE MAINTENANCE MAN DOESN'T CARE TO FIX ANYTHING. IF YOURE DESPERATE FOR HOUSING GO TO A SHELTER INSTEAD!

After looking at several apartment complexes and reviewing pricing I chose The Palm. It is just minutes from Texas A&M where I attend school. Close to a Starbucks, movies and stores. They have great floor plans and convenient parking. My room has a cute patio that I love. The bathrooms are a decent size. The staff is welcoming and the grounds keepers keep the land scape looking nice.
