Property Ratings at The Atlantic North Springs
If I could rate this a “0” I would. Their staff is very unprofessional and rude. I paid my deposit a week prior to my move in date and I followed all the steps just to receive a call the day before I move in that I needed to send the over more information. It’s cheap but I promise you it’s not worth it.

After living here for two months I started to receive monthly charges on my account due to apartment vacancy. I have show them my power and gas bill and that they are current and being paid before due but they still continue to charge me. They will not remove the fee but expects me to pay it in full every month and then give me a credit for the next month because there isn’t anyone here that knows how to remove only to give a credit.

Thank you for taking the time to provide us with your feedback. Can you please reach out to the property manager at parcatdunwoodymgr@apcompanies.com so that he can assist you with your concerns? The property has been short-staffed for several months now and we are working diligently to get caught up on all outstanding work orders. We have made great progress over the last several weeks and are hoping to be caught up to the point of completing work orders in 3 days or less by the end of the year. As far as the internet, the property just finished a fiber upgrade with AT&T so that we can offer high-speed internet as an option to all residents. Thank you again for your feedback. - Parc at Dunwoody Manager
This is the WORST place to move BY FAR! I have never felt with such an unprofessional staff, in MY ENTIRE LIFE! The communication from this apartment complex is by far one of the WORST I have ever encountered. You also try to put in request for maintenance here and either they don’t complete them at all or do the half assed, also on top of that, not only did I pay for pest control in my rent (which was NEVER ONCE DONE) and ended up having a roach problem, the mailboxes were unavailable for the first 6 months of my lease, the gate is ALWAYS broken and never working properly, the trash is always overflowing into the parking lot, and a total mess. I also was promised a renovated unit and was instead given a run down unit and was told that it was renovated when it in fact WAS NOT! I was also never provided with gate keys either, the first three months Of my lease I had to call the police on numerous occasions because of my neighbor and notified the office and nothing was done. This apartment complex is awful and to be honest should be shut down. DO NOT MOVE HERE!

My unit was supposed to have a washer & Dryer. I was advised at move in that it was on its way & given $40 off of next months rent. It was delivered to my unit over 1 week later, on 3/8, & they just dropped it off in my living room. They did not connect it. I have called so many times, left so many messages, with absolutely no response. They always close before their advertised closing time so I can never catch them in person. Finally spoke to the property manager in person yesterday who apologized & stated he would take care of it. Came home from work today before their closing time and of course they were gone already. Walked to my unit, & its still sitting in my living room. This complex doesn't care about their residents at all. No decency among them. The unit itself is worn down. They slapped fresh paint on things that needed to be replaced. I've seen roaches every single night since I moved in. No idea why they're charging me a pest control fee in my rent! Do yourself a favor and stay as far away from this place as you can. I knew it wouldn't be great due to the price compared to the rest of the area, but this is so far beyond what is humanly conceivable. They just do not care at all!

Since being taken over by new management, Atlantic Pacific, this apartment complex has really gone down hill. They have tried to paint the exterior, change the mailboxes and fix the gate WITHOUT any renovation to the inside/actual units, in attempt to raise rent prices. In addition, there are fleas in and around buildings and constant bug problems whether you are on the top or bottom floor. I asked the office to send pest control for the week (which is included in the monthly fee) and they forgot! I even complained about an ongoing mold issue I had to which no one at the office responded the last time I reached out. The office employees are unhelpful and the office manager is very rude. I would not recommend these apartments to anyone, there are better in the area for the price.

Dear Resident, Thanks for sharing your feedback. We’re sorry your experience didn’t match your expectations. It was an uncommon instance, and we’ll do better in the future. We are a new company that took over this property back on October 19, 2020, and we are doing an $8,000,000 renovation. We got the new gate install, new mailboxes, new BBQ area, we are almost done with a newly renovated pool and we are painting every building and changing every patio. Next, we are renovated every unit inside, but we need the exterior first. In our next property town hall zoom meeting, we would love to see you there. Please feel free to reach out to 770.396.0070 with any further comments, concerns, or suggestions you wish to share. We will love to make things right if you give us another chance. Thank you, Agustin Torres Property Manager
I’m a new tenant and had the pleasure of working with Ruthie. She was amazing!! She answered all my questions and stayed in communication with me daily. Everyone in the office were nice and even my new neighbors. I’d definitely recommend Parc at Dunwoody all because of the great service I received from Ruthie.
I recently move in to Parc at Dunwoody. My son and I like our new apartment and sure my little 5 year old loves the pool. So far experience has been good. Leasing agent Abraham was very helpful.
My family and I have lived here for a while and we love it. The staff has always been so helpful. Today I went into the office to find we have a new office manager. I was worried at first but she jumped right in to help me as soon as she saw me. She sat me down and took each of my work orders and listen to all of my concerns. Because I know how busy she has to be as the manager it felt really good to see her take that time for me and my needs.
The apartments had a good amount of space, good location, and the recreational facilities was a nice perk.

Thank you for sharing your feedback! We are glad your experience has been a positive one and that you enjoy living at Parc at Dunwoody.
Currently a resident here and I have had more issues here than at ANY apartment complex I have ever lived in. The staff is incredibly rude and disrespectful and does not prioritize emergencies. I searched online and throughout my documents for an after hours emergency maintenance line and couldn't find one at all. Even if one is available they make it extremely hard to find. I requested one FROM THE PROPERTY MANAGER and she gave me a number that I had called the previous day that led me straight to voicemail -- Claiming to me that this is the number to call for emergencies. My apartment IS CURRENTLY flooding from a leak in the water heater from the apartment above me and created a hole in the ceiling of my water heater closet. Water is -- as I am typing this -- flooding into my apartment... Damaging my things. I sent two emails, called several numbers several times, and sent a high priority maintenance request. I did not receive a response until the next day. DO NOT LIVE HERE, this place is a joke and the entire staff is completely unqualified and also a complete joke. The property manager is extremely unqualified to be in her position and I hope that someone else that knows what they're doing will take her position soon. I cannot wait for my lease to be up so I can leave this place. They charge you so much for such a crappy living space, and they clearly do not care about their tenants. And not to mention that they make you pay to park right outside of the building you live in. Being a woman that lives alone, this is an issue. Some night if I get home later because of work I have to park a decent walk away from my apartment and it's completely unsafe. All in all, if you're looking to live somewhere in Sandy Springs I promise there are places much better than this. Keep looking. I can't believe I signed a 16 month lease here. All I can say now is that if they do not fix my carpet and water heater closet up ASAP I will be hiring an attorney and they won't be happy about the outcome
I have lived here two years now, and saw First Communities come in last year. They are actually pretty fantastic, especially compared to most apartment complex leasing offices. Someone answers immediately whenever you call and they are very efficient and professional. I have dealt with Aracelli, the property manger, recently on a few issues and she is especially competent. It's good that they are so great, because these buildings are very old and somewhat falling apart. The neighborhood is nice though and I feel safe here. Every issue I have had since the new management has been handled very well as far as they are capable, but due to the condition of the buildings, there are a lot of issues. I love my apartment's high ceilings and I love the location of this complex.
The Parc at Dunwoody is supposed to have garbage collected Sunday night through Thursday night. They are also supposed to empty the Doggy Poop Drop-offs in the community. Sad to say, this is not done on a reliable basis. Garbage collects at the main drop off and also, outside of my and many other apartments! This is new management. They don't seem to be on top of things.
This is the worst complex in this area believe me. the property has been sold a couple months ago and the new management is even worst than the previous one . First of all they increased the price of utilities by almost $40. They also have this so called catchup thing that we have to pay now , apparently the mistake was made by the old management but we still have to pay for it. So I have to pay $20 because I live in two bed one bath. They don't even communicate of all these update with you , you just find out when you are about to pay the rent. This complex has has garbage everywhere, the dumpster is always full so garbage are sitting on the driveway most of the time. Since the complex is always dirty we have rats , roaches, bugs , so it's easy to get sick living there. The gate is widely open 24 hours so, if the mailed is dropped at your door , it can get steal so easy. We get charged for trash vallet but you always end up being the one getting rid of your trash because they are never there to pick it up. If you have a maintenance issue you might end up fixing it urself cuz they take forever to respond. What's really funny with thus new management is that they haven't fixed any of the old issues but the increased the price of everything. They are big time thief for real. Now when it comes to the people working at the leasing office lol . boy this new management is sucks in every aspect. OMG the fat lady working at the leasing office is so mean. It's just unbearable. how can you decide to do customer service if you are willing to help customers lord jesus. She barely answers questions , and she has so much attitude. They rarely answer the phone when you call anyway it will take me days to write about the issues we are facing in this complex that nothing will change. I'm stuck here because i'm in at contract , I just can't wait to leave. This is ridiculous , I wish they had an option to give a half star. One star is a lot for complex
I am a current resident at this apartment complex. This complex has changed management twice already so making this the 3rd company taking over. The current company has already proven to be the worse out of all 3. Changing the website where residents pay rent without any notice, and adding on extra utilities fees due to the fact that someone in the leasing office has messed up. So the residents are now required to play catch up for something the office has done. Besides the issues with the leasing office itself the quality of the apartments that they do not show isn't up to the current standards that they like to show the new residents coming in. Trash is ALWAYS pilled up by the compactor every weekend which allows stray animals to come to the area and chew threw trash bags around the whole apartment complex. Bugs can be another thing as well. I live near the tree line area and constantly have bugs on my outside patio. I never use my patio EVER! which I can not understand why my patio would have carpet covering it up.
Don't move into this neighborhood! The renovated apartments are terribly constructed. Wall paint used to paint the bath tub, fixtures falling apart, and appliances making noises. The management switches from one terrible company to the next. The front gate is always malfunctioning. Their latest bright idea is to charge all the residents for parking close to the buildings when there won't be any parking left for anyone when they made 90% of the spots reserved. Obviously this is just a way for them to push out low income residents but no one should live in a community with these deceptive practices.
The Leasing Office in this community has the worst communication I have ever experienced. They are more concerned about updating their apartments than they are about their tenants. I have tried to contact the property manager and even set up an appointment to speak to her, only to discover when I got there that she would be out of the office for the rest of the afternoon. The management doesn't even communicate to the people in their own office. The Maintenance team takes an entire week to respond to an emergency work order. They don't leave work order summaries when they actually do complete their work.
basically if your looking for a suitable safe to raise your kids also quiet neighborhood with two pools, fitness center, basketball court, tennis court, and aldo a playground then this isn't a bad choice on the other hand bugs are outrageous ...constant renovations are being done and also some units are unable to recieve cable ...rents not to bad...but this isn't luxury as well ...nice to live for a couple years ..
If you are looking for a great place to live, then you don't need to look any further than Parc at Dunwoody. It is in a great location. Close to 400 and lots of shopping and great restaurants. It has two swimming pools, a well equipped weight room, tennis courts, a basketball court, pool table in the office, and an outdoor gazebo with fireplace to entertain your friends. It is like living at a nice resort, only a lot kinder on your budget. The staff is friendly, and very efficient. The neighbors are friendly and atmosphere is inviting.
