I want to first acknowledge the Amazing staff for working hard to get me approved. The process was smooth, & I was completely satisfied once I moved in. When ever I had a minor issue maintenance took care of it. I was always impressed with the upkeep of the landscaping , & the appearance when you drive onto the property. Overall I felt proud to call The Park at Alston my home.
Don’t be fooled by the picture the post on line, when I moved in my place I was expecting to come to a clean and prestige looking place. I come from out of state and was relocating to Florida, I got here about a week early and was grateful they let me move in early. However when I did get the green light to move in the place was not what they posted online. The workmanship looks like it was done by a 10 year old. Countertop has cracks all in them, no grout and theirs paint on the floorboards, on the floors and cabinets. The mirrors in the bathrooms all look like they came from the 1800’s. The property management have not Communication skill unless they need something from you. But if you need something from them they don’t call text or email you. My dryer stop working and got them to come look at it in a day or two, however when it came to fix it. That was when things went down hill, the day the was supposed to come out, not one showed up. I had to go to the office and ask them what was going on and found out that they changed the date to come out. The maintenance people knew but know one thought it was smart to call, text, or email me to let me know. I had to go two weeks without it. It cost me $60 a MONTH to rent it and I had to pay for the laundry room to wash clothes. I ask repeatedly for compensation and all I hear is we going to see what we can do for you. No email no call or text to follow up about it. My rent is paid in full and no one can figure out how to help me with that!!!! 1
My husband and I moved into this place thinking that it would be great but unfortunately that did not happen. We lived 5 hours away from Jacksonville and we expected to move in a beautiful townhome as seen in the pictures. Oh man were we wrong. Once we arrived, we were told that the unit we signed a lease for was not available and that there were tenants still living in there! We were then placed into another unit that was not suitable for move in. After driving 5 hours, we had to sign NEW leasing papers. Also, our deposit was raised the day we arrived even after management knew our move in date. Unit 1. It smelled horrible the day we moved in. 2. Bugs are everywhere. Inside and outside. So far no amount of pest control can keep them away. I have about 5-7 frogs waiting for me at my front door everyday I come home. 3. If you leave your trash outside waiting to be picked up it will most likely be ripped open by a wild animal trying to eat your left over dinner. 4. All mirrors were chipped and worn out. 5. No paint job was done once move in. 6. Dirty stove that was never cleaned. 7. Fridge was literally missing pieces. 8. I have to push or pull with force the doors in the house to be able to open. (It sounds like I am breaking into my house when I do this). 9. Not a lot of sunlight comes in. 10. The sinks are chipped and dirty with paint 11. Loose plugs There’s a lot more and it would just be too much to continue. Management knew of the condition this home was in and we were still placed in there. It’s been more than two months since we have moved in. Still waiting for maintenance to fix issues. Rent DO NOT believe what the website says about rent! Water & Sewer, gas, pest control, and valet trash pick up is a separate cost. Btw, paying $45.00 monthly for someone to pick up a 10lbs bag is ridiculous. Leasing Office They paint this nice beautiful picture of how the homes would look but do not fall for it. Communication is NOT their strongest suit. I don’t know how many emails I’ve sent regarding the same issue but I get no response. They work it out on their end but the tenants get no update. I submitted a paper with all the things that needed to be fixed the day after I moved in and a month later they’re submitting work orders. Community Very quiet community. So quiet that I have never seen my neighbors. However the lake is filthy and the fountain does not work.
I lived here for about 2 years. Moving in was sort of a nightmare because staff didn't really deep clean anything, they just painted over things instead. This isn't a 100% move-in ready deal. Once you do some of the work yourself, you'll be set though. A lot of the staff lives on the grounds too so they try to make sure it is well taken care of. Treat the staff like human beings, and you'll have no problems with getting the help you need. Remember, this place USED to be low income housing a few years back and is still transitioning. There are a lot of young military families around this neighborhood -- E4's and E5's with kids mainly. Everybody keeps to their own business and I rarely ever felt unsafe walking around the neighborhood. For the price and location, I'd say it was worth it.
The cabinets, doors and wall have pain that chips off. The counters are old and the shavings that fall off make a mess everywhere. The linoleum rips easily with furniture just sitting on it. The office ladies are rude and pretend to care, but since nothing gets properly fixed it is obvious that they don't care. I do NOT recommend this place. It is overpriced for how crappy it is. If you can afford to live here, you can afford to live somewhere nicer.
Nothing but problems here. They cover the up the problems with paint and new floors. Leaking, cracked ceiling, electrical problems, sewage problems. Different employees all the time and noone will help if you have a problem. Loud noises all night in parking lot so you don't get sleep and pot smoke fills the apartment next to you because they are all hooked together.

First of all I want to thank each and everyone at The park at Alston Apt for making my move-in experience a great one. Ms. Denice, Paula and the entire Maintenance staff were awesome especially when it came to me and my family moving in. Ms. Denice ensured that my place was ready and I cant say enough about her Sweet & Caring spirit. The staff ensures that the needs of the residents are met especially with the upkeep of the trash, and daily upkeep of the property . There is no such thing as a perfect residence, but I am happy to be living here thanks to the Wonderful,& Caring office staff that made it possible
