I agree do not move here,They will come to start the work but, never comes back to finish the job! Got alot of mold and water problems,I lost all my clothes and shoes my closet have water and my bedroom carpet is moldy got mold on it the water is dangerous to drink, I went to the office and they laughed and said we don't drink the water here.the water it turns white when you boil it.I am moving out at the end of January ,I am so glad ! I do have pictures to prove my point.I gave it one star ? for the washer and dryer.
Showers definitely don't look like the pictures shown, Not to much crime but maintenance and the upgrades they did make were poorly planned as the plumbing under my sick holds water in the P-traps causing smell and the fix the apartment gave me was using bleach that I would have to come out of my pocket for. Real professional...
Please do not move here. Rude, nasty people, tiny, cramped apartments and outdated appliances. Management will flat out lie to you regarding any concerns you have. They do not care at all about the comfort or safety of their residents, just taking as much money from you as possible. You will not be treated like a human being while living here!
Jorge is an apartment maintenance employee. I had a flat tire and he gave me good advice about where to go to get the tire parts I needed. He changed the tire for me since I have had shoulder surgery and was afraid my arms wouldn’t be strong enough the remove the lug nuts. He even made sure I had the correct air pressure by checking the tires and adding air as needed. Thank you Anzio for allowing Jorge to take the time to help me!
Honestly, the tour was not amazing but I was sold on the price for rent. However, it’s all a joke. This complex is NOT luxury at all. I should have known that the community was bad news when I saw multiple feral cats in the community (especially by the leasing office and model apartment). The managers don't seem as if they are interested in ensuring that the feral cats aren't bothering the residents. The roads are not paved well (there's potholes everywhere), and the stairs were just recently painted black, which I think look extremely ugly. My reasons for why I will not renew my lease - 1) The leasing office staff is not friendly. They are extremely cold and do not have personable attitudes when you present them with an issue. 2) THERE IS A HUGE BUG (roach) ISSUE. Even if you have pest control come to your apartment every week, the bugs are still a nunance. I have called every week for pest control and they kind of pick and choose which weeks they want to come to my apartment, which is extremely frustrating. I've purchased and used so many cans of roach spray that it's ridiculous. I feel unsafe and unclean in my own home! And the leasing staff isn't purposeful about solving the issue. 3) My apartment is supposed to be fully updated, but it's not. Sidebar: How can the community be considered luxury if microwaves aren't included in the appliances? 4) Some of the neighbors are sketchy and there's not a set in place procedures for safety measures. 5) I think the 1 bedrooms are a little small (I have the biggest unit). The bathroom is also terribly small. You can barely fit anything in the "linen closet." 6) I wish the patios were screened, especially because there are SO many trees. 7) Paying rent online adds a huge convenience fee, which is annoying. 8) Once again, the apartment is supposed to be updated, but it's not. The appliances are outdated and the cabinetry is old and breaking apart. It takes forever to dry clothes. 9) THE FERAL CATS AND ROACHES. 10) THE FERAL CATS AND ROACHES. 11) THE FERAL CATS AND ROACHES. I swear, it's unbearable and I'm pretty neat and clean. (If you can spare a couple of hundred dollars to live in a nicer community, do so!) P.S - You can tell that many of these reviews were written by staff. Do yourself a favor and come often before you make a decision. If you see a resident, stop and ask them how they feel about living here. Have multiple options, as this one should not be chosen.

There are break-ins almost every weekend. The apartments are MUCH more rundown than they appear to be in the model. Constant pest issue due to garbages being right outside of apartment. Highest rent pricing in the neighborhood. There is never available parking and the neighbors will call the police on you if you have guests over on the weekends. They also have no drainage so there is constantly sitting water which means HUGE mosquitos in your apartment.

I have been here for a year and cant wait to move. Office staff was good until Ms., Crystal became very combative about me wanting my carpet cleaned and not spot treated due to my lease renewal. Maintenance has been a joke since the beginning. They take forever to fix anything. I have to brush my teeth in the kitchen sink since they still haven't fixed my bathroom sink. I thought new management would make things better. Not according to Crystal.
Terrible place to live, it has been sold 3 times in the past four years and every time the new owners find a way to leverage some new fee with out violating the terms of the lease. Maintenance people do the bare minimum and when they get into your apartment they will set your AC down to 70 cause you know they need to be comfortable. Place is over run with cats. Buildings are old and have roach and fruit flies living in the walls and drains. My apartment is about 1/2" off level. If you have a view of the pool expect people splashing around at all hours of the night, hope you're not a lite sleeper. For some place calling themselves luxury apartments they really need to replace all the 80's golden oak cabinetry . I would look elsewhere for the current price structure they are charging.
I have lived here almost a year. I enjoy it very much. pools are nice, staff is excellent and take good care of me.
These apartments are not new but well kept. They have a decent amount of closes and storage,balconies and some even have fireplaces. there are 2 clean pools and a dog park. Staff is friendly and efficient too.
I live at this community for a little over two years. My apt was as described. I have a 2b 2b both rooms have walked in closets, spacious bedrooms. Living room is also spacious with a balcony. Mostly quiet neighbors and quiet neighbor. Car is shaded by trees. The only thing is the playground needs an upgrade. Maintenance always knock hard before entering and they follow through with the job. Office staff is friendly and direct. Unfortunatly, I am moving in a month because my rent will be increasing signifcantly from 742 plus water, trash, sewage, administration monthly fees, along with 3% upcharge .?? I have two kids and myself mind you no can do. Overall, its really a nice and quiet community. I am an actual resident not at all affiliated with the company. 9/19/15
I moved to Mandarin Reserve Apartments 3 years ago and the neighbors welcomed me with smiles and friendship. Mandarin Reserve has the best tenant services. Anytime I need them they're there for me, which isn't much. Living here has been great. There's several floor plans from 1 - 3 bedrooms. I live in a 1 bedroom 1 bath apartment and it's plenty of room for myself. Each apartment has a balcony or patio. I have a fireplace in my apartment, if I ever need to use it. I have Sliding glass doors; a patio door and a front door. Storage isn't a problem. I have my own private storage area under lock and key, which is very convenient. Safety is great. Each apartment has Carbon monoxide and Fire detectors, plus a building fire alarm system. Fire extinguishers are checked and monitored annually. A community security officer lives in the complex. He doesn't stay too busy. Pest control is available every Wednesday, if I need it. Each time I sign a new lease I have them come in and apply their climate and pet friendly pest repellent. I haven't had to call and ask for them to come out every Wednesday, and that's a great thing. The ammentities are top notch. A brand new gym; two large swimming pools; (summer pool parties) washer and dryer facilities or bring your own, like I did, just to name a few. Mandarin Reserve is pet friendly. They care about appearances so they only ask you to police your dogs waste when you walk them to keep the complex looking great. Utilities are surprisingly lower than other places I've lived. Rent, Water/Waste are all combined. Electric and Renters Insurance is separate. There's a low Trash fee for the onsite trash compactor. I've lived in a few different complexes, and I wasn't thrilled to drive several miles to my favorite restaurant. I have to say.. "Mandarin Reserve is located very close to several restaurants (Dunkin Doughnuts is across the street), shopping malls, retail stores, pharmacy, grocery stores, electronic stores, tire repair shops, and the list goes on." If you're looking for a friendly place to call home, you don't have to look any further than, Mandarin Reserve Apartments. Enjoy your move.. Hope to see you soon!
This is a great place for those just getting started on their own and small families or couples- plenty of space and lots of great amenities. It's also really close to some great restaurants and shops. Only about 10 minutes from the avenues mall. The staff is fantastic and any problems are fixed quickly. Overall fantastic!
This is a beautiful tree scape apartments with many amenities including a dog park and 2 rooms of new exercise equipment. It also has 2 sparkling pools with all new patios furniture! Staff is very nice too. Usually, the maintenance people will come within the same day but not always.
When you’re ready to move on this is a really great – and affordable - place! Quaint, pet-friendly, community atmosphere with massive Oak trees conducive of afternoon strolls. All ages represented. Not a dorm atmosphere but certainly not a stuffy retirement community either. Older complex, yes, but well maintained and with that comes more square footage for the buck – and washer dryer hook ups in the unit! JTA Bus stop, minutes to downtown Jacksonville and Interstate interchange. Great schools, great shopping, and low crime area of town. Swimming and exercise facility topped off with a staff that really cares about you. A place you'd let your daughter live.
