Property Ratings at The Park at Avanti
Avoid this place at all costs. This is an honest review by a tenant with multiple years at the complex. My A/C stopped working 3 weeks. After the failure to properly diagnose the issue at first, it was determined another part was needed, which they orders. The part arrived, but the landlord notified me that it would be at least another week before they would get around to installing. It’s summer. It’s ninety degrees, and this landlord, and its owner, Blue Roc, are perfectly comfortable not upholding their part of the lease agreement, and letting their tenants suffer needlessly. Keep in mind, these apartments are nearly 50 years old - they break down a lot. Go rent somewhere else, and make sure whatever you find isn’t owned by Blue Roc, who won’t even return phone calls.
The neighbors don't care about their community. Trash can be found in the wooded areas or simply throughout the parking lot. They don't pick up after their dogs. The trash compactor is always full because the tenants are too lazy to open the door to check and see if the compactor is full so they leave the trash on the outside of the compactor. I witnessed on multiple occasion tenants taking out 3 to four bags of trash, which is why the apartments have roaches. I can't wait till my contract is up!
I WISH SOMEONE HAD WARNED ME BEFORE I MOVED HERE! 1. Pest issue- Termites, palmettos, fruit flies DAILY! 2.Electricity - If you live in the back part, you lose it while the front does not! So ridiculous! 3. Paper thin walls and floors - My neighbor listens to their TV all the way up late at night, I can hear domestics arguments and the make-up moans & gasps afterward as if it were behind rice paper. It’s like they are in bed with me! 4. Laundry rooms do not work and do not have ac in 2/3 of them. Constantly broken! 5. Normandy Gate is closed to residence and EMERGENCY FIRST RESPONDERS! I’ve seen them get stuck at it twice to and have to back up and find a different route. This place is not easy to get out of onto a main road to trust me, god’s honest truth, you don’t want to live here. I moved here because of that gate but they do not care about you, you will become a rent check to them, that’s it! They closed it illegally and must’ve got in trouble because they had to open it until the State Fire Marshall paid them a visit to inspect. If you are going to close it, give us residence access to it, we paid for the gate anyway! But don’t worry, if you pass away as a result of EMERGENCY PERSONNEL not being able to get to you, Blue Roc still wants their money, it’s in your lease! They say they installed the gates to keep people from dumping, the back one is closed yet there was a beige couch by the trash just last week! 6. They use your rent for junk stuff like popcorn nights, door hanger to tell you when your rent is due and a music room that you cannot enjoy! Oh and useless laundry hook-up in Building 9. They put floor tile up behind the stove counter and called it “mosaic”. This place is ghetto but they say luxury. It’s ghetto!!!! 7. People use the pool like a community toilet. This year alone it was closed 3-4 times because people would bring their friends and family (LARGE ANNOYING GROUPS) over and their kid would leave a floater in the pool. GROSS!!!! 8. Parking lot out back floods during light rain storms, bring a canoe! No walking the dogs either because they sidewalks also flood because they drains are clogged! 9. “Corporate” aka BLUE ROC PREMIERS, DOESN’T CARE ABOUT YOU! YOU ARE A RENT CHECK THAT’S INCREASED BY 20% AT YOUR LAST RENEWAL BECAUSE THEY DON’T CARE AND BLAME IT ON THE MARKET BUT THEY’RE RUNNING A GREEDY SLUM AND STILL SAY THIS PLACE IS FABULOUS AND LUXURY. THIS PLACE IS FAR FROM LUXURY! When my lease ends, I’M OUT OF THIS DUMP!
1st day I moved in AC leaked water. Luckily replaced within the week. Flooring started lifting up after a month of living there. Tried to get it fixed but they would not accommodate storage for my belongings (studio). Walls are thin and could hear noise (possible complaints to and from neighbors). Plumbing is poor as I have a backed up sink over a month now after reporting it 2 times. Rent was raised regardless of issues. I tried to address to Emily but she would not even see me and said I had to renew regardless and could not even address any of these issues. Definitely do not recommend as it will not be a great stay and the staff do not care for the tenants.
Caroline is an outstanding employee at this complex. She does her job thoroughly and is professional. She makes her rounds at this complex to make sure everyone follows the simple rules. Thank you for all you do Caroline.
Constant water shut-offs - several times a week. Apartments are nearly 50 years old, walls are paper thin. Maintenance crew is slow and unfriendly, and the office people aren’t much better.
I would not move in here. I made the mistake of ignoring the reviews because the apartments were "updated" and looked nice. However I should have paid attention. Within a week of living there, a drunk resident plowed their car into FIVE cars in the complex. Two days later someone plowed into my boyfriends brand new car that was parked there for the night and also was a hit and run. The last month I was there I came out to cops and a car covered in bullet holes. That's just to start. They charge you an arm and a leg for sewage/trash however there are piles of trash ALL around the dumpster. If you live near it, you get the joy of smelling sewage on a daily basis when you walk out of your apartment which is lovely. The trash piles out into the street with furniture piling out into the street. The laundry area has credit card machines that do not work half of the time and you don't have machines in your apartment so it turns into a major pain. I asked to do a walk through when I move out and was told that they won't give feedback and do a walk through with the residents. I even left their appliances looking like they were brand new. I scrubbed the apartment up and down and kept it in perfect condition. Honestly I did not see one single reason why they would keep a dollar of my money except for the last month of trash charges that were due. I was dumbfounded and literally speechless when I got a check for a whooping $82.00! I was smart and took photos of the entire apartment including walls, carpeting and inside of the appliances because I had a feeling Emily would try to have payback on my complaints. Well she did. Claimed that my entire carpet had stains and claims it had a "bad odor" due to my pet. The photos I have (posted below) show not one single stain on the carpeting, in fact it looked how it did when I moved into the apartment. My dog NEVER has once gone to the bathroom inside of the apartment, she is perfectly house trained so I was speechless to see that Emily claimed the dog odor and stains were so bad that they had to keep my deposit. Again, I was smart and took photos. They did not paint my apartment when I moved in, they tried to cover up spots and the one wall had stains all over it. I filled out a form when I moved in and asked Emily for paint to fix where the walls looked awful and never received it. Do not expect a new painted walls when you move in and again, don't expect your deposit back.
Horrible place to live!!! DO NOT MOVE HERE!! My apartment was invested with bugs from the moment I moved in it! The staff is complete nightmare. They are super nice while going through the application process once your approved & moved in it’s a terrible! My garbage disposal did not work. The dishwasher was full of disgusting foul smelling water the entire pine line was backed up!! Instead of fixing it they told me don’t use it. All kinds of outrageous random fees added in to rent prices. APARTMENT LOOKS NOTHING LIKE ONLINE PICTURES. I can’t wait till my lease is up!!
I would give them a 0 if I could. worst 12 months ever! Can't wait to leave!!! Awful place, management lies a lot and is super rude!!! Our car was involved in a hit and run in the parking lot along with 3 other cars at night while we were sleeping, Management shows no concern and then told us they wouldn't tow our car because our insurance company was coming to pick it up and instead they still towed our car and we had to pay $200 to get it back, They are absolute liars. They don't treat you fairly. Don't live here, apartments are OK but you deal with way too many issues with management. I do not recommend this place. We've had issues with termites also, and nobody responds to emails or answers the phone. The only thing they are good at is lying. This place doesn't deserve to get any business. All of my neighbors feel the same way too. Go to the property and ask a resident if they like living there, anybody who's been there for at least a year will tell you the place sucks. They need to hire professionals.
I moved here a month ago. Since week 1 I realised that the noise level is extreme. It is in fact noise pollution and can cause hearing problem. The ceiling is so thin that the walking upstairs sounds like pounding. To top it off the people upstairs have a dog that runs around. It is impossible to sleep and get an adequate night's rest. I informed management three weeks ago and they know that their walls are paper thin. They did not even have the courtesy to follow up until this week due to my posting a negative review on Google. That is pathetic. They obviously do not care about tenant concerns. It is such a disappointment and not worth it. Mind you the problem still persists. This is the worst place I've ever lived!
If I could give 0 stars I would. This place just wants your money. It's overpriced for a studio and the paint job, cabinets, everything is terrible and guaranteed to fall apart. If you come visit, you'll see Uhauls but not from moving in, trust me everyone wants to move out! The ducks are dirty, the management is terrible, especially Victor. The maintenance is lazy and will say they fixed something but didn't ! Our cabinets continually fell off. The apartments come with a garbage disposal but you get an email everyday saying not to use it because it clogs everything. Just a terrible place to live and a waste of money.
I looked several areas in Florida till I found The Point and love love love it, from the staff to the maintenance. All new appliances and upgraded flooring. It is a duck sanctuary which is comforting and warm. I would recommend this apartment complex to anyone, it close to everything from shopping to the airport.
I love my apartment so far. It's like living in a resort, albeit an older resort, but there are great amenities: badminton, a pool, fitness center, and my favorite part is all of the lakes that I can walk my dog around and check out ducks, birds, and turtles. My apartment is cute with an updated kitchen and bathroom, and everything is in good condition. The staff is friendly and responds to maintenance needs quickly.
The complex is old this shows as soon as you walk in the door. The unit comes with standard white walls and cheap carpet. The entry door to my unit has been painted so many times I often have to turn the knob and push with my shoulder to get in, as its became partially fused to the frame. There are gaps at the base of the door that are large enough I can see outside! The sliding door and windows are also original, and equally as energy efficient! The electrical outlets are the cheapest they could find, these units come furnished with appliances by HotPoint also the cheap, my stove burns more things than it cooks as its burners are all un level. The kitchen offers very little storage space, they offer dop down cabinets from the ceiling that are so high and uneasy to reach you have to have a step stool. Dont have a microwave? better buy one, if your moving in! The vinyl in the kitchen and bathroom are also low grade and easily damaged. Taking out the trash, doing laundry, getting your mail or owning a pet isn't an easy feat here either. The complex only has one dumpster located in the back part of the complex, its directly across from the only place you can get your mail. Doing laundry is a pain for those that live in the front part of the complex you have to either drive or walk past and then around the office to get to the laundry facility. The machines use a pre loaded money card I will warn you, the washing machines are only about half the capacity of a regular washer, the dryer seemed regular capacity and does dry in one cycle. When owing a pet, make sure you have your own disposal bags and can toss them in your trash when done as they dont offer any bags or collection stations as most complexes do. On the positive side, the office staff are pleasant, and attentive to your needs. Maintenance requests are handled promptly and they are courteous as well. The landscape of the complex is plush and does provide you with a tucked away feel, but you will need to fight the ducks for use of the only pool on the property, which is a bit of a health hazard as we all know what ducks do. It should be noted that I am not well off, I am an ordinary person with my own set of standards of living. I dont expect hardwood floors and granite counter tops, but I do expect a certain level of amenities for the price point. This complex doesnt meet this standard.
i have living in my current apartment complex for 5 years and i love my complex the neighbors are friendly the maintenance are always there and friendly the staff is great they know everyone by first name i love my complex because it is small and close knit. no every holiday baby baby gets gifts from the office, birthday Christmas and every holiday in between. this is a great complex. and great neighborhood. there are lots of kids and things to do too. its a great place if you like a neighborhood vibe.
I've lived here over 10 years and this is a nice & safe neighborhood to live Its in suburbs but near the beach area. Its also near 3 malls, schools and entertainment The staff are very friendly & helpful. They also have nice pool/lounge area as well as a community center which includes computer access and rental movies. If you want to get to the city you're only a 20 minute drive away so you have the benefits of both worlds.
I'm pretty excited about my first apartment at Arbor Lakes. So far, so good! The scenery is reminiscent of a nature reserve with it's ponds, ducks, and vegetation. My one bedroom is spacious and I'm definitely looking forward to making Arbor Lakes home for a long time for it's quiet and natural environment!
