Just moved into a very spacious one bedroom apartment. I love all of the amenities and the location is great for commuting.
From the Management to Maintence they are all very accommodating and get things done
They be claiming damages in the unit just to keep your deposit DONT RENT WITH THEM
They supposedly are going to renovate the apartments with new counter, black appliances and fans in each room. Doing this so they can jack the rent up more. I have lived here over two years now and honestly there are newer apartments that you can pay more for and not have to worry. Every few months on so they have to come out to check my ac, there are paper thin walls where they have "tried" to fix them, holes under my one bathroom counter, screws sticking out from the cabinets, it goes on and on. The grounds are horrible. So many dead palm trees and all the branches blow down after each storm. Takes several days to get it all picked up. They need to remove the trees. They run a background check, but even with that they have people moving in that in no way could have passed. I walk my dog after dark and early in the am and constantly see homeless walking around. One day when I left for work I saw where someone left their trash bags up against people's ac, I reported it to the office and they were not even picked up by the time I got home, it smelled horribly.
NEVER IN A MILLION YEARS LIVE HERE!! 0 Star!! Let’s start off that I Lived there for 7 months, the very first month someone gets shot right outside my front door! Literally the apartment buildings, cars and a woman sleeping were hit with bullets! And to add to that fun, we found black mold behind the water heater and through the entire wall to the dishwasher! It took the complex an entire month to get the walls HALF WAY replaced!! They literally painted over the original findings behind the water heater and replaced the wall behind the dishwasher! The management is terrible. They never listen and take days to come fix leaking ceilings and leaking dishwashers. Completely outdated and Terribly covered up with hack job patchwork on carpets, walls, trimming and doors. The outlets don’t work more then half the time due to them being so old and used they are lose and don’t hold the plug! Never had a pleasant experience with the management and never will I step foot in that area of Jacksonville because of it. NEVER IN A MILLION YEARS LIVE HERE!!
The staff never want to answer the phone or respond to any messages they receive. Garbage everywhere, used condoms laying around the property, people not picking up after their dogs or keeping them on a leash, loud rude neighbors that smoke marijuana and the smell seeps into my apt, neighbors that want to antagonize my dog which is a service dog ! There is still mold in my apartment, there's constantly a musty smell and I can't seem to get rid of it, the apt was apparently never cleaned because when I moved in the counters and walls were dirty, the carpet felt dirty, the carpets had pet hair embedded into them and there's fleas. How is this place even considered livable?! I have maintenance showing up at my door saying they are there to continue fixing something which I never requested (laws state 24 hr notice is required for entry if I did have a request). When they do show up for something I requested they come randomly unannounced and do pathetic jobs on the work they do. I had my wall fixed when I moved in because it was split in half and the paint job is embarrassing. These apartments are not worth what they charge not even half. The sad thing about it is that they could do so much better but I'm getting the impression that they don't care.
I have lived here 1 year and they did not have the apt. move in ready. The carpets are old and dirty. These no light in the closet so it’s basically for storage bc you can’t see i there and no solution I have tried has worked. There seems to be a wiring issue. My kitchen light has never worked properly. Currently I am without air conditioning and I’m on my approx. 10th service call and they can’t fix it although it’s freezes up and that’s pretty common. They piecemeal everything with leads me to believe they have have an improper maintenance budget and can’t spend although they wan’t the high rent on time. They take comments about the service personally at times and make excuses when all I want is what I’m paying for to work. A nightmare…. although the maintenance people are courteous.

Horrible! Carpets smell, missing vertical blinds, unprofessional painting, dirty, mold in bathroom, I could go on. Met with manager and maintenance supervisor was told all would be fixed by yesterday! Guess what? No one showed up! Been here a week still no mail keys and Carpet still smells! Don’t waste your time or money!!!!
I've been here for over two years and I absolutely Love this Place! Shwanna the property manager is very helpful and always fixes any issues I've ever had. She runs an awesome staff! Maintenance gets my work orders done with in a day or two when i put it in. Best place to live by far!
I have lived here for 3 years and will be re-signing my lease this week. Management is GREAT!! Andrea and Shawana are always available when I call with a question/request. These ladies are ALWAYS friendly and follow up with me if needed. Maintenance is always friendly and they go above and beyond their job duties (Shout out to MONTY AND JEFF!!!). When it comes to a maintenance request I never have to follow up on my request and the request is always completed in a timely manner. KEEP UP THE GREAT JOB!!!! YOU ALL ROCK!!!!
TERRIBLE. I moved here because it was close to my work and school. They came into my apartment constantly to do upgrades one at a time. The management is extremely rude with the exception of one lady that was from the previous management. The rent goes up every time you resign. I have a stack of police reports from my vehicle being broken into as well as my apartment, and the management doesnt care at all. Many of my neighbors have also been burglarized. I Constantly see trash in the parking lot. As I type this, there is no running water in my apartment because they were doing repairs that were supposed to last from 9a.m. To 12. It is now 4 o'clock in the afternoon and I can't take a shower or use the restroom.
The management here is absolutely horrible. They are rude and completely unhelpful. They don't seem to care at all about their residents. They don't even give proper warning that they are going to come in and work on things in your apartment. I stayed at a friend's one night and came home to my lights on and a notice that they had come in to fix one of my sockets. That is fine but they should definitely provide proper warning, it was scary to come home to lights on and thinking that someone had broken into my apartment. The old management at least was helpful and courteous to their tenants. The pest control they provide is awful as well. I was home once when they came by, all they do is spray one small area and leave. I have had a constant bug problem in my apartment through my whole time here. The apartments are very outdated but you do get a lot of space for a good price. If you are a light sleeper, this is not the space for you. You can hear EVERYTHING. I unfortunately live on the first floor and I can hear every single step the people above me take. Ruins any weekend day where you are trying to relax. I think that if they hired a staff that actually cared and also looked into a few upgrades, this would be a much nicer place to live.
the new staff is extremely rude. They do not care about complaints. They do not follow through with anything they say they will do. They don't even give tenants 24hr notice of work orders or for entering the apartment. The previous staff was kind and actually helped with problems THEIR apartments had. they also provided a weeks notice before entering the apartment.
A lot of space here. It is a little outdated though; the electrical sockets really need rewiring so they are more convenient. Some of them are hooked to a light switch so you can't use them unless the switch is on. Maintenance men are always polite and friendly. Pest control has been great since they changed providers last year. We are comfortable and we are renewing our lease.
These are nice older apartments for the price and area. The maintenance is great. The grounds are kept up but could use some more money spent on some landscaping. My apartment is a one bedroom and works good for me. We have a dog park that the dogs seem to love. Also a playground for the kids. And a pool which is great to hang out in the summer. We are in a good area, close to everything. I have lived here for 4 years and don"t want to move any time soon. Great place to live.
