Property Ratings at The Park at Catania
If I could give zero stars I would. The apartments are filled with cockroaches. It doesn’t matter how clean you keep your apartment, how often you spray, and how many traps you have they live in the walls and management does nothing to help the problem. We had black mold in our residence that we’re still not sure is fully fixed. Other residents are disrespectful and dirty as well. The trash area is constantly overflowing. People from other neighborhoods break through the gates and then they aren’t repaired. The dog park has holes all in the gates for your dog to escape. There is never any landscaping done so the bug situation just gets worse. If you’re on a first floor apartment good luck dealing with rude neighbors banging around above you. Especially if they have kids that do whatever and play at all hours of the night. Also the pool is now closed until further notice so that is an amenity you pay for and can’t use. The management office could care less about the good residents and just let’s the bad residents do whatever. I can’t wait to run far away from here when my lease is up.
If I could leave zero stars I would. DO NOT MOVE HERE!!! 1. All the apartments are roach infested. No matter how clean you keep your apartment. No matter how many times you call pest control and you set traps. You will have roaches living with you. 2. The kids in the neighborhood are vandalizing cars and apartments just for fun. So if you chose to make the mistake and live here you better pay for a garage because your car will probably get vandalized. 3. This is not a gated community. If they tell you that they are lying. The gate does not work. They close it sometimes at night but, for the most part it stays open allowing whoever to come in. 4.Security is a joke they literally do not do anything but park the security car here. If you have a complaint they will look at you and not care and keep sitting there doing nothing. 5. People will rob you. Please get a camera door bell. There has been so many incidents of people stealing stuff off of peoples doors. 6. Always lock your door is you choose to move here. A month in someone tried to open my door and get into my apartment. 7. There are barely any lights and the parking lot is very dark so you must be very careful leaving at night. 8. They have very little cameras for security. Barely none. They swear there are but I have looked everywhere and have not seen any. Please I beg anyone who read this to not move here. It is extremely unsafe. Management does not care and will not help you if you are having issues. For the ridiculous price that you pay here you can find somewhere else to move. Love anywhere but here.
I’ve lived here since 2016 and when it was Sterling Crest it was an absolute dream. Ever since BlueRoc Premier took over everything about the place went to hell. I honestly don’t believe anyone in the front office is qualified to do their “jobs.” Not one person in that office is of any help. There are German roaches all over the place, maintenance requests will go months before they are fixed. Our security is a joke and never responds to actual complaints. The management will try to act like they care by having food trucks or pizza parties or whatever works on a middle school classroom to get them to shut up. Seriously cannot wait for my lease to end. The only bright light at this complex is Matthew in maintenance. He will fix as much as management allows him to. He deserves so much better than this place.
when repairs are needed it usually is done by the next day. The bedrooms are large and is quite accessible for a wheelchair. Also the entrance (front door) is easy to get a wheelchair in and out of. The kitchen has plenty of storage space as well as a pantry. I do feel really safe here. I also like the no carpet in the living areas. so it's good for people with allergies and asthma. It is close to Universal studios and convenient shopping.
1. There’s a gate, but 99% of the time it’s broken and anybody can get in do whatever they want and leave. There’s not even 1 security guard. 2. Loud Neighbors and no parking for you if you work late at night like me. New Management, worthless management. 3. Not what you’d expect for your money. If you still don’t believe me go live there you’ll regret it.
I have been living here since 2014. Now we have new management and they are updating the units and with that ridiculous increase on the rent. Infestation of German Roaches all over from kitchen to bathroom, bedroom , I have roaches crawling everywhere . I have complain multiple times and nothing have been resolve.
I never had any problems living here until they switched management companies. They don't communicate with you. They don't give you ample time to prepare for any changes they are doing. When you call the front office, you almost always have to leave a message. I even had one time where I actually talked to someone and they forgot why I called, so, didn't take any action. I had to call them back a week later, when nothing was done to take care of a hornet's nest on my patio and, the response was"Oh yeah. You talked to me, and I wrote your apartment number down, but I couldn't remember what you called about." I would go into more detail, about how disappointed I have been, but, there are so many situations, it would take a really long time.
We loved this place when it was still Sterling Crest. Once the new owners came in they ruined everything. Our rent jumped almost $200. This place isn't worth that much. It has a lot of issues, which we didn't mind when it was cheap. Our floors creaked and popped with every step. The horrible woman that lived below us has 3 people and 3 dogs in her one bedroom apartment and would bang on her ceiling any time we made a single noise no matter what time of day. There is always trash in the halls, stairwells, and on the grass. NO ONE picks up after their dogs and you have to walk through the grass to get to your car. A lot of people don't even bother with leashes and their dogs aren't well trained. This place is a mess. You hear loud music and bass from cars in the parking lot or driving down Kirkman. We didn't get to see the apartment before we moved in, which was probably a bad sign. The floor tiles in the kitchen were broken, our peep hole had been painted over, the floors weren't even, and there was a massive hole in the floor they had to come fill in later after we complained. We used to have a security guard at the entrance and guards that drove around the parking lot, which is needed in this neighborhood, the new owners fired them and just left the gates wide open at all times. After a couple months they finally started closing the gates at night, not that it helps since people just drive in through the exit gate. Do yourself a favor and get a place for the same money in a better neighborhood.
I have a been a resident for 2.5 years, and as a lot of these reviews are telling you the new management is horrible. Since the takeover back in the Fall we have no security what so ever, and the gates are constantly broken. We no longer have pest control, and if you renew they are raising the rent by $200. The mailboxes are now being broken into, and the new tenants they bring in are terrible. I have contacted the corporate office over these complaints and unfortunately I received a lot talk and no action. I used to love this place when it was Sterling Crest, I would have stayed here for much longer, and now I'm looking for something else. Blue Roc is a horrible management company, if they take over your complex RUN!
A few months ago this complex got bought out by Blue Roc. They have driven this place in to the ground. We've been here two years and loved it. The new owners came in and immediately started making massive changes. We used to have security at the gate at night and others that walked or drove around the parking lot. I always felt safe. They fired all the security and left the gate wide open 24/7 up until last week. It now closes at night and they say they're in negotiations to get security but I won't hold my breath. The office suddenly stopped accepting packages. They don't send any notice when something big is happening like them painting our building, even the stair wells. They no longer offer pest control which we used to get every month. They are raising our rent $200 and offering less. They even added a flat fee to our rent for water which is higher than any of our water bills were. For the price you can find something better in a better neighborhood.
I have lived here since 2013 and never had any issues. In the 2 months since Blue Roc has taken over all they have accomplished is to put up a temporary sign, give 2 days notice of change in how water bill is to be payed, completely get rid of the monthly pest control amongst other things. Maintenance seems to be pretty non-existent. The new signage promises all kinds of upgrades and a “New Attitude”, I pretty sure the new attitude is that they don’t really care about the residents.
I have been here for almost a year and it's been one problem after another. We weren't able to see our apartment until we signed the lease and it smelled badly of car urine. Nothing was done to fix it and it took weeks to get the smell out. It takes months for any service request you put in to get fixed. We had issues with our plumbing and our cabinets in both the kitchen and bathroom are ruined and they won't fix them. We have a third floor apartment and the roof is leaking. We have been trying to get them to fix it for months and all they have done is patch it and is now leaking again. The maintenance people will force their way into your apartment if you don't answer the door within 2 seconds and some are very rude and have no idea what they are doing. The office people ignore and dismiss anything you say and try to get you out of the office as soon as they can so they don't have to deal with you. The new manager will not talk to anyone and acts as if she is always busy in her office to avoid talking to you. They only clean near the office and the rest of the complex has trash all over. The apartments are nice enough if you like living in a non updated apartment form the 90's. Among other things to make this place crappy. It's the only place in the area that has the best price for the square footage other than that I wouldn't recommend this place to anyone.
Sterling Crest apartments is in a prime location. It is walking distance from the supermarket and restaurants. It is also a 15 minute drive from the Universal complex. Sterling Crest has walk in closets. The apartments are surrounded by greenery including a park with a gazebo and barbecue grills. The apartments have large windows, which allow a lot of light. The amenities include a Laundromat, swimming pool, gym and a tennis court. It is a quiet neighborhood. The staff are friendly and fix maintenance issues relatively quickly, usually within a day. The bathrooms are large with more than enough drawers and cupboards. The kitchen is not the most modern, but includes a pantry with laundry hookups.
When showed the apartment and complex it seemed very homie. Since I have been here for a year I have to realize that it's different than what I thought. People leave soda bottles and buckets full of cigarettes in the stairways, and trash is constantly scattered in the parking lot and bushes. The office people are nice enough and do what you tell them to. Their is pest control every month but still find ants all over the apartment and I keep it very clean. The kitchen and bathrooms need updating, the counter tops and appliances look they have been here since they opened and have scuff marks in them you can't get out. They gave away the apartment that I was supposed to be having and they told me that they made a mistake and would have to take one opening up in the next week or so. Most things are OK here but they defintley need to do some remodeling at some point. Basically the price is decent for what you're getting.
Sterling Crest is a pretty good complex. It's location is optimum, but you pay for it as well (700 for a one bedroom). The office is usually on point with maintenance requests, but we have had a few instances where we told them about issues and they never got fixed.
I have been living in my apartment for almost 3 months now and I have to say that I really like living here. The rent is reasonable compared to the surrounding complexes. The maintenance people respond very quickly to any service requests. It's right across the street from a 24 hour Walmart and very close to everything you would need. The bus stop is also right across the street. I do wish the apartments were more updated but overall it's a great place to live.
