Property Ratings at The Park at Forest Hill
Here's what you can look forward to after moving in: - Random fees and charges that don't get explained - Forced into using one internet provider than cannot provide speeds faster than 5mbps (I'm an IT enthusiast, trust me) - A/C problems that don't get addressed until days, if not weeks later - An almost entirely unresponsive front office that will quite literally berate and laugh AT you - If your apartment floods like mine, you can expect a 16-hour response time, even with ankle-deep water in your kitchen This place is quite literally EVERYTHING that is wrong with renting an apartment today. PLEASE heed this warning - search elsewhere
When I first moved in several years ago, it was great. It was a gated complex on a golf course, but now... The dumpsters get emptied once a week, if that frequently. There's also a clause in your lease that they'll charge you $50 per instance you leave trash outside your door (they don't want to invite pests). So your options are to hoard your trash, toss it into the piles of bags next to the dumpsters or get fined. All of which are unsanitary and asking for pests. Unless you have an emergency maintenance issue, it will never get fixed-only marked complete. The gates haven't worked in about 5 years and neither has the key card entry for the mail room. Parking lots and walkways are poorly lit, so many residents have put up their own cameras at their doors to monitor their safety.
I lived in a 1 bed/1bath between September 2019-October 2020. My apartment got broken into within the first 3 weeks of living there and the office couldn’t care less. The 1bd apartments are sandwiched in between the 2bd apartments and the walls are paper thin, so you hear everything going on. Your front door opens to a shared “front porch” and because everybody walks by it, you can never open your windows, because you’ll never have privacy. I killed about 5-10 cockroaches a day. I’m pretty sure most of neighbors were drug dealers because the area always smelled like p*t and they never left their apartments. Worst apartment I’ve ever had. Don’t let the allure of living on a golf course fool you.
To start, the leasing staff seem cool when you approach them and start the process but they are liars! They lied about the apartments being newly renovated and clean. The managers have bad attitudes and poor customer service and don’t want to give you refunds when THEY are at fault. I went through the process of renting my first apartment ever and i am a nurse that works all day 5 days a week yet i did everything quickly paid everything as soon as they told me and returned all documentation needed as soon as next day. They took 2 weeks to verify my employment which pushed my move in date back so once i finally made it to move in day. i paid my deposit signed the lease electronically and very quickly might i add due to them trying to close the office at 5 and i had just got off work to make it on time. It was a friday. I got the keys and then they closed the office and left. I went to the apartment and it was a complete mess. it was trash left on the countertop, black stains on the counter, brown dirt grease stains on cabinets, carpet had red stains, and full dust on the ceiling that (literally from one side to the next), cabinets and draws were broken and hanging in kitchen and bathroom, paint spots on every wall and cabinet, wood flooring was torn, door hinges messed up, dents in wall, outlets not completely in the wall, sink dirty, base of tub dirty, smelled like smoke, i could go on and on. NOTHING about the apartment was renovated! the person who lived in it before me got evicted and once she left all they did was attempt to clean the carpet and it was STILL stained and dirty. I never moved in! I was told to come back to office monday and let them know what i didn’t like. I returned monday with proof of everything and to ask for a new apartment or i’d let them take a week to renovate it. they saw it all and acted surprised but couldn’t do anything i asked so i returned the keys and they told me they’d charge me for the weekend i had the keys and may not give all my money back. I called the apartment management company and they said they’d mail me a check for $756 when i lost out on $1400! i still have not received a check! THIS PLACE IS TERRIBLE FROM THE APARTMENTS THEMSELVES ALL THE WAY TO MANAGEMENT. DO NOT WASTE YOUR MONEY OR TIME!!!!
You know an apartment is not good when its says it has 5 stars, with many negative reviews. I will not be renewing my lease, as the office cant seem to keep its paperwork in order. When I first went to sign my lease, the guy who had been helping me no longer worked there. The office thought we had already moved in, so no one called us to continue the process. I have two dogs, which are on the lease, and now they are accusing me of not paying the pet deposit. They are also saying my Lab mix is a restricted breed, so why wasn't that brought up upon signing the original lease. (Keep in mind this is my second year living here) There is a roach problem, and the trash piles up and overflows the dumpsters. Even trying to get everything sorted out, the office will not answer my calls. The maintenance guys are super nice, and seem to be quick about any problems.
The apartment refuse to pay for the damages to my items in the apartment. Maintenance came out a year ago and said they just needed to spray mold spray on the walls. One year later it's everywhere all over the exterior walls. They refuse to do more than allow me to break my lease at no charge. Clothes, shoes, bedding, luggage etc.. All gone. This is black mold and aftet speking with other neighbors it seems to be an ongoing problem. BEWARE
I moved into these apartments 3 weeks ago and I will say I am NOT pleased with the service I am getting. The rent here is high and with that being said my apartment should match the rent I’m paying. First off they do have a bug problem. When I first signed my lease my leasing consultant didn’t do a walk through of my apartment until the day of.. the apartment was filthy, baseboards falling off. Whoever was the tenant before me must have kicked a door in and maintenance just nailed the doorframe back together with the nails sticking out. The tub is out of order... I was told I was high priority on the list to get these problems fixed and I am having to email these people almost everyday asking for an update. I am not pleased with the service at all. Save yourself a headache and don’t move here. This was a rush move on my part. They do have brand new appliances which was nice but it was hard to enjoy when I had to come in and scrub the apartment from top to bottom because of how filthy it was
Please don’t move here!! Counting my days until my lease is up. The office management is very disrespectful , they have a bad pest problem , pictures are not what they look like in person and they never close the gate so don’t leave valuables in your car!!
I moved here in 2016, and up until now, they were great. The office staff was very friendly and helpful, and the maintenance was fast with responding to requests. The customer service is okay, but not great. I have been given the run around multiple times regarding maintenance issues this year. It took them five weeks to finally resolve my requests for last month (submitted on 8/21/19 and not fixed until 9/25/19). I made numerous calls to the office with no progress, resulting in me emailing the property manager, along with the service manager. I've never had to wait that long for a service request through the years I've been living here. Nor have I had to deal with the lack of concern from the office staff. Also, with my latest request, I had to reach out to the service manager again via email to try and get an update. The service manager was extremely rude, unconcerned, and unprofessional. He replied to my email saying that my request was not important at the moment and that they have other things that comes before mine, but that he would send somebody anyway. I completely understand there are other residents who require service. However, it shouldn't matter what my issue is, if I pay rent on time, every month, it is your responsibility as the property to resolve my issues. I was so appalled at his response, which leads me to writing this review. I really can't believe that this is the same apartment complex I moved into in 2016. I will definitely be moving next year, and I hate to have to feel that way. It costs nothing to be nice and courteous to others, and to simply do your job. The apartments are also outdated inside, but they are remodeling some of them. And the gate only operates at random times. There is security that patrols every now and then, but I haven’t noticed a consistent patrolman. The crime is low from what I can tell; I haven’t personally had any issues with crime. Besides poor customer service and maintenance, the area is quiet for the most part, as the walls don’t seem thin (unless my neighbors are just very quiet), and the golf course provides a pretty scenery. The gym and pool is nice also. If you are someone who doesn't care much about customer service or the small things, this complex could work for you. But if you are easily bothered by lack of communication and staff/maintenance that don't seem to care about your issues, then I wouldn't suggest moving here.
Been here over a year now and it gets worst with time. The maintenance department sucks and takes months to fix some of the most simple things. Please don’t be fooled by the smiling faces In the office once you’re moved in they can care less what happens after that. I will not sign another lease with them run while you have the chance.
