I have been living at The Park at Kendall for 2 years and it’s been wonderful. The leasing office are very friendly and ready to help you with anything. Yadrian and his team are exceptional. They fix any problem that you have and they are ready to help.The property is really clean. Their coffees are delicious and gym always clean. The pool is fantastic. The apartments are very nice, beautiful kitchen and the rooms are very spacious. I love everything about this property.

I recently moved in about 2 months ago and I absolutely love it here. The people in the office are so sweet and attentive. Gaby helped me and even left me a personalized card on the day I moved in. The amenities are so nice and always so clean and maintained. The gym is open 24 hours so that's so convenient since I like an early morning workout and I can just go home to get ready. Totally recommend this community!

What made me give one star is what happen last night. Sunday evening I arrived home after purchasing a car. Sometime Monday evening, my car was towed due to the impossible parking requirements. See, you are required to have a sticker on your card. Fine. Had my sticker on the last car. I took the sticker however, I was tired Sunday and didn't put it. When I tried on Monday, it didn't stick. I'm in the process of moving and working on a big project so I thought to myself, I'll just contact the office for a new sticker but got busy and forgot (typical day-to-day life of anyone, right?) Yea, well they towed my car that night. Less than 24 hours after buying the car! And the tow company was quick to let me know someone from the property actually authorized towing my car whereas a simply search on the temp tag would've shown the name of the owner and resident are the same. The policy they have in place states, use the sticker or park in a visitor spot. What they don't tell you is that of the 300 spots available (which I'm in the back so most of the time there are empty spots) only 10 are visitor. By me, there are 2 visitor spots but both are hoarded by the same 2 cars and I'm pretty sure one of the cars hasn't moved since I moved in here. Their solution is find a spot somewhere else (which would mean hiking across the complex) or park in front of the office once they close (but you need to move before they open and again, it's a hike because I'm in the back building). Office spots are always full. A simple drive around has never yielded any empty visitor spots so the only other solution they don't tell you is to either get dropped off or uber to YOUR apartment otherwise risk having your car towed. If this place was jammed, I'd understand the need to have a strict policy with spots, but it's not. Residents have plenty of choices. The ones that are impacted are those without the sticker or guests. I've left multiple messages for the office and emails their response was their phones are down (they always are) and I need to go into the office and get another decal. So no resolution. No offer to get my car out of the impound. I need to wait for someone to pick me up and take me to the impound and I need to pay to have my car released. This is my thank you gift for living here and paying the expensive rent. Thank you THE PARK AT KENDALL, I just love unresolved matters, being ignored and spending money that clearly was burning a hole in my pocket.

Staff is unattentive and unorganized. They do not act like they care about their tennants
The apartments are pretty spacious, with an open kitchen/living room, and good lighting. I appreciated the quality appliances and full size washer/dryer. The free parking is always a plus- however, as a grad student, I had night classes and when I'd arrive home past 7PM there would be no parking within 2-3 buildings of my building. So, I had to park several buildings away and walk. There is limited guest parking, and if you try to park in one if it happens to open, you will be towed. Given the high amount of towing I saw, I'm guessing someone is paid for tipoffs or works for them in the complex. We were woken up by the sound of screaming and a car being towed more than once at 3am. The apartments are not well-insulated from noise, and are very loud. We could hear our neighbors sometimes, but heard every door in the building due to the lack of a stopping mechanism on them, so they loudly slam shut. We also heard a LOT of noise from the business behind our building, beginning at 7am M-F and ending 5pm. People by the pool complained of the noise at the pool too. The apartments look nice, but some work was not well-done or completed before move in. The plumbing was not well-done, as the piping was done incorrectly, causing clogging of shower and sink drains regularly. In some apartments, including ours, the dishwasher was installed in the incorrect place, so it only opened less than 3/4 of the way before hitting the stove handle, making loading/unloading the bottom dishes very difficult. Maintenance was generally friendly but slow to respond, and several do not speak much English. One arrived to fix something one day, and brought the wrong work order- something to be fixed in another apartment. We could not communicate with each other at all, and I had to get the leasing office to communicate the issue, and get someone to come fix it another time. The pool is nice, but small for the size of the complex, and there's no hot tub. The gym is nice, but small, and often had non-functioning equipment. Garages are very small and cost more than they should, or there's cheaper covered parking (Still overpriced). Overall, the apartments look nice- the granite, cabinets, and appliances look nice. The noise, lack of parking and small amenities, as well as the location (not near much, and across from a prison, and on a loud road) make them overpriced for what they are.

My first experience believe it or not was the first day I moved in. When I arrived with my Uhual truck and was ready to go see my apartment, ( which by the way I waited two months for ) I noticed that they gave me the wrong apartment. I originally asked for pool view and was willing to wait for it to be available. When I arrived they had an apartment that faced the parking lot. Not only did they messed up in the apartment, they also were charging me the prices for pool view which are more expensive. After speaking with them about this issue, there answer was to give me a five dollar deduction in my rent for having the parking lot view and they never apologized for the inconvenience. Also if you value your car or your visitors cars, then definitely do not move in. In the year that I leaved there I had both my wife, my visitor and my cars towed. I spoke with the towing company the day that my car was towed and they told me that they towed a total of 25 car that same night. To finish up this review I know I have written a lot. When I knew I was moving out I let the management office know 30 days in advance, and asked them how the deposit works and what they consider would be a situation that they would take money away from my deposit. I was told that any damage to the apartment would be taken out of the deposit and "nothing else", Fifteen days after my move I receive a letter through the mail and see a $90 dollar check with no explanation. I call the office and they tell me that this is what was left from the deposit, ( I gave $1500 deposit ) so I asked them why it was so little and they tell me because I only gave them 30 days before I moved and it had to be 60 days, and that because of the short notice they will take a 28 days worth of rent away from the deposit. After a lot of back and fourth and name calling ( from there end believe it or not ) they said that this was in there 30 page contract and that if I did not like this then I should have read the contract before signing it. They also kept reminding me that it was all legal, mind you they never gave me a copy of the contract. To conclude, in my year at the parks I had a horrible experience moving in and an even worst experience moving out please save yourself some headaches and look for somewhere else because to tell you the truth it is pretty expensive as well.
This place is located in front of a Federal Prison. Those people dressed in green are not employees, they are prisoners. Have you seen the fence that keep them from your home?
At the Park at Kendall we live a somewhat affordable luxury life. Here we enjoy an apartment that is not only efficient but also looks amazing. We no long have to waste money on a gym miles from our home because we have one steps from our door. With a business center, kids center, and free coffee! how could you go wrong. At The Park At Kendall we get fast service with a smile. Our AC froze over the week after we moved in and as soon as we alerted the office there was an employee at our door ready to fix it. There are minor downsides to our home, we live on the second floor and the walls are quite thin, but very few times do we ever become unconvinced by neighbors or, vise versa. Another small downside to The Park At Kendall is parking. We always find it hard to find visitor spaces for our guest that are over after 7pm, especially on the weekends. However, they do provide residents with the option of purchasing a garage close to your home. Overall me and my roommates are very happy here at The Park At Kendall and you would be too.
Luxury and peace of mind is what The Park At Kendall offers you as a resident. An amazing outdoors and a pool that will make you feel like if you are in a resort! The staff are always incredibly helpful and they are always there whenever you need even after hours. The surrounding areas are super convenient, you can have a super market less than a mile away, banks, restaurants, pharmacies, and even a zoo! I love where I live and I would trade that for any other community!
More like the park in heaven! It doesn't even feel like an apartment, more like a hotel! We struggled really hard money wise trying to live here but it was extremely worth it. We love it here and living here has made our hardships that much bearable! All the amenities are great and up to date.
We've lived in The Park At Kendall for 2 months now and I have no complaints. The staff is very friendly and helpful. The only problems we encounter are regarding the parking for guest. Other than that the amenities are great and the apartment is beautiful. Life couldn't be better.
I love where I live.Everything is brand new. It has great amenities. There's a pool,private gym, game room,outdoor pool table ,luxury style cabanas, Even a dog park!!! Its very close to a lot of shopping centers the leasing office is so welcoming to everyone. its great place to start a family . Its Home
Yes, the place looks beautiful. It looks cozy, relaxing, etc. Office personnel seem helpful & caring. I’d advice you do not judge a book by its cover. Everything started off well, but quickly went downhill. When we first moved in, we were told that amenities are first-come-first-serve. A few months later, they started charging parties to rent the cabanas & the veranda. We were flooded with non-residents, limiting our use of the pool area. As for the fire pit amenity that was promoted to us, it never worked. We had to get our own propane tank. Eventually it was just removed from the property. In the meantime, we had asked management what’s going on with it & were given 3 different excuses by the same person. The management team only tells you what you want to hear, & if you confront them saying they’re lying, they get very rude & defensive. Walls are also very thin. If your upstairs neighbor is using the restroom, it sounds like a waterfall in your bathroom. The max dog size is 70 lbs, but some dogs on the property look over that weight limit. Management doesn’t seem to do anything about residents who let the dogs howl day & night. If your upstairs neighbor has a dog, it will make your life miserable with the howling & thrashing around. There’s lot’s of dog feces on the sidewalks & in the hallways. Parking is terrible, especially for guests. The limited visitor spaces are always taken by cars who are there for several days at a time. If you or your guests are parked in a resident space without a decal, you’ll get towed. The security gate is a joke- it's constantly breaking & staying open. During my lease, it broke almost a week out of every month (at least). The valet trash service is suppose to pick up trash from your door between 6 & 9 PM, but they usually come way past that time, often as late as 3 AM & you can hear them in the halls due to the thin walls. If you are a current tenant & wish to leave a bad review, your lease won't get renewed. I was told they are not renewing my lease of a bad review I put on Facebook. I was a good tenant- never been late on a payment, nor had any complaints. Also, you shouldn't bother writing to FCI (the property owners). They just forward your complaints to the property manager & as per the property manager herself, FCI does not want to deal with residents. When you lease there, you basically have to stick it out because there’s nothing you can do about any complaints you have. Overall terrible experience.
This apartment complex sells at over market price and looks like the price is worth it. Then you sign the lease and everything changes. From the cheap paint job, the paper thin walls, the lack of sufficient parking spaces, the bad maintenance, overall lack of customers service, the unbearable lack of MANDATORY AT&T U-Verse service, the list goes on, this place has been the thing of nightmares. As I first time renter, I figured since it was pre-construction that things could only improve when they quite literally progressively got worse. At this point I would break my contract and pay the money for breaking contract and move to a place that actually cares about their tenants. Biggest disappointment and utterly disgusted with this complex. DO NOT WASTE YOUR TIME OR MONEY HERE.
I been living here for 6 months and so far never had an issue. The property managment team are always there to help me with anything. The maintenance team aslo super quick and great attitude. This place offer everything for any size family. The one bedroom I have comes with Den and its super spacious. The kitchen its just as you see in the pictures Beautiful!!! The complex also have activities for the kids, pets, movie nights BBQ, so its a friendly community. The location is great for my everyday needs.
If you are looking to come home to relaxation and great amenities this is the place to be. I moved in about four months ago and my experience has been great. The staff is attentive and professional, the pool area is relaxing and inviting. My son enjoys the kids play room and I really appreciate the Yoga and Zumba classes. After a long day at work, I really don't have the desire to drive to the gym. It is a plus for me to have these amenities right at home. My neighbors are friendly and respectful. Very seldom I hear them but after-all this is apartment living. I did shop the other communities in the area before I made my decision and I picked this property because of the friendliness of the staff, amenity package and the lay-out of the units. My apartments feels like a house; I love the open kitchen and the closet spaces. I will definitely recommended this property.
