Property Ratings at The Park at Marbella
Staff is inept & rude. My 2 complaints were ignored. Pools are always closed. Could not move out fast enough. Nasty, cheap apartments.
My wife and moved here with our newborn child in October 2022. We moved to Florida from out of state and were unable to tour the property beforehand. When we arrived, the apartment was not move-in ready. I have photos but am unable to share them here. In my opinion, the apartment they gave us was unlivable. The AC was not working and was iced over which disabled the apartment from producing air, when investigating further, we discovered that the air vent was frozen. The window screens were bent and busted, the electrical switches had no coverings on them, the inside of the closets were bent and dusty, the closet which held our washer and dryer had a massive hole in the wall with the wire all hanging out, and the casing around the shower handle and shower head was falling off. We requested a change of apartment citing these issues which were accommodated. I was not impressed with this place. I am not advising you to move here or to stay away. But this was my experience.
Such. A. Joke. Carpets were not cleaned upon move in. Management finally got someone to come clean their nasty 70’s carpet two weeks after living there. Still were disgusting and stained. I literally got down on my hands and knees for three hours clipping wads of gum. Yes gum out of the carpet. Two weeks later I moved out. Due to black mold and a host of other reasons. They charged me a carpet cleaning fee for apparent stains (even though I indicated stains on my move-in report). And loved there for essentially two weeks once the carpets were cleaned. Awful experience. Also don’t trust the pictures ?? they’re absolutely nothing like the apartment. Also I’m the entire month I survived there management respond to not a single maintenance request.
Do you enjoy being condescended and disrespected? Then maybe this is the place for you. It seems to be company policy to hire people who are unprofessional and disrespectful. The apartments are fine, not luxurious but not trash. The maintenance staff do good work and are prompt. But otherwise the property is effectively unmanaged. The trash will always be overflowing, and has been for the 2.5 years I've lived there. Amenities like the pool will be randomly closed without any notice. They pay for 5* reviews too, and then, they actually believe those reviews are authentic. Obviously you have to live somewhere, but your expectations need to be properly set; do not expect courteous help when you speak to the office staff.
I lived at this apartment complex previously, when it was Madison at Savannah Oaks. That was back in 2012-2013. It was great, staff/management was great. I moved back in in March 2016, after new management took over. I have had nothing but issues with this management. Took them 2 months after we moved in for them to paint our porch to match everyone else, as well as cover up previous tenants mess on the porch. Anytime something went wrong, it took maintenance WEEKS to "fix" the issues. After hurricane Matthew, our ceiling leaked in my kids bedroom, leaving a huge water mark, mold. That was never even fixed. When it came time for me to move out, I informed front office I would NOT be renewing my lease the second they put the notice for renewal on my front door. 45 days went by after I had moved out, & still had not received my deposit. Come to find out the lady I had spoke with SEVERAL times in regards to me not renewing my lease, NEVER put it in their systems, so they were not going to provide me my deposit because according to them, I "never informed them I was moving out." These people are rude, scams, & dishonest! DO NOT MOVE HERE.
These by far are the best apartments I have ever lived in for the price! It's quiet, people stay to themselves, it's family oriented, the apartments are clean, no bug problems, grass is kept up. I'm close to my job, downtown, my church, the highway-95, my child's school and everything! I'm going on two years living here so its great! The people that live here are mostly military and elderly so it's really nice!
All, except for 2 washers and 2 driers, have been inoperable in the Laundromat for the last 6 months. Management won't fix it.
I've been staying here for over a year and I can truly say this place is disappointing and a waste of time. Since the new company took over nothing has changed and the crime is getting worse. My car and my neighbor car has been broken into. Ask the office to come change the locks since my keys were stolen and they act as if they don't care. My apartment has water damage because the roof was leaking. It took months and several phone calls before they actually fixed it. They fixed the roof but I still have to look as those ugly stains in my daughter bedroom and master bedroom. They don't never pressure wash my building. I have a big wasp nest on my window. Cabinets are falling apart and tile is coming up from a leak from toilet it's horrible. Do not move here. Customer Service sucks and the money the charge for rent is not worth since we have yet to see any renovations except for them paining cabinets.
All new renovation are mostly unnecessary. Instead of changing the looks of the apartments, why can't the new management focus getting new A/C, new washer and dryer for all apartments? It is truly disappointing how the A/C does not work especially when we, (speaking for all that feels this way), need to have them on hot days. If you have pets, they may suffer from heat stroke since a/c always needs repairing. I don't blame the maintenance that tries their best to fix the a/c, I'm blaming the management for not getting new a/c that actually work on hot days like today. Yes, it is currently 98 degrees without a/c. Also, most of the time the washer and dryer does not work and we have to go to other locations just to do laundry. What is the purpose of paying monthly for these "features" in the apartment if they don't function well. They offer 24 availability on services but no that is a lie. I would never recommend this place to anyone.
I lived here 2 1/2 year's and I like it ... it's quiet and a good area to live, very little crime around here. The rent is reasonably priced, and the new company have done s lot of exterior painting ... I think the complex looks a lot better than it did before. I've seen other reviewers complaining about the new management .. but they have been pleasant with me .. and when I had a maintenance issue .. they came and fixed it the same day. They are supposed to be building a gym here .. that would be great .. but we are still waiting on that ...
This apartment complex is terrible. The place use to be ok, but they were bought out. The new management is the rudest and most inept group of people. They have trouble fixing the simplest of problems. The ladies in the office are the worst type of people. If I hadn’t signed my lease prior to the new management group moving in. I would not be leaving here. Please, If you are a decent person, STAY AWAY!!!
Previous management was friendly and warm, very easy to talk to. This new company is snooty and not very approachable. You get the feeling they think they're better than the current residents here, who alot have been here for awhile and are good tenants. They said they are upgrading the complex but all they've done is pressure washed some of the buildings and cut down some trees. There used to be a men's and woman's bathroom by the office-playground-pool area but now they put a lock on the nicer woman's bathroom and labeled it "employees only." So now when I take my little girl to the playground for some fun she would have to use a bathroom with urine soaked walls and a toilet that is stained yellow and a jacked up sink barely hanging on the wall. I really don't think 5 employees need their own private bathroom. The renovated clubhouse is a k-cup machine, kool-aid, and cheap cookies. Seems the only upgrades they've done only benefit new management.
Had time 1 star because 0 was not an option. New company does not follow previous companies policies for tenants. My water bill is twice as much and rent is increasing. With the previous company I had been placed on a 3 bedroom waiting list as I took a 2 bedroom temporary until the other half of my family arrived. There is no longer a waiting list and we're stuck with 4 people in a 2 bedroom. Too many maintainence issues to count, as the age of this property really shows. Military discount only applies to those who can actually get NAS housing to sign the document off and no longer applies to retirees. I will be paying the money to get out of here before my lease is up. Sad since my husband and I both work on NAS and this was very convenient.
New management has taken over what was formerly Madison at Savannah Oaks. They do not respond to phone calls, the property has gotten noisier and dirtier. They advertised online maintenance requests and rental payments but still do not have the system up and running. Water costs have increased and rents have drastically increased with no improvements onsite. New furniture in the office is not a renovated clubhouse! Previous ratings were for a different management company.
Madison at Savannah oaks is a good property, located within minute of a Naval air base, Shopping and dinning. Also less than a 10 minute drive to downtown. The staff is ever changing but each as friendly as the last. There is not a lot of amenities, but living here location make up for a lot of that. Madison at Savannah oaks is an exceptable standard of Florida living in one word, Convenience.
Madison savannah oak likes to mess with for no reason. I'm in the military and I want to come home to a peace place but when I'm constantly messed with it gets annoying
When I was searching for a convenient, affordable and friendly complex with the right amenities, I couldn't believe how lucky I was in choosing Madison Savannah Oak to live and call home. I'm sure glad I did!
