Property Ratings at The Park at Milazzo
I just moved out recently. There is 5 major problems with this place. 1st it’s never been renovated since it was built in 1972, Old doesn’t describe what it is like inside the apartments that you’re not allowed to see until you move in. The floors are uneven, the sink & bathtub/ shower will ALWAYS be clogged, there was never a fix even though they tried it will forever be clogged. This includes the dishwasher. It will never clean your dishes, these are the cheapest dishwasher they came up with to stick in these apartment. 2nd it’s so poorly insulated you can hear everything. Even snoring from the apartment next to you. Your neighbors will be inconsiderate, slamming the door and letting their dog bark all hours of the day. 3rd The fitness room is never going to be 24 hours because they keep breaking the lock. It’s so disgustingly dirty inside there anyway. 4th this apartment is next to San Pablo Blvd. so you will hear muscle cars racing at two in the morning mostly. 5th they are shutting your water system 2 to 3 times a month for hours saying they’re fixing the system (??) along with shutting down the pool mostly in the summer for 2 weeks at a time. Please consider this ‘you get what you pay for.’ Spend your hard earned money elsewhere, this is not the place to live.
Complex is old and needs much repair (i.e. decks, windows, screens, etc.). I was not allowed to see an apartment before I moved in. Management is not responsive. Only one maintenance man on site. Pool closed for much of the time I lived there, although it was clean when it was open.
Do not move here gross apartments way over priced everything breaks and cockroaches everywhere runnnn
This will be the new surf side. Foundations are sinking. They can’t repair anything - slap a bandaid on and spray paint - call it done. Shower backs up constantly. You’ll be be digging out sludge and old hair from decades past. Plumbing smells awful - along with the water. Ceilings are falling in and floors are soft and spongey - entire structure is crap - air vents clogged with mold, dirt and dust from decades. Putrid odor out of the vents every time the ac turns on. Refrigerator barely opens and doesn’t keep anything frozen or cold. Oven doesn’t work because wiring can’t handle the feed to the oven. Wall sockets constantly blow because wiring is crap. Half the sockets don’t work. Washer and dryer are crap. These places need MAJOR RENOVATION - should be torn down - that is if they don’t fall down first. All plumbing and electrical need to be updated. Doors don’t close properly. Everything is falling apart and rubber banded together. This place is absolutely a vile and disgusting slum. But they think it’s so valuable they’re jacking the rent $400 - $650 a month more. They need to be condemned.
Don’t bother with this place, it’s falling apart. My current units has a long list of issues that never seem to get fixed, leaking AC, Dryer doesn’t work properly, shower clogs and backs up black and brown sludge into my bathtub. Olivia at the head office doesn’t care either, I called and put in a maintenance request for my shower and after 3 days of no results I found out she never even told them I needed maintenance. Low price is not worth it, you won’t get to use half the appliances half of the time.
Save yourself the time and money and move anywhere but here. There is no other word than DISGUSTED to describe the feeling I felt when I entered this unit for the first time. Not only did it need intense cleaning, as the floors were black when mopped, and the toilet seat was covered in urine so bad that we had to buy a new seat and change it ourselves, but the overall presentation of this unit was far from move in ready. The kitchen counters split open on the edges, all of the drains including the kitchen and bathroom sink smelled so poor as if something died in them, and every single window screen had holes/were off the track. Its not like we could open them anyway, as not one window stayed open. Clearly there were holes in the walls that were so poorly covered you could see exactly where they were, the front door did not stay closed without being locked, the bathroom ceiling was quite literally caving in and falling apart as well. Among all of these issues, all of floors and counters were uneven, AND the AC reached 82 degrees despite it being set to 74 and maintenance’s various visits to check it out, in which each time nothing was resolved. All in all, this apartment was NOT worth the money and was a terrible experience. Upon moving out, we were told we owed over seven hundred dollars in fees, despite having put down a three hundred dollar security deposit prior to moving in. In attempt to further investigate this statement received, I tried contacting the management and responding to the emails I was sent multiples times, in which all were ignored. Between the condition of the apartment, the experience upon moving out, and how incompetent and useless the management team is, this apartment complex is clearly not a good choice and was quite frankly one of the worst experiences I’ve had here in Jacksonville.
The management at the facility is great. The manager Vicky actually get things done!!! If an item in the apartment needs fixing she stays on it till its done....Everyone in the office including the maintenance staff is very friendly and goes out of their to help the tenants....Even though the apartments are a little dated for the money they can't be beat.....My sister has lived in the apartments for over 40 years and considers the present management staff one of the best she has had....
Worst apartments I've ever lived in. There was a roach infestation due to spoiled/dead meat rotting in the fridge. The maintenance team's solution to this problem was to take the fridge outside, pressure wash it, and put it back in our apartment. Lol I've honestly never smelled anything so bad in my life. I thought there was a dead body in my apartment. The A/C leaked constantly to the point that we had to place a 5 gallon bucket underneath the unit. Since the A/C unit was shoved into the ceiling they had to remove parts of the ceiling to even service it which made a wet soggy mess of moldy carpet and drywall debris. While servicing our A/C unit the maintenance staff told me they are about to quit the job. (I don't blame them). This apartment complex needs to be condemned. When new management took over the first thing they spent their new money was painting the sidewalks red. Lol, of all the issues to throw money at... You paint the sidewalks?
When I first moved into my apartment there were dead/live wasps on the inside of the windows, HUGE ants coming out of nowhere, appliances sticking out the wall, the fan had a gap between it and the ceiling, was not informed they have assigned parking so if you have 2 cars tough luck. I felt like they just stuck us in any kind of apartment
!!!! AVOID RENTING !!!! Apartments are old units recovered with contractor grade stick down linoleum flooring, and a set of cabinets. Currently in an upper floor apartment with a “fully functional” central air system (as per management and a contractor) and a supplemental portable air conditioner on fully and indoor temperature is still 83F at 9pm. Windows are single pane, doors don’t fully seal, and went through two cans of spray insulation foam to seal the various holes around plumbing and fixtures to prevent pests. Pool and gym hours are severely limited, and can hold very few residents each. Location is good otherwise would be a one star review. Look elsewhere for much more updated properties for similar or lower rent!

I’ve lived here for a year now the maintenance has never help me with my disgusting apartment they slapped a new coat of paint on the outside and they’re trying to raise the rent $100 a month the fitness center has never been completed it sits there empty for the last five months the maintenance crew doesn’t do anything I did not have an air-conditioner all summer I did buy my own, They tow your cars, The pool has homeless people in it at night
Ever since Blue Roc bought the place I’ve had nothing but problems with this place. They might of slapped a new coat of paint on the buildings but it took 3 times talking to them (then yelling) for me to get my air conditioner fixed. They just kept telling me it was fine and that I didn’t need one. So, I went a month living in over 80° in the house until they finally fixed it. Also, there has been a light pole that rusted and has fallen and is leaning against my apartment building (with electricity still active) I have told them a month ago and the other day was the 4 time I have told them about it. But what did they do? They painted it and left it fallen on my apartment. This company does NOT care about you at all. Just remember that actions speak louder than words!!!
