Baytown presents a thriving residential area with an emphasis on family life. This community offers a balance between a quiet suburban lifestyle and the energetic ambition that comes with ample business opportunities. Speaking of – the city’s economy relies strongly on petroleum production.
Located by the water, Baytown’s Houston Ship Channel is one of the neighborhood’s biggest attractions. The nearby nature center is a sight to see and home to hundreds of land and aquatic animal species. When you’re not at home in your apartment, the Downtown Arts District has a number of culture programs like the Baytown Little Theatre, which has been run exclusively by volunteers for over 50 years.
In the event you’re not outside enjoying the bay views, you might be shopping at the San Jacinto Mall or lavishing in the comforts of your Baytown home.

Property Ratings at The Park at Monza
My daughter moved there a year ago. The office personal are very nice but that don't make up for the wrong. we were showed an apartment and was told that this is what she would be getting in her apartment. She was never able to view her apartment till she was there with the uhal on actual move in day then it was too late. They always had an excuse for her not to see it. It didn't have anything she was shown she would get. I even video the conversation. And since she has had work orders in every month to month in a half of upstairs leaking and water coming in under her downstairs floor every time it rains. And now she can't cook because water is leaking down over her stove, fridge, microwave and in the cabinets in the kitchen. They say they have 24 hr emergency call but never do they answer or show up till next day. They said they will let her move to another apartment but she will have to pay the higher rent. This is so unexceptable. Not right. Charging what you charge to live in this. And lies to get people in. Something must be done to these places. To take hard working people's money and promising a good place to live and it's not. You come home from a 12hr shift to this. You now have to call off work to deal with the issues because they are just money hungry liers. Stay away
Water is ALWAYS off, termite infestation, takes months for maintenance requests to be taken care of, safety concerns can be addressed and nothing will be done about it. Do NOT move here!!! STAY AWAY!!!
This is the worst managed apartment I’ve ever lived in. They spent 6 months claiming their phones didn’t work and would even claim their email didn’t work, all just to avoid talking to tenants. This is because they regularly just turn off the water without any notice and leave it off, sometimes for days at a time. They refuse to spend the money to actually fix the issue properly and instead just patch the water system together whenever they need to. I have to keep jugs of water handy because I’ve been in the middle of a shower when the water gets turned off. The last time they turned water off to the entire complex they told us that we could get water for flushing our toilets out of one of the pools. They never actually do exterminations and don’t even bother changing the air filters in the ac units. The front gate has been inoperable for almost two years also, although they’ve fixed it so the exit gate works but the entrance is left wide open. They spent all last summer claiming they were getting the pool fixed before claiming the city wouldn’t come out and inspect it. I don’t foresee them opening the pools this year either, as any amenities for the residents are their last priority. They’ve begun trying to enforce all sorts of small rules in the lease like not allowing grills on patios. But they also are not providing the designated grill area that they are supposed to provide, according to the lease. Unless you are ok with exterminating your own apartment regularly, doing all of your own maintenance, not having access to any amenities they claim to provide, and don’t mind carrying water in a bucket from a pool to your toilet, then I would recommend avoiding this place.
I was excited to move here. I was promised a real clean apartment when move in was ready. When I went to see it, roaches everywhere, spiders everywhere, mosquitos everywhere, there was a hole on the roof, and many more things. It was disappointing. On top of that, I didn’t get to see it until I had already signed the contract because it was still needing a clean up. Still got those results after that clean up. Never recommending these apartments.
Do no move in here, there are plenty of people dealing with maintenance issues. Some have spent up to a couple months without AC until they decided to by some units of their own.
Never fix anything it’s roaches and they don’t care they lie about loosing rent literally DONT MOVE HERE. The good reviews are written by family members of management fake pages

I just moved my family into a three bedroom here, Sarah helped us with everything and it was a breeze we moved in in like a week. The floor plans are beautiful, they always offer excellent service to their residents and anytime we have had any issues with neighbors or paperwork questions Sarah always gives 110% to make sure the issue is resolved.

Nice place to live, haven’t had any issues. It’s a affordable complex, I just renewed my lease.
The new management is so much better than the last! I haven’t had many problems here. I love the fact that if I can’t make it to my actual gym I can get a good workout at the gym here!
I just love our new management! The on site manager is such a great person! She will do anything she can to fix a problem if u have one! I know that if I need something I can go to her and she will take care of it.
I was told my apartment was ready to move in. I got in the apartment and no cabinet doors. Mold and mildew in apartment. Nasty.
Poor staff, awful management, staff will push move in date more than once, maintenance workers don’t fix apartments and expect for the apartments to be ok. Will tell you they are ok when they need work.
Company is under new management once again!! Was told by Mona one price. Then was told by Shardae another. UNORGANIZED TO THE MAXX!
