Property Ratings at The Park at Potenza
This apartment is a waste. The best thing I can say about it is that the water is included. All of the appliances are run down and they’re raising rent for nothing. Management has continued to allow it to be run down by trash everywhere, and a no-care attitude. They don’t respond to noise complaints, majority of maintenance is rude/condescending about issues, and literally if the person upstairs turns on the light in their bathroom...you can hear it. Pots,pans, cabinets; you name it, you can hear it from the person beside/above you. No matter how much you spray fragrances and try to keep your apartment smelling nice, it will smell like smoke or dirty vents...it won’t be addressed. I can’t WAIT until my lease it up, might cancel it before then. I rather pay for trash and water than stay in this dump.
This complex is out of control.it’s been a year since I’ve moved here and god has it gone way down hill! It’s very loud here and dirty. Management has zero control and doesn’t respond to noise complaints. People throw parties all day and night . Music is blasted in the parking lots all day management doesn’t dress that. The walls are paper thin you will here everything. Cat infestation , the sleep in your cars by your doors and people constantly feed them . Feral Cats and kittens are literally everywhere it’s sad . You can move into a nice newer complex instead of wasting hard earned money at a dump like this .
Parks of Potenza was our home for 5 years and it was a great community. The entire staff was always professional and caring. They always were quick with maintenance requests, doing community events, and honestly really cared about all of the tenants. It showed in so many ways with interactions and by their actions of kindness. Everyone from Tonia, Catherine, Cameron in the front office to John along with rest of the maintenance team. Highly recommend this community. It will truly feel like home for you.

I live on the Second floor and can hear every time my upstairs neighbors are home. It's not that they are walking heavy, it's the structure of this outdated apartment complex. You can hear the floor creek with every step they take. It's very annoying! The window are very old as well. The water smells awful. You will definitely need to buy bottled water or a filter, however I doubt a filter would work. Trust me the water is gross! My AC leaks and the maintenance does absolutely nothing about it. Mind you there is carpet where the AC closet is so of course mold begins to grow. The apartments and the appliances are just outdated for the price. Oh and the cats that roam the complex is like something out of a horror flick. They are on top of your car when you come out to grab something or head to work. They crowd the trash area, actually I believe they live there. Oh and the people in the office are def unprofessional and clueless. People I'm telling you, pay a little more elsewhere!
Really love living here. I have been here for a little over a year and just moved from a 2 to a 1 bedroom and they have both been amazing apartments! All the new remodeling and upgrades are looking great! My dog really enjoys being able to have different paths for our runs. The dog park could use some updating tho. Camy and her new front office staff have been amazing! They are always there to help and maintenance is always helpful and super friendly!
Mr. Spike came and fixed my garbage disposal, in a timely manner, very knowledgeable and was very friendly! Ms. Camy came out to welcome me to the property, she also asked if everything worked and was very friendly as well! Very impressed with the staff, I'm happy I choose to move here!
I have been living here for 6 years and absolutely love it! The property manager Camy is always so friendly and willing to help you with anything! She is definitely the best manager we have had since moving here! Any time she sees me and my family she goes out of her way to say hi! Any time I have to go to the office my kids always have to come because Camy gives them a cookie or candy and some lemonade! It's the small things that make living here GREAT! I would absolutely recommend living here to anyone!!!!
If u want a luxury apartment with a reasonable price look elsewhere. These apartments are very dated and maintenance is terrible.Cammy the property manager is ajoke, she's Rude and very unprofessional. The pool feels like a hot tub literally. Maintenance guys half fix stuff and it takes them forever to respond to a request. Everybody in the leasing office has a different stories to tell. Cats should be paying rent because they are all over the place scratching up your cars. Your only paying for location, not the property itself by far. You have been warned this is not where you wanna be.
Lived here for about 1.5 years until I had to move due to a better job offer in another state. My lease was up in two months, so I decided to let my lease run out and come back to move my furniture at a later time. I signed the necessary paperwork with an older lady in the office. I told her that my furniture will be in my apartment, but I will not be living there for the 2 months until my lease is up. Informed her that I will be back about a week before my lease is up to move my things and drop off my keys. Asked her to please not tape any "Notes or correspondence" on my door since this is something that they regularly do. I figured that a note hanging on my door for weeks on end would tell everyone else that lived there that I have not been home in a while (still had all my furniture/electronics in there). Two days after signing the required docs so I could be done with the lease in two months, I get a note taped on my door, an eviction notice. First off, I paid up every month so why would I get this.Second, I just asked her to make sure no notes go on the door and just call me. After calling the office and telling ANOTHER person not to put an notes on the door, the issue was resolved. It was an "oversight". I moved a couple of days later. During this time, they put other notes on my door (had a friend go check on the apt). They tried to charge me a full months rent for 15 days of my last month. There is zero communication. This all went down while the name was being changed. So the website that I paid my rent on was down. So I called the front office. They told me that I should have gotten a note on my door and that the rent had to be paid by check. I reminded them FOR THE FOURTH TIME that I am 1200 miles away and there is not a chance that I can get a check to them in a day, and I reminded them that I asked for no notes to be put on the door. Throughout this process, there was no professionalism.No communication in the front office. Everyone had attitudes. And I have been told to pay late fees for my apartments keys being sent in a day late.Remember 1200 miles away,and I am not overnighting a key to them, since I already had to overnight a check since they cant call me. Sean is horrible, huffs and puffs on the phone. Camy has no idea what is going on in the front office either. Good thing the job they have isn't customer oriented.
I've lived here for 3 months... the good things about these are apartments are for one the location! For two the neighbors are quiet I haven't had any issues with anyone.. and my apartment is a decent size.. My main problem is maintenance I've called multiple times about the ac my apartment gets up to 81 degrees and I'm always told heat rises and absolutely nothing has been done!! They'll come check and say it's working fine when apparently it isn't.. I was also told to buy some curtains to keep heat out I don't feel I need to purchase anything extra when I'm paying rent which is to include properly working ac.. interestingly enough the lady right across from me has an issue with her place being too cold... I've lived on the 2nd and 3rd floor before moving here and NEVER had an issue.. I've called about other things wrong in the apartment they'll come fix one thing and forget about the rest.. there's also a roach problem... living on the Southside can be expensive but pay the extra money if possible and move elsewhere...
I have lived in the Park at Potenza, which used to be Landmark at Hampshire until recently, for almost 2 years. The property manager here, Camy, is terrible. If it wasn't for the awesome customer service of Sean this place would be a total nightmare. I have had nothing but issues since she became property manager and the issues just kept increasing. I am moving out at the end of April and I am glad to finally be stress free! Aside from the lack of professionalism from the Property Manager the apartments are fairly dated but you are paying for the area itself, not the actual apartment. Appliances are old and the more updated units have black appliances compared to the white ones, but that's it. My bathroom in the master bedroom is mildew prone and I constantly have to spray it down with bleach. The widows are old and I also have to spray them with bleach because of all the moisture they retain which causes a lot of mildew! Overall, this place would be okay if they replaced the Property Manager.

I am an 8 year resident and still very happy to call Landmark home. It is a safe, quiet, and pet friendly community in a great convenient location and is very reasonably priced for this area. I use the pool, grill, and gym on a regular basis, but there is also an indoor racquetball court, tennis courts and clubhouse. The office staff are always very pleasant and helpful. It has been an all around nice place to live and I wouldn't hesitate to recommend it to anyone..
I have lived here for almost a year now and I am in love!!! My apartment was absolutely perfect when I moved in and the staff there Sean and Camy are beyond AMAZING and helpful. I have never had such fantastic customer service until I visited Landmark at Hampshire Place. The maintenance staff is always there when you need them and do the job right. The amenities are always kept clean and the swimming pool is just perfect after a long day at work. I highly recommend Landmark at Hampshire Place you definitely will not be disappointed!!!
PROS: This apartment is on a nice street in a very nice area, close to restaurants, very good mall, and beautiful St. John's Town Center and Florida State College at Jacksonville. Very close to the huge and best companies and corporations to work for. Very near trendy upscale places; but also very close to other non-corporate business. Many condos and apartments communities nearby. Maintenance: very quick, same or next day; usually get job done quickly (defected garbage disposal, toilet, A/C unit). Patio/balcony: nice decent size. Good/Decent schools. Property is reasonably clean, except for trash/dumpster area. Nice pool area, but small. I never felt unsafe. Decent kitchen cabinets and nice black stove. Large master bdrm. CONS: I give 2-1/2 stars. The apartment community is just 'alright'. 2 bdrm 2 bath unit is old and too small. No washer or dryer, only hookup; No community laundry center either. Only 1 nearby laundromat less than 10 minutes away, but much too crowded. Dishwasher/Other Appliances: Old, rickety, rusty. I bought new shower-head to replace old existing. Windows/screens: very old. I don't open them. Ants, roaches, bees easily get through. Too many stray cats. No privacy. Water from master bdrm sink smells awful. Everything is DARK. With windows wide open, is little or zero daylight. Never any sunlight in living area. Only in master bdrm. Too much money for too little ($925.00 at move-in; currently $940.00 after lease renewal-couldn't afford moving expenses for better place before lease renewal, but plan to move at end of current lease). Requires too much (high rent insurance high water) for too little (lack of amenities, small, old, dark). Is one of the lesser-desired apartments in this very nice area of Jacksonville. My previous rental, a beautifully-landscaped, modern condo/community with elevators and garages, offered so much more for the exact same $925.00 I paid here at move-in. Only moved from previous condo due to child's new school. Landmark's community sign says: “Luxury Apartments”, which is very untrue. Far from luxury. Brochures and adverstising are deceiving. Must share water/sewer/trash expenses with those who share same building (my water expense doubled since moving here. I used to pay no more than $40 monthly for water/sewer/trash at previous place, but now pay double since moving into Landmark at Hampshire Place. **Management mistakenly left notice on my door and online that I had to pay month-to-month (
This apartment is great for young professionals. The floor plans are spacious and the amenities are decent for the price. The only drawback is the 3 flights of stairs. Moving furniture up then was nearly impossible.
The apartment is nice.. The carpet is newer; the kitchen and bathroom are fairly modern; enough space for what I need, which is basically a place to sleep. You could do better for a little more money but, there are plenty of apartments out there that may not be as nice for the same price. All in all I'm pleased with the apartment.
