This place is old and infested with the big flying roaches. They climb up through the tub and kitchen sink.. They are all outside flying around.. dog poop all on the sidewalks. Been here 6 mths and cannot wait til Dec!!
The place is affordable, roomy and the staff is great especially Ms. Janet she’s always happy to help and always smiling ?? Love It Here!
I wouldn’t have even given this place 1 star .. 0 stars for everything …The staff is is incompetent and ignorant to the fact that their job affects real lives . They don’t care about the residents, the apartments are old and nothing is new but they keep raising rent like this complex is worth it and it’s not. Parking lot is trash and there’s cops here every other weekend and the office does nothing for the residents.
Clean and very safe. Excellent maintenance service. Locked mailboxes for each unit. Friendly people live here. Two blocks east is a great bike path. This is an excellent location with shopping within walking distance. Also a main road into Orlando is two blocks north. 436 Semoran is an excellent way to get anywhere in Orange county. Mi esposo y yo rentamos un apto. ahí, al momento de caminar el apto. con la manager nos percatamos que la carpeta tenía tres manchas pequeñas como si le hubiera caído Clorox (bleach) y le dije a la manager acerca de eso y me dijo que como eran pequeñas pasaba la inspección pues nosotros dijimos "ok". Duramos 2 años en ese apto porque ya queríamos una casa y cuando conseguimos la casa pues no renovamos el lease, pero que sucede que recibimos una carta de The Park at Realto II diciendo que el apto estaba muy bien cuidado pero que la carpeta tenía tres manchas y teníamos que pagar por eso. Se le explicó todo de que cuando lo rentamos estaba así, nos dijeron que no que teníamos que pagar $400.00 por la carpeta, tuvimos que pagar. l Que injustos fueron y si no pagabamos ellos dañan el crédito por 10 años que tu no puedes rentar, ni comprar casa, son unos ladrones. No se los recomiendo. Es mi opinión
Cuando entras a las Torres de los apartamentos siempre están sucios las puertas y las escaleras jamás hay mantenimiento, los apartamentos todos sus enseres son viejos pintan sobre lo viejo no renuevan nada muy diferente al apartamento modelo que le enseñan, lleno de cucarachas por todos los lados, supuestamente hay control de plagas pero quien sabe cómo lo hacen porque no se nota, lo único bueno es la ubicación del complex de resto falta de renovación en todo sus enseres y dejar de pintar sobre lo viejo se ve horrible.
Apartamentos en pésimas condiciones soy nueva y me entregaron el apartamento todo sucio gabinetes rotos cortinas llenas de sangre y con hongo el baño orrible no lo limpiaron para entregarlo solo pintaron las paredes y cambiaron las alfombras de los cuartos e dado varias quejas y no Hasen nada el personal de mantenimiento y el manager son de lo peor siempre hay una excusa para areglar las cosas las áreas verdes asquerosas y el edificio todo Abandonado e tenido que hacer yo mismas las cosas para que mi apartamento se vea desente y poder traer visita a mi casa porque es una vergüenza traer visitas a su hogar en esas condiciones y lo más tristes es que uno paga su renta al día y no pueden dar los servicios
Air conditioning has broken about once a week since I moved in. The air conditioning unit freezes up and the electric bill is $175 ! Maintenance is HORRIBLE. Not helpful at all. They wanted to paint over the MOLD in the bathroom! No ventilation vents in any bathrooms. The apartment 2 bed 1 bath never cools down. We had a German cockroach infestation they were all hiding under my dogs food and water bowl, in the kitchen cabinets, would crawl on my boyfriend and myself while sitting in the couch we had to bug bomb it ourselves! While with 2 dogs. Some of the women in the front office have BAD attitudes very nasty and will go off on you,DO NOT MOVE HERE. Maintenance comes in without calling or leaving a note. They locked my dog up in the master bedroom knowing she has anxiety issues and she destroyed the carpet and door. People go to the pool that do not even live there and blast inappropriate music all day on the weekends and drink at the pool excessively. While children are down there. Not kid friendly. The kids playground is broken and all they did was put caution tape on the one broken part of the playground so kids are still playing on the broken playground. If you’re on a first floor you will hear EVERYTHING above you from closing the washer and dryer door to music on speaker phone. Only good thing about this place is the grassy areas everywhere and the dog park has broken metal equipment and no dog bags ever. Do not move in here!
This place is infested with ants! Even though I keep my place clean, they never go away. I have complained many times to no avail. The A/C system has never worked properly. The maintenance man was very rude and acted like he was doing me a favor. It’s HOT in the summer! I have medical conditions that are worsened when I get overheated....When I tried to explain this urgency to the maintenance guy, he laughed and said, “I’m not a doctor” I am still sitting in the heat! Do you and your family a favor....skip this place. They DO NOT CARE, PERIOD!

We do care about every resident in our community. If for some reason you have not gotten the service you expect and deserve it is important to communicate that with the Property Manager. We can not fix a problem unless we know about it. Pest control is on our property every week. They will come to your apartment every week until the problem is taken care of. We also do mandatory quarterly treatments inside every apartment. If you have a pest issue that is on going we would need to develop a plan with the pest control company to come up with a permanent solution. With an A/C issue we treat those as emergencies and handle them as soon as they happen. If for some reason we cant get it repaired we would always install a a/c window unit so that you would not be with out a/c until we can solve the problem.
If you choose to move here it will be one of the worst decision you’ve ever made. The maintenance men have no qualifications to even be maintenance men because none of them know what they’re doing at all. When you need something fixed, your better off YouTubing it and fixing it yourself because you’ll probably do a better job (seriously). If you need them to come “fix” things in your apartment, they use the cheapest materials to so called “fix” it and claim thats all they can afford in their budget yet they’re always throwing non sense party’s every month. Talk about having their priorities mixed up. Also the pool is constantly under construction for weeks on end and god forbid you have family over and they’re at the pool without you, they will be kicked out by office workers. I’ve lived here for 4 months and I’m already breaking my lease and moving.

I am so upset that you feel your experience here has not been a good one. We have highly trained maintenance technicians and make every effort to correct any maintenance issues properly. If for some reason something didn't get done properly, communication is key to getting it taken care of. Management will always follow up on work requests to make sure they are completed to the residents satisfaction. The pool was under construction as there was an issue and we had to totally redo the marcite surface in the pool. This process did take some time because we had to drain the pool and remarcite the entire surface. Once done we had to refill the pool and make sure the chemicals were right so that it would be safe for resident to use. For the enjoyment of our all of our residents, all guests must be accompanied by the resident to use any of our amenities. We monitor this so that only residents and their guest enjoy the amenities and we don't have any problems with unauthorized people using them.
Went to apply upon my arrival GENESIS the assistant manager was holding a conversation with another individual not knowing I spoke Spanish she stated some unprofessional things. We continued with the process her attitude sticked she was rushing and she was negative through it all. I mad it my choice to ask around the neighborhood and many resisdents stated poor feed back about her as well. I’m a first time renter and this has been the worst treatment I have gotten while seeking a home!!!

We work really hard to provide the best service and be as professional as possible. If for some reason anyone feels that they were not provided with that professional service we would address it immediately with the staff. We hold weekly staff meetings and stress the importance of providing the best customer service. We hold all employees to the highest of standards but if some one doesn't meet those standards we would take measure to make sure it doesn't happen again.
I moved here from ohio. I met great people who work here they are respectful and nice. If i ever had a problem it actually took the most A couple days to fix. They keep the property nice and clean and im happy where im at .

Since day one that I walk to this community I felt at home walking at the front office and be greet with such off professionalism and she took me in a adventure when touring the model home and she listen to all my question and have the right answers I ended singing my lease and will be part of the Rialto family and looking forward to enjoy my new home.
I have read some of the reviews on this site for The Park at Rialto II and their employees, and I felt the need to set the record straight!!! I have lived on this property since February 2016, and just signed my 3rd renewal. Since Blue Roc Premier took over the property on December 16th, 2016, this community has undergone a transformation and a renaissance!!! The staff in the office, Ben-Property Manager, Genesis-Assistant Property Manager, Jahaira- Leasing Agent, are very professional, attentive, and compassionate!!! They have a great eye for detail, are active listeners, they have been an advocate for me, and have gone above and beyond to assist in making me feel safe and comfortable in my home!!! They have monthly community events to bring the community together, and to create personal relationships with each and every resident here!!! The maintenance staff, Ron-Maintenance Manager, Orlando-Maintenance Tech, Luis-Maintenance Tech, Thomas-Maintenance Tech, Hector-Porter, are also very professional, and will jump out of hoops to trouble-shoot and resolve any problem they are faced with... Even though there are over 400 apartments here, when they come to your apartment, they make you feel like you are the only tenant, and are very respectful to me and my home... they normally will complete your work order that same day, or will communicate and update you if they had to order a part or contract an outside vendor to complete the job!!! The staff at The Park at Rialto, the Regional Manager-Carla, have gone out of their way to accommodate me, and make me feel like and treat me like family!!! When I have been in the office at anytime, I have observed the professionalism and compassion that they have extended to my fellow residents, and to prospective residents as well... No matter how busy they are...and they are very busy, they treat you with respect and treat you like you are they only person, and give you their undivided attention each and every time!!! I am VERY proud to say that I am a resident here at The Park at Rialto II, as you also will be as a resident here!!! Please disregard previous negative reviews, and come experience the true way apartment living should be... I promise, you won't regret your choice to become a resident here!!! I wish there were more than 5 stars to give for the property and the staff here at The Park at Rialto II... It is the best experience that I have had in the 25 plus years of apartment living!!!

We would never knowingly allow employees to cause an issue on the property. If a Resident has any problem at all it should always be reported to the Property manager for its resolution. We cant fix a problem unless we know about it and those types of issues would be handled promptly.

This place never answers the phone when you call the front desk and we have been waiting for 3 days for them to replace this a/c unit. Temperatures are in the 30s at night and we have no heat. I will not be renewing. Screw this place. New management and even worse attitude.

We would never allow someone to be without heat for 3 days. If we need to replace a unit we would install a window unit or temporary heater until the unit arrives for installation. That is our standard procedure. If for some reason that didn't happen, you should communication your concerns with the Property Manager for its resolution. The Manager can not make something right if he doesn't know about it. We have a very busy office and sometimes can not answer the phone. We would love to answer it every time it rings but sometimes that's not possible. We give the resident or prospect our complete attention when they are in the office so that we can meet their needs. If you leave a voicemail message, when we are free we would call you back the same day.
Do not move into these expensive small apartments. They are infected with roaches. The office staff argue with you and act very rude and unprofessional. I'm saving you the headache and trouble. Don't sign that lease. Look for a nicer more affordable place to live. There are better communities then this crappy place. It's just not worth it.

I am not aware of any roach infestation reported. Any resident with a roach issue can be treated weekly by our pest control company. If the problem doesn't seem to get better we would look at all the apartments in that building and treat the entire building until the problem is resolved. I think we have an amazing team and would never allow someone to be rude or unprofessional. If anyone on the staff has not been courteous and helpful, the problem should be discussed with the Property Manager so that it can be handled. Our Residents are our number one priority and we make every effort to provide the best possible service. If for any reason someone feels like that has not happened, it should be communicated with the Property Manager immediately so it can be addressed and handled properly.
First of all I just want to say I have never written a BAD review before but I feel the need to do it for this place because it's by far the worst apartment complex in Seminole County. I moved here in 2015 and I ended my lease recently. THANK YOU JESUS! It was the best decision I ever made. The reason for my poor review is as following. The beginning of this year I gave one of the lady's in the office a money order for my rent of January for $975.00. I saved the Amscot money order stub just in case and guess what THEY LOST THE MONEY ORDER! Then 3 days later the old assistant manager comes to my door as I'm walking out stating that she was there to file for eviction and I SAID WHAT? FOR WHO? Are you sure you got the right apartment? So then I had to bring the stub to her proving I paid my rent. After that I had to go back to Amscot and pay $12.00 to track down my money order of $975.00 because it was no where to be found. The office ended up depositing my money order into their bank and NEVER CALLED ME TO TELL ME! Ask yourself this question would you want to put your hard working money in the hands of irresponsible people? And you end up getting evicted (if you didnt save the money order stub)? It's not worth it! The company changed names and management from The Palms of Magnolia to The Park of Rialto which is great but they jacked up their prices 200 . There were roaches all over my apartment and I am a very clean person. I have 3 small kids and you couldn't even tell my apartment had children in them, BUT STILL THERE WERE NASTY ROACHES EVERYWHERE! I couldn't take it anymore! The second thing I disliked about this place is the new staff team. NEW MANAGEMENT, NEW ATTITUDE YEAH OK?!?!?!?!? NEXT!!!!!!!!!! The many times I would call to have pest control come, they would never do as promised. At times I would have to ask for an extension on my rent because of the pricing being so high I had to wait for my next check to pay them and it was KILLING ME & OMG! The AC problem was by far the worst smell you could ever smell in the entire universe. SO I asked for them to bring in experts with no paperwork to prove they inspected ANYTHING! DO NOT MOVE HERE!

We are really upset if you had such a bad experience as we take resident satisfaction very seriously. I'm not aware of a lost money order but we are not perfect. If that happened we would not file eviction and reimburse the resident for any fees to research it. We would definitely work with a resident for a solution. If there was a pest control issue we would treat the apartment every week until the problem was resolved and if continued we would make sure we treated the entire building. With this issue we need cooperation for the Resident to be diligent in calling in an issue and communicating with us if the problem continues.With a bad smell in your a/c unit we would address by cleaning the a/c ducts and the air handler system. Our staff are certified a/c technicians but if still not resolved we have no problem calling an outside contractor. Any continuing issues should always be addressed with the Property Manager as we can not make a situation right if we don't know about it.
Took 5 months to get the air condition working still we have no dryer from day one going on about 6 months later dog give you old stuff and say it's new and no service would not recommend living here

An a/c would not take 5 months to repair as we do those as emergency work orders. If we have to order a part we always install a temporary window a/c unit so that the Resident will not be without air conditioning. I'm also not sure why you would be without a dryer for 6 months. Since the dryers are brand new it could be a warranty issue that we do not have any control of, however we would do what we could to address the issue. Service to our Residents is a priority and make every effort to handle all issues quickly. If for some reason any resident feels like they did not get their problems handled they should speak to the property Manager to get them resolved. Without communication small problems can become big problems. We have an open door policy and welcome Residents to discuss issues and the solutions with the Manager.
Do not rent here. The complex is now The Park at Rialto II and the new management is HORRIBLE. They refuse to call you back, are very rude when you approach them with an issue - even to military veterans, and the general manager has even hung up on a fellow tenant during a discussion of how to resolve an issue. They do not provide appropriate notice when doing maintenance/repairs that tenants DO NOT request - they are improvements to the individual apartments so they can drive the rent up at the next lease. They have even entered my apartment with no notice, locked my dog in my bedroom, and did renovations WHILE I WAS NOT HOME. The notices the complex does provide tenants are posted on their doors AFTER work has already been done, AFTER 5pm on Friday so there is nothing you can do about the notice because the work is being done Monday, or NOT AT ALL. Their notices have had conflicting dates - they gave me a notice on July 13th, which included a deadline for July 1st if I wanted to resign the lease for a lesser rent. The contractors they use for modifications and repairs have no logo or work vehicle to indicate what company they work for, but the complex tells us they hire from reputable companies and then refuse to give us the name. If you don't speak Spanish, you cannot communicate with the contractors AT ALL. If you are considering renting here, do research on their parent corporation first: Blue Rock Premier, LLC. If you want to be respected and valued as a human being, not a source of income to your apartment complex, rent elsewhere.

We value all of our Residents and try our best to accommodate them during the renovation process. We have had Residents that don't want the renovations done until after they move out and we have accommodated them. Our goal is to work with the residents since we are coming into their home. We would never want to be intrusive and if someone has felt like that they should speak to the Community Director as that is never our intention. We are not perfect so If a notice was sent with the wrong date we can only apologize and if brought to our attention we would do the right thing and correct what ever issue there was due to the mistake. We are not perfect but we would always make every effort to correct any situation that would come up. No one in our office would ever hang up on a resident and would always be willing to do what ever it takes to correct an issue that is brought to our attention.
I have been a resident since 2010, soon to be former resident to due the poor management whom has taken over, Blue roc company. Personnel act more as robots than humans and do not care about your opinion, only about the property and making the money; they don't care to keep their loyal residents. I only stayed because the previous owners handled issues well and cared about what concerns you had. I've put in the same work order for months, and still haven't seen any results; every time I call the office they always take down my number as if I haven't called before. the pictures on the site may look nice only because of filters and enhancers, but in reality its not all that great, and its all cosmetic. Any "upgrades" done, are merely cover ups and will show up again as time goes my because maintenance only tapes and paints over everything. its also nice and quiet, during the day; at night you'll see loitering and becomes uncomfortable to walk around after the office closes. Beware and choose carefully.

Maintenance requests are handled promptly and once completed we call the resident to make sure they are satisfied with the repair. We make every effort to take care of any issue and insure that the resident is happy. If something slips through the cracks we would want to know so that we can make it right. We have a couple staff members that live in the community and any loitering would be addressed. We always count on our residents to report any suspicious activity so that we can work together to make the community the best it can be.
Do not rent here. The management refuses to call you back, is very rude when you approach them with an issue - even to military veterans, and the general manager has even hung up on a fellow tenant during a discussion of how to resolve an issue. They do not provide appropriate notice when doing maintenance/repairs that tenants DO NOT request - they are improvements to the individual apartments so they can drive the rent up at the next lease. They have even entered my apartment with no notice, locked my dog in my bedroom, and did renovations WHILE I WAS NOT HOME. The notices the complex does provide tenants are posted on their doors AFTER work has already been done, AFTER 5pm on Friday so there is nothing you can do about the notice because the work is being done Monday, or NOT AT ALL. Their notices have had conflicting dates - they gave me a notice on July 13th, which included a deadline for July 1st if I wanted to resign the lease for a lesser rent. The contractors they use for modifications and repairs have no logo or work vehicle to indicate what company they work for, but the complex tells us they hire from reputable companies and then refuse to give us the name. If you don't speak Spanish, you cannot communicate with the contractors AT ALL. If you are considering renting here, do research on their parent corporation first: Blue Rock Premier, LLC. If you want to be respected and valued as a human being, not a source of income to your apartment complex, rent elsewhere.

We value all of our Residents and try our best to accommodate them during the renovation process. We have had Residents that don't want the renovations done until after they move out and we have accommodated them. Our goal is to work with the residents since we are coming into their home. We would never want to be intrusive and if someone has felt like that they should speak to the Community Director as that is never our intention. We are not perfect so If a notice was sent with the wrong date we can only apologize and if brought to our attention we would do the right thing and correct what ever issue there was due to the mistake. We are not perfect but we would always make every effort to correct any situation that would come up. No one in our office would ever hang up on a resident and would always be willing to do what ever it takes to correct an issue that is brought to our attention.
So New Management are dishonest... Was approved for lease renewal, was told would be contacted about signing lease. Continuous calls, never in office. Then 2wks before lease is up notified, now we aren't renewing lease. I'm sure it's due to them phasing out all who have old rent prices. Maintainance is way behind and rent is high for buildings built over 50 years ago!

We are not phasing out old residents due to old rent prices. That is not our policy and just doesn't happen. Maintenance typically is handled promptly unless there is an unusual circumstance which we would communicate with the resident of the problem. Work requests are reviewed daily and the Manager meets with the Maintenance Supervisor to follow up on any requests that are pending to figure out a way to complete any open items. If a resident is unhappy with our service in any way, they should speak to the Community Director for its resolution. We are committed to providing the best service possible to all of our residents.
I am a current resident, if you want to live in a place where you ask for maintenance and they don't listen to you, be my guest and welcome! I've been waiting for them for a week now, and every time I call the office they don't pick up the phone. I'm starting to think they have my number blocked or something. I went to the office, but still waiting. The washing and dryer machines are always broken, and sometime they don't even let you know, no sign or anything. You want to complain at the office? feel free to waste saliva and words. I have been like three times asking for simple information (mainly because system is always down) and they said they will call me back; again, still waiting. Seriously, don't even bother.

We are so sorry you have had a bad experience. I have no idea how a maintenance issue would not be handled as we review pending maintenance requests daily. The Manager reviews the pending requests and follows up with the maintenance supervisor of any work request that is still open to find out the status and what needs to be done to get it completed. If for some reason we missed something you would need to speak to us and we would gladly make sure it was handled. Our office is very busy and we make every effort to answer every call however if we have a resident in front of us we give them our complete attention and will allow the phone call to go to voice mail. Once we are free we will return the call if a message is left. We make every effort to provide the best service possible and if anyone feels they didn't receive that they should speak to the Community Director so it can be handled and resolved.
The worst placeto live infested with roaches.Bad neighbors and drugs. Please if you have children do not live in this place.Maintenance is poor and slow. And staff are liars, steal your money. and they know everything going on and do nothing. only care about collecting rent. The only good thing the school is close ... else within magnolia is bad.
I am very pleased at the Psalms at Magnolia Grove! The staff are very understanding and patient and always trying to figure out ways to better make our area a better place to live, even with the tenets help and input.I have been at PSALMS @ Mag. Grove for three years and i can truly call this place home!
