Property Ratings at Arbor One West
NASTIEST APARTMENTS EVER! I will never live here again if you’re looking for a nice apartment to rent this is not the one!
My family moved in today. The apartment was completely disgusting. The ceiling fan matted with inches of dirt and dust, the bathroom covered in mildew and scum. I am beside myself in how gross this place is. The hallways of the building are filthy and covered in debris, and the outside doors are unlocked. I would never recommend this place to anyone. It does have new carpet and laminate as promised but the rest is horrible.

I love the staff. They are extremely professional and very responsive. I am happy with the new management. -Monaye
I’m so excited that The Park at River Woods (formerly known as Huron View) recently received new management! Within a week, the entire complex is receiving updates. I hope it continues! Precious
I lived here for the 2016/2017 school year and LET ME TELL YOU it was and continues to be the worst mistake I have ever made. My air/heating didn't work upon move in. We didn't have window screens. The building is loud and trashy. The people are loud and absolutely ridiculous. The staff is unprofessional and rude. The appliances are all old and don't work properly, resulting in higher energy bills. The maintenance staff is very slow and hard to come by, but when they did come to fix our air conditioning, they fixed it improperly and it resulted in a 400 dollar energy bill from DTE that I was never reimbursed for. Now that I'm moved out, I'm STILL having issues with this place. They have not returned my security deposit, and charged me 400 dollars for "carpet stains" (there were none). I am beyond upset. PLEASE DONT MOVE HERE. THE CHEAP RENT IS NOT WORTH IT. IT COSTS MORE TO LIVE HERE IN THE LONG RUN.
Giving one star because I have to. I would give negative stars if I could. This is by far the worst place I have ever lived. As an Eastern student, I was looking for something affordable and close to school. Moving into Huron View was the worst decision of my life. Even though we were promised working central air and heat, maintenance didn't fix the unit, even after calling multiple times and dealing with rude office staff. One of the maintenance folks left the unit running while knowing it wasn't functioning properly resulting in a $400 energy bill (for which we were never reimbursed). In the middle of winter, the heat went out and it took much longer than acceptable for maintenance to come out to see what was going on. During the summer months, we were forced to keep the windows open and even though we lived on the third floor, there were no screens in our windows. By the time I moved out in August, there was an infestation of spiders and other bugs that couldn't be kept up with. There were other problems with the apartment as well. The dishwasher wasn't secured to the wall properly and would tip over if all the drawers were pulled out. The water was shut off often, without notice. And the office never seemed to know what was going on, or when the water would be turned back on. The neighbors are loud, the folks outside are loud, and the whole building smells like cigarettes and weed. Additionally since moving out, Huron View has kept my security deposit and charged me an extra $400 for new carpet. There was nothing wrong with the carpet in the apartment. Just needed to be cleaned. Overall this apartment complex and this rental agency is a joke. Do not stay here. It's not even worth the cheap rent.
This is the worst apartment experience you could imagine. The ladies in the leasing office are really rude for no reason. When I moved into my apartment it was poorly painted and there was still other people's things in it. Right away the fridge didn't work and the floor in the kitchen was leaking. The maintenance crew took a month to figure out the problem as well. The hallway always smells like weed and there are kids running loose all over the place. The walls are also extremely thin so you can hear everyone in the hallway. Our ac system stopped working just in time for summer. After we got a "new" fridge it's handle broke off. The carpet always feels dirty no matter how many times you vacuum it. The toilet arm in the inside was taped together and now is broken. There are holes in our cabinets and the shower drain is slow. And someone once tried to break in. All in all this is a terrible place to live. Sure it's cheap but it's also a cheap looking apartment. If your a college student DONT DO IT ITS A TRAP.
I have lived in Huron View Apartments with my roommate since August 2015 and we haven't had any major problems. We read many reviews about the complex being loud and dangerous, but our building is quiet 90% of the time. I think we got lucky because there are a few families in our building. As far as shooting or any other dangerous activity, that an and does happen anywhere in Ypsilanti. Sometimes residents close doors REALLY loud, which usually results in them breaking, but the are usually fixed within 3 days. There's a lady in the office that isn't always the nicest, but she does her job. Overall, I'm pleased with the complex and plan o live her next year.
The location is great and the price is reasonable. The office staff is very kind as well as the maintenance. The maintenance men really seem to love their job and were always present in a timely manner. However, we wouldn't have been able to move in on time had my roommates and I calling repeatedly for a move in date. That took weeks and we never received a notice as to when we could move in. There has been 2 shootings in the parking lot outside my building alone in the past month. Also there was mold growing around my windows exiting the winter months. That was easy enough to clean with some warm water and bleach. There are some very rude neighbors, however there are some kind ones, which has nothing to do with the company itself. It seems to be a very common college-town complex.
I have lived here for over a year (if I could afford it it would have been much, much less). Starting with the smallest problems: I can deal with the ants and wasps, just have to constantly spray every surface every other month. I can handle the extremely loud air conditioner and the refrigerator that sticks out and takes up half the kitchen. I have even gotten used to the smell of the hallways that my neighbors seem to think is a toilet and trash can. What has set me over the edge is the yelling, fighting, shaking of walls, and most importantly, the shooting! I have found bullet casings in front of the entrance door (that doesn't close all the way so it kind of defeats the purpose of being called "secured") and have even had the police show up when there was gunshots IN THE HALLWAY! So if you like bugs, lax security, Jerry Springer-style fighting, walking in filth, and dodging bullets then this is the place for you! Otherwise, RUN! Run as far away from this place as you can.
I like the location of my apartments its right accross the street from campus and right down the street from my parents house. Its also not too far from my job. I like living there.
Near campus...free heat...need to be remodeled or updated carpet in entry way and hall...secured entry doors. .okay place to live
Nice affordable community. We like our neighbors and office staff are helpful.
the apartment live in is ok but i feel like the maintenance could do much better
