With tree-lined streets, lush expanses of forest, and open field Echo Highlands provides residents with a pastoral living experience that captures the heart of visitors and native Southerners alike. Echo Highlands feels rural since the neighborhood is predominately residential, but there are shops and restaurants scattered throughout the area and there are several retail plazas nearby as well. Echo Highlands has housing for every budget, but renters are attracted to the area for its affordable rentals and low cost of living. Along with apartments, there are also single-family homes on large plots of land available for rent. Although Echo Highlands is a great choice for renters seeking a wooded escape, renters aren’t far from modern amenities. The neighborhood is located next to Jefferson State Community College and just 14 miles from the University of Alabama at Birmingham.

Property Ratings at The Park at Sunderland
The apartments are well-maintained, and offer a comfortable living space. The management team is incredibly responsive and goes above and beyond to create a welcoming community for all residents. I highly recommend this property to anyone searching for a new home.
They have rats and roaches everywhere. Both dumpsters are full to capacity. Trash everywhere. Dog poop on play ground. Rude managers. The Rent office even stinks.
The apartments are shabby there were loose electrical sockets when I moved in and I had to glue them to the wall to make them flat. Big bug problems spiders the size of my hand were frequent. The staff seemed nice when I was moving in but as soon as I called the office for anything they get condescending and rush you off the phone. Nothing ever gets fixed unless you do it yourself. If I can save you some money and peace of mind please take my advice and don’t move here.
Don’t waste your time even looking at these apartments. The management and staff is horrible they have nasty attitude. They don’t complete maintenance request. Most of the apartments have mold in the HVAC systems and just in the apartments in general. They are have leaks in just about all the apartments including the ceilings. Worst apartments highly don’t recommend !
This place is awful! In the beginning the office staff seemed so helpful and professional. Total turn around, for the rent price I would expect so much more. Maintenance isn't adequate and not trained to do the job at all. I pay for trash but take my own trash out. The kid are loud and VERY disrespectful. DO NOT MOVE HERE!
I recently moved in and the staff especially Kleo have been so welcoming!
I went by today, got there a little early, everyone was really friendly and welcoming. The on site gym in cozy but has every you would need, plus security - bonus for a 24 hours area. Little coffee are with snacks which is a nice treat. Nice size pool, Community was very well kept, everything looked in good order, lots of nice older trees. The inside was just enough space to feel cozy and make a great personal space. The patio was nice and for a me a must. Some units are electric and some are gas and electric, which was good to know. Kind of tucked away. Not a ton going on around it activity wise that I could see driving in, maybe a few fast food places, but overall I would give this a positive initial impression! The staff seemed really nice. Easy to talk to, friendly and professional.
Do not move in here, I’ve been waiting for more then 4 months for them to fix some issues with my apartment My apartment looks nothing like those pictures Every other day they’re turning of the water for some reason
Terrible apartments. If you’re just in need of a place to stay and these are the only apartments contacting you back then it’s okay but once you move here it’s horrible. The water gets turned off once or twice a week (sometimes more) and it takes maintenance 3-9 months to fix anything and once they fix whatever it is that they most likely broke, something else will break and now you gotta wait another 3 months to get it fixed. Oh and if you drive a charger or a Camaro your car will get broken into at least twice.
If I could rate these apartments a 0 star rating, I would. I've filled out several maintenance requests months ago and they haven't done a thing to rectify the problems I am facing. First off I have black mold in the master bedrooms' walk-in closet and master bedroom. My neighbor above me causes flooding about once a month, from their toilets. This causes stinky poop water to leak from the ceiling and run down into our bathrooms. The neighbor above me also has too many kids in her apartment. Its supposed to be a maximum of two people per bedroom. So she's literally breaking the law by cramming her 49 children in the two small bedrooms. Her kids also are way too loud at night, like from midnight to 3 or 4 in the morning they are screaming at the top of their lungs and running up and down the hallways while stomping their feet, and jumping up and down in the kitchen so loudly that the acoustic ceiling's little white pieces fall of ( also known as popcorn ceiling) and the light flickers on and off. They constantly are waking up my babies and me several times at night. The only time it's quiet is from 7 am to about 4 PM. That's when the jobless, welfare mooching neanderthal and her horde of cretins are sleeping. I've went up there and asked her several times to please keep the noise down cause I have to get up for work in a few hours. She just laughed and slammed the door in my face then she turns on R & B music out of spite that's very, very loud even in my apartment, so I know it must be deafening up there. then I went to management and told them what was going on, they obviously didnt do anything about it because it's still happening. I'm 2 seconds away from calling the police about a noise ordinance violation. I can always hear her screaming at her kids and someone who I presume is the children's father that doesnt live there. There is also the bug problem that they wont fix. I've never had problems with insects in any home I've ever lived in. My apartment is super clean and I don't ever leave food out. To top off the many issues I have there is also a huge problem with the wall sockets not being able to hold the plugs securely of anything I plug in. This causes my lamp cords to always fall out, the TV turns off all the time as does my internet. ( review continues below )
The website says that the apartments have designer ceiling fans and light fixtures in the rooms but that's a lie. There are no fans OR lights in either bedroom and no fans at all in the entire apartment. The lamps I have in every room don't even work half the time because of the socket problem. This is literally the worst place I have ever lived. I can't wait until my lease is up I am leaving and never coming back. Please don't waste your time coming here. You WILL regret it as I do.
This is one of the worst place to live. My apartment kitchen is flooding and I can't get in touch with anyone. The emergency maintenance number says there is no more room to leave a message. I've been calling since yesterday evening. I've been mopping all night. I've put towels and rugs down. This is crazy. They also have a major roach problem. These use to be one of the nices apartments to live in.
Our apartment Complex is undergoing some really nice renovations and staff is great and always makes sure every resident is satisfied!
I love where I stay. I would like to move into a bigger apartment. The neighbors are quiet and that's what I love. The only problem is maintenance is slow fixing things and we went all summer without being able to swim. The property managers are very rude but the area is very quiet and peaceful.
When I moved in 2.5 years ago it was an excellent community, but has declined over this past year.
Ive lived here for about 3yrs. In these 3yrs we've been under several different management companies which caused great conern. I was considering moving due to my Apt. Getting broken into in broad daylight but the apartments ended up switching managment again but this time we got lucky and got a good one it started off rocky but now i dont have any complaints they've come in and started some changes mostly cosmetic which makes me feel good to call it home the extra lighting on the property helps it feel safe at night all in all The Park at Saunderland is OK by me
