Property Ratings at The Park at Topaz Cay
This place is full of black mold and the new owners will have you pay to move in just to kick you out legally because you signed something that said you agreed to. The woman in the front office is extremely rude. You do not want to move here it’s not safe either. The parking lots have no lighting at night and someone’s apartment was shot at. Also there are amenities listed that are not at this complex. Don’t waste your money!
One thing you may not notice at first is that there's a railroad track running down the entire east side of this complex. The deisel engines are not quiet and the smell is horrible. If you're unlucky enough to get duped into renting on that side of the complex, you'll never be able to enjoy having open windows or hearing an entire TV show without the rumble and shaking of a train going by. You'll probably visit the rental office during the day when everyone's at work and the parking lot is nearly empty. Don't be fooled. This place isn't quiet and parking is a nightmare. The public transit system in this area is non-existant and anyone who lives here has to have a car. You can safely assume 2 people in a 1 BR will both have a car, so the result is crammmed parking lots in the evening when you get home. I you arrive after 4:30pm youcan count on having to park 300 ft away from your apartment. If you arrive home later than 8:00pm you can count on the police being somewhere in the complex and you'll also have to walk that 300ft stretch to your apartment in the dark because there's no parking lot lighting. Have your taser ready, and I'm not just talking to the women reading this. Maintenance is non-existant. The pools are always down. Plumbing and sewer is a real problem. There's always someone's central air that's down. There's mold everywhere and I get that this is Florida, but there's a difference between mold that crops up and serious neglect. This place is neglected and you will be too. The cheap rent attracts low-lifes and losers who have no problem stealing whatever isn't nailed down. You may as well just leave your car windows open and post a check list of things to steal on your front door to make sure they get everything. If you live here and try to get renter's insurance...good luck. If you do move in here, it's affordable but document EVERYTHING and I do mean EVERYTHING upon move-in or they'll be trying to sue you for your entire deposit plus some. You'll never see your deposit back and if you're lucky they won't try to tack on a long list of things you didn't "clean" and the $50-$200 costs they supposedly "incurred" by having to do it for you after you left.
I am a current resident, and this place needs a lot of TLC, seems like owners are not willing to pay out the money. The maintenance men just "put band-aids" on things, never really fixing thing properly. There is a definite plumbing issue in the complex. Both pools are now broke, and no one can give a straight answer as to when it will be completed. I moved in for the price, cable and water are included. I count the days when my lease is up. It will be worth it to live in a nice place with everything working properly.
Luckily I have great neighbors and rent is the cheapest in town. There is black mold in the a/c ducts that the owners will not get properly cleaned. I have a broken dishwasher that they will not replace so we wash dishes by hand. When you clean parts of the walls or cabinets fall off. Plumbing is messed up and if you have accidentally over filled the sink the water goes through to the floor below you. The breakers go if there are too many things going at once. My washer broke due to this. The whole neighborhood got their cars vadilized and broken into a one point. Even though they have security and security cameras the cameras don't work and they are just for show. I wish I could move but I am a working poor person and can not move.
Rent for a two bedroom/two bath is $685 and includes water and basic cable. I have lived here for two years so far. There is occasional police activity within the complex. Its a good start for people who are looking for a place to stay for a few years but I wouldn't live here all my life. Maintenance service is available 24/7 but I've had a leak in my roof along with mold that has yet to be fixed after a year of constant reminding to the front office. The front office has also lost rent checks before if you leave slide them through the door slot when the office isn't open so be sure to give them to the owner in person and get a receipt.
