Property Ratings at The Park at Topaz Riviera
Johnnie is an excellent and hard groundkeeper, he always make sure that the apartments look nice and take care of the residents with anything they need. He is very friendly and smiles at all the times. I recommended this place to live and the manager Sandra is very professional and she has a nice personality.
No pest control, although you are charged for it. Roaches are everywhere. They don't take care of maintenance issues. Recently they posted they will start remodeling on the exterior. That does nothing for the broken down, roach infested interiors. Many apartments have mold from leaking roofs. When a potential renter comes in, they are shown a model apartment and told all apartments will be remodeled to look like that one. Nor true. The exterior of the model is kept spotless, but the grounds of the property is filthy with dog poop everywhere. Lies is all you are told. Management has changed 3 times within the past year. The owners won't put out the money to fix the issues of doors falling off, floors paint stained and of course, the roaches!
Such a beautiful property and grounds. Great amenities. I stopped here to visit a friend, during that time I went into the office, where I was offered cookies and lemonade. The staff was amazing. I met a woman named Sandra, who took time out to answer questions for me about the property. She was very insightful and helpful. Great management. My friend’s apartment is spacious and had up to date appliances. I will be applying soon.
I lived at the Park at Topaz Riviera for multiple years and saw the conditions deteriorate severely. The buildings are old and not maintained. The air conditioners are rusting and do not cool the apartments enough to keep the humidity down. There is black mold in the units. Roaches are common. For the price they are charging, I suggest looking elsewhere.
Nice two-bedroom floorplan with plenty of closet space. I just downsized from a home and Topaz Riviera is a perfect fit. After work, I am able to walk along Lake Monroe which is wonderful.
The Park is without a doubt the filthiest apartment complex I've seen. They will tell you everything will be fixed before you move in, but nothing gets fixed. Large dogs crap everywhere and the owners do don't pick it up. Garbage is thrown throughout the property and the place stinks. Too bad too because it could be a nice place but they can't seem to keep a management team. There is a reason for that! The corporate owners will not fix broken things like the gate that has been broken since the hurricane in 2022. It's not gated, it's not luxury by any stretch of the imagination so they are also false advertising. The 30 lb dog limit is a joke. Many pits, German Shepard and other large dogs, some aggresive. It's not a safe place.
All of the negatives reviews about this place are very much true. The owners are greedy and only care about money! Literally nothing gets done and if so it takes months for it to get started and not even fully complete. This place is not good at all and is just been problems.
This place is not worth the headache,they raised the rent but won't fix nothing but will demand rent money and put you out the first chance they get if you miss a payment I'm hoping they shut this place down and somebody else buys it because the current owner don't care about the residents they care about money. Nothing gets fixed and work orders don't get completed.
Great location is the only thing good i have to say about this place. The bldg is very old and full of mold..recent rains have had many roofs leak and even cave in. When it rains the whole place floods to your thighs..if i could put pictures i would. I've had problems for months and nothing has been done. Unfortunately i am stuck here for a while...embarrassed to have anyone visit my place...i know management would not live like this why should we..
Awesome location and cute apartment layout at a great price. BUT it comes with rats, mold, unsealed windows and doors, and police being called out at least once a week.
This is the absolute worse place in the world to live!!!! From the time you sign your lease you are screwed! The list that you turn in upon moving in of items to be fixed NEVER gets done! The property is always trashy. The dumpster is Always overflowing and piled up with trash and furniture, which stays there for weeks at a time! The management NEVER lets tenants know when a major project is scheduled, for instance painting the deck outside of your front door and taping it off so you can’t get in! Maintenance is horrible! It takes call after call after call to the corporate office just to get something fixed weeks later! I’ve never experienced anything so bad.
Thankfully I haven’t had TOO many roaches (lol I know it’s sad that one should be happy about the fact they’re not being overrun with them like everyone else) however what actually finally made me leave a review was an ongoing issues for over 6 months. First I’ll adress the issue that I have cracks in the walls, the electrical issues are plenty, the apartments were built in the 80’s and although they seemingly look nice, the reality is they cheaped out on renovations and just slapped some pretty things over a cracking foundation. I spent months with rain coming down inside my bedroom walls causing internal damage to the roof, the electrical oulet(YES you read that right, water coming down the walls and down into the outlet) and water damage on the walls and ceiling. After weeks of calling, finally replaced my roof. As far as the inside, they have yet to come fix it. Everytime I call I get told someone is coming out. It’s been months. The ceiling is even bowing out a bit. There is also these weird holes from the 80’s in every window and bugs come in without an issue. I literally poured insect killer over all my windows to clog it up. There’s a hole in my porch storage closet which is where palmetto bugs and roaches come in. Next I’ll adress the mold. When I moved in, I spotted it and let them know to which I was told it’s dust lol. I tried to Clorox wipe it to no avail obviously. If that weren’t enough, you can literally smell the mold. I keep candles, plugins, incense on DECK.. I took my own mold test kit and it came back positive. I called them again and for weeks now I’ve been waiting on their engineering company to come out. Which has yet to happen. Our allergies are through the roof and my son is having asthma attacks left and right, did I mention he’s allergic to mold? They also raised my rent when I renewed my lease which I only did because financially this year I couldn’t move out yet. To any future movers, beware. It’s rough out here. The view and location is the only thing that makes up for it in the slightest littlest bit. I think the reality is they’re swamped because I’m clearly not the only one having issues and so it takes maintenance a year and a day to ever come out. I wish I would’ve been able to look at my unit throughly before signing the lease and moving in originally. Now here we are. Oh! Also check inside your kitchen cabinets if you do decide to bite the bullet. Cheers.
The hot tub has been broken for about 7 months now. They keep saying it’s going to get fixed but it never happens. Very disappointing!
Lived here since late march and we're moving already (Mid July). When we moved in there was a small roach problem which seemed to be "under control". Well in the past two weeks it's been completely out of hand even with pest control coming once a week, and by the way pest control won't visit your apartment unless your actually home, which means having to take the day off work since you never know what time they will come. Last week found multiple roaches in my dresser along with roach fesses, and we are VERY CLEAN people. Maintenance guys are nice and friendly but the office takes forever to actually send them to your place. The front office is very dishonest and will tell you anything to get you in then just ignore anything that is brought up. Don't trust just looking at the model apartment they show you in the front of the complex. You get what you pay for, the rent here is cheaper than most places for a reason.. just stay away. Another problem is that the front bedroom on the 2 bed 2 bath model apartment is EXTREMELY hot. With the AC set at 75 the front bedroom get towards 90 degrees. The only reason it's getting 1 star is because of the neighbors being nice and also quiet and the place's location, that's all. Update on the Roach situation. We had the pest control guy come after doing what the office told us to (remove EVERYTHING from all cabinets, drawers, pantry, both closets, ect which took all day. Pest control came and did a "total cleanout" and treated everyplace and found a hole around the outlet behind the fridge where he said the roaches were coming in and to tell the office to fill the hole with foam and install a simple outlet cover over the plugs (which should have been there anyway) so we did just that. We were told that it would be done that day by Alexis in the office, well it was never done. We went back yesterday and the new office manager Debbie told us they would get to it "some time next week". We are already finding more roaches because the hole is still there and they are ignoring it.
Great location on the shore of lake Monroe and walking distance to downtown and waterfront restaurants. I love my island kitchen and screened porch. Older but well kept and very attentive to any needs I've had! Highly recommend.
Okay place to live. Employees in office can be rude and not enough parking. Be prepared to park far away from your door if you get home passed 4 pm.
