Units are outdated and poorly maintained. The mgmt company clearly gives them no budget to address issues. I had to lease my unit sight unseen due moving from out of town and there being a shortage of available apartments in Jax. The unit was not ready and was in terrible shape. Rusted light fixtures, visible water damage, etc. Pretty sure this complex has a mold problem. The exterior wood is rotting away. My experience has been so bad, I wouldn’t even consider moving to another complex owned by the same company, Blue Roc Premier.
I've lived at this apartment complex for a year now and it has been the worst experience I have ever had. The apartments are in the horrible condition, there are sprinkler heads across the entire complex that are just spouts of water that no one bothers to fix. There is NO pest control, expect bugs in your apartment. There is NO wildlife control, expect raccoons to raid your trash daily, making a mess in front of your home. This company preys on people desperate for somewhere to live, overcharging for apartments that have not been refurbished in years. On top of that, the water here is NOT drinkable regardless of having a filter. DO. NOT. LIVE. HERE.
So me and my wife have been here for a year now. From day one we have had issues. The floors were soaking wet when we moved in. There are roaches everywhere. We have pest control out once a week and it only helps so much. If you have messy neighbors you are screwed. Highly advise against moving in here. Will be submitting photos. The pool also has issues with kids hanging out late at night an playing very loud music so everyone can enjoy it while they try to sleep.
This place is AWFUL! We read all the bad reviews and decided to give this place a chance anyways - big mistake. First, we signed up for a 1-br. We gave our last apartment a notice that we were moving out. Then, out of nowhere, they told us the people who live in our apartment-to-be have decided not to move so we weren't going to have an apartment. We were forced to get a more expensive 2-br because we didn't have time to find another place at that point. The roach infestation is out of control. We've asked for pest control spray several times and have not received a response. They also told us we can screen the patio after we moved in, so we got an estimate and emailed it to them. After many follow ups, they emailed us back and said we are not allowed to screen the patio. The mailboxes were compromised and we weren't getting any mail for over a week. They never bothered to send out an email or notification to the residents. We seriously regret moving here and if we could end our lease today and move out, we would.
I lived there for 1 year and that was too much. The worst living experience I've ever had. First off the women in the office don't care one bit about the people living at this complex. I was having a problem with my unit so I went into the office to set up a maintenance request and the women in the office told me that they didn't have time to deal with me and told me to leave. I also had 4 water leaks while wiving there and it was like pulling teeth to get those problems fixed. And now that im moved out they are withholding my security deposit without providing me with a written reason as to why. I have been moved out for 2 months now. So don't live here. The worst ever. I wish i could give less than 1 star.
We have lived here for about a year and not a month has gone by without a MAJOR issue. And since the owners have replaced the management it's gotten worse
Pay close attention to the clubhouse and pool because that's the last time you'll see anything nice as long as the current management is in charge. Rest assured that ridiculous flat rate water fee and the six different application fees you pay are funding it.
I have lived here for about a month. Very quiet. So far so good. They are painting buildings. So it looks a lot nicer. You can tell that they care about the residents.
I lived in this apartment complex for two years (moved out a month ago). I couldn't be happier to be out of there. The maintenance crew appears to be only one gentleman. He's a great guy, but he is constantly run ragged by the large complex. This means that your maintenance issues have to wait or are patched versus fixed. We reported that one of our bathtubs was stuck on full around noon. The solution the complex gave us was to turn off the water to the apartment overnight, and they'd take a look in the morning. My A/C was consistently either flooding or non-working for 2 years. They removed my air filter and forgot to replace it (and the assistant manager Rebecca conveniently forgot to take that work order down in the system), resulting in the AC unit sucking up dust. This resulted in a $300 fee on move out for HVAC maintenance that is, according to the lease, covered by the complex. The complex is overrun with cockroaches, palmetto bugs, and centipedes. We had to caulk the floor in our pantry and kitchen, as the walls and floorboards did not line up. There was an improvement when Landmark at Sage Commons did a complex wide bug spraying, but the Park at Trapani's lack of oversight into the "valet trash" program reversed any improvements. Trash is not collected on Friday or Saturday, so food waste placed in the bins Friday morning is there for 2.5 days in the hot sun. When the Park at Trapani took over, I noticed multiple apartments, including the one next door to me, with a large number of people. My nextdoor neighbor had at least 9 distinct people living in a 2 bedroom apartment. My car was broken into while living here. They will also threaten to tow your car once a month. I can understand they are within their rights to tow my car due to a flat tire, but they put their "tow notice" sticker in my wheel well on the side of my car facing away from the complex (not the flat tire). Getting the property management staff on the phone is like pulling teeth. They do not answer the phone. After being ignored and not receiving a call back for two days, I called them while sitting in front of the empty leasing office and my call was ignored again.
Back with this was still Waterford at Deerwood it was still decent to live at, however, two companies later it just keeps getting worse. The biggest change over the years is switching to charging each tenant for water usage based on the square footage of their apartment. This means if you’re in the 850 sq. ft. one-bedroom apartment you’re paying about close to 60% of what a tenant in a 1450 sq. ft. three-bedroom apartment with pays who may have 4-6 people using water while you’re only one person. All the good staff members were chased off by Landmark, and Blue Rock is no better than they were. The big million dollar upgrades were to the clubhouse, the pool, and the tennis court to make things look pretty. Nothing was done to the apartments. Certainly nothing was done to replace the particle board kitchen cabinets. You can find better, just keep looking.
This particular Landmark property advertises themselves as a "luxury complex" not even close !! Have had nothing but problems from day one. Water bill is insanely high $88 for a small 2 bedroom. The grounds/property itself is maintained, maintenance responds in adequate time. Huge turn over with office staff, only one person remains from original staff. Only two events have been held at the club house in a year. Adequate living at best. You can do better !
I have lived in Jacksonville Florida for 8years and have lived in 3 apartment homes,since my move from New York. Landmark at Sagecommons head been the best one of them all. It is going on three years, and although the front office management team has changed, the living environment has remained the same. The grounds are clean and well manicured, maintenance is very quick on responding to your needs and it is very quiet. I also enjoy being able to walk to my favorite food shopping center, where they also have a variety of restaurants to choose from. They also just did a nice renovation of the pool and fitness area. I give landmark 4stars. Not 5 because it is kind of pricey, but you get what you pay for!
