I have lived here for going on 2 years, I have 0 complaints. The office staff always goes above and beyond for me. I have never been happier. The community is extremely friendly, so nice to each other. The renovations have been a very nice addition to the property. The new dog park has to been one of my Favorite updates, my little fur baby loves it. Also, we have a courtesy officer which is incredibly satisfying to know I can call him (us seniors really feel safe and love our community)I very much so recommend making this your home ?? thank you The Park at Waterford Harbor.
My son lives there and when his brother came home after serving 6 years in the USAF he parked in an empty space with no signage so that he could go out of town on a hunting trip to catch up with his brother. When he came back the apartments towed his car. It cost a returning veteran $300.00 to get it back. The space was not marked at all, the "guest" spaces were full to include an empty boat trailer. The management just told us tough luck. Spoke to the wrecker company and they advised that they were on a contract and just makes random rounds through the complex towing any car not in the "guest" spots (again full to include a boat trailer). So theoretically if I were to stop by, and unknowingly park in the wrong spot as they are not marked and no signage, to see my grandson for 30 minutes and the tow truck comes through they could and would just take my car. I went to the management for my son then contacted the regional manager and was simply told oh well not their problem. My son and his wife are moving out as fast as they can. I would not recommend anyone who might have friends or family drop by live here. Your family or friends could get their vehicle towed by happenstance, no stickers, no warnings no nothing. And the management does not care. STAY AWAY. My daughter in law did attempt to re-park the car in "guest" spaces every day, it was left on a Thursday and towed on a Saturday, but "guest" parking was full, again to include a boat trailer.
I rented my apartment site unseen solely off of the internet due to being hired with an immediate start date and I must say I was lucky. The staff here at the Park has always been on point. Maintenance requests are usually handled within 24 hours. The complex is well tended to and staff seems genuinely friendly and concerned about the tenants. The floor plans are nice and amenities are well maintained. One of my major concerns about moving to Houston was the notorious stories I've heard about roaches /pests. And since living here the bugs have been minimal (I would have renewed off of that alone as much as I hate roaches). I really have no complaints about living here. The only thing I can think of is that most of the neighbors are not the friendliest people (if that sort of thing bothers you). Otherwise I couldn't ask for a better staff/management. If my job did not move I would have gladly renewed my lease for a third time.
One really can have it all! I simply love my apartment, it's spacious, has high ceilings, gorgeous water views from every room of Waterford Harbour Marina. I wanted to buy but the prices in this area were out of my budget. While looking for a home I passed this complex. It had curb appeal, I thought it was a condo complex but was surprised to see they were apartments for lease. I have the same water views as the townhomes across the Marina that costs over 200,000. Renting can be a great option for professionals who want high style living without the price tag or the upkeep of a home. I have wonderful neighbors, beautiful surroundings, and the carefree lifestyle of apartment living. As a mature single professional woman, it just makes sense, I feel safe, don't have the worries or added expenses of repairs and I've met my neighbors who have become my friends. A pool, sauna, weight room, DVD movies to check out and planned activities, is like country club living without country club pricing. Looking to move up? Why wait until you can buy, Leasing an apartment in a great community worked for me and it just may be a perfect option for women, professional singles and mature adults. Todays apartments offer so many amenities, you really can rent and have it all, I love my new apartment, There's no place like home!
I have lived here for over two years and its been simply wonderful. The staff is friendly and helpful and maintenance works at a lightning pace when anything happens which in two years I needed the ac recharged. My water view is beautiful and the community is very secure. There's tons of free services like yoga, cooking classes, and more.This is by far the best apartment I've lived in.
We rented an apartment at The Park, sight unseen. It wasn't a comfortable decision. The agent I worked with was not good at communicating and I remember feeling exceptionally stressed as we moved to TX from NJ all within two weeks. When I questioned the appliances I saw in the photos, I was assured that they were great! THEY WERE NOT! It was a very long fiasco of one appliance after another not working after moving in and me even taking a rusted out piece from the dishwasher to prove they were sub-par. Out of frustration, I finally contacted the Regional Manager. The appliances were replaced with more outdated, Jerry-rigged appliances. In the end, I added an additional premium per month to my rent just to have up to date, working appliances. This was the third complex we had rented in three years so I feel somewhat of an expert on rental staff and management. Unfortunately, this staff is mediocre. I lost count the number of times I called and left messages...they were NEVER returned. Many times I would stop by to pick up packages and was basically ignored for a period of time or even though business hours were posted on weekends, the office was closed. If that only happened once or twice you would feel their was an emergency or they were engrossed in a problem.... but it was the norm not the exception! When I complained to the property manager, she told me to e-mail her directly with problems, which helped but that is a shame that phones don't get answered regularly and promptly! I, however, would like to compliment Christina who came on board about a year into us living there. She always had a smile if I came to pick up a package and she happened to be working. Maintenance was always quick to resolve any problem. I believe I had about 22 maintenance requests in the 1 1/2 year we occupied a unit. The problems ranged from the shower head blowing off while taking a shower, the handle of the kitchen faucet stripped, cabinets repaired,air filter changes, and those awful, awful appliances. The cabinets and windows really need to be replaced. I could not open many of the windows and the few I could had gaps between the screen and frames. I guess because we were on ground level we were more accessible to critters and our apartment was continually infested with ants almost year round! I would keep a bug spray can handy and often called for the exterminator but just before we moved out of the property, it was AWFUL! I thought they were going to carry us away. While I didn't report this, my husband pointed out a RAT on the window sill about a week before we moved...I was really ready to leave at that point but to be fair, I had never seen one before that time however I remember reading a review of another tenant mentioning rats! I felt safe in the complex. However, during the Christmas holiday, we were out of town and had a package stolen from our front porch. It was another neighbor who mentioned it had been there a few days and then was gone. When I went to the office to address the missing package, it was met with a shrug. Many people in the complex would walk their pets past our apartment. Only a few cleaned up after them. But, maintenance seemed to be vigilant cleaning after them. I'm not sure of the pet policy as I don't own any but I did see pit bulls or maybe they were rotweilers, and also another very large breed of dog. I even witnessed one incident where I heard people screaming and ran outside. A tenants dog was attacking another dog through the fence in the open field next to the complex.... It didn't seem as though the staff was vigilant in reference to parking. We were at the end of the complex and until I took photos and complained about a boat trailer and a smoker occupying parking places as well as a tenant parking in two spaces....they stayed. Ironically, late one night in frustration that we couldn't find a parking spot close to our apartment, my husband parked in the white lines in front of our building with the intention to move the vehicle early in the morning... it was towed before 6 am...so there seems to be some cronyism among some of the tenants and staff. I would also like to compliment one maintenance worker, I wish I knew his name (he always wore a hat) and he would insist on helping me carry my groceries. Would not take no for an answer and never accepted any tip offered...but it was greatly appreciated. It has not been easy being this critical of staff. The aesthetics can be easily changed with appliance upgrades and updating outdated cabinets and windows. I always like to give the benefit of the doubt... but my experience with staff in the two previous properties rented and the current one we are in (about six miles from The Park) is like night and day. I hope the staff will realize that changes need to be made and will excel in reviews over the coming years!

Thank you for your feedback. While we are constantly striving to make this a great community to call home, we are imperfect and do sometimes make mistakes. However, we do attempt to get any and all issues resolved as quickly as possible. We have a wonderful staff that is very invested in the community and our residents. The staff is 100% devoted to delivering the best customer service possible at all times. To help us do so we have many programs in place, for example: The 48 hour work order guarantee and our 30 day Live it. Love it. Guarantee. Just to name a few. Our Live it.Love it.Guarantee is especially unique as it offers new residents an opportunity to get a feel for life at The Park – to see if it is the right place for them. If something changes within their first 30 days they can be released from their contract with NO penalties. The community is provided pest control by Orkin every Thursday (upon request) and our grounds are treated twice a year. We have on call maintenance, courtesy officer an even management can be paged after hours. I am truly sorry that your experience here was the best it could have been, as that is truly our #1 goal at the end of each day. I hope that you and your husband have a wonderful experience at your new home.
This apartment is run buy young incompetent girls that do nothing but gossip. The management is terrible and they have tones of HIDDEN EXPENSES!!! They allow PIT BULLS and FELONS to move in! Trust me, save yourself the headache and go somewhere else! Our neighbors were alcoholics and partied late at night when our 10 MONTH OLD was trying to sleep! They did NOTHING about it! Even the regional manager was ignorant and unresponsive to almost everything we had to say! PLUS when you move out, they send you a HUGE BILL!!! Again, DO NOT MOVE HERE!!!

The Park at Waterford Harbor is a great community. Our rental criteria is black and white - and includes no felonies. Our pet policy is also in writing and also includes no Pit Bulls. Every applicant is processed via the same criteria. All of our fees are lined out on our quotes for apartments and on the first page of our lease contract, which are reviewed at the time of the lease signing. When a resident gives their notice to move out we offer a copy of our checklist so that the resident can see what we are looking for when we walk a move out. Our move out statements are itemized and have a photo or vendor bill to back up each charge. If you feel that you have been unfairly charged for something, please feel free to contact me and I will review your file. If your charges are not correct or backed up I will gladly revise them. I am sorry that you had an issue with your neighbor. However, I am unsure of an ongoing issue. I am usually the individual who addresses these types of complaints and I try to do so in a very timely manner. I do hope that you and your family are now happy in your new home. I absolutely love living at the Park. The office staff is amazing. They are always doing whatever they need to do to accommodate you! Maintenance is speedy and they get it done right the first time!

I've lived here for a couple of years. Overall it's been a positive experience. The place is clean and well kept, quiet, and nice looking. However I would agree with the previous poster that the Manager is not the best person to speak with. The other people in the office are wonderful. They are friendly and they get things done. Just avoid the manager. I would, and have, recommended this place to others to move in here. My only other complaint is that the security gates frequently don't work properly because people keep damaging them repeatedly. They're really not needed here though because this is a very low crime area.

The area is beautiful and is very peaceful right on the water. Upon entering the office, I was greeted and we discussed the community and floor plans available. I was shown around and then met with the manager. My experience went from pleasant to very unpleasant quickly. I expected better customer service and quality from a luxury community. The experience with this person changed my entire view on this community. I felt if I had to live on this community, I would not prefer to have to deal with a personality as hers. Overall, the community is beautiful; however, service is not as pleasant.
