Property Ratings at The Park
Have tried 3 times to get a tour on my lunch and each time the office has been closed. The first time I'm assuming the property manager messaged me and said she would be put during my time and to reschedule. So we rescheduled for the next day at the same time. I drove to the apartment office and there was a note saying they wouldn't be back till 2:30. I tried contacting the property manager but got no response. I then made another appointment drove back to the office and there's a note on the door saying they closed at noon and would not be open again till Monday. Very frustrating and still no message from the property manager.

The atmosphere at the park apartments was great in the 5 years I lived there. Maintenance was always friendly and helpful and the office staff was fantastic! All the girls in the office were always friendly and helpful and I always felt welcome when Kristal greeted me at the door.

The rent is really low. The people are super friendly and ALWAYS willing to help. The location is SUPER convenient and excess-able.

I’ll start by saying, I know that you get what you pay for and these apartments are affordable so I should have expected this. I was a college student and this felt like my only option financially. They started by showing us an apartment that was really nice saying we would have one similar and then put us in a much more run down one with upstairs neighbors. But pros and cons: Pros- spacious, cheap, cabinet space, walk in pantry, plenty of parking, fast maintenance response (even though they lie to you about the fact that the real problem is crappy old plumbing). Cons- roaches (both Asian and German), constant water leaks from ceiling and sinks and air conditioners, paper thin ceilings (I can hear my neighbors arguing day and night and also smell whatever they’re cooking for dinner). Upstairs neighbors leave trash outside their door and it falls into our fenced front door area (office says it’s the wind so they don’t have to deal with it), also millions of cigarette butts raining down from multiple upstairs neighbors. Office workers say your packages aren’t in the office because they don’t feel like looking. They also continued to increase the rent by adding on things like a “convenience fee” and increasing the other monthly fees until it has been $70 more per month than we started off paying. Sydney In the office is the best thing about this place. God bless ya Sydney. In summary, avoid this place if you can. Also the deposit refund turned out to be only $65 after a $90 fridge cleaning fee and other made up fees.
They got me into an apartment by promising to repair a few things and never did. The countertop by the sink was and after over a year still damaged. The front concrete patio has a huge chunk of concrete missing right at the landing of the stairs; major trip/slip hazard; never fixed it. The water heater was super noisy and needed maintenance/ flush and they never did it; had to replace with a new one. The AC has gone out and never gets maintained so regularly has issues. The apartment had a bug issues when I first moved in and only reason it currently doesn’t is bc I’ve been treating it myself; their maintenance didn’t treat well enough I guess. The shower had tiles coming out for months and they wouldn’t address the issue until tiles actually fell. Now there’s black trash bags in my shower where tiles should be. The grounds are ugly and no one picks up after there dogs. Gun shots are part of the norm. Homeless people are always outside watching me come and go. The buildings are so old I can hear my neighbors walking in their apartment next door; like every step! This place isn’t worth the issues; run away don’t walk!
I've lived in these apartments for almost 3 years only because of the price; the price is extremely competitive is the only reason I did not give a 1 star. However... the cons far outweigh the pros... First the water situation. My water has been cut off at least 5-6 times a week for the past 3 years. With the amount of time they spent doing maintenance, they could have replaced the plumbing for the entire complex. They do have a text service now which is very nice because before that I would just wake up in the morning to shower and no water... Now they will just text you all day to let you know which is better than just guessing if you'll have water. Second, the one bedroom apartments (which are the most competitive with price) only have a wall unit for A/C and heat. Don't get me wrong it is a great unit.. but only for the living room. The bedroom will stay at a toasty 85-90 degrees in the spring and get much worse in the hottest days of summer. A high powered fan couldn't even do me justice blowing air from the living room to the bedroom. You'd think that you could cool off with a window unit in the bedroom but nope, that's against community policy because other people suffering in the heat would want to do it too... who would have thought?... Also, the insanely strict rules of keeping stuff on the patio are ridiculous too... I admit to not keeping it the best but when it just had the ramps for my car for oil changes and a drain pan they still complained. Overall my experience has not been a pleasant one and I strongly urge those looking for the 1 bedrooms to look elsewhere. I cannot speak for the other units because I have not lived there. Definitely looking forward to the end of my lease and will be moving down the street to Savannah Oaks. The Park, if you're reading I urge you to look into your policy for the window unit. No one wants to sleep in 90-degree heat, maybe amend it for the 1 bedrooms. Plus those are more efficient than the big wall unit. It saves the customer money, while making them comfortable, which leads to happy long term customers that keep paying and renewing their lease.
I have lived here over 2 years now. Since the building is old, problems are a given. The maintainance crew, aside for one long time member, generally dont really know what they are doing and do poor bandaid fixes. Not to mention that instead of actually changing our filter once they just set it next to the closet inside so we put it in. Then when we had a clogged filter they took the old one out and said they would come put a new one in. Months later we figure out we've been running our AC with no filter because they never came back evidently. When putting in the filter personally we found that the whole thing looks pretty jimmy rigged. There is also obvious and extensive water damage in the unpstairs full bath from previous residents leaving the floor next to the toilet soft and sinking and the tub with no overflow drain. There are also several obviously leaky pipes in the walls that maintainance seems to always think are not there and are never really bothered with. The rooms are a good size for the price and the staff is decently friendly, but they are obviously oblivious to the multiple lease violation per building. Specifically in my building there are upward of 6 guys living in a two bedroom. The legal limit for a two bedroom is 4 people, so that is definately not allowed and one of the residents is actually employeed by the complex.
