Property Ratings at The Park on 13 (Woodward North)
Place is poorly managed, cheaply made, falsely advertised, and overall not worth the money.
Lived here a few months ago before they evicted the entire building. New same for old company, they will not answer your calls and give you random charges. Dont live here
This place is Woodward north with the name changed. Stay away from this new company. They'll charge your rent wrong every month, dont answer calls or maintenance requests and shrug when you do get a hold of them
Woodward North is a very simple apartment complex. They offer only the basics. Some people complain there are no pools (which means no extra noise during the summer months) and no fitness center (Planet Fitness Royal Oak is less than a 5 minute drive from the Complex for $10 a month). If you are looking for these amenities in an apartment complex, there are plenty of others in the area that offer them but you will pay for it with much higher rent. The units are very small, even in the 2-bedroom units. If you own a lot of stuff, you will more than likely feel cramped. I think this complex was originally built with young college types in mind who owned little to no furniture. Closets are super small and there is no extra storage space available. The apartment building is old. Management does a respectable job with making improvements to the property to try and keep it somewhat up-to-date. Elevators are super scary. Very small and old. May hold up to three normal sized people comfortably. Maintenance is excellent. All requests are responded to within 24 hours. You pay all utilities. If you are looking for an apartment where everything is included in the monthly rent payment, this is not the place for you. PROS: -Rent is affordable for this area. -Community is mostly quiet. -Surrounded by plenty of shopping, restaurants, grocery stores, Beaumont Hospital. -Cats are welcome (you don't have to be disturbed by dogs barking all night). -Management responds to maintenance requests quickly CONS: -It's an old building. -Apartment units are very small compared to other more modern buildings. -Elevators are old, slow and small. Only two elevators per building. No freight elevators for moving in and out. The elevators will only hold maybe up to 4 or 5 large boxes at a time. Good luck in getting it to hold large pieces of furniture. If you own a lot of stuff, you are in for an exhausting move. -No extra storage area. -Insulation is not the best. Heat easily seeps in from door and windows. Units get very hot during the summer months. If you are using the air conditioning, your electric bill will be super high.
Worked with Penny on getting a one bedroom, you couldn't ask for a nicer woman who walks you through everything and has the answer to all your questions! This is the perfect place if your looking for a quaint little apartment and don't want to pay a fortune. Not very large inside but nicely updated and very clean.
Property Manager at The Park on 13 (Woodward North), Responded To This Review
Thank you so much for taking the time to let us know of your great customer service from Penny. We appreciate the feedback.
I have not yet moved into the apartments but, the staff in the leasing office have been such a wonderful help in sorting everything out for my move. This is my first time renting an apartment and despite my rather frequent phone calls, Penny has always been more than happy to answer my questions and provide reassurance. My move date is fast approaching and with a holiday weekend coming, the staff are working with me to try to allow me to move in a week early to have more time to unpack and acclimate to my new home. Judging by the experience I have had so far, I can tell Woodward North is going to be a fabulous place to live. My mind is always at ease and my questions are always answered whenever I interact with Penny. I had looked at several other places before finding this one. This was without a doubt, the easiest and least stressful experience I have had. I would definitely recommend this place, if you are looking.

Moving can be stressful... so thank you for taking the time to let us know the Woodward North Team made is easy and pleasant for you. Enjoy your new home with us!
I have lived here for almost 2 years now and I can say that, like with any apartment complex, there are positive and negative aspects to the complex. Let's start off with some basic facts, This complex is very conveniently located to Beaumont hospital and most major stores in the area. This is especially great if you happen to work at the hospital. The apartments are renovated with Real granite countertops in both the kitchen and the bathrooms. I would not call these "Luxury Apartments" but they are certainly nicer than the other complexes I have lived in--and are better priced! Pros: Convenient location On-Site Laundry (Pay Card, so you don't have to find quarters!) 4 washers, 4 dryers Courtyards outside of front doors Relatively quiet, with the exception of occasional stereos from Woodward/13 mile traffic and sirens (it is very close to the RO Fire Department) Rent can be paid online or Via text message, which is very convenient. I believe there is a monthly rental discount for employees of Beaumont Hospital Maintenance is typically good about responding to work order requests in a timely fashion The Complex plows/salts in winter There is an elevator Cons: The elevators could use some serious TLC, they are very outdated and give a grungy feeling when using them--they are poorly maintained and could use a makeover, it makes the building seem dingy when the apartments are really lovely on the inside. Many guests of mine have stated that the elevator is frightening to them and that they avoid it (Because it looks terrible!) The Basement/Laundry area is also in need of a facelift. It seems that there had been some issue with people making a mess in the laundry and storage rooms, so now our "Cage Storage" which is available for tenants is locked 24/7 and you need an appointment to get in to access your things---which is terribly inconvenient if you keep normal business hours. The exterior balconies (off the master bedroom) have been in the works for a "Redo" for over a year and a half--Very little progress has been made, again this is simply a cosmetic issue. Office Hours are poor--Only Monday - Friday 9-5 (No weekend or extended hours, so if you work an odd schedule, you are SOL) You pay ALL UTILITIES. Gas, Electric, Water, Heat. Electric is the only utility that is based upon your actual usage, the other utilities do NOT have individual unit gauges/meters so that is something to consider.
It's in an excellent location, close to everything. My apartment was fully renovated before I moved in. Very nice for the price. Surprisingly quiet. Management is really nice and accomidating. For the price there really is no beating it in royal oak.
