Property Ratings at The Park on 23rd
Can't ever get any maintenance done, our neighbors and I have no AC. There are mold problems in the vents and on the walls. Trash is not picked up on schedule and it sits there. Landlord does not care. Renting here is paying for problems.
This establishment is grossly overpriced and the overall quality of the units are beyond poor for the costs. In the beginning a different unit was shown, then another as it was stated “move in ready” the unit walked through was in fact filthy with the expectation things would be cleaned. It was in need of repairs that seemed minor at first (missing blinds, shower rods, air filters) which new repairs showed to be problematic. There was some mysterious leak that considerably stained the laminate flooring, water throughout buildings were cut, and a variety of news about the leak/no leak without a clear answer. Work orders placed several weeks ago still haven’t been completed and the property management seems to “not get paid enough for all this” likely faced with a barrage of complaints from tenants. Highly disappointed and would NEVER recommend.
All of the review from December 10th are obviously fake. Do not move here. Rent is high, yet we have no amenities to make up for it. The pool is green and disgusting, maintenance will mark your request as completed when it is not. Many people are dealing with MOLD in their apartments. Gnats are everywhere. Just awful. The manager was amazing when she started but now you can't get in contact with anyone whatsoever! BEWARE.
I've been residing here for the past three years, and I adore it! Everyone there is wonderful, and it's a pretty peaceful neighbourhood. Any maintenance problems are quickly rectified because to Fomby's excellent attention to detail! Additionally, the front desk is really helpful with everything. If you have any queries, Shelly is wonderful!

This is the first place that we can say actually feels like home. Shelly & the entire staff goes above and beyond to ensure we are cared for which should matter no matter where you live! With the state of our world, a little goes a long way & the changes we've seen in the last few months speak volumes. Shelly always greets you with a smile & compassion that is truly one of a kind. 10/10 would recommend living here.
We've been residents here going into our 2nd year and I can truly say that we've enjoyed our time here. We've never had an issue with feeling safe, so walking the grounds in the morning is peaceful. When there has been an issue with maintenance, Fomby and his team have responded with top-notch performance. Every request has been met with a quick resolution, always with a smile. They keep the ground clutter-free and pools sparkling. I enjoy having an upgraded fitness center and the clubhouse is perfect for gatherings.

Fomby is super on top of any maintenance issues and typically gets anything fixed within a day or two! The front office is also very helpful with everything as well! Moved here a few months back and it was a little tough but the Daniel has been here and things are so much better. Things are quieter and so much cleaner. Maintenance handles my issues so quick that they are here before I hang up the phone. I'm glad we have someone here that cares.
Thankfully I got fulltime at Honda and was able to move as the 3rd set of owners took over and I'm sure rent will go up yet again as they act like homer Simpson and use bubble gum to seal holes in a nuclear reactor. Here ya go pool is unsanitary,never clean and thugs who dont even rent at that place drive off good people. I never took my girls there. Parking lot always full of empty weed bags and blunt wrappers, no security or police patrol. If you call they just drive by. Apartments look way better visually inside and out on the surface. They took everyone's screen doors, so unless you want bugs you can never have it open, and most bedroom windows do not have screens. Seriously Dryer vents are not up to code and dont work, pretty bad that you have to resort to the laundromat because your clothes never dry and your apartment fills up with humidity. MOLD mold, termites, and roaches. They do spray but it's useless with the quality of people that live there. 0ne maintenance man. Trash use to pile up at dumpster, not sure now. The playground was a good idea but older kids just hang out and smoke weed at night. I took my trash out one night last year and swear I saw some kids setting the picnic area chairs on fire.
There is trash everywhere. No security of the grounds for the amount of rent you pay. Apartment manager sits in the office, but never answers the phone. Me and one of the other renters have noticed this. She doesn't answer the phone but if you go to the office a few minutes later, she is just sitting there. The inside of the apartments are nice, but the up keep of the grounds is a mess. Management could be better. Before you move in please get a report from the Pell City police department regarding the amount of calls they have had to handle at this place before you move in. I wish I had. Look around the property before you sign the lease. Do not let the pictures online fool you. I definitely will not be renewing my lease at the end of the year. Not worth the money in my opinion. And I'm sure roaches are on the property because of all the garbage laying around the property. I'm embarrassed to invite people over to my place, that's how bad it is.

We took a walk through one of your apartments. We went somewhere else because you advertise hardwood floors and the apartment, while it was nice, had VINYL flooring with a hardwood pattern on them. We also saw german cockroaches. We were disappointed after seeing the apartment in person.
