For its price it's not very good. Clear landlord specials all over the place and what's worse is I had a leak come from the ceiling of my unit and spoke to the office many many times with no resolution. This perfect is okay for during the warm summer times. Forget the winter! You will freeze or have a huge electricity bill due to having to always run the heat. The windows are terrible, leaks! There is cracks all over the apartment building that leak air in. I only moved here because it was a very good price during the pandemic but since prices have raised, I’m more than ready to leave since they won’t actually “fix” the window and leaks. I get windows are expensive but they need to be changed out.
I moved in last month. I like the neighborhood and community. It's quiet and safe. However, the management is bad and they don't care about residents. They charged us with a late payment fee without any notice. They just knocked on the door and handed us an eviction letter. They didn't clearly state when the payment is due in the contract or send a reminder so we don't miss the deadline. It seemed like they did it on purpose to charge us and rip us off. I believe a resident should be reminded of the payment due date, especially in the first month. Anyways, they don't care and it's always the resident's falt. In other words, they act in bad faith. Finally, I feel ripped off and fooled by these greedy landlords. My advice for anyone thinking about moving here is DON'T.
I made a noise complaint about the neighbor downstair with video and proofs. Email the office twice, the first time was told they couldn't locate where the noise was coming from, the second email got no reply. Now, I live with the neighbor constantly playing loud music and movie every night passed 12. I thought I really found a good place but they don't care about you.
These apartments are a little older and have some wood warping in some spots, particularly around the balcony door (in my case), but besides that these apartments are great for the price that it is. Appliances in my unit were kind of old, but dishwasher and stove/oven work fine. Refrigerator started to have issues after about a year, I contacted management, explained the issue, and they promptly replaced the fridge with a more modern one. Have been inside five other units in this complex, most have newer appliances (all had new fridges, but some had older oven/dishwasher. They work fine, they are just ugly). Management/maintenance has been very responsive and polite any time I have had to communicate with them. Best part is the rent is reasonable for people on a budget, for this area at least. The reason I gave four stars instead of five is that this place seems to have a ton of people who love to blast their music while driving through the parking lot late at night, occasionally in early morning. Pretty inconsiderate, nothing worse than being woken up/having your baby woken up by someone who can't keep turn down their music out of common courtesy. Along the same lines of this, a lot of residents here litter. It blows my mind that people would throw trash on the ground, especially AT THE PLACE THEY LIVE AT/CALL HOME!!! There are multiple trashcans around the complex, it is not hard to take trash to an empty trashcan. One particular time a person threw like 5 grocery store bags worth of trash right out their car window by the gate to the complex when they entered. They were literally 30 feet from a big giant garbage thing. The maintenance staff does a good job of sweeping the lot for traah every day, but still there's a ridiculous amount of new litter each day. So ya, to sum it up: apartments here are older but nicely priced, maintenance/front office are polite and respond quickly, worst part about this place is the people who litter/play loud music from their car while driving through the parking lot at night.
I'm sorry for my English, but I want to share my impressions. It was my fault not check review before sign lease in 18 month.You can found very old appliances(loud and not energy effective), also gaps in old windows. The OLD AC under your windows don't allow rest in sleep. Almost every month anything happen and repair man walking at your apartment. You will be charged for all from security deposit during move out. But the management was very polite always. It is plus.

These apartments arent well kept, the staff doesnt care one bit. I had a toilet overfill from the box area and it flooded the bathroom about 1.5 inches and the bedroom carpet was soaked. I called the office to tell them and see if i could gsthelp and they told me to email them?! I wouldnt reccommend living in this plce to anyone!
After being gone from this aprartment complex for over 3 years I receive a call from a collections agency saying that I owe funds to this place after I had moved out a month before my lease was up but paid through the end of the lease and had cleaned and left this place cleaner than when I had moved into(took photos for just for this reason)and have kept them. Needless to say I am not giving them another dime and would warn anyone that is planning on moving in or moving out TAKE BEFORE AND AFTER PICS!!!!! I know that I am not the first one that this has happened to, I have readi where others have been charged and taken to collections after they have left The Park on Collections.
Where do I even begin with this place. The fact that that they demanded a 15-month lease slould have been a clue. Office staff is rude and discourteous while hiding behind thin veneer of fake professionalism. They never know when they have packages, I always have to make them check. They sent their best maintenance man over to fix some of my problems, but before he would get it worked out he was transferred to a "better" "nicer" location. The other guys are nice, but clueless. My air condition has essentially been nun-functional since July 2015, when I moved in. I also had three ungrounded outlets in my apartment (tested myself before plugging sensitive electronics in), one of which was even a GFCI in my kitchnen. The shower has no regular back-flow valve so it constantly alternatives been frigid and scalding water. There are leaks in the walls in both the kitchen and the bedroom. I've seen signs of black mold, particularly in the bathroom where they just painted, caulked, or tiled over whatever was there without properly fixing the damage. My appliances were mostly manufactured in the late 70s.... Really, this is just the tip of the iceberg, I've had so much trouble with just my A/C that everything else is minor by comparison, but I'm getting frustrated feeling like i live in a place that isn't willing to spend a lot of money on improvements for its residents, and is only concerned with how much money can be extracted from them.
The Park on Preston apartments are not bad. for the price range the interior and square footage are reasonable. However the office staff is very difficult to deal with. I have had problems with them since I moved in. For example In the last rainy season my unit had leaks, mainly around my sliding door and the windows. After speaking with the office staff it took them a month to fix my units leak and this involved them tearing out my wall and replacing my entire sliding door. In my opinion these apartments are good for what you pay but you have to really pester the office if you want anything done. I am defiantly finding a new apartment complex when my lease is up and will not be staying here for much longer.
When I arrived I noticed a Texas flag flying at the entrance to the complex when leaving I noticed the American flag laying in the dirt tattered and torn attached to a broken flag pole. The flag had been there for much more then just the day. I now will have the flag retired and not be considering this place to live away!
Great location... great area... lots to do.... really affordable! I've only lived there 1 month but I love it!!
