Been living here for 4 years very poor office staff sons room floods everytime it rains been complaining for it to get fixed the whole time been living here the office staff just brushes the situation off I mean why should they care they don’t have to deal with it and the worst of it is the roaches this complex is definitely infested again apartments may look nice but this community is horrible and the office staff is even worse !! Do yourself a favor and just don’t do it

This place is filled with roaches. Do not do it. It completely disgusting. You wont be able to eat in your kitchen or cook. The appliances, everything is infested.
This apartment complex may seem nice on the outside. The management will not return your phone calls. You will try to go into the office or call them in the middle of a week day and not get a response. I had issues with destruction of property and could not get ahold of anyone. I requested the property manager to call me multiple times. She would not. There is crime, drugs, people fighting, and bugs. The pool was closed due to the police getting called. They do not care about who they let in to live here. The facilities guys are helpful, but they are understaffed. Please find elsewhere to live. I have lived in apartments for 10 years and this is the worst one I have had.
Been here a month and already looking forward to moving. Roaches everywhere. Took a month to get my toilet fixed , it wouldn’t flush.
All types of bugs coming from all over, great maintenance, they are very quick but it still does nothing. Just find something a little better for the same price.

Unless you love roaches being everywhere don’t do it. I walked in the bathroom to see 4 roaches at once. In one day, I’ve seen up to 10 all over the apartment. Terminix has come out twice but they only spray the bathroom and kitchen which does nothing. The whole place has poor water pressure, our sliding glass door didn’t lock when we first moved in, the entire apartment is drafty because the door doesn’t have any weather stripping, the door could also be easily busted in. I cannot wait until my lease is up. There have been 2 trees to fall (one on someone’s car) since I’ve been here. My apartment wasn’t ready when we were scheduled to move in. Hot water has stopped working for almost a week. Our apartment says it was renovated and that we had a new stove put in before we moved in (which is why we couldn’t move in on time) but our “new” stove was definitely used, dishwasher racks were rusty, fridge was missing the entire bottom shelf, there are cracks in the walls, just don’t do it. For the price you can find somewhere better to live. It is, however, convenient to everything which is a plus.
Living at The Park on Windy Hill is a wonderful place to raise a family, quiet community. Will definitely continuing to renew my lease.
I've been living here for just about 2 years, very comfortable and quiet area. Maintenance team answer all requests within 2 days. Leasing office is very responsive and nice. Community is kept clean and well maintained. Amenities are wonderful...great place for a family to live and feel safe. Plan on renewing my lease

I had high hopes for this place. I don’t understand how you set an appointment for a viewing for Monday on the Friday before, I show up for my appointment to only find out they don’t have anything to show. Why wouldn’t you call or email me to inform me before I drove 45+ minutes to come out here. I could have been viewing an AVAILABLE place with this time. I feel this was very unprofessional. A simple call or email explaining what transpired could have been made.

The list on why this place is avoidable is long. Our "refurbished" unit had poorly sparkled drywall and painted over mold. Closet racks are improperly mounted resulting in them being barely useful unless you want to rip them down. The circuit breaker to my apartment is *outside* on my patio "storage area" which doesn't lock - anyone can steal your stuff and turn off your electricity. My storage area also is missing several feet of drywall, you can see inside the building, as there is no insulation either. I can hear every single foot step my upstairs neighbor makes, and the building creaks and groans constantly, as if begging to be torn down. While adorable, there are literally dozens of stray cats. Every room has 1 or more electric outlets that simply don't work. The AC can even cool the apartment, some rooms cool and some hot. Water is shutoff several days a week at random times "for maintenance" and mlst often WITHOUT NOTICE. Water pressure is always low, I'm first floor too! Drains frequently back up. Toilets flush weakly and often require 3-5 flushes. Maintenance staff is either over worked or indifferent. Crackheads wonder the property, coming to and from the nearby Shell gas station that doubles as a video gambling lounge were people openly smoke inside the building.

The service is horrible. They are lazy and don't feel like working there. The manager is nice, but does not do the work she is supposed to do. She says we are going to check for grills but they haven't even checked. Such lies. The apartments are bad, there are lots of roaches in them. I have lived here for 10 years and I want my stuff to be better, but maintenance does not help with anything. Bad place to live at. Do not recommend!
These apartments are a joke. Don’t waste ur time or money. Don’t be fooled by the cheap renovations that they don’t take care of. The leadership is poor and unprofessional.
I enjoy living here, the apartment was nice and clean when I first moved in. Anne is extremely nice and helpful. Going on one year of living here and plan on renewing my lease come next August.
I’ve never had an apartment complex make it so hard to get an apartment. Each time I needed an update on my application I had to call the leasing office. Once i call then I would instantly receive emails to complete additional documentation after my approval. My leasing agent was Daryl however I spoke with multiple agents each time i called! My original move in date was 08/07/2020 however the apartment i was originally approved for was leased to someone else due to the poor service I received! I settled for a pushed back move in date and I informed Daryl that it was crucial that I get everything secured today due to me moving from another state. I wanted to be assured that my new move in date was secured due to my last move in date being pushed back. Daryl assured me that he would give me a callback today but I’ve yet to receive a call. I’ve sent emails and have not received a response. I’ve called the leasing office and no answer there! It’s already stressful moving from a different state and the service I have received is just not acceptable! Believe the reviews! They are definitely true!
The maintenance men were awesome! I put in a service request and they came the next day! I lived her for 2 years and haven’t had 1 negative experience.
I just moved here-not even a month just yet and all I see are roaches running all over the place. Now I'm stuck in a lease for a year until I can move out, I feel so uncomfortable with cooking and eating. Every time I look I see a roach running across the counter or on the stove while I'm cooking. I have to boil water with a lid if not then a roach will fall into it. This place would be a great place to live and enjoy if they would not have roaches running all over the kitchen. You guys have to do better with the exterminating.
THIS PLACE IS FULL OF HORRIBLE ROACHES RUNNING ALL OVER, SO MANY THAT IT MAKES YOU UNCOMFORTABLE TO NOT WANT TO COOK AND EAT BECAUSE IT JUST SICKENS YOU EVERY TIME YOU LOOK AROUND A ROACH IS RUNNING ACROSS THE COUNTER ON SITTING ON YOUR COUCH AND ANOTHER ONE CRAWLING ON YOU. TOO EMBARRASSED TO HAVE COMPANY THINKING ONE WILL CRAWL OVER THEM. YOU SEE ALL THE COMMENTS STATING THE OBVIOUS....NOTHING BUT ROACHES HERE. HAVE TO SPRAY EVERY NIGHT TO GET RID OF THEM. This place is full roaches, I wouldn't waste my time or money to live here, cannot wait until my lease is up and move ASAP. Do yourself a favor and don't make this a place to live.
I've been living here for about 4 months now, area is very quiet and convenient to nearby shopping areas. Maintenance is very responsive, leasing office very pleasant. Apartments were nice and clean when I moved in, just wish I had a W/D hookup. But overall nice place to live.
The hallway to your unit are dirty, no one comes out to sweep or power wash, there is trash that people leave out with boxes in the bushes. You would think with the extra $113.00 they charge for utilities it would be a pleasant place to walk into, not to mention the roaches that run around. If you move here make sure you buy some Roach combat and spray each night-it will help a lot.

If you don’t want to live with a family of roaches, then I would think twice before renting here.
I'll save you time and money without having to read to much. 1. Paper thin units, you can hear EVERYTHING that ALL of your neighbors are doing. I can hear the 2 kids behind us running through the apartment at 11 PM and the mother yelling at them. I can hear my neighbors having intimate relations and I can hear all my neighbors' alarm clocks. 2. Work orders take an average of 5 to 7 (business) days to fill and they trail through the house in dirty boots. My roommate's bathroom toilet wouldn't flush for the first month and when they finally did "fix" it they scraped the hell out of the bowl (brand new) so now it looks like a rusty hot mess. My heater has stopped working five, yes FIVE, times in the 4 months that I've lived here. Our AC does not work now. Our dishwasher (brand new) has been worked on 2 times because when I first moved in they hooked it up wrong so my sink would flood and then Visa versa. 3. Don't bother calling the front, they are either unhelpful or dont answer and if it's an emergency you talk to someone who doesn't even work on site. 4. There's literally no security. Just think about that. 5. The ONLY ceiling fan is placed awkwardly above the dining area.. ? Huh? 6. When they were renovating the apt behind me they didn't turn off the ventilation so my entire apartment was covered in dust and what looked like a mist of spray paint dust. When I told the front (through email because they didn't answer the phone) they said "we will let them know." Gee thanks, are you going to clean the entire place for me or comp rent for the HUGE inconvenience? Didn't think so. This place is NOT worth your money or your headache.

This is the worst place you can move too. It maybe inexpensive but If you are looking for quality I do not recommend. From the leasing office to the built of the units itself. Do not allow the grey vinyl flooring and marble counter tops to fool you. The floors are lumpy. The stove is not inserted fully into the cabinets. It is not aligned, so there is a huge gap between the wall. The toilets aren't completely attached to the floor. So when you sit on it, it rises. As well, the walls are so thin I know every move the neighbors above me make. Oh and the maintenance staff never actually fix anything. My Heater was broken for a whole month DURING THE WINTER. My apartment was 61 degrees for a whole month, while outside was 24 degrees? they kept telling me it was fixed and it was not. My dish washer has been flooded since the day moved in. Not every unit comes with ceiling fans. So the units are naturally dark. Elsa with transfers does not follow up and Ann the Assistant manger give the worst customer service, I am practically offended. They are not reasonable, and I cannot wait until my lease is up. The Park On Windy Hill IS A LEMON WRAPPED IN GOLD. Quality or quantity.

I am telling you, when they say first impressions are lasting ones, I must agree. if I could give this place a -zero infinity star, I would. But I’m glad that I was saved from living in this place after going through all these terrible reviews and the bad experience I received as a potential resident from the leasing staff and also later on when I called and spoke to the assistant manager, it’s no wonder these reviews are so terrible, the staff needs a 101 class on customer service. So, i called this place up on Sunday 13th after finding them on apartments dot com, spoke to someone name Jessie, he was very nice( this is where the niceness ends), arranges to see the place the next day 14th, an invite was sent to my email with details of pricing and application info, got to the location and was told the price I was given does not exist and the apartments are actually $300 more than the quoted price, I verified I was at the correct place and provide my email showing what was sent to me. All I got was a sorry, mind you, I left work and drove 40 minutes to be told that nonsense. What a waste. SHAME ON YOU!! Oh Denesha, tried to pacify me by calling after I left to apologize for her co worker and offer to show me the apt, claiming her coworker did not know of the pricing.

Run far far away from here and never turn back. They do not care about you or any othwr tenant for that matter. They are money hungry and negligent at best. They managed to swindle me for over $800 additional dollars while i was moving out that i did not have. And instead of working with me and talking to me they sent me to a debt collector and never answered any of my calls or emails.

Leasing office is No help inconsiderate of the people who live here I have contacted Anne (believe is the assistant property manager) and have tried to get in touch with Ana ( property manager)multiple times no response when I go up there it is always they’re busy. I notified Anne of a incident with upstairs neighbors MONTHS ago have not gotten a response she informed me her and Ana was watching it but Ana got pulled away to do something and that I would get a call back never did but again when I call it’s they’re busy or Someone in the front says they’ll send the message along. Honestly unprofessional hate living here. Neighbor is noisy 24/7 inconsiderate of the fact this person has down stairs neighbors. I have called plenty of times and have sent emails times they claim they never received them this whole complex is just terrible place to live . Doesn’t/shouldn’t take MONTHS to respond back to someone doesn’t matter how busy YOU ARE! They deserve lower than a 2.7 in ratings. neighbor has been rude and disrespectful many times. PLEASE LISTEN TO THESE RATINGS, they continue to do renovations to these apartments but that honestly doesn’t mean anything due to the fact their not getting to the root of their problems. The water is always cutting off, they only give a notice the day before that they need to enter our apartment for something to be done or renovated.

they give less than a day notice when they do things. they frequently shut water off for long hours during time youbare uppose to be getn ready for work. maintenance sucks, my ac hasnt been working and i put in a request about a week ago

My experience has been awful! Don't move here I promise you''ll regret it. Examples: Bugs are everywhere no matter how much they spray, Moved here almost a year ago issues in my apartment have YET to be fixed, They NEVER notify you when randomly your water or electric is turned off. The staff including management is to say the least incompetent in every single way.

This complex is just god awful. The staff is rude (one of the residents was attacked by an employee recently). They ignore all requests for service work. The boilers are ancient and just last month an entire building was without hot water for about a week. They will lie and postpone repairs as much as possible (simple repair will take 6 months to get completed). There are rodents running around because some residents keep trash piled up on their porches. Long story short they cut every corner possible and the end result is a shoddy complex with some nice finishes up front. I wish I had listened to the bad reviews before moving in - cant forget to mention THANK GOD FOR ANONYMOUS REVIEWS. They will "violate" the lease of anyone that posts negative commentary about the complex. Even if it is on our own complex blog. Absolutely pathetic. (you can bet the 5 star reviews are all posted by the staff too)

This place is terrible. Management will tell you anything to get you out of the office. They have changed my rent every month, lied about doing repairs. Huge rats everywhere on the property.

The staff here is rude and act as if it’s an inconvenience to help and serve their residents. Maintenance requests constantly get ignored. Rats are in the dumpster and mailbox area. Dead rats are in the parking area and streets on the complex. They have a sneaky $30 fee for paying rent online (But the only way to pay rent is online). There’s mold in the ceiling on my unit, and while it’s been reported numerous times, no one has done anything about it. This place is horrible and when my lease ends, I’m running away and not looking back.

Although the apartment looks decent, the treatment by the office staff is outrageous. I haven't lived here long, but I regret it daily. After you sign your lease, you better do everything right, not have any needs and be the kind of resident to brownnose with them. That lease is like a noose around your neck and the penalty to break it is ridiculous. Most of the staff is rude, unprofessional, unresponsive and heartless. (Their corporate office is the same way.) Like everyone says, the staff rarely answers the phone and halfway answers email. They will contribute to your issues, but deny it and blame you for everything as if they have no responsibility. I can't believe so many people are saying the same thing repeatedly. There's a pattern here. PLEASE keep looking!!! I wish I had moved farther away and just dealt with the commute!

in the last week Worst customer service, communication and bad area. This place is horrible. I have lived here over a year and can literally never get in contact with anyone. One time I filled their voicemail box over weeks and still never got a call back. And when you try to email it takes forever for a response (after resending it) and they only answer half your questions. Also the people up front, that actual residents have to deal with (not the fake nice ones just trying to sell you an apartment), are so rude and do not seem like they want to be bothered. Also, my car has been broken into, I have been made feel very uncomfortable/unsafe by another male tenant and I'm pretty sure there are groups of drug dealers around. Hate this place. Can not wait to move out. Spend a little more somewhere else.

Let me start by saying this is the first review I've ever felt the need to do! Ashford Retreat is Full of it, don't be fooled by the nice office and pond view entrance! I moved here because it was convenient and i was new in town so i needed somewhere quick. They showed some fancy apt they fixed up and upon move in i found out my place looked nothing like what I'd been shown but it was too late! The office is full of rude people who only front for new prospective tenants so don't be fooled by the i care and were a close community crap. They never want to fix anything immediately... example, my lights are out in my bathroom. Tried replacing bulbs and that didn't work. I then called the office and was told they would have someone come take a look. You would think since you pay almost $1000 per month someone would move with a sense of urgency! Nope, in fact the whole day has passed and when i called back (customer service) answered me by saying you called already this morning- i said i would put it in and even had the nerve to get smart and say she doesn't do the maintenance, and can't say when or if they'll even come today... so let me get this straight- My family is supposed to take a bath, and use bathroom in the dark until someone decides to come by?....unbelievable! DONT MOVE HERE, i could go on for days also. They have the most disgusting bath tubs that they refuse to replace... i mean the tubs are literally falling apart. I ask for this to get handled and they sent some under the table worker to spray over the peeling filthy tub and within a week it looked exactly as it did before... I don't have roaches anymore but i caught trouble getting rid of them so believe the other reviews when they warn you! Thank me now or wish you would've listened later! Can't wait to move! And stop reporting my post, it's the truth!

Enough said? Ok I'll say more... Ashford Retreat is one of the first places in Atlanta to get Google Fiber's super fast Internet service. It's worth checking out for that fact alone.
I haven't even moved yet and I'm unsatisfied! I called multiple time inquiring about prices and availability only to continuously get hung up on. They don't match the prices that are posted online, claiming it to be due to new renovations that causes it to have an up charge.

They treated my mouse problem with sticky floor traps. Parts of the roof fell into my patio and hung over my balcony for months. My neighbor had to complain for them to do anything. There were so many other issues with this place, but i move out 3 months ago and still havent received the returned security deposit they owe me. They go through management changes basically evey season. As soon as you learn one person's name in the office, they're gone: bad sign. Stay away.
A repair will take a month. You will see people coming in and out of your apartment, there is no respect for your privacy, the 24 hrs. notice is always posted the night before and they are knocking your door at 8am 9am. If you order an emergency service be ready to be up until midnight. They will broke the lease, roaches, Rats, mildew. Broken cars and they will tell you sorry you can call the police , call your insurance. Homeless people walking in the parking lot. They replace management 2 times in the last 11 months is just getting worse. Moving to a new place.
Don't waste your time or your money! Anything is better then this. Everything in the apartment is old or painted over. This is the projects of Marietta. They may have a tempting special to move in but save yourself the headache. The only property I've seen with Roaches.. real dirty Roaches since day 1. I've switched apartments twice due to the pest issue. Now I hear something moving in my kitchen which is 30 feet from the room, and its a Rat!!!! Don't do it. Spend a little extra for something better! We will be running out of here very soon.
When arriving to Ashford Retreat do not be fooled by the decent clubhouse and pool area. The property looks decent toward the front of the property but the further into the complex you can clearly see the wear and tear. Not only is this place in need a serious makeover on the outside but also on the inside. My apartment is filled with roaches. Not to mention the creaking floors in the above apartment; so I constantly hear the person upstairs walking back and forth in which I have complained about since day 1 upon moving in. I go to bed early so it's a constant pain when I can hear every foot step the person is making in the apartment above me. It's also like a club rather than a livable complex. People constantly driving with their music blasting having no respect of neighbors. I don't care how affordable this place may be. The number of roaches I've seen has made this place a nightmare. I cannot wait to move out of here.
I've lived here for a few days shy of a month. I'm grateful to have a roof over my head but that's about it. I was fooled by the new-ish coat of paint that belies cheap materials and cut corners. Within my first two weeks, I: * Found I had bugs literally coming out of the woodwork. Apparently the management knows this is a problem because they have an exterminator out once a month or so. He walked right into my apartment without knocking - thank God I wasn't walking around naked - and spritzed bug spray in two corners in the kitchen before leaving. Needless to say it didn't help. I wound up taking care of it myself with a few rounds of Ortho. * Discovered they'd painted over two over the coax jacks in the wall. One of the jacks was apparently just for show because the cable tech found that the cable had been cut. He ended up running a long coax cable under my carpet - not hard to do because the carpet is basically just laid over the floors. * Speaking of floors... they're cheap laminate and the underlayment (or whatever) is so uneven that they go up and down about 1/4" between and within rooms. You could trip on them if you weren't paying attention. Vacuuming knicks the laminate, so you know it's high quality. * Walls are cheap too. The drywall is paper thin -- I know because it's crumbled in spots already. They also watered down the paint or used the cheapest stuff available, because it's flaking in places too, and knicks if you look at it crosseyed. * Had sewage backup come up through my bathroom sink on my second day. Seems there was some sort of plumbing problem because I came home to a note on my door that they'd been in my apartment looking for a leak. (There wasn't one, but I guess the blockage was under my floor and above the apartment below me.) That was the only sign I've had that maintenance staff even exists here. They haven't shown up when I called for other things. * The residents are rude and crude. One tried to run over the FedEx guy delivering a package to me one day because the resident couldn't wait two seconds for the FedEx person to get back in his truck. Weekends in my building sound like I'm living in a frat house. * Security patrol seems to think they're police officers. I noticed them looking through bushes on my fourth day and asked if anything was going on that I should keep my eye out for. They brushed me off before demanding to know if I lived here.
It's really inexpensive and for the price the maintenance is super attentive and quick I've had a few issues with air and the garbage disposal but they always come in a timely fashion and fix it for me free which is awesome and the neighborhood always has police surveillance so the management team is very reactive to problems which I appreciate and my neighbors are pretty respectful of time and noise etc
The new management have really made a lot of changes. Becoming very homey.
I have been a resident at Ashford Retreat for 2 years and I'm renewing my contract for another year. So far with the new administration everything have been great. When I needed some service they have responded the same day or the next day. Nothing is perfect when talking about older complex but they have created a great impression with their willingness to help and with their improvements. I feel safe coming in and out at anytime, my building is very quiet and the neighbors are friendly. I LOVE the LOCATION, is so close to everything!!We are very happy and pleased to live here! This apartment complex is changing for good.
Have lived here 6 months and it is horrible! Neighbors are loud at all hrs, traffic is chaos. Plus the roaches are everywhere ! I am not a messy person , but there have been bugs in my apartment since day 1. They keep spraying but use pest control that even they know is ineffective ( but the complex is " under contract with them" so they feel obligated to use these cheap pest control ). Rats at the dumpster and the people in complex keep throwing trash outside of the dumpster . Takes forever to get a hold of someone in customer care and the pavements are always being paved ( making it very hard to drive to the apartment or park). Trust me, you are better off living under a bridge then living here .
