Property Ratings at The Park View At 320
Six consecutive days 90° and the air conditioner is not working. This is a regular occurrence in this building for several years. The same emails from management, we apologize and are working to fix the problem, blah blah. The staff does a great job of cleaning but a lousy job at fixing things. Management could do a lot better! Believe all the reviews about the roaches the mice and the garbage rooms.
Do not move here! It is all lies and all the reviews you are reading are facts! Management is also horrible. They don't fix anything. They temporarily fix things and patch them up until next time. DO NOT MOVE HERE you will regret it 100%! All utilities are included, that's about all that's good. Dont be fooled by the pool, gym, clubhouses etc.
It's 82 degrees inside my apartment. Yet AGAIN the central air is not working! Workers did repair the issue after 4 days and the air was working for 1.5 days and off again! My 3rd year here and every summer it's the same issue with the central air. I've heard other tenants say it's been like this for over 10 yrs. I don't no anything about air conditioning repair but I'm baffled as to why this is a consistent problem...Perhaps the owners are taking the least expensive way out? This place is not worth the money!
This building photos does a great job of feeding you lies on their website. I’ve been here for over 5 years in 2 different apartments. They have a VERY bad mouse problem. My apartment is so poorly put together the windows don’t work properly the sink is always spraying out from the side and my stove is horrible. In my very first apartment here the roof was leaving and coming down. The building is not horrible but trust me you will get tired of living here because they don’t care to fix it. They just try to hide it with putting things on top of it.
Inconsiderate and lazy tenants are the main reason for the mice infestation. Tenants leave garbage where they are not supposed to leave it irregardkess of the signsposted in the garbage rooms and the "warnings" from management. I know tenants that have moved out because of the mice. Don't be disillusioned by the idea of front desk concierge, security or management refers to them. Every few weeks they have new front desk security that spend a lot of time looking down at their phones. They allow non residents to walk in without checking, but if you change security/concierge every other week they won't know the tenants. Considering the rent, it's not worth it.
I've lived here for the past two years and have experienced the good with the bad. Overall, it's been a decent time being here. The biggest perk for me is (was) that utilities were included in the rent, but management is doing away with that probably due to the other comparable buildings in the area (which are newer) that currently don't offer that. For that reason alone, its enough for me to move. I've experienced many occasions where the central air has stopped working on both extremely hot and cold days. In addition, I've had 2 mice in my apartment. There is a lot of construction going on directly across the street but that's 2 too many for me. Those are my biggest grievances. I will admit though management/super do respond quite quickly for any issues in the building. And when they are unable to complete something, they do keep in contact and give timely updates. The doormen are helpful and very nice. The building amenities are also kept very well (gym, pool, kid's room, common area room etc). In addition, the management does a great job of clearing the snow during the winter months. And, recently they added a new laundry room in the basement in addition to the one washer/dryer on each floor. You also may want to note that in the city of East Orange, overnight street parking is not the norm, so you will most likely have to pay the extra $100 for a parking spot. And there are only 10-12 parking spaces for guests (for a building that probably has 300 apartments). Your guest will spend some time waiting for a spot to become available especially if they are staying overnight Last, the rooms are very big but only some apartments are renovated, mine was not. Overall its a good place with some work to do, but those flaws become highly exposed with the new buildings on the block.
If this building lived up to its potential, I'd easily give it 5 stars. Previous owners did not invest in maintaining the building. The current owners seem to want the building to meet its potential, but a couple of decades of neglect cannot be fixed overnight. First The Good. 24 hour door staff, all utilities included in rent so you have no additional bills. There is a small laundry on each floor. There is a parking lot with both covered and uncovered spaces, but the fee is considerably higher than others listed on this website (at least $100, maybe $125. I don't have a car.) They are currently building a large laundry room with multiple machines, and are supposed to be adding some small storage units (for an additional $60/month when they announced it.). Most apartments have now been renovated, but I'm not sure if all units have been renovated. I believe they renovate them when the tenant moves out. There is a small gym, a pool, a clubhouse area and a playground for kids. The other tenants are friendly. The maintenance staff responds very quickly to maintenance requests for your apartment. They have 3 carts that you can use to take items like groceries or UPS deliveries up to your apartment. The apartment are quiet with decently thick walls and floors so you don't have the noise issues that you can have in many other buildings. They also have a tenant portal on the internet. The Bad: The building still needs some cosmetic refurbishments. You notice this when you enter the building. The elevators are malfunctioning a lot. Really a lot. They probably just need to be replaced, but that is a huge expense. There has been a lot of problems with the AC this summer. Its been down 3 times already this summer, each time on 90 degree days. I've never lived anywhere where it went down even once so for me that's a real problem. There have been complaints about the back gate to the parking lot not working letting non-tenants into the building. When I think about it, I think I'll upgrade my rating to 4 stars. I'm just really annoyed right now because of the never-ending issues with the elevator issues and the AC since it was 90 degrees yesterday and today.
The Park View at 320 is amazing place to live whether you are a commuter or a student. All amenities are included in your rent which makes the place very affordable. The staff is always so pleasant and maintenance is always available. In the summer time you can enjoy the pool and you have access to a full gym.
If you're fortunate enough to get a two or three bedroom here, your balcony will face the view of the pool/deck, as well as the scenic South Orange.
The apartment is beautiful, the people are polite, and the amenities are great.
