So disappointed with this apartment. Terrible communication, maintenance does not respond to requests, they send extremely important letters about rent renewal via snail mail so by the time you receive the letter it’s too late to cancel the lease. Not willing to work with us even though we’ve been loyal tenants who have never had a late payment. Massive cracks in the walls so our BGE bill ends up being $250 in the winter months because they won’t seal up the cracks. We even had the temperature set to 60 degrees just to keep the price down. Just so so disappointed with this place.

I’d suggest avoiding any apartment community owned by Henderson Webb, as the management does not value its residents and likes to raise the rent without raising the quality of living. When I moved in, there was a strong odor of cigarettes and ever since then, it’s gotten worse. It now smells like a slightly damp ashtray. There was a period of about 4 or 5 days where I had to temporarily move out because water from the neighbor’s upstairs bathroom was leaking into my kitchen ceiling, wall, and bathroom wall. I asked if they would test for mold and they refused. The affected cabinets were never replaced and neither was the kitchen floor, which had been soaked underneath the tile. Just recently, my downstairs neighbor had a huge leak in his closet where the AC unit is located. Emergency maintenance entered my apartment at almost 10 pm while I was laying in bed even though they technically aren’t allowed to do that. I would have written Henderson Webb a letter to complain, but every time I’ve reached out, I’ve been either ignored or given poor excuses. These apartments aren’t worth what they’re charging and I believe they’re so run down and neglected at this point that they’re actually a health risk. Don’t move here or to any other Henderson Webb properties in the area. Spend your money elsewhere.

I've been living here since 2017 and I can't say enough great things about my experience as a renter at this property. I just love it! It's quiet, clean, I feel safe, property management is awesome, the grounds are well kept, and the tenants in my building are wonderful! I had a maintenance issue just last week and the gentleman that repaired one of my appliances was pleasant, very quick and efficient at assessing the issue, and knowledgeable about how to repair it. Within 15 minutes the issue was resolved and I was extremely pleased with the results. My overall experience at Loveton Farms is 5 Stars!

We're paying extra for a "renovated" apartment.(I wanted a non- renovated apt due to price difference) The renovations are strictly cosmetic and a whole row of cabinets were removed from the kitchen so you're paying more money for a less functional tiny kitchen with absolutely NO storage. We have to use the hallway closet to store pots and pans.

My boyfriend and I have lived here since August. Now that we are settled in we LOVE it. It is very spacious, quiet, cozy and in a good location. The community is incredibly nice and we feel safe! The only issue we have had is it was not the cleanest when we moved in, some things were broken, and we had issues with our air conditioning. We also had some critters living in our attic but the exterminator was great about getting them out. Overall, I would definitely recommend it to a friend!

It's a safe complex but run down. Maintenance responds but doesn't always fully fix the issue. The building is old and the property management company doesn't put any money into the care of the property but neighbors are nice.

Something need to be done, the apartment is outdated. Very disturbing, the proper managers don't see the need to renovate especially with how much is being charged. Outdated appliances, the fridge in the kitchen is a pain in the eye, horrible looking cabinets, leaking sinks, old toilet seats, low energy showers, wiring of electric cable all over the place. Almost everything is outdated and they keep increasing the rent. Nice neighborhood but the apartment is worse than assisted living properties. I will have to leave after my lease expires.

Complete lack of operational competence or intelligence. Equivalent to what you would expect in public housing. It's been 9 months now we have been calling about leaks in our apartment, nothing has ever been repaired. Ceiling panels collapse or are destroyed and they say submit a ticket. You wait on the phone to submit a ticket about an hour and they just randomly hang up on you or disconnect the line. No matter how civil you try to be they are rude. Submit a ticket online and it just disappears so you have to call. Apartment has mold from leaks and we use plastic garbage bags for the ceiling panels. Once we had a guy in here to “repair” a leak and he could clearly see another leak and we asked if he could help with that his response? "Submit a ticket." Every time they come they see our plastic bag ceiling “submit a ticket.” We just keep buckets around for the leaks and empty them. Pretty much stopped using the dishwasher, water gushes onto the counter and run onto the floor. They leave these cute little paper postcards “I was in your apartment today” and they should continue “and I didn't do anything. Whatever problem you had you will continue to have and since I did not repair it – submit a ticket.” Pure contempt for the residents. Everyone knows what the effect is that mold has on humans. It's also hard to sleep when you have water dripping into buckets like a little drum all night every night. Obviously we have to move but we have lost entire days of our lives waiting on hold to submit a ticket and waiting for repairmen to arrive who never fix anything, they should call this the "treadmill apartments".

I have live here for 10 years. Management has changed, meaning quality of service has gone down hill. Maintenance is a pain, usually requiring multiple visits. Everything is old and outdated. The windows are very drafty, so it's freezing in winter. In spring, I am invaded by ants. I'm on the first floor, which is like living in a fishbowl with no privacy. It's noisy due to front door slamming frequently and upstairs neighbors activities. I know when they are home, showering, washing dishes, going to the bathroom.....etc. New management seems to be less selective about who they rent to recently. There has been some vandalism inside the building, which had to be the work of a resident. The front door is locked and can only be opened with a key or by someone in one of the apartments "buzzing" you in. I'm ready to move.

I've lived at Loveton Farms for going on 6 years. It has gotten more and more crowded each year. I am on the third floor - a mistake I won't make again. With vaulted ceilings, Summers (and electric bills) are awful. A/C breaks every year, and usually takes many visits from maintenance to fix. Most appliances not updated, everything looks like early 80's. Not much in the way of storage. It started ok for 2 people, but we seem to be outgrowing it. Nice neighbors, generally quiet. I just would choose a bottom level next time to save money.
