There’s a solid mix of local and chain restaurants and shops scattered around Stephenville, but thanks to the major state roads in and out of the area, it’s easy to visit the Dallas-Fort Worth area to the northeast.

Property Ratings at The Patrick
At the time of writing this, I have submitted 11 work orders for water leaks. The current water leak is from the shower/bath cold water valve. The faucet is currently leaking at a rate of about 1 gallon per minute. Today is Wednesday, and I wrote the email for the work order on Friday of last week. I verbally told the maintenance guy who regularly does the repair the Thursday before. I would post video of the leak if I could. I spoke to the office staff multiple times and they said they have the work order documented but cannot give me a date or time for repair. The other major leak occurred on a Thursday night. I called the emergency maintenance phone number 3 times that night. I laid down towels to slow the progression of the water running out on the floor. Water was coming from under the bathroom vanity so there was nothing to turn off. I marched into the office at 8am to verbally tell them of the leak. When the maintenance staff saw how bad it was. Then they initiated repairs. Apparently, they were transitioning from one phone system to the next. They took no precautions for the interim. The air conditioning situation was pretty bad too. My A/C quit and it is an old unit so when it breaks, parts are hard to come by. They put a wall unit in and it was there for weeks until the part showed up. At some point, you just have to replace the aging unit. But that would require spending money. Look elsewhere for a place to live.
My daughter has lived there for the last couple of years and maintenance was always awful, but not it's completely non-existent. She has gone without AC multiple times since the 100+ degree heat started. She's been back home for the last two weeks since the heat is completely unbearable in the apartment. You can call and call and most of the time there's no answer, and now there's a recording that no one is available but they'll call you back. If you do get a live person, they ask if you've put in a request, which OF COURSE has been done multiple times. They are in for a fight because they have no qualms about taking rent money but refuse to keep up proper maintenance. Her water heater has gone out multiple times, leaking in the downstairs apartments more than once. They rigged and rigged, then finally had to replace. The dishwasher has NEVER worked. IT'S A DISASTER!! RENT AT YOUR OWN RISK!!
I picked up a buddy's lease when he moved and lived here for several months. Definitely a great place to live as a single individual working a day job. Maintenance is punctual, and the rooms are typically in good repair. I would recommend. Please note: Laundromat takes credit/debit ONLY.
I loved the people and the apartment I lived there just last year with plans to move back February of next year. I had no issues with roaches, rats, mice etc. There were raccoons that came out at night to dumpster dive but that's to be expected as the main apartments are located next to a mini forest and field. I personally never had issues with any repairs my ac froze up in the middle of summer and they had a repair man out the next day to put in a window unit until mine would work again. I lived with a room mate as well and she had nothing but good things to say about it as well.
New management is WORSE than old management believe it or not. Moved in first day to a cockroach- and mouse-infested building---and I mean INFESTED (our building and both on either side, so probably the whole complex). They refused to do anything more about the infestations even though their "methods" weren't working. Go ahead and move in if you love cockroaches falling on your head and breathing in rotten mouse droppings since they live in the vents and walls. They don't take any maintenance requests seriously (although the maintenance team is nice enough) and are out for money and money only--good luck getting your deposit back no matter what you do. Office manager and assistant take forever to respond to emails or calls. None of the amenities are maintained HENCE you can't use them! Do yourself a favor and stay far away and warn your friends too. You'll wish you'd listened to this review otherwise.
This is my first apartment and I have loved it. The maintenance team is always quick and very kind, the people in the office are incredibly helpful, and they find ways to help you. The laundry is a little pricy, the pools aren't always cleaned, and they could do more to help with pest control. But overall, I'm very pleased with my experience and am happy to recommend them to incoming students.

They are okay on price and they are very good if your looking for a first time renter. They are super expensive on dog rent and they do inspections almost every month which I have never heard of. Overall they are okay.
