Property Ratings at The Patten East
It's poorly managed. People in the office are notoriously hard to reach. They will charge you fees for stuff without notifying you. The laundry room is a disgusting mess. The water system is constantly breaking. The majority of the summer the pool has been closed. My apartment is constantly falling apart and then when I get stuff fixed eventually the job done is usually shoddy and I end up calling maintenance multiple times. I hate living here and will leave as soon as my lease is up.
This apartment was my nightmare. The management team was extremely disorganized and unhelpful. 1. Lease Start: On the day before my lease began, I was told my apartment was not available, and I couldn't move in. It took eight phone calls to resolve the issue. 2. Move-In Condition: The apartment was in horrible condition—jammed bathroom door, paint on the mirror, broken dishwasher, no washer/dryer, no microwave, damaged walls, no WiFi, broken shower curtain rod, and nearly falling cabinet doors. 3. Hot Water: No hot water for two months with no compensation. When I broke the lease, they demanded a penalty and refused to return my deposit, violating Texas law. 4. Package Theft: Packages were frequently stolen, and the leasing office refused to help secure my deliveries. 5. Maintenance Requests: Maintenance issues can never be resolved. I put a painting working order and waited for three months. They never show up to fix it. 6. Lease documents: You cannot see your lease agreement on the resident portal. I asked them to send me a copy, but I never receive it even after I moved out. Living here was a constant source of stress and frustration. Avoid this place at all costs!
I recently moved in and the staff was so great to work with. Moving can be stressful and they made it easy and took away the stress of the situation! I’m very thankful to be here
There are hidden fees in the rent. They will quote you on something and you will pay something different every single month. They do not come and fix anything, pest control is charged but pest everywhere, and packages are constantly stolen.

I had a rather disappointing experience with this apartment complex, as I felt that they mishandled my application process. Despite paying the application fee, my movement date was delayed and I was subsequently ghosted by management. Upon visiting the leasing office in person for an update, I was informed by Jennifer, the manager, that my application had been rejected by management, a piece of information that had not been conveyed to me earlier. Adding to my frustration, Jennifer proposed an alternate apartment (B2 instead of the anticipated B3) without adjusting the price accordingly. Moreover, her promise to send over the new lease agreement for this substitute apartment via email was never fulfilled. In light of my experience, I would caution potential tenants about the potential for inefficiency and miscommunication that I encountered here. The management seemed evasive, which resulted in three weeks of wasted time. Moreover, once you do secure a lease, be prepared for additional monthly amenity fees. In my opinion, you could find better value for your money, along with a higher quality of apartment, elsewhere.
I’m currently aparment searching and Wolfdji has been very helpful taking me to both Patten East and West so that I could get a good feel for the place! The renovated units all feel very spacious and it seems like a very pleasant place to live!

Oh let me count the ways... - Suprise water outages MULTIPLE times a month. Sometimes announced, sometimes not. - Currently have been waiting 20 days (and counting...) to have a maintenance request fulfilled for a toilet issue. - Of the 14 machines in the gym maybe 5 work. The free-weight situation is insulting - The gym never has wipes to clean the machines or toilet paper, or soap - STEER CLEAR - The Smart locks are a pain and a hazard - No one answers the office phone, EVER! Could not imagine what I would do if I was unable to walk across the street to the new front office anytime I needed to speak to someone...which is often. - There's no customer service etiquette in the front office. Do not expect ANY sense of urgency when it comes to anything besides getting a lease signed. There is no management-level oversight whatsoever Overall, The Patten East is a waste of money. Save yourself the headache and rent somewhere else

I do not recommend this place, at first glance it seems nice and safe but in the 14 months that I lived there I only heard complaints from my neighbors because their things were stolen, the glass of my car was broken, and the office staff sent alert emails saying don't go for a walk at night, it's really not a safe place.

Every place is going to have it's ups and downs. This was my first apartment when I moved to Austin, it served it's purpose but there was no way I was renewing my lease. PROS: Patten East is only one exit from downtown with convenient access to the highway and major roadways. The neighborhood is alright but you can expect some disturbances and crime (see cons). Salt water pool is really nice (but really small), large dog park, small gym but with decent equipment. CONS: The "legacy" apartments have appliances from the 1980's and wood veneer cabinets that were peeling. The floors were severely bowed, and the staircase outside leading up to the apartment was coming off the side of the building. The community internet was spotty and cost $60 a month and I ended up having to purchase a separate internet connection (note they do not have access to AT&T or Google Fiber here). There were water shutoffs almost monthly to fix broken pipes and boilers, the Amazon Hub locker would be out of service regularly. Had my car broken into twice in the parking lot. Someone was also robbed at gun point in the parking lot. The affordable housing across the street is full of trash, they are loud, throw trash all over the street, and will try to sell you drugs while you walk your dog. They raised the rent more than 20% when my lease was up and I was able to find multiple places with bigger and nicer units for that price. Rent is determined by the length of the lease you sign. Going month to month would have been a more than 50% increase in rent (there are plenty of places where the rent is the same regardless of the length of your lease). They also charged me for extra days when I moved out and I had to work with the property management company to get those charges removed even though i had paperwork showing i turned in the keys 2 days prior to my lease ending. The office staff are useless at best. In summary you can find much nicer places for what they charge.

When I was apartment hunting, I saw reviews of several other properties cautioning against Roscoe Property Management and I was careful to choose a place that was not run by them. But just a few months after living here, Roscoe Property Management bought the property and it’s been downhill ever since. First and most importantly, the showers don’t work properly! The temperature randomly shifts to way too hot, to way too cold throughout the shower. I spend half of my time in the shower hiding behind the curtain until the temperature is within a range that won’t scald me. At this point I’ve been trying to get them to fix it for an entire year, but they are at the point where every time I call, they pretend they never heard about it before, tell me they’ll call me back or schedule a plumber, and then I’ll never hear from them again until I follow up. They say that it’s a long-term problem that effects many units in the complex and that it’s just “how it is.” They offered to move me to another unit but that’s an absurd solution if they can’t guarantee the shower in the next unit isn’t broken too. On top of that, they tried raising my rent on my second year even though they reduced the cost of similar units for new tenants. I managed to keep my previous rate but I still pay about $1400 more per year for similar un-renovated units with the same floor plan, AND they raised several fees too. Oh and on top of that, during the snow storm, they had someone come sand the area in front of the office but didn’t do anything to clear the parking lots, walkways or stairs for the residents. And every Tuesday at 8:30am the lawn care guys come by with their leaf blowers because they treat this like a business and not a residence. So if you want to live somewhere that the showers don’t work properly, where the staff ignores you, where you’ll get your rent and fees increased every year, and where you can’t sleep in on Tuesdays, this is the place for you! But they have a corn hole setup now so that’s great!

This used to be a fantastic community. However, under new management, specifically Samantha, the "assistant," it's a completely unprofessional and inconvenient place to live. Do yourselves a favor and rent elsewhere -- unless of course, you enjoy being laughed at by the office staff and forced into paying late fees because you're unable to pay rent due to the community's refusal to accept payments. I'm currently having to work with Hawthorne Residential Partners to get anything resolved.
I will agree with most of the reviews expect the review about bugs and coos! I have lived here almost 3 years and never saw a roach(perhaps they should be cleaner). The water shut is very annoying however, it must be fixed! As far as cops? I find cops a comfort but saying that, I can count on one hand the amount of times I have seen them since I have been here! Office staff is great and so are the maintenance guys! Like anything rent is rising so I may have to leave and move north!
I've lived at Hawthorne at the District for almost 4 years. The rent has remained relatively low compared to other rent prices in Austin. The neighborhood is comprised mainly of other apartment complexes, so it's not the most exciting area, but it's quiet and mostly made up of families and students. The amenities are nice. There is a small saltwater pool, a great fitness center, and a brand new community grill and patio area. The complex is also very dog friendly and contains a small dog park. The residents are somewhat lax about picking up after their dogs, and there is one a-hole cat I have to deal with. But as a dog owner, I appreciate the management's welcoming attitude toward pets. The only recurring problem I've had has been with the water system. Over the course of the first two years there were numerous underground pipe problems, causing the water to be shut off for a day or so every few weeks. I believe they've done a lot of repairs, so the situation is improving. General maintenance is responsive and helpful. The 2 bed/2 bath I'm in has a somewhat strange layout. There is one full bathroom, and another in the master bedroom. The bathroom in the master has a full bathtub and toilet, but the sink is located outside of the main bathroom. The kitchen is tiny, with old appliances. Overall, in my experience I have no real complaints, but I'm not about to write a love ballad about the place either.
