Property Ratings at The Pavilion
I stayed in a 550sqft studio for a year here. For location, building history, natural light, and amount of space for what you pay, it's great. No control for heat or air, it's essentially just a box with fans and a switch for low-high. None of the vents around the unit actually blew air at any point. The building sets the temp, but there’s always issues with the air control. It's reached 90º in my apartment with the air running on high non stop and the windows and blinds shut. I lived on the lowest floor and had no direct sun in my unit. Oven never went past 250º, and only 1 burner on the stove worked. All of the dial markings and temp controls were scrubbed off before I moved in. Constant issues with the water pressure; After a 5 minute shower, the tub fills up completely and takes about 25 minutes to drain. Tap water in the sink comes out cloudy and slightly yellow. Elevators are almost always broken. One is down for weeks at a time and it takes about 10 minutes to catch the other one. Maintenance takes over 2 months to fill a maintenance request, half the time they just mark it as complete without even coming to fix it. I spent 30+ days without a running air system in the middle of July. Called and filed multiple maintenance reports. Finally got a hold of someone in the leasing office when my apartment was 96º and they asked me if I filed a report before sending someone up “immediately”. Waited 3 hours before anyone showed up and then was told they must've forgotten to do routine maintenance on my unit. Management lacks organization; no one knows what's going on in the building. Its like talking to a stranger every time you need to deal with them. Pool is great but there’s always issues with it being closed randomly, not opening for hours, or closing early with no reasoning or warning. Cars are broken into constantly, both on the street next to the building and in the “secure” parking lot. Laundry room is always broken. At one point they had 10 working washers and 3 dryers that ran but took 3-4 cycles to get your clothes dry. People would literally dump your clothes out of the dryer on the floor if you didn't stay to watch. Most of the washers that did work smelled nasty like mildew and would make your clothes smell. No system for letting people into the building remotely. You have to go down and get them from the little concierge room.

I stayed here in a studio and then 1 bedroom apartment. View is the best thing place has to offer. Then elevators don't work, laundry has never been working for 20 days straight. There may be just 1-2 machine for 330 apartments. No covered parking. A very small bathroom. It seems worth in the beginning but you realize it later that you are stressed for unnecessary daily routines. Not worth.
They don’t care to fix anything. Heat and Ac don’t work, and the elevators are always down. The laundry room is down and has been for the past year. Don’t move here do yourself a favor and move somewhere else.
My husband and I lived here for about a year and a half. We had a two bedroom due to us having a ridiculous amount of stuff. The apartment was enormous, so much so that when we were looking for houses, we were constantly comparing the space to our apartment! Not many people can say that. The views of Canada and downtown Detroit from our window were fantastic. It was great for entertaining, watching fireworks, and so much more. The apartment recently renovated the laundry facilities, brought in new appliances, and re-did the parking lots. They also created a new system for visitor parking, which was much needed due to people parking illegally. They are very attentive to the needs of the residents. Management, I found, was quite excellent. Pat was always available to chat about any concerns, rectified any issues, and went above and beyond to compensate us when our refrigerator died unexpectedly. Lisa and LaTricia in the office were also both always friendly and helpful. The door attendees were always greeting us with a smile, scanned us in if our hands were full and even held the door open for us. They also were attentive if we received a package that needed to be picked up as well. The apartment was clean, we never heard our neighbors due to the concrete walls, and any maintenance requests we had were filled within 24 hours at the longest. I would highly recommend this apartment complex.

This is probably the worst living experience I've ever had. Cops have been called multiple times, cars have been broken into in the supposed "secure" parking lot, apathetic security guards, and an unprofessional management. Please stay far away.

The management of this building is not great. The washers are dryers are ALL BROKEN, all the time. They talk about fixing them, but they never do. You will waste so much money and time doing laundry, and it will all still be dirty. Also, the elevators are not reliable. One has been completely shut down for months, and the other two are regularly broken. And when you take the stairs, you will see that they never bother cleaning the stairwells that people are smoking and leaving cigarette ash in. It's disgusting. Also, when you need your air and heater fixed, it can take 4 - 6 weeks because they can't get parts. They won't tell you it's going to take a while, but it will.
The doorman here are very rude and unhelpful. I have had multiple situations with them and talked to management who haven't done anything. I have also talked to other residents having the same problems. They are always on their phones or having personal conversations and wont help open the door even when your arms are full and can get to your key easily. They only have about 10 visitor parking spots and they are always full so guest have to park at the end of the driveway on the street. They do have very good maintenance for your room if you need help, however the washers and dryers are always out of order and the elevators break down all the time. I was excited when I first moved here, I thought it was great, but it has been getting worse the longer I'm here.
I've lived here for 5 years and when I found my new home I was in love. I felt like I found a jewel in Detroit. In the five years that I've lived here I've hit many pitfalls from losing my job, to losing my grandmother. I've had amazing neighbors and I've never felt more safe. The pavilion has become home to me.in fact I couldn't imagine living any place else. I'm able to go right downstairs to get my hair done get groceries. And take a nice walk to the river. I don't think people know I would love to live here for a long time ... And with the student loans that I have , having rent covered for the rest of my life would be a huge blessing.
This is a great historical building right outside the central business district of Detroit located in Lafayette Park. The building has spectacular views of the city and river which comes in handy when hosting a fireworks party. The building has excellent security and the surrounding grounds are a great place for a stroll. The location is great for those looking for the downtown experience without the craziness and expense of downtown living. The outdoor pool and the adjacent grounds make this building the best place for a summer BBQ. The only drawbacks of this apartment is its age, the majority of outlets are 2-prong, 50 layers of paint on the walls, and the sometimes weak A/C. Despite these issues, the management is great about fixing any issues that may negatively impact your stay.
Correction on the original review. The Pavilion does not have a restaurant or dry cleaners. It is walking distance from public transportation, major thoroughfares and downtown & River Walk events!
Contemporary, clean and secure! The amenities are comparable to luxury apartments in other major cities. Market, restaurant, salon & dry cleaners are definitely a plus! Close proximity to events around the downtown area, River Walk and People Mover downtown transit system. If you love water-views & skylines you will love it here!
