Property Ratings at The Pavilion
I lived here for 2 years. The laundry and pool services were all kept in decent condition. They recently replaced the windows to the apartments, which was a much needed upgrade. You can tell that the interior of the apartment isn't top notch, however everything works. There is a lot of space with the walk in closets. Maintenance gets to all concerns within a day and seems to have a fix for most problems. Anytime I have needed to contact the office, they have been helpful. Cons: only about half of the gym equipment works. If your neighbor is taking a shower or using the water, your bathroom sink water may not work. The exterior decks and walkways look like they're about to cave in. Recently I've seen a lot of the hand rails on the walkways being replaced. In the past few days, I saw a neighbor fall through a board on the walkway, so that is a safety concern. If they put in money to redoing those it would greatly improve safety as well as the curb appeal. Overall, I wouldn't change my decision to move here. It was a good apartment to start in, however I moved out get an upgrade in some of the areas that I mentioned.

My husband and I have been at Pavillion for almost 3 years and overall from the apartment to the location it’s been great! I can honestly say that the staff is wonderful and have went above and beyond to please us, in a timely manner. From fixing a leaky sink to moving us to an entirely different apartment, I cannot thank the staff enough. This is how good management is supposed to be. We have a growing family so have to move (need washer/dryer in unit). But I really love Maryland Heights and The Pavilion Apts hate we have to move.

The Pavilion has been great. I moved in 3 months ago and everything has been super smooth. I found it easy to apply for an apartment here. The apartment itself was everything I was expecting. It's in a good location with groceries and restaurants close by. There is lots of closet space and great windows that bring in sun light. The only downside I have found is that there is only one recycling bin for the whole property, but that is something that I can get past. I would highly recommend the Pavilion.
I know the price probably fits your budget but I literally just got cut off 5 times and yelled at like a child when I was trying to solve a basic problem. Seriously, they will put on a smile when you sign and mess up your credit when you leave.
We lived here for just shy of 5 years, three different apartments. All of them had brown recluses, all of them had persistent black mold in the windows, no matter how many times you treated them. My car was stolen last year from their lot, my husband called and told the office to inform them so they could at least send an email to let other residents know that car thieves were operating in the area, they assured him that they would inform other residents. No email was sent until 6 months later when someone else was carjacked at gunpoint and an officer shot. In July of last year, the sewer lines backed up. Our son woke us up at 5:30AM and both toilets had overflowed, both showers were full of raw sewage and by 6AM it had reached the carpets in our hallway, kids' room, and had even come up through cracks in the foundation and gotten to areas not even near the bathrooms. We called emergency maintenance at 5:30AM to inform them. A maintenance staff member showed up hours later, at 11AM, told us all units in our building were affected and a carpet cleaner would be by sometime. Let me reiterate that there was RAW SEWAGE ON THE CARPET IN OUR KIDS' ROOM, THE HALLWAY TO ACCESS OUR KIDS' ROOM, BOTH BATHROOMS AND OUR UTILITY ROOM. This was obviously an unsafe situation for us and our children Their maintenance staff never came back by to clean and sanitize the bathrooms and utility room. We were left to don protective gear ourselves, armed with bleach, and clean it up so our children wouldn't get sick. The carpet cleaner showed up around 3PM, 10 hours after we had called emergency maintenance. I was trying to keep my children out of his way so he could clean and showed him all the places it had gotten to. He MISSED THE HALLWAY and had to come out TWO DAYS LATER. Two days more of having raw sewage in our home, with our children, in the hallway they had to go through to get to their room. After two days of it sitting there, you would think they would want to replace the carpet. NOPE. Not until we finally found a home and broke our lease, paid $1350 to do so. Now, they have sent us to their collection agency for an additional almost $300. For what, you may ask? The carpet that had RAW SEWAGE on it that should have been replaced then! They are greedy and Just. Don't. Care. You are money to them, nothing more. Don't live here.
Wish I could include pictures in this review, then you will really get the picture of why this should not be a choice for apartment, I terrible staff, horrible maintenance culture, and over priced for an outdated apartment. I have leakage behind toilet sit, bathtub paint coming off, carpets on the floor peeling off. Kitchen cabinets as old as God knows what. After contacting the office, the staff said if I want, I can move into upgraded apartment.
I have a had a very bad experience living in this apartment. This is my first apartment in St.Louis and after i my lease ended, they charged me for all unnecessary stuff and put me in a very big loss. I would not suggest anyone to live in this apartment.
This apartment complex looks nice but is trash. The unit I originally rented was not ready for my move -in date due to a failed inspection so they put me in another unit that was said to be more expensive for less. Unfortunately the door handles fell off, the closets stuck, the window screens had holes in them, there was dog poop all over the grass. The playground had glass and trash at it, and the crime rate is much higher than anyone would think. I was woken up at 2 a.m. to a SWAT team standoff across from my porch, the 7-11 down the street was robbed repeatedly and drug dealers exchanged their junk in front of the dog park. DO NOT MOVE HERE. Also the office cares nothing about families or complaints against noisy neighbors who blare music at 2am and hot box their apartment until the fumes attack your home through the vents.
The Pavilion is a great apartment. This is our first apartment in St. Louis. We moved here from our 2 bedroom house on half an acre but we couldn’t be happier! The walk in closet is plenty big for 2 peoples clothes. The amenities are nice. I didn’t think I would like going to the laundry center but it actually doesn’t bother me at all. The maintenance guy was really helpful at fixing our deadbolt lock. We rarely hear our neighbors and their dogs. This place is also really dog friendly!! I hope we continue to have a great experience here. If anything changes, I’ll update my review, but so far so good!
BED BUGS - BED BUGS - BED BUGS!!!! Keep away, this apartment complex infected by BED BUGS. Office management will rip off you, They try to take money for anything. You will ask to do they job, but later they will send you crazy bill!!
Staff is rude, maintenance doesn't always know what they're doing, my air breaks down twice every summer (2 years), corners of my wall have fallen off and they'll charge me for it, dishwasher doesn't work, lights have shortages, one burner on stove doesn't work after maintenance has been here twice, bugs bugs bugs, laundry room always has broken machines and aren't diligent about repaying you, workout area dirty, apartments are poorly and cheaply put together. Prices are way too high and they constantly raise prices sometimes with or without warning- happened to me twice. Sent to collections for every little thing (air vent) that you don't clean completely before leaving. And forgot your deposit back because they will find anything to charge you for. Several other current residents that I have met are having same issues and can't wait to leave.

My sister & I rented a 2 bed 2 bath apartment which was really nice. Our appliances were updated. The area is really nice & quiet I only had 2 issues with the apartment. The first issues is when one side of my apartments electricity went out but within 2 hours the maintenance guy has us back up and running. The 2nd thing was our leasing office never provided us with pool passes, we moved in the apartment in December 2014, and didn't think you would actually get one until the summer time. This year 2015 our leasing office said we'd have to pay 15.00 each per pass, when never never got one to begin with. We didn't get to swim not once the whole summer. I even had a friend come in from out of town she wanted to swim in our community pool. Since we didn't have passes we had to go to Aqua park. Imy sister & I will don't be resigning a lease here!
The staff at The Pavilion have gone out of their way to do everything to make the last year the best it could be for me. My roommate passed away unexpectedly in a car accident the week of Christmas last year and they have been genuine, caring, and as thoughtful as possible to know everything that needed to be taken care of. They have also been extremely helpful and kind. I could tell that they cared about me as a person and it wasn't just about a rent check to them. This has been a wonderful complex to call home and because of the staff. location, and amenities I would truly recommend it to anyone.
In my haste to get an apt closer to my work, I ended up agreeing to rent even though my apt looked nothing like the one I was originally shown. My apt is across the street from the main building and my view includes a parking lot that Is always covered in dirt and has construction vehicles and trailers in it. My windows are atrocious. They don't close properly, meaning I've had ridiculous electric bills. Most of the summer, my air conditioner couldn't compete and my apt stayed a toasty 77-78deg. I've also had a huge issues with spiders this summer. They are everywhere and I'm terrified because they look suspiciously like brown recluse spiders. My downstairs neighbors have epic blow ups at least once a week. They curse and slam doors and hit things, making my entire apt shake. I toughed it out until the end of my lease, but I deeply regret it. This place is not worth the money. Heed my advice and look elsewhere.
I've lived here for almost 5 years... The walls are THIN, the management is MONEY HUNGRY, every year my rent goes up $25-$50, and they always enter your apartment while you're gone. My rent is $710 with no garbage disposal or pantry...

They do well with any needed maintenance, such as a fan, etc. The area itself is nice and in a good location - close to Westport Plaza and other restaurants, but still in a quiet neighborhood. The complex has a pool, tennis and sand volleyball courts, plenty of parking space per building, laundry services in the Clubhouse, and a fenced-in area for dogs. They also offer deals, such as reduced rent, if you refer a friend and they move in to the complex. Downsides: not the most up-to-date appliances, thin walls, utilities are separate, can only use AT&T for Internet, and if you have pets you have to pay a monthly fee per pet that isn't exactly the cheapest.

I have been living here for one year now. I can honestly say this is by far the best apartment I have ever lived in. The townhouse I stay in is very modern, safe, and close to the highway. The staff is very helpful and kind. I will be renewing my lease!!!
I just moved into The Pavilion complex in St. Louis and it has been great so far! The main thing sold me was the large DOG PARK on the grounds. I have two 70lb dogs so tha was a huge thing for me! The apartment was clean when I moved in. The residents and staff in the main office have been very nice so far! Large variety of size apartments. Two pools. Volleyball courts. Tennis court. Oh, and did I mention the dog park!
