With a population of about 101,000, Las Cruces is the largest city in southern New Mexico -- but it doesn't feel that way. Las Cruces is a college town -- it is the location of New Mexico State University, the only land-grant university in the state. It is also the location of the White Sands Missile Range. Mountains surround Las Cruces, providing amazing views as well as opportunities for hiking, mountain biking, and camping.
Due to its impressive landscape, Las Cruces is often used for filming. Some movies filmed here include Hang 'Em High, Twins, and Traffic. After moving to a Las Cruces apartment, be sure to attend some of the city's annual events, which include the Harvest Wine Festival, the Whole Enchilada Fiesta, the Southern New Mexico State Fair, CrucesCon, and Cowboy Days. You can think that you will leave this place in the same condition you found it, or better, and you will NOT get your security deposit back. It Is Gone. If you have to live here document and take pictures of everything. Not joking.
I've lived here about 7 months now. I am new to Las Cruces and was hesitant renting a place without looking in person and was surprised that the photos were a good representation of what I got. Maintenance is quick and friendly. I only dealt with office twice but both times they were friendly and helped me which what I needed so no complaints. I have used everything but the pool table and theater and haven't had any issues. Pros: -close to hospital, Walmart, Albertsons and target. -clean -quiet -gated -love the pool Cons: Wish had granite countertops - landscapers can be loud in the mornings -small hot tub - office won't accept packages
This place managed to lose my first two rent payments that I submitted…ONLINE. After calling me at work and me “nicely” telling them that im looking at the receipt on my phone, they were able to find it about 2 minutes later. When I moved I cleaned my place top to bottom and they still charged me $340 mandatory cleaning fee. But even after all that with zero damage and extra cleaning fee, they somehow still managed to withhold over $900 of my deposit because of a couple items in my refrigerator and a paper card with MY name on it I didnt turn in for the pool. If you have to move early mine as well find someone to take over the remainder of your lease because your not getting out of it, period.
Management is poor. They don’t care about you just in making money. They’re uncommunicative. Anything I say here won’t be different than the other reviews because they’re true. I don’t know how this place has a blended score of 4.1 but it’s a blatant lie. Save yourself the headache and go else where.
I'd be very careful if you plan to live here for any amount of time. The property does have some nice amenities such as in unit laundry, buy the incompetent management makes things too much of a headache. This property didn't even have a drop box until 2021 despite covid, and we're too lazy to install one until they were threatened legally. You can easily observe their laziness as well because their "drop box" is a childs lunchbox tied to a bike lock. They clearly don't care about tenants privacy and only care about cutting costs and meeting bare minimum legal standards.
I too wish I listened to the reviews that I read here before moving. Management is the absolute worst and work orders sit around for months before getting done. You have to bother them beyond measure for them to do anything for you. They also are dishonest about many things - I moved here to be able to do a month to month lease once I was done with the regular one and they said THIS WAS AN OPTION. When I went back in toward the end they said that’s not a thing. They’re staff us unprofessional, unorganized and rude. Pick. Anywhere. Else. ANYWHERE.
Like many of you, I didn’t listen to the reviews. The place and people were so nice! But AS SOON as I signed the lease, and as soon as I paid my deposit, they were nothing but rude to me. I regret moving here. I’m more miserable than I was living in a damp basement apartment in the city. There, I knew it was bad and agreed. Here, they tricked me into thinking it was good when it’s absolutely awful.
I was charged over $800 after I left my apartment. All I asked for were all receipts for the costs they listed. The select receipts I received did not match all the costs. I have asked repeatedly for the receipts and all I got were explanations, not receipts, and they point to lease that I have to pay the cost else if this went to court, I would pay for their lawyers. Is it wrong to ask for a receipt? Remember, no damaged walls or doors, or repainted needed, none of that. I was also charged $256 in addition to my last month’s rent, to clean the apartment, their suggestion. I was dumb not to read the online reviews before I signed because the same charges are used to get you.
This place will lie to you and make you feel like your doing business. After all the paperwork is signed and down deposit is made they will take it away and give to someone else. Don’t rent here.
I just moved out, and they have lied to me constantly. When I signed my lease I asked if they allowed cats. They said yes. When I called the office two months later about paying a pet deposit and setting up a monthly, they said they don't allow cats. When I complained, they said there was a 'record of a conversation about cats, but they didn't say that they allowed them.' This is an outright lie. Further, they lied about my move-out arrangement, lied about the 'nice' amenities ('ve gotten a rash one too many times from both the pool and hot tub. They don't clean the gym. Washer and dryer does not work. Water pressure is abysmal. There's a lot more too!!). They are also terrible people who treats everyone poorly. When I asked if they had an online service to pay rent, they said, "You're gonna be charged a lot. You don't want that do you? Just give us a check. No cash." When I asked to get a copy of a rent receipt when paid, they said they don't do that there (excuse me???). Absolutely terrible. Do not live here. You will be miserable.
If I could leave them 0 stars I would. I was here for a year and a half and dealt with several issues. One being how rude management and front office staff was. They do not care about you, just the money. When trying to speak to them, they practically ignore you and it takes a while before you hear from them again unless you are persistent. Maintenance was constantly in an out of my apartment when I moved in without my knowledge, and it was not until I decided to put cameras inside the apartment that this stopped. When I left, they decided to keep all of my deposit plus the additional payment I made when I renewed my lease claiming there was damage to the balcony and bathtub in which I requested to see pictures and they kept ignoring my attempts to call them. They claimed there was several spider like cracks which is common with normal wear and tear, but they disregarded what I was telling them. They also claimed I took a plunger in which they charged me 50 dollars for it. To this day I have yet to hear back from them and despite my several attempts to contact them, they give me the runaround.
This is my 3 month review of my wife and I's experience so far. We have been very pleasantly surprised at everything so far. The apartment and complex is beautiful, the grounds are clean, the environment is safe, the staff have been very helpful and wonderful, the maintenance has been swift, and the communication between the office and us when we've requested things has been timely and helpful. It's not a dream come true, but it's a great place to live. The pool is amazing and very relaxing. We hope our experience continues. The apartments are affordable and we love how the utilities are included in the rent, except electricity, which is fine. The reviews on here did originally scare my wife and I away, but after calling and speaking to the office bluntly about the reviews we read and the concerns we had they were helpful at putting us better as ease. We took a risk and it's paid off so far. Yes, we read every word of the lease contract and it's no different from many other places. As long as you're a clean, respectful, and responsible person I believe your experience here will be as pleasant as ours has been so far.
The management is terrible! The apartment appliances did not work and work orders were never completed. They fee exponentially at the end of the contract just to get your money!! If this is the sign you need don’t live here!
The place may seem up-to-date on the outside, but it’s not on the inside. The appliances are out of date and don’t work. Like the stove and washer dryer. The stove smokes when I use it. Had to use the (expired) fire extinguisher (that they supplied me) twice on the oven when it was preheating. It was the first two times I used it. The washer makes my clothes smell like sewage and the dryer doesn’t dry clothes. It just tumbles. The walls are paper thin. Avoid at all costs!!
The Good: The apartments are safe and in a great part of town with a gorgeous view of the mountains. The location couldn't be better. The assigned schools are great and ridiculously close. The Bad: I signed a lease agreement then one day later we had second thoughts because of employment transfer issues. My wife and I tried calling to cancel the agreement, however, we were told the lease could not be canceled and that it would be sent to collections. Fine...we moved in. The maintenance request take forever and at times simply won't happen at all. On very rare occasions, someone will show up if you catch the guys while passing by. Next, this place will absolutely nickel and dime you to death. From rent payment fees to pay-by-phone to moving fees they'll swallow your deposit. Just don't even think about a refund at all - impossible. They'll charge you for basically renovating the entire apartment. Pavilions will take your first months deposit and tack on well over $1000 for normal wear and tear. The blinds are the absolute worst paper thin you'll ever find. They break with the slightest touch. In the fall, gnats will invade your kitchen and around your unit. The movie theater looks nice on surface level, but try watching a movie on the worst speakers and video screen you'll ever find - 1980ish. I read the reviews prior to moving here and distinctly recall someone saying, "you can only blame yourself if you sign here." Geez, I certainly should've listened. Costly mistake.
This place is very unprofessional please do yourself a favor and give your hard earned money to someone who really cares about there tenants and I to have walked in the lobby and heard them asking one another what name should they use when writing fake reviews , and beware I lived there for three years and I know of a total of six former tenants that did not receive there security deposit back because of felonious reasons and there turn around time on maintenance request is something to be desired i will leave it at that and they have there water pressure at the very minimum because when anyone in your unit takes a shower or uses the toilet etc you hear the thump in the wall which is very loud and if you are sleeping at night guess what that is your new alarm clock free of charge.
I know the positive reviews of this place are from the office!! I went in there to pay rent and overheard them talking about what name they should choose for a review. Don't trust these people!!!!!
They’ll get you on how it looks on the outside and in their specific apartment showings, but when you move in, it’s an absolute dump. The washer only runs cold water, the dryer does not work even after maintenance came to fix it, the walls are paper thin and I can hear everything from my neighbor’s faucets running, their showers, them opening doors, the TV, conversations, etc. Not to mention how thin the floors are too! Any footsteps will sound like thunder and when you work early, it’s absolutely awful when you’re trying to sleep. My shower runs cold water, and the drains get clogged too many times to count. Water pressure is low, and they FORBID you to turn the AC below 80 degrees, otherwise they’ll fine you. Had cockroaches when I moved in, and they told me it was my problem to fix even when I called after I got my keys. Terrible place and management.
They say it’s a safe community, but it isn’t. The gates don’t do anything, and they don’t even work half of the time anyway. Complained to have them fixed, but nothing ever changes. The gates also don’t stop the homeless people from walking in, and drunk people. I’ve woken up one too many times from shouting and fighting, all of which the complex does nothing about. They won’t even address the three homeless people walking around the property. One of them was looking through my car windows too!!!! When I got enough courage to go out, one of my doors was unlocked and they stole everything I had in my trunk! (Not a lot, but that’s besides the point!!) this is not a safe area.
Nice and quiet place hear and the girl in the office was really helpful when I needed to move in. I like it and recommend it here.
My grandkids really like the pool andovie theater. The maintenance guy takes care of me and when my sister stays over the summer she loves it. The office guys.took care of a parking issue for me and I pay less here than my last ace down the street. I wish I had the sloped ceings downstairs but might move.ulstairs next year so it's ok. I have had a good time here.
First I will say that I am not usualy a reviewer, but after reading the mixed reviews about this place after I moved in I was worried about my time here. I did ok. My apartment was good, I only had one or two maintenance calls and the maintanace guy was friendly and got things fixed, although the dishwasher ddid need a part. I never had a rude time with the office, but I did bounce one check and had to pay a fee. I have been in many apartments in a lot of cities as a traveling nurse, and I thought that this was pretty normal here. I even got a credit on my refund, so I don't know what the other bloggers did to their place? I would go back, no problems.
For starters I concur with the last reviewer’s feeling about the Pavillions in that she felt unsafe and her privacy violated. I also agree that the owners and management only care about money!! I called for routine fixes throughout the time I lived there ( 1 year as I could not get out of the lease and they will take you to court and try by all means to extract as much money as possible from you). Management is incredibly rude and will treat you as if you are somehow beneath them. Being a physician I would never dream of treating my patients the way they treated me. I’m so sorry I didn’t read the reviews first ( which are bad) before deciding to rent here.I feel like a fool but perhaps I can help prevent others from being tricked like I was. As a woman, living by myself, I do not feel safe living here. If you are a family thinking of moving in, look elsewhere, because your kids will not be safe in this apartment complex. If you are a student thinking about a place closer to campus, move elsewhere. The pretty place isn't worth the price, especially for your safety. Not to mention the rude management who only cares about the money in your wallet instead of your safety and overall wellbeing? Move along. Don't be fooled by the pretty environment; they will make up excuses to come into your place, unannounced, and without warning. I had a vacation break, so I was home at an "unusual" hour in the day. Guess who came into my apartment when I was naked? You guessed it. (never got an apology from the landlord, even after complaining). I don't care how much I like the place--my safety and quality of life is more important than anything, and this place WILL NOT provide that because they are the ones violating it.
