I’ve lived here for 2 years and it quiet for the most part other than peoples animals. The maintenance people live in the building so stuff gets fixed within a couple days. Management is usually very friendly. It’s a nice place to be and pretty spacious for the price.
hey everyone considering Peaks, I moved in 6/22 have a spacious ( updated ) 2 Bed and I love it. Its quiet for one,after a hard days work you want peace and you find it here. Mgmt is on the ball...very pro active ...They personify care for their community and show it at how quickly they respond. Pool ,workout room , secured amazon deliveries by app and its safe here.and of course pets are welcome.
Hello, I usually don't write reviews, but great management should be acknowledged. I have been a resident here for four years. The community manager and assistant manager have been incredibly personal and helpful, many times going out of their way to fulfill a request in a timely fashion as well as shown empathy and understanding when faced with challenges arising from apartment life. They were both good liaisons between myself and other residents and responded with multiple follow up emails regarding maintenance request, both time and non time sensitive.
Homeless people sneak in the building and sleep in the hallways and lobby. I have had my apartment broken into and all my electronics stolen and the management/staff have done absolutely nothing. They have been asked to review security footage repeatedly and it still hasn’t been done. There are barely any cameras in the buildings. I no longer feel safe living here.

Julia, we're sorry to hear that happened to you, but you told us your apartment door was unlocked from 6 PM to 10:30 PM, which likely contributed to the theft of your property. We did review the camera footage at your request and nothing was found. You are welcome to install your own security cameras inside your apartment and/or an alarm system for your own peace of mind. The entry doors lock, but those devices only work if residents close the doors. We see residents leaving the doors blocked open for various reasons and we've sent reminders about the importance of not blocking the doors open.
I’ve lived here for 6 months and I think it’s a nice cheap place to live. The office usually handles issues in a timely manner. The area is nice and quite. The quality of the apartments are decent depending on your unit. They don’t allow you to have AT&T so that’s the only bad thing about the wifi.
whatever you do, just don’t live here. Don’t do it to yourself. This place is so cheap for a reason. Maintenance will constantly turn off your water without notice for hours at a time. You will lose power all the time. Maintenance staff never communicates with each other, you will put in a request to have something fixed & nobody seems to know what’s going on until it goes all the way to the complex manager. People are constantly letting their dogs pee in the hallways & on the elevators & just leaving it so it always reeks of dog pee. Oh & the cops are constantly called here for god knows what. Just don’t sign a lease for this place. It’s not worth it.
I lived here from mid-2017 to the end of 2018 in my first residency here and I'm on my second time living here. This place is decent for the price and I'm glad management is repairing some stuff that's been overlooked. I have to say Ian is amazing, he is very prompt about fixing any issues. I had a small "infestation" and he emailed me back very quick and fixed the issue before it got out of hand. Some of the neighbors are a little noisy though but that's normal.
The office staff is laughably incompetent. They are poor communicators and straight up lie. The property is riddled with potholes and falling apart. You are basically guaranteed to have recurring leaks in your apartment, so make sure you have solid renters insurance. People also never pick up after their pets. So if you aren’t dodging potholes, you’re dodging dog turds. The entry doors are never secured, so any random stranger can come on in and roam the halls. And there are parking spots that literally disappear with the slightest rainstorm, so be wary where you park. The elevators sometimes pick for you what floor you want to go on, the smell of marijuana wafts in the air, and people do not clean up after themselves.
Once we inquired, we signed our lease within a couple days. The office staff were all very nice and professional. They all answered any questions we had and were very helpful. Our apartment was spotless at move in and we have respectable neighbors so our building is pretty quiet. Our apartment also has newer flooring, paint and light fixtures throughout. This is just the right place for us since we have a dog, it’s affordable and in a good location as well. I know the management here is still fairly new to the property but I have nothing negative to say about them, they were all wonderful. Compared to other rental properties in the Cuyahoga Falls area, I’m so happy we decided to sign here.
I lived at this apartment complex for one year. Management was not good. The buildings and hallways are not cleaned regularly and residents let their dogs poop in the lobby and hallways. It’s disgusting and not maintained well at all. I ran out of there as soon as my lease was up. Also, my apartment wasn’t cleaned properly before I moved in. DONT MOVE HERE. They advertise it to be a beautiful place but it’s not.
I made an appointment and went for a viewing. Upon arrival, you can clearly see that the buildings just don’t match up to the photos online. However, I still went in with a positive attitude. I cannot speak on other employees, however ROBBY, was straight up disrespectful. From the moment we sat down with him he acted uninterested. The apartments were so inexpensive and in such poor condition that it honestly made no sense as to why he should be the one who felt that we were reaching in inquiring about the units. He went so far as to ask multiple questions about our employment, how much we make, whether or not we had paystubs, REPEATEDLY. The first time he asked, we answered kindly. We were confused because we had not even said whether or not we would want the place(had not even SEEN the unit yet). Then he would give us a piece of information and ask us the SAME questions about employment and income, after we had already given him answers to the same questions. He did this bit for 15-20 min. Then he finally got up to show us the unit, he did not say a word. He was very uninterested in showing us the place. The part meant itself was so sketchy. The smell of weed filled the hallways. The hallways were dark and dirty. The unit, was old, smelly, and even with a new paint you could see the wear and tear. The toilet, sink, and tub were old and dirty. It was just all around bad. There is a reason why it is so cheap.
It is nice and affordable ! Spacious and very accommodating ! Great customer service and maintenance is quick and on top of things ! Overall great place to be and a great atmosphere

When I moved in I was very pleased with Water's Edge and their staff, Colleen and Shannon were extremely helpful with the move in process. Now that I've lived here the better part of a year my feelings have strongly changed. Maintenance orders are not taken seriously in the slightest. Our air conditioner broke at the beginning of August. Since its initial breakdown, we have gone 25 days without air conditioning. Many of those days the outdoor temperature exceeding 90 degrees. Water's Edge claims that anything over 85 degrees is an emergency, however their definition of emergency must be different than everyone else's because they are extremely slow to respond. We have placed 3 work orders and placed multiple calls and visited the office multiple times and have heard the same weak reasons every time. Maintenance came out one time and incorrectly fixed our unit and have yet to come back since, it has been two weeks. As I write this today, the exterior temperature has exceeded 90 degrees and my apartment thermostat reads 85 degrees. I have a husky who has to remain at home for the majority of the day while I am at work, she cannot tolerate this type of heat. I have had to find multiple other arrangements in order to keep her safe and healthy and Water's Edge will not refund me my dog rent for the month or offer any form of compensation for their inability to offer any sort of customer service or the inconvenience they have caused myself, my dog and my roommate. I will not be resigning a lease here, and I plan on trying to find any way out of my current one. I have heard similar stories from neighboring tenants. Save yourself the hassle and look to live elsewhere.

Dog poop in hallways left for days. Overflowing trash that smells to high heaven. Maintenance rarely responds and leaks everywhere. This place masks it all with "luxury amenities" but don't be fooled. Even those are not maintained. Stay away!!!

Maintenance is slow to respond. Had issue with bathroom tiling, took a month to fix. applied caulk and fell again a few days later. Had a gas leak from stove and accused of hallucinating, called the emergency number an hr later and they finally fixed issue. Nevermind the marijuana smell in the hall way or vents from neighbors. Don't plan on sleeping in. Garbage collection is at 7am multiple days a week and are very loud. Don't mind the murder due to security and the lock not working at front door. (Still broken months later). Price isn't too bad though.

If I could give this place zero stars I would. It has been nothing but a headache from the beginning!! When I first moved in the apartment was not painted or cleaned. There were broken light bulbs on the kitchen floor, mold in the bathtub, things the previous tenant left behind. When I asked for compensation for spending 2 hours cleaning everything before I could unpack, they refused. Now for the last 3 weeks I have had bed bugs! I’m severely allergic and had to be treated at urgent care. They have exterminated multiple times and no results. Again, I asked for compensation for urgent care visits and was refused. I have only lived here for a month and now I’m looking for a new place to live. They are also refusing to refund any of my money from fees and deposits.

parking lot has potholes that need fixed need something done to get packages for people that work 8-5 and not wait till the weekend to get it. Wish simple things can be done quick and not wait a week or 2 when it was said next day. Have good events for people that live there Nice workers

Had two break ins - im on the first floor. First time they did nothing this time thankfully we are getting out of our lease. Our apartment was infested with fleas & we have no outside pets. The price is right & the kitchens are nice but totally not worth it. Made my firs time moving out experience terrible.
Very roomy, has a pool and movie theater. Lots of kids around if you're worried your kid would be lonely, social people. Great view of lake and has central air.

Unless you are okay with having rodents as roommates, do not sign a lease with this complex. Running AC will cost you upwards of $400 per month. Car ports are infested wth stray cats, skunks and raccoons (yes, they all live together), which causes a constant smell of cat pee, should you choose to open a window in your unit. Property managers are useless, and do not address issues. The maintenance crew is nice, and will fix problems, but there is a sever lack of communication to them from management. I feel bad for the leasing agents who have to work with the current property managers everyday, because the leasing agents are really great ladies. The pool is great for a few weeks, but quickly turns to an algae-ridden water-hole. Literally, there is algae growing up the walls of the pool. Most of the buildings should be condemned, as the roofs leak in them, and they are not fixed. Some exits are flooded with water and mold. It's just not a good place to live, for the amount you'll pay on rent.

I currently live at Waters Edge. I've lived here for two years now in a 2bdrm 1.5ba. My apartment is pretty big for an apartment and I have large closets. Pros: The amazing view My awesome quiet neighbors who I hardly ever hear Colleen and Shannon helped me a lot while moving from out of state. The property manager Diana worked with me when I was needing to be late on my rent and we made payment arrangements I call maintenance and they show up. Always a plus :) I can have my dog here I can pay my rent online The paint and sips are so much fun!! So far I've painted an owl and and a mason jar. They look great in my hallway. They have a lot here for residents. One summer they were even outside passing out coffee and donuts on my way to work. I dont have much time to come down for their Christmas parties and Thanksgiving but I know they have them here. Cons: Bringing my groceries upstairs - Pro: I got a fold up cart to bring my groceries up now Blossom traffic Other than that I'll stay here until I'm ready to buy a home.

I absolutely enjoy living here!! It's a great community along with being a great pet community!! Everyone I speak with is always so kind!! Any issues that may have had maintenance wise was fixed quickly. And management is great at answering any question I may have had!!

I've been here almost two years. I won't be renewing in the spring, but that's because I'll be moving back closer to family. It's not perfect, but no apartment complex ever will be there. There's always going to be neighbors that take away from the overall vibe and appeal because they're trashy. Luckily there aren't many of those. Rent is reasonable for the space. I love the setup of my apartment and can't get enough of my balcony. Most everyone is nice is the office and maintenance is pretty good, too. Had a leak from my ceiling and they called me back that night and eased my fears the whole ceiling wouldn't come down on my head. Give it a shot!

I have lived here about a year now. The staff has always bent over backwards to help me or answer any question I have. The manager Cheryl has personally helped with twice with problems that have came up. The grounds are kept and I have ZERO problems with my neighbors. Which was a concern I had when I was looking for a new place to live. I would recommended this place to anyone!!
The management does a lot for us! they work really hard to create a comfortable living space. The building is old, so there is only so much they can do for us, but they try very hard to make it a nice place to live. I'm very happy with my decision to sign a lease with Wyoga Lake!
This apartment is great. I love all the staff. They are easy to work with when things are wrong. I can't really think of any complaints........except that the screens in the window ain't that great. Management is warm and personable. My favorite thing is they are really pet friendly and that's how I was won over.
The village apartments are wonderful. As a college student, my budget needs to be stretched and this place helps that. Plenty of space for the price, fixed water price, uses Cuyahoga Falls' electric (which is way cheaper than the big businesses) and fantastic location! New management has fixed the issue of slow maintenance.
I have lived here 8 years Very quite, reasonable rent,friendly staff! I love my apartment! Never have had any problems in getting things fixed always done very fast! Love it here!
The women in the office are really nice and they are willing to help you with any concerns you may have. It's mostly quite and no noisy neighbors.
My lease is over August the 1st and living here was not completely horrible but I am excited to be leaving. They lost our rent checks almost every month that we lived here and we had to get proof from our banks that they had received their money. They never came to fix things until months later. I only lived here because I needed somewhere away from campus to finish my senior year of college. Its very quiet. The apartments are a nice size, could use updates. They do have a spider issue. There are a lot of kids but they are only hear like after school when they are out playing but again that's not horrible. Overall, I wouldn't live here again but it did its job for what I needed.
Spacious apartments, upgraded apartments look great, but staff is slow to get back to you, especially maintenance. Overall, it is worth the money, especially with the cheaper electric and flat water bill, but just don't expect things to get fixed super quick unless it is an emergency so bring a tool box.
The management is great and the apartments themselves are clean and affordable. Building needs some work but they are clearly working on it
