Property Ratings at The Peaks on 4th
My brother and I lived here for 2 years because, after the first year, the new management started to show some improvement. However, we quickly learned that things were NOT getting better. When we first moved in, each of our cars was broken into, and several items were stolen. So, make sure you lock your doors. Last September, I submitted several complaints about the walkway to our apartment being flooded by the sprinkler system. We moved out in July, and the problem was still there, with nobody acknowledging it. Water would randomly shut off without any sort of warning from the management. The apartment smelled like cigarette smoke the entire time we were there. (To management's credit, this January they implemented a "No Smoking" policy, which was almost never followed by any of our fellow tenants.) Also, as an added bonus, if you go out around 12-3 AM, you might spot some homeless people digging through your dumpster. If I have anything positive to say, I thought the maintenance crew was pretty chill. Remember, life's too short to settle for a subpar apartment. Seek a place that makes you excited to come home – and trust me, this isn't it. Happy apartment hunting!
I’ve lived here for over 6 years and there’s been a change in management a few times. They are all very slow to getting work orders done. My car has been broke into twice this year. My kids car has been broken into twice also. Just this year alone. I wouldn’t recommend anyone live here. I’d take my money elsewhere.
I've lived here for almost 10 yrs. now and I'm very happy here. We've recently had a change in ownership and managers and I was a little worried but the changes have been positive so far. We have a great pool area they just fixed all the roofs and parking lots as well. I've never had to wait too long for a repair order to be filled, the entire staff is friendly and helpful, they really listen when you have an idea or a concern....I highly reccomend our little community. But they dont tolerate troublemakers...I really appreciate that myself.

I live in Edgewater Apartments for almost two years. The staff was very friendly to my family and I when we moved in here. I love everything about being here. The peace and quiet, friendly people; new even old people all ages, the view, being close to everything you need. For instance like children library, boys and girls Club down the street. All kinds of school's, restaurant's you can walk to, just about everything. I want to thank Edgewater Apartment Staff for keeping us happy, having events wit refreshments we all can enjoy with you all. Being there as a family, giving out school supplies for the children, making us feel welcome, also at home especially when you not from here; as well as making sure we are safe, comfortable, plus free to walk around as we enjoy our neighbors, pool area, mail box, community and so much more. Taking care of my apartment well, having my back when times get ruff, down and depressed around here. By lifting my face with joy, smiles and laughter. Every time I need something done your on top of it. Last things, thanks to new management for helping, old management plus Staff by get things upgraded and moving faster around here. Management is very very slow at filling work orders and getting things fixed or replaced in apartments. Long time resident but unhappy with customer service of people who have been here and pay rent on time. Parking is a big issue and lots of broken abandoned cars taking up valuable spots. Roads and pavements with lots of pot holes and no major improvements to property but rent keeps going up.

I've lived here for more than 4 years at this point. and I'm very happy here. It's not an upscale complex but we have a very nice pool area, and a playground area.... there are community activities for those that want to meet your neighbors. We have management that cares, and maintenance that always are quick to respond. It's a very nice place to live.
I've lived at Edgewater for a little over a year and the staff here are great. They make you feel at home. They have made many improvements to the property and do community events to make the residents here feel connected. I only wished that it was closer to more shopping areas, but being near old town Avondale is great. Lots of unique and diverse places to dine within walking distance and the small town feel is great.
we live in the edgewater apartments now 5 years here in avondale, it would be a great help to wen you apartment paid for life . i am 70 years old and my wife is 65 years old
I enjoy living here. I have lived here for 2 years and I haven't had many problems. Maintenance team needs to be improved I asked for my air conditioner to be fixed and it took them 3 times to come and fix it and it was the middle of summer. Office staff is really nice and friendly. Only down side is that you don't have a washer or dryer in the apartments. That would make it a lot better. There are also a lot of kids but that is only because we have about 3 schools within a mile.
