Property Ratings at The Pearl at Highland Village
The area will get you, a walking park right across the street, a playground for kids right next to it, even close to any and everything. HOWEVER, nothing gets fixed in a timely manner, management is the most incompetent bunch of passing the buck liars. I moved in on Oct 23 front door needed to be replaced and I was continuously told it would be. it was finally done July when property manager came on site. Air conditioning was out for 4 days at up to 83 degrees. Please don't give these people your money!!!

Please do not waste your time here. My experience was very recent! Awful, ignorant management and OVERPRICED, trashy complex. Tried to offer me a smoked-out unit with cabinets that looked like they were eroding and tried to call it "move-in" ready.
Property Manager at The Pearl at Highland Village, Responded To This Review
We strive to create a pleasant and welcoming environment for new residents. We apologize this was not your experience during move-in. Please let us know in person what we can do to address any pending concerns.
I moved to these apartments with great expectations. However, I have been disappointed in the quality of service with the upkeep of the apartment maintenance when required. This is my second year living here and of the repairs I have requested have been completed or looked into by maintenance. The first and second request was to repair the commodes in my bathrooms and there was not response from maintenance or the office. I had to go to Lowes and buy the parts myself to repair both toilets. The third and fourth request was for maintenance to come by to fix a water issue which flood my living room and one of my bathrooms. The water was leaking inside the wall of the living room and draining on the floor. The same thing is happening in my bathroom with water draining from the wall behind the toilet as well as soaking underneath the wooden floor. I have had to place towels to soak up the water in my living room and bathroom while I am still waiting on maintenance. Unfortunately, this is not something I can to Lowes to buy and repair myself, so the towels are still used to soak up the water which is increasing my monthly rent. Big disappointment with these apartments in which I had such great hopes for and big disappointment in the apartment service staff. I guess when this lease is up, I will be looking elsewhere to move.

Thank you for bringing your concerns to our attention. The upkeep of our homes is important to us and we would appreciate the opportunity to speak with you further about your situation. Please contact our office directly at your earliest convenience.
I wish I had heeded the warnings. The office personel will smile in your face, but are not concerned with the needs of renters. The fresh coat of paint and claim of a new owner periodically have made no difference. Maintenance lead yells in peoples face and claims to have fixed things on paper, but nothing gets done. People are always at the office complaining because things do not get done. I see their discontent in their faces. I think if as a whole, we start listening to tge reviews of residents we would all benefit and it would be more quaility living for all. If the manager responds to this review beware she is a slick talker and just will day what she thinks you want to hear. There are always nonresidents at the pool, no one seems to care. There are always people yelling back and forth with maintenance, because of tge arrogant I do not live here attitude he has. I dispise this place and you will too. I highly doubt you will stay to renew a lease, I do not think anyone does unless they can not afford to move. Stay where you are weary apartment finder, this place will exhaust you mentally and emotionally with the games and the aurgumentative maintenance staff. People deserve quality housing and a compassionate staff, this place secures neither! I know because I live here. Again I say, Save yourself the trouble while you still can!
I have lost over $700 in the application and move-in fees because this apartment complex lied and said I owed a balance! Now Im about to be homeless because I got denied for my new apartment complex. I called corporate and they stated I do not have a balance. The people in the office are lazy! I should have listened to the reviews. When I first moved in everyone had such a bad attitude! Being a nurse, I TRIED my very best to calm then down so they can avoid a stroke! Thats how angry and nasty they were. I never seen anyone so angry! My apartment was very beautiful and I completed my whole lease. When it was time for me to move out I kept asking Patricia about the cost to renew at a shorter lease term and she kept forgetting to get back to me. LGS I gave them a 45 day notice to move because I was called out to work the Covid cases out of state. She charged me with not giving a 60 day notice. I had proof that I was called out to help in this pandemic and no one cared. All they cared about was a dime and nickle to charge someone. I cried so much because I am a single mother who is risking my life to protect those who are suffering from COVID19. Didnt even address the gator problem by my apartment. For those who do not know.....this apartment is a GATOR LAND. I have pictures if you all would like to see the gators that crawl up from the small pond by the office. They refused to call a professional to get the gators so guess who went missing!????? Protect your children!!!!!!!
I live on the side where the creek is on and everytime it rain it floods. BAD! We are now almost trapped in with water from the back of the creek and the side. The neighbors will leave their trash outside of the dumpster instead of putting it inside. The roaches dont pay rent but always there. There's mold as well. The first week the people upstairs ac was leaking into our apartment. A month later my ac was leaking and leaked so bad my daughter floor in her room was filled with water and it was so funky. Theres not enough cabnet space. The screws are coming out of EVERYTHING! Once my lease is up i will be leaving. Stay at your own risk
I saw the pictures online and read about this complex and decided to go out and view the property. The property looked junky and trash was all over the place compared to the photos that were online. It’s packed in this complex, I could barely turn around. The gate is a one way in a one way out. So I’ll just look elsewhere.
Let me preface by saying the location of the apartment homes are absolutely amazing! Conveniently located to hospitals, grocery stores and eateries, close proximity to Walmart and Target; excellent location. Definitely a perk! However, as many reviewers stated, parking at the complex is absolutely terrible. If you’re not home by 430 be prepared to be double parked in the fire lane. Or see cars parked haphazardly anywhere. This is even more problematic as the there is only one vehicular entrance/exit into the complex so in case of emergency getting off the grounds would be absolute chaos! The apartments are cheaply made. The original contractor who built the homes took poor measurements because the largest drawer in the kitchen doesn’t properly open because it’s blocked by the oven. Not to mention that within a month of moving in my refrigerator had to be placed because gnats were infesting my home. The carpet was ran down and, they hadn’t taken the time to shampoo yet alone vacuum it. My shower had no shower head, there were outlet covers in my dishwasher, broken blinds in my bedroom window, unpainted kitchen counters, mounds of dirt in the walkway etc. My first months rent had to be compensated because of all the foolishness that I endured. They also tried to remedy the situation by showing me two other available units, one which needed the hot water heater replaced and the second smelled like smoke because the neighboring unit had caught fire. The steps in my apartment are rickety; you can feel nails protruding from them. The water bill, especially if you live alone seems a bit high but shower only stays hot for 7-8 minutes. Trash is not picked up on time so it accumulates and pet rent should be increased to encourage people to pick up after their pets! Be weary of miscommunication between administration. Always take names and dates of who you spoke with and what their responses were. While my first two months here were disappointing and frustrating, now that I’ve settled in and got into a routine for my first apartment it isn’t terrible but it definitely isn’t ideal for what I imagined.
The property manager is horrible. She (Ms. Johnny) have no skills o how to deal with customers. All she is concerned about is adding fees on your account that shouldn’t pay for. The other young ladies that work in the office is controlled by Ms Johnny. Very unprofessional with ugly attitudes.
I contacted them right away right seeing their website, I went and viewed them apartments. The apartments are in a great environment, and close to all shopping and eating areas. Kiara was soo friendly, and patient with me though the entire process. I got approved for the apartment within weeks. I have to pay the security deposit, however they were very nice and understanding. I can’t wait to move in. I will review again, once I’ve moved in.
I have been staying here for about a year now and i've had nothing but bad experiences. They moved me in a apartment where mostly everything was broken. Practically during my entire stay I have had to get things repaired (lights, closet, bathroom, sink and etc). The maintenance here is awful. Very slow. My toilet has not been flushing properly for about 6 months now. I have told the leasing office plus put in several service requests and no one has fixed it yet. I hate this place I can not wait to move. The staff is very unorganized. The apartments plus the staff is a headache. A Hot Mess!! I repeat again I can not wait to move!!! Rating: Very Very Poor
WORST APARTMENT COMPLEX EVER!!! -NO WATER PRESSURE -WATER IN SHOWER STAYS HOT FOR 10 secs -BATHROOM SINK WATER ONLY PUTS OUT A STREAM OF WATER -CARS ARE PARKED ALL IN ROADS AND ON GRASS YOU CANT EVEN GET THROUGH -AIR WENT OUT AND STILL NO ONE HAS COME TAKE A LOOK. (It’s over 80 degrees outside) -SOMEONE BROKE INTO MY CAR AND STOLE THE BATTERY ..(nothing was done) -SOMEONE BUSTED THE WINDOW IN MY HUSBANDS TRUCK (JPD nor office did anything) And so much more!! Place is not worth it at all! Moving ASAP!
Pros: Great location & for the part quiet 90% of the time. Cons: Lets just say in louisiana, we had 2 maintenance men for 4 buildings. There are at least 20 buildings if not more w/ only 2-3 workers. Maintenance has been an issue since moving here. Every excuse in the book will be given of why something is not done but the end of the day, u have to live with it. Expect to pay all fees on time as you agree; however the things you are promised at signing of lease will not be fulfilled. Example, issue reported of water running in tub (12/16) maintenance arrived 3 weeks later & concluded a plumber is needed. Plumber never showed. Issue rereported 7/11, maintenance arrived 2 1/2 weeks later, conclusion, plumber is needed. Today is 8/8, plumber has not shown. Whats even worst, the lady in the office asked me all questions that should have been known (i.e. when did you put in your service ticket, who handled your job, etc.) Promises: Expect many but the resolution will be broken. EVERY phone call that has been promised to be returned has yet to be done. Im sure because this a public post a political statement will be made; however a public forum is not a professional place to handle concerns of residences ESPECIALLY one who's never late on rent and pay their rent 3-5 months ahead of time (currently searching for another complex). I was told my name was on a waiting list for a townhouse since it was unavailable when i moved in. That was 2 years ago & several have moved in since. Security gates hasnt worked in MONTHS yet this service is marketed in the brochure. Doesnt matter the reason, it's still a paid for service of which there is a patrol officer; however this is an "on-call" person who you have to call AFTER something occurs, not them proactively controlling 24/7 like most. Lights on the pole throughout apartment complex stays out. If I was 18,19, 20 & just starting out, I can accept some of the challenges this apartment complex has; however being almost 40, i seek to be in a place that value its residence & their time. If you live in the south you know how much it rain & to have over a month now of not being able to use a room due to water coming in & all you here is "we'll take care of it let us call you back" is not acceptable. Writing long reviews & getting generic answers is not what customer service entails. No resident should have to use social media to get attention to those theyve already allowed ample time for resolution.
"Professionalism" is not exactly the term I'd use to describe this living situation. I needed an apartment ASAP that was both affordable and not very far from my new job. This place seemed to be sufficient; however, let's fast-forward a year: (1) NOTHING I recorded on the "repair" form was ever repaired. (2) Rent will increase without ANY PRIOR NOTICE WHATSOEVER, but they will send emails (and attached memos) telling you how much you owe - and won't tell you what it's for in the body of the memo. (3) Staff is so busy trying to get new people in that they ignore (or exhibit rude behavior towards) those who come in and pay rent (plus water/sewer) on time or EARLY (i.e. 2 days - 1 week before the first of the month). (4) The "exercise center" is always locked (because of vandals) but nothing was done to create a system where dedicated users can utilize the facility regularly (a key card of some sort will be helpful). (5) Because of #1, any "new repair" needs aren't addressed - what's the point, if they aren't going to fix things? (Guess I'll have to learn to live with mold.) (6) The "neighborhood" is not particularly quiet at night and nothing gets done about it. (7) An earlier review mentioned the "maintenance crew" - frankly, I always see one person working and everyone else riding around on golf carts or blowing leaves/debris onto people's patios. So, that's about it. Arguably, nothing will be done about the issues listed above, so I reiterate - be wary of "mystery fees" and other negative experiences at this complex.
Would give 0 stars, parking is terrible. The people never pick up the big garbage on time so the over fills which is disgusting. they say its a gated community, that's a lie. the gate never closes. the late fee is $100, I think that's ridiculous because I only get paid on the 7th or 8th of each month. Maintenance doesn't do the work they're supposed too. Still waiting to get my stuff fixed and its been a month for something minor. Fitness center is always shut down. apartment is too small, (it looked bigger with no furniture in it) when it rains it flood the downstairs, which created an awful smell that won't go away. Would not recommend these apartments nor will never live here again.
I really enjoyed my stay!!! I Love the staff!! I've raised my 3 children at this complex and it has been convenient being that they attend the school next door.
Staying here was a wonderful experience! The staff was very nice and friendly. I feel that they are a little overpriced, because nothing is included. But overall my stay was very good.
Do NOT apply here. You will give them your money and they will claim they have to do a screening process but will end up declining you EVEN if you dealt with them for two years. Ms. Johnnie does not try to help you and she is only worried about the money. And as far as maintenance goes, they only do what they're told so I suppose you could t blame them completely. But we had to wait an entire month for a leak to be fixed and ended up not even being able to use half of the living room. And although we went to her every day about the problem, she never called anyone to fix it. It was only fixed when we started to move out. I am being COMPLETELY honest. If you are looking for an apartment, KEEP LOOKING. The Park is not the place. If I could give them NO stars, I would. I don't rank them as poor, i rank them as down right disrespectful.
worst apartment complex ever, they don't fix anything...when we got ready to move in the apartment still wasn't ready and they kept rushing us to sign our lease without us even expecting our apartment thoroughly, we was without air for almost a week I had a leak in my closet from upstairs that had my whole closet floor soaked and it took them a weeks to fix I had a bad leak in my toilet and they took forever to fix that water was everywhere. we had other problems that they never came to see about and it's been a year and we have been to the office multiples of times. we only dealt with it because the new school year was about to start. but plz do not waste your time at this apartment complex it's not worth it and way over priced
I currently reside at The Park at Moss Creek. I love the lication of the community, as well as, my rental unit location. The leasing office staff are very nice mostly. However, peripheral, grounds, maintenance staff are downright, some of the rudest people I've encountered. When I greet them, they in turn, look at you like you cursed their mother. As for repairs, and cost effective maintenance, that is null. I have complained of so many things, including mold, to no avail. They are either under staffed or just don't care to make the needed repairs. Which, if repaired when intial work order is presented, would be far less costly to repair. Notifying Manager and Leasing office staff is futile, to say the least. I am very displeased with repair, and upkeep. 77 days and counting, awaiting a response or repair.

If you are looking for an apartment, keep looking. Office staff as well as their corporate office is horrible! They don't answer the phone, the don't return voicemails and they don't repair issues! Don't stop at this apartment complex or you will regret it! Keep it moving......

Management
Only giving one star because i have to. Being new to the area I was very desperate and very ignorant. I contacted a leasing agent via email regarding an apartment, I was very specific as to what I was looking for. Needless to say I was not given the apartment is wanted and she no longer works there. Upon move in I did a walk through of my apartment. I found many issues. I filled out the sheet I was given and returned it to the front office. I waited about 3 weeks and still nothing was fixed. I had to contact the office several times with no results. I contacted the management agency and I then got a walk through with the property manager and the "maintenance manager ". I was assured that everything would be taken care of. Now 11 months into living here I still have yet to have these issues resolved. The maintenance workers drive around all day in golf carts tearing up the grass leaving a muddy mess. There was a sewage leak and where the plumbers were working there is used feminine products and toilet paper. It is good to see that the useless maintenance workers cannot clean this up. The parking situation is awful, not enough spots for residents. They like to put stickers on your car stating it will be towed when you have to resort to "illegal " parking. Everything stated in your lease is false! There are no water meters, you are charged a flat rate of what they think you might use. I was told 9 months ago that this would be fixed and I would receive a refund, this had not happened. The gate around the property is never closed. Run away from this place fast!!!!
Great location, great management. The management is friendly and easy to work with.
This apartment complex is in a great location. It's fairly close to the medical center, and very close to grocery stores and shopping. The apartments are a nice size for the price. My only problem is with the management. I have been living here for 4 months and have had only one of my maintenance orders filled. I have called and visited the front office many times but still no progress. Unless there are major problems wrong in the apartment, then it's livable. I still like it here.
False advertisement regarding apartment and community complex, horrible parking, lying, no storage or closet space in units whatsoever, unprofessional staff, and rude. They tell you one thing but its another and then you're stuck. I had to break my lease and get out of there, I couldn't take it anymore. Run far away from this place unless you like this type of treatment and disrespect, or just don't plain care. Whatever floats your boat..............
Great place to live, one of the better areas. Fast responses.
This place is lower priced compared to others places. But there is a reason. They don't fix things quickly. The building is old. Kitchen and bathroom appliances are old and falling apart. They don't take care of the pool so it's never open. The workout room is not open for use. I have lived here a year and a half and the workout room has never been opened. Parking is a nightmare. Limited spaces and they are small so people double park. Good luck if you want to live here.
I literally hate this apartment complex. Parking space is horrible. My move in was horrible. It took 2 weeks before I could actually live in my apt. I had no knobs in the shower. There was a leak in the face bowl downstairs. Which had dry rotted now. My door locks stopped working one night. Literally had to kick in my own door to get in and they tried to charge me. I have left so many voice mails for maintenance it's ridiculous. My a/c still does not work. Move in day. My fridge smelled horrible. And I can not place anything towards the back shelves or my food will freeze. Plus the sink throws out white water that smells god awful.
The location is good, central to a good community and lots of activities. Management is courteous. Maintenance is however, nonresponsive and may as well be non existent. I call but they never respond but, it is a roof over my head for a reasonable price.
I moved into The Park at Moss Creek about five months ago. It has been awful since day one. First thing, I was promised a specific date to move in but the apartment was not ready. When I came to sign my lease no one new who I was (not even the office manager). The person whom I was speaking with had randomly quit days before I was ready to move in and never passed along the information to the office managers. Well, despite that I still decided to move in because I was in desperate need for a place to stay. Well I moved in. Immediately after moving in there where doors that were off of the hinges, a huge hole about the size of a basketball in my kitchen, bathtubs, broken, faulty outlets, etc. Everything about this apartment was HORRIBLE. I reported my concerns to the office staff and waited The staff was nice and seemed concerned at first... yep that changed. Took them months to fix the door, hole in the wall, and the bathtub. Thats all they have fixed since then. My ceiling tore open above my washer and poured down water from the above apartment for the second time. I had to call the district manager to have that even halfway fixed. Right now my sink leaks water down on to the wooden cabinets. Bet you could imagine how horrible that smells. Told them about that 2-3 weeks ago. They still haven't found their way over here. All in all, I would NOT recommend these apartments to anyone. Not even my worst enemies. It's awful. The maintenance doesn't do anything outside of the maintenance manager. Everyone else rides around on the golf carts wasting time.
