Cranberry is a pleasant community in Butler County 20 miles north of Pittsburgh. This once agricultural community was made more attractive with the development of the two interstates which make Cranberry Township a commuter option. Those looking to escape the hustle and bustle of the big city yet remain accessible to it are drawn to Cranberry. Today, the population of Cranberry Township continues to climb by attracting newcomers with its top-notch community amenities, job opportunities, and welcoming atmosphere. From children to adults, Cranberry has a way for just about every member of the community to get involved. The Cranberry Public Library and the Cranberry Township Municipal Center provide everything from early education programs to athletic classes and leagues. Other exciting places include the waterpark, disc golf course, athletic fields, and a golf course. The rest of Cranberry consists of tree-lined streets holding plenty of rental options.

Property Ratings at The Pendleton at Cranberry Woods
Honestly the biggest reason that I decided to leave a review is in response to some of the negative reviews. Someone talking about it being unsafe and that there are assaults in the parking lot? I’ve been here for three years and have never seen or heard of assaults happening in the parking area. I have never felt unsafe in any way. The only thing that I can think of is that occasionally there will be someone who speeds there car through the area.It is a safe community and people are often outside, even at night, walking their dogs. I sometimes don’t get back until super late and feel totally safe walking to my apartment alone. I’ve also lived in apartment with thinner walls. You usually won’t hear the neighbors beside you but I do hear the neighbors above me sometimes. It’s extra bothersome at times because they get a bit loud and have trouble keeping their dog quiet. I don’t hear anyone else though. The biggest criticism that I can think of is #1 the parking is difficult. There’s not enough parking spots outside for the people in each building and so you can wind up parking on the far end of the community. Sometimes it’s a 5 minute walk and if you’re carrying anything or if it’s raining out, not super fun. The rent is high enough where I expected more parking options. That’s the other thing, it is a bit expensive, especially if you plan on sticking around for a while. If you are budgeting for what the first years cost will be then plan ahead for that to jump up quite a bit every year. Anyways, those are my complaints. Otherwise it’s a pretty solid place. Maintenance is great, they respond quickly. The gym is stocked. They have a pool and a hot tub. They’re good with communication. The apartments are clean and pleasant. If you have the money and don’t mind about not getting a close parking space, I’d recommend it.

Home is supposed to be a safe place for you to be comfortable and happy. A place to rest. The Pendleton is the opposite. Not only are you unsafe outside the apartments (assaults taking place in the parking lot and the Pendleton not even informing residents that it happened) but you WILL be unsafe and uncomfortable in these apartments. The day I moved out of the Pendleton was one of the best days of my life. For simplicity I divided the major issues at the Pendleton into 3 categories; construction/amenities, staff, and residents. - [ ] Construction. The floors are paper thin. You will hear every sneeze, door opening and closing, tv, dishwasher, pet, and child up and/or down from you. This makes sleep hard and concentrating hard and if you get a disruptive neighbor it is impossible to find peace. The dishwasher, microwave, and washer/dryer are awful and prone to breaking under light use. The gym is full of broken workout bands and equipment. The lobby often has rotting food. The computer room printer and computers hardly ever work. - [ ] Staff. I’ll start by saying there are a couple really great members. The trash man and one of the maintenance staff are really hard workers. Outside of that, the staff in the office and others are some of the laziest and least caring people you will ever encounter. Any question you have will be met with “we will get back to you”. They NEVER do. Any issue you have they will ignore or try to pressure you into never mentioning it again. In extreme circumstances they will fake interest for a couple of days and then stop responding. The GM is laughably fake and could not care less about residents. - [ ] Residents. Like with staff this is not all. Many nice people get conned into living here just like we did. But there are a lot of really rude and thoughtless people at the Pendleton. Creeps at the pool. People will steal items right outside your door. People partying until 4am on a Tuesday every week. People parking wherever they want. People not cleaning up after their animals. People running stop signs at high speeds constantly. The list goes on. Ranging from minor inconveniences to actions that could cause serious harm to body and property this behavior is constant. Also, once you give them the notice you will be moving out they will treat you even worse. Not that they ever gave any inkling that they cared, but any concerns brought up after a notice to move out are treated with contempt. Spend your money elsewhere.
Look, I'm an actual tenant and if I could give The Pendleton zero stars, I would. Don't get me wrong, there are some very nice features of the apartments like granite counters, modern design, en suite bathrooms and the lobby and courtyard of the main building are well kept, but that's where it ends! Luxury apartments, ha, that's a joke! Let's start with noise...if you don't live on the 4th floor of a building, all you hear is constant stumping and slamming. The water pressure in the kitchen, well, is ridiculous. The buildings are not well kept and are dirty, I don't think the floors have ever been cleaned in my building and the musty smell, especially in the summer, is sometimes overwhelming. For the price, you would expect the buildings to be in much better condition. Instead of caring about the cleanliness and upkeep of the buildings, management is too worried about having food trucks come to the property!
Steer clear of the Pendleton if you want a landlord who cares at all about their tenants well-being or safety. The Pendleton is a corporate nightmare with no regard for human beings.
I was concerned these apartments would be noisy so I specifically asked about it before I signed a lease. The response I got was, "We haven't gotten any complaints." I was told today that when I moved in, there wasn't as many people here but now it's different. So be warned, it's crazy noisy especially if you live in the main building. I hoped that the top-dollar rent meant better insulation; however, I can tell you all about the neighbors I've never met. If you don't mind noise, lack of privacy, and the slowest internet imaginable, it's a great location.
