Overall the experience has been a hit and miss because it could be a great place to live in but it lacks security due to the things that have happened on the property also some of the tenants are really loud and inconsiderate of others. And there seems to be a big littering problem on the property too. Wish our stair ways were pressured wash to which there isn’t stains of the trash picked up by vale. Overall for the price and the area it is what you get.

I love it here. Stores to shop and different restaurants to enjoy eating at are around you. Close to the toll road to head down to the Galleria and Downtown.

I have some mixed feelings about the property. I was told this was a gated community and it’s fairly safe. Just for people to be able to come in who don’t live here and they’re stealing tires. I don’t enjoy that the pool area will be dirty because people throw parties and leave it a mess. I pay rent here and I’m not sure why a lot of nights there’s no where for me to park. I don’t like that at all. While I enjoy my apartment I do think the walls are very thin. I hate being able to hear everything next door. There are some cosmetic issues within my unit and I was told they wouldn’t be fixed or replaced until they were essentially 100% broken. I can appreciate how fast my maintenance requests are handled. I’m still adjusting but I do think for these to be considered luxury apartments, some work needs to be done overall to the units.

The gates on the property are often broken! And the repairs are not quick enough. Days go by before they are fixed. Anyone can access the property when the gates are broken or not working. The main entry access is in an awkward area, The business next door has cars or trucks that are in the way of getting near the gate key pad. It would be nice if the key fob would work when you point towards the box at any angle. In order to open the gate you must pull around near the adjacent building which is the mechanic shop and the amount of cars, trucks that are near the gate code box makes it difficult to access. Recently there was thief and there no emails to notify the tenants until days later! It would be nice to be notified sooner so we can stay aware of any current or past crime that is happening or has happened.

So far I feel as though the community is safe, nice, clean. With the exception of some pet owners do not pick up their pets waste as they should. Not exactly happy with some of these hidden rental fees. No issues with neighbors so definitely a plus. I haven't used all of the amenities as of yet however, so far so good. Maintenance is awesome. I have had some issues with the valet trash service and some parking issues which was minor. Overall I'm happy with the community.

the building is new, they have good resident app and service is very fast. it's very nice and quiet, nice and friendly residents too. it's also clean and spacious.

I am overall satisfied with my living experience here however some of the residents don't follow or comply with the rules in regards to the trash therefore making it unsightly and smelly for people who leave their trash and don't clean up behind themselves.

What a nice and quite place. I moved here for few months but it feels like home. The maintenance team is fast, they will fix asap. The pool is nice.

Horrible management, trash everywhere, dog crap always on the sidewalk, the sulfur in the water is so bad that the egg smell is in my apartment as well as outside the apartment with all of the weed smoke, don't even get me started about the dumpster and the rats!!!! trash juices all over the cement in the hallways and the doors, trash bins get stolen so most residents don't even have them! If you pay your rent early or on time be aware that days later you are going to get a water bill way after the 1st of the month and will be charged a LATE RENT FEE OF 15 Percent of the amount of your rent even though they are posting the water bill days after the rent is DUE!!! Had I not been sick and pushed into a corner and forced to renew my lease I would have moved ASAP!!!

If you're like me and like to modernize the place where you live with Smart devices, like the Ring Peephole doorbell or Nest thermostat or Smart lock, you're out of luck, if you install any of these devices, (that don't require any permanent modification, like additional holes, etc.) the leasing office will tell you that you're violating your contract because of an "Unauthorized modification of dwelling", like if you're bringing down a wall or changing the flooring. I tried to talk to them explaining that any of the Smart Home devices really require any modification at all, they just use existing holes and wires, but it seems like they don't know much about it or they're just against technology. So if any of this is important for you, you better think twice before considering moving here. Other than that, it's a nice community and apartments, but like other review says, some design decisions didn't do good for the space distribution, leaving some areas too small compared to other comparable size apartments.
I would because it's a good location apartments are new and spacious I wouldn't because of roaches and the parking is horrible for residents and as well as guest

The Community is safe in my opinion being able to stay in this community for 19 months. The managers are very considerate with the tenants. I really appreciate there understanding specially in my situation. I would recommend this to anyone who are looking for a peaceful community.

The property is very nice. All the essential means to live are available. The apartment sizes are spacious and the room sizes are commodious as well. Closet space is sufficient and more than just in the bedroom. I love it. Having a hallway in an apartment with another closet is key, awesome! I like the kitchen island and the space to move around. Unfortunately for me, someone screwed me over 6 years ago that kept me from applying. I really love the place. Its located conveniently on the busline which allows access to main buslines. Great property. I would love to live here.

I really like living here and would recommend it to anyone else I knew who was looking.
My only complaint is constantly reporting a neighbor hanging laundry on the patio, it may have been addressed but is still happening it makes the property looks very unappealing. For this reason I would not recommend.

We relocated to Seattle, Washington. Dayle was very gracious in supporting our transition and the staff & leadership were exemplary. However, I think the location struggle to maintain its appearance as a result of the residents-not the staff.
I'd recommend because the staff is so personable and nice and I've never had any issues with them.

My original apartment wasn't ready upon move-in, which caused me to have to change apartments, which also caused me to have to switch everything over again. When I moved in, the fridge didn't work properly, the back door chime didn't work, water stains were on the floor, guest bathroom drain was detached, washing machine made loud noise after being told it was quiet, didn't have valet trash can, and gate opener died after 2 weeks.

Only negative is that the walls are very thin. Structural issue I am assuming. Had to notify my neighbor above me on a few occasions. He was receptive, but still I think it is more on the structural end of things.

It's a brand new complex so everything is good, nice place and friendly office staff. Parking is a little bit funky wish we had more parking spot that I could park close to my apartment.
I want to give a fair review. I have been a resident at Parkway Flats for about 6 months. When I first moved in, it was great. It was only a few people in my building. No one on the sides or above me. When people started to move in is when things started to be a problem for me. The walls are EXTREMELY thin. You can hear you neighbors breathing! Above me I can hear everything they do, and I do mean everything if you get my drift. I can hear them thinking up there my goodness. They also have a dog that is constantly running around and barking. Beside me they are arguing, playing loud music, running in and out all day letting the door slam. There are stains in the hallway that have been here since the day I moved in, long overdue for a power wash. Parking is a joke, good luck if you don’t want to pay the extra $40 for covered and don’t get me started on visitor parking, its limited spaces, and little to no lighting. Dark and sketchy and several cars have been broken into. I’m paying well over a grand a month in rent and should not have to deal with these things. Apartments are cheaply made and they want top dollar in rent. It’s not worth the money in my opinion. Oh and did I mention I’ve saw several thumb size roachs in my apt.
