I lived in this apartment complex for 3 years and never once did their staff return one of my phone calls. When we moved in, our toilet did not work, our cabinets were missing doors, our doors were stuck shut, and the place smelled strongly of cigarettes. The staff also forgot that we were moving in that day, so we had to sit there for hours before they gave us the keys. We were repeatedly given trash fines despite putting our garbage out at the correct times. The management's response? "Take pictures of your trash everyday with a time stamp so that you have proof you were in compliance, because our people just hand out these fines and there's nothing we can do about it." Our air conditioner and heater were broken for a full 9 months and maintenance could not repair it; in the end, we fixed it ourselves. The pool was closed for months in the heat of the Sacramento summer, and the gate at the front of the property is broken more often than it is functional. My roommate's car was broken into on multiple occasions. We had to resign the lease 3 times last year because they kept losing it, and the number that they generated for the cost of rent was different each time. The manager is immature and flighty, and is "on lunch" every time I have gone by the office with an issue. The apartment itself was not a problem and the property is very nice, but the people were infuriating to work with. If you choose to live here, know that you will waste hours of your life hassling with the staff over simple issues.

My husband and I moved here in 2021. We are no longer residents. Starting with the pros... - Every time we visited (face-to-face interaction emphasized) the leasing office the team was very nice and helpful. They are all doing their best dealing with this trash fire complex. Was difficult to get what we needed over the phone. - The large pool is nice IF it is clean. Usually was not. I definitely dodged my fair share of bandaids + bees. - The inside of the apartment is doable for someone who just needs a temporary space. We were able to make it comfortable for two newlyweds. - The office team was very helpful in our exit process. Cons (Not trying to dig in on them, just being honest about our experience) - The "gates" at the property are a formality. We dealt with our property being stolen and homeless roaming the complex. Multiple packages were stolen. -Neighbors are hit or miss. Some people were just downright not friendly. - We dealt with cockroaches off and on since we moved into our apartment. - We had marijuana using (usually not an issue but we could smell it in our home with windows all closed), cigarette smoking, reckless driving, drug selling (PS - arrested!), and noisy neighbors. - Broken community amenities (some that did not work the entire duration of our lease) - A bunch of upgrade construction (good for new renters, annoying for us) - Unclean apartment upon move-in (smelly carpet, mold in inconspicuous places, air filter not replaced, dirty washer/dishwasher, improperly sealed floors/tub) -Unsafe parking experiences (followed by men walking to our apartment) - Do not lose your keys / white cards. We dodged these fines, but they are huge if you lose them. I communicated most of these issues to the manager, who is a lovely person, and they were sincerely apologetic. Seriously, the leasing office is awesome and doing its very best. Not an easy complex to work with I'm sure.

You better off buying ?? tent under the tree or bridge better than living in Phoenix apartment .(period.) They will Rip you off in anyway they can from water , garbage the , parking game tow your car , list go on on! Water bill $187 each month, electric $150 and you still have to pay your smud account on top of that!

Pros: Gyms are nice, Pools are nice, Groundskeeping is well maintained for plants, close proximity to Sacramento State, Apartments aren't generally awful but aren't luxury, pets allowed. The maintenance guy that changes air filters is helpful and quick to respond in a friendly way. Cons: Staff is generally inconsistent in their ability to help residents and will likely not respond to emails or call you like they said they would, no recycling service unless you bring it to the dumpster yourself across the complex, Theft is an issue (Our catalytic converter and bike was stolen). Lived there for 2 years and they never fixed these issues: holes in the dog park fence that lead out to the freeway, two of the entrances are not locked and just have wires hanging out where the lock should be, they tried to change the gate code once and didn't work so they just gave up, one time the gate broke so they just left it open for over 2 months lol no wonder there is so much theft. The inside of apartments are obviously fixed cheaply, poor paint work, peeling tubs, loose plugs, cheap fixtures that leak if your not gentle. Pretty significant rent increase every year. If you live here, this place is not as shiny as they make it appear or as awful as a lot of the reviews make it seem.

I'd give them zero stars if I could. We have these cards that we can scan to access gates and things. Mine stopped working suddenly so if I park on the street I have to wait for a car to open the main vehicle gate. I called and they said they would have someone reach out. They did, unprofessionally through email, with the only solution to come in EVEN AFTER I told them I work full time and cannot come during those operating hours. I am basically being refused entrance to my own home that I pay rent for and their only solution was this. For how much I'm paying and the events and nonsense they put on, you would think actually helping residents access their homes would be their main priority.

Moved out in April. Hated our whole time here. Right from the beginning there was an off smell and no matter how much I cleaned it was still there. Almost like mold. In the hallway there is weird office paneling on the ceiling. The tub began to peel a week in and once we moved out we were charged for it because we didn't report it while living there. Big ugh. I didn't know we would be charged for THEIR shotty work. Loud complex. Poop on the grounds. Overall, not child friendly. I understand that this place is more aimed at college students, but still. A serious cockroach problem (when we were moving out, there were cockroaches in our belongings. It was absolutely disgusting and led us to throw away many of our things. They were in our stuff that was in our room. So not even a place where there was food. Horrifying.). The staff, aside from one maintenance guy, were never really helpful. I'd ask questions and just get vague answers or attitude. Putting in internet was a pain too. While fixing this place up, before we moved in, the phone line was cut in the wall. Silvestre was absolutely unhelpful. I remember calling him, right after we had spoke and his answer was "Yeah. I speak to alot of people. I have no idea who you are." obviously irritated at me. Then I asked if the AT&T guy could make a small hole to fix the wiring-- he said yes and they would fix the hole. Not only was the hole never fixed, but we were charged by them to fix it. While I understand that they had issues with garbage, I'm disappointed in this complex only having 1 recycling bin! 1. They now come collect your garbage and removed bins and recycling bins (if you have pets or a baby this really sucks) and this especially sucks, since there are cockroaches! How is this supposed to help the pest problem? People already don't care about recycling, making it harder just means less people will do it. As if the world needs less recycling. Highly disappointing. I highly suggest looking at different complexes before this one. We moved here because we were running out of time and it was easy to get this place. Now I see why it was so easily given. The list of issues here has been substantial and I could go on and on. But I think who ever is reading this gets it. You don't want to live here.
I went to look at a unit with no appointment and couldn’t find the leasing office. I saw a drug deal literally right in front of me. It was 9:23am! This might be cheaper rent but I’m willing to pay more for safety. Never ended up looking at the units.

1 star because I can't go into the negitive stars. They OPENLY allow drug dealers to live and sell drugs out of their apartment. (My current neighbor sells at all times of the day, had a machete stuck in their door, and leaves bags of drugs in the hallway to get picked up by users). I bought my wife a gun because of these neighbors. Management is worthless. They can't do simple requests like input a work order since you're standing there. Instead tell you to do it online (which would be the 30th time, only to get marked completed although they never entered the apartment because the dogs are out). They make false claims against the residents that actually do take care of the apartments, or don't throw loud parties at 3am that cops show up to, or sell drugs. They don't do maintenance and when they do it's only a temporary cover up. They won't enter your apartment if dogs are loose. They won't call ahead to let you know they are coming so they will say they fixed the issue but never actually do anything. They have drunken college kids drive into the gates every couple months. They have daily dumpster divers. They obviously have drug dealers and drug users walking around. Unless you're a college kid who does drugs or just needs a place to live (no matter how bad) then DO NOT MOVE HERE!!! Update: Now they try to illegally evict people (1 of my only 2 good neighbors), but let the drug dealers stay!?!?!?
Dont trust the datas here on this website. they are inaccurate...if you read closely, the 2 bedrooms 1 bath ( 816 sq ft ) is much more expensive than the 2 bedrooms 2 bath ( 916 sq ft ) also, they stated here that water, trash removal and sewerage is included but its not.. they will send you a bill for it. another thing is theY said that lease term is from 3 -12 months. another no, no as the standard lease is 1 year. THIS IS VERY MUCH MISLEADING.!!!! DONT GET TRAPPED....
Mold smell and growth in my appartment damaged my personal property and clothes. When I placed a work order maintenance dept. did not come. Suffering from allergies and asthma because spores are in the air. Not luxury living at all. I'm involving the environmental health dept in Sacramento to come out and inspect how bad the situation really is to my health and safety. Don't make the same mistake as I did to not listen to my intuition. I will also be performing mold inspection report to have a better idea of what is growing in my apartment that damaged all my furniture and clothes. Management can not be that blind about this issue. Something has to be done. I'm sure it's not just my appt.
Do your homework on this place. Everyplace gives this establishment 1 out of 5 stars. They write fake reviews to try to counter this! Don't believe the lies.
This apartments are best because theynhelp you with your quetions. They do activities with everyone and feel like its a big family.They are never rood they just want everyone happy.
When I first leased my apartment in August, they were very helpful with making sure that I was all taken care of and i was even told to make a list of anything that we find in the apartment that maybe shouldn't be there or one thing that needed to be fixed. We were given 2 days to write it all down. For the most part everything looked good. There were just some things that needed to be wiped down before moving in, a few loose window screens, a small stain on the carpet, recent painting that didnt match/ blend with old painting. We were told that these things were things that needed to be written down so that when we move out we wouldn't be charged for those fixes. We were also told these "fixes" would be made within a week of two. I have now lived here for nearly two months and none of the above has been fixed. Although this is the only issue I have with the apartment everything else really has been great. They keep us updated on things coming up in the future and everyone is very respectful.
There's a lot of newness here! Dog park is clean and new, with water and gates. New patios, new kitchens, and a new gym! Brand new pool is going in too! Resurfaced and updated Basketball and Tennis courts. Close to Sacramento State University. Apartment owners provide bus service to and from University. Landscaping just updated to modern style with more drought tolerant plants, gorgeous! Gated with private security. Must see, go to Phoenix Apartment .com
I am living in a 2b/2b with a friend and our complex is constantly having problems. There is asbestos in the walls, water problems and electrical issues, but its all we could afford. We never know if the lights are going to short out when turn them on or off. We have asked for several repairs to done and all they do is add a new nail or dont even show up. I understand they remodeling but they should be putting money into the buildings not building a brand new clubhouse.
Just as the mythological creature, the Phoenix, is reborn from its own ashes, the Phoenix apartments are currently undergoing the same transformation. Before the complex underwent a management change the crime rate was high and low income households were running the place. After the management switched, change was apparent not only in the households but in the appearance as well. The dirty brown paint that was chipping off the apartments were quickly painted over. The cabinets, utilities, sinks.. etc. were updated to a modern feeling a swell as the flooring and carpet. ALL NEW! The households are quickly changing from low income to college kids. The management is marketing now to younger people in the area. They are updating everything including the recreational center, the pools, and gyms which include a jacuzzi and sauna. They also take a consideration to the drought by installing drip systems and replacing grass with water saving plants. The only reason I'm not giving these apartments 5 stars is because it does get pretty noisy at night, the construction workers seem to screw up a lot affecting the residence, and if something needs to be fixed that is expensive on their end, they seem to make a whole lot of excuses. Other than that, this is a great place to live for college kids. GO HORNETS!
Rent may be cheaper,but you will be charged around $100 a month for water. No one seems to answer the phone. Word of advice just be careful.
