Property Ratings at The Phoenix Apartments
I have been living at The Phoenix for approximately, 2-3 months now. I absolutely fell in love with my apartment when I moved it. During the onboarding process, the leasing agent asked me, what's important to me in my new apartment. I said, "no mice and safety. Having a safe place to come home to. Three months into my lease, I have mouse droppings all over my kitchen. I contacted the rental office to report my issue and the person I spoke with told me, "I can place you on the extermination list for Thursday." Mind you I am calling in on a Friday because the rental office was closed for three days due to a system upgrade. The lack of urgency tells me tenants report this issue almost daily so there's no urgency. I asked the person on the phone, "So what can you all do for me in the mean time? Where is maintenance?" He responded with "maintenance doesn't handle anything with exterminating." There was no customer service there at all. Most times, exterminator comes out and provide traps and maybe spray. Why can't maintenance come out to look for holes to stop the mice from entering the unit? How is it that rent is due on time, but tenants can't get service on time? I refuse to pay market rent and live with rodents. They aren't mentioned in my lease and I wasn't forewarned before I signed. I feel lied to and bamboozled. I reached out to the property manager via email. Today is the first day off of the weekend and I haven't heard from him as of yet. I will continue to escalate this issue until something is done. Make living without rodents normal again. The Phoenix Apartments has a long way to go in customer service. Please don't waste your time with moving here if you aren't prepared to deal with such issues.

Safety is a issue here with robberies and break ins someone was shot in front of the building in broad daylight cars are being stolen trash shutes pile up and the building stinks and is dirty save your money and runnnnnn!

I’ve lived at this apartment for a year and have had issues with management, staff, and my unit since day one. The staff will play nice until your locked into a lease and they tend to not care about your circumstances. I was scheduled to move-in last year and on the day nobody had me scheduled. Upon arrival we were able to hash out the miscommunication regarding scheduling but I was shown a “ready” apartment on the first floor that had mold in the closet, water damage in the living room and stains in the carpet. I was then shown another apartment on the ground floor that appears in their photo gallery with hardwood but no washer/dryer. After signing my lease and moving in I kept hearing a loud noise at night that would wake me out of my sleep. I went into the leasing office and they told me my unit was next to the trash compressor machine. I complained about not being informed about this information prior to signing the lease and wanted to change apartments. They declined my request until I had a written note from my doctor regarding medical issues. They accepted my apartment change request on the condition that I pay a $500 change fee and a new deposit $350 and first month rent again. Furthermore, they control the heat and AC all year long. I’ve been towed on the premises with a permit 10 or more times and complained to the management about the company being tow sharks. There is no way to submit maintenance request online, but when you call the office to make a request nobody answers or they will have an attitude when you tell them the problems your having. During the winter months you will hear mice in the walls. The building fobs do not work. The gym smells like mildew and the machines need serious maintenance. Most recently my walls in the living room have been leaking water from the upstairs apartments AC unit. My packages have been stolen on several occasions. I would not recommend this place to anyone until they have some serious revamping of their policies, staff are properly trained on customer service, and the building is updated to code.
The Phoenix was my first apartment ever & it has been good to me. It has its ups & downs but overall I like living here. There are things that can be better like the hallways, elevators & lobbies smell bad sometimes. Neighbors who blast their music very loud sometimes & a couple of times my packages were stolen. Also, they wait until everyone is super hot to switch the AC on. I wish they would just turn it on May 1st all the time. The pool & gym are both nice. For the most part, people who live here work & come home. I wish it was updated with better appliances but for the price & proximity to DC, you can’t beat it. Ms. Kitty & Shawn are both very helpful. I don’t know who the new property manager is but I can tell some changes are coming for the better.
Its great pricing I love the community the maintenance team is very affective and parking is awesome. My only concern is the hallways in the buildings they are not the best but hopefully they can manage them slightly better. Overall my stay here has been pleasant.

I recently moved here around March 2019 and I had the lovely pleasure of working with Ms.Kitty. This is my first apartment and she was very helpful and patient with the process. I recommend anyone to go to her to answer any questions that you might have. I haven’t had any issue or complaints thus far.She is and has been a great help at all times.

When I visited for the first time to get information on bedrooms and etc. I received excellent customer service from Shawn, Kitty and Tangela (Ice Crushing Lady). I would constantly refer/ recommend people to come in and check it out.

My family and I lived there for about 2 years the doors in the lower lobby were never locked. The hallways were disgusting. There were times that I would come home late and there would be people smoking weed in the laundry room. We would have to pay a mandatory fee of $30 every month for our trash to be picked up but they would never pick it up. Both elevators would stop working at the same time so we would have to take the stairs. There would be urine on the elevator as well as trash and the smell of dirty mop water. I asked maintenance if he could see why our ventilation system doesn't work inside of our apartment and he told me it was the whole building's issue not just our apartment.My apartment became infested. I have kids and I tried my best to work with the maintenance team to get rid of them but it didn't work. I let Tina (the manager)know I had to move and she still charged me for breaking my lease a month before it was up. I called cooperate and talked to Betty but she was no help she said she would call me back and she never did. I never even received a bill from The Phoenix . DON"T MOVE HERE!!!!!
I moved here for the Gym center but they never open the Gym and they can't organizer the payment. You don't have a specific parking and something you don't find space to park. Really bad aparment
Phoenix apartment is the worst ,alot of roaches,mouse and they will never refund your security deposit
I moved to the Phoenix Apartments about a month ago and I am satisfied. I haven't had no complaints thus far. It is a secured building. They have cameras everywhere, which makes me feel comfortable. They even have a laundry facility on the lower level with many washers and dryers so you don't have to leave home to go and wash, which is convenient. The balcony is huge. Coming soon is a newly fitness center.
Though located in Maryland, Phoenix apartment has a central location. Its very close to DC and Virginia. Has a nice swimming pool and fitness center. Maintenance is pretty quick to respond when called, they are also very generous with parking( 2 extra parking pass for guests). So far I haven't had any issue in 7 months! and I love my spacious Balcony:).... Having said that, Its not Disney, so don't expect too much with the renovation, its pretty basic but decent, Most people seem happy here. They have annual events for residence and the Rental office is very helpful. So far no bugs and I haven't heard of anyone being robbed in their apartment or the parking lot. It wont work for everyone but its worth checking out if you apartment shopping!
The updated apartments are nice living spaces. Decent storage. The neighborhood is not the best. Located next to Walmart. Lived here for a year and not planning on staying.
Many problems with the buildings such as heat and a/c, hot water, and pests (roaches and bed bugs). Management does not respond well if at all to the requests made by tenants. The Donaldson Group refuses to speak to the tenants and leaves it up to the Property manager. Fire alarm set off several times throughout the summer, once the fire department had a hard time turning it off. The gym has been out of working order and closed for a couple months now. Asbestos removal in the basement. Washers are always broken or in need of repair. The parking is decent but the will tow you quick if you don't have a pass which is understandable in the world we live in. They strive at keeping the halls and exterior clean and neat. I wish I had more nice things to say but I really do not. I honestly think that the management thinks they are doing the tenants a favor by letting them living here and they can be very rude. Beware if you have to live here. The price varies but if you don't pay much to live here than its worth it I guess. I will not renew my lease here, that's for sure.
I'm a 20 year old living here at the Phoenix . I love it 24 hour laundry rooms, a gym , very close to my job. The bus runs like clockwork which is amazing for yours truly. They maintain this place like its s baby always upgrading . I love it here .
