Property Ratings at The Phoenix Orlando
Long time resident that has seen the complex go downhill dramatically with the current property owners. The front office provides cookie-cutter responses while smiling but there seems to be no concentrated effort to resolve serious issues with our apartments or the grounds. Management will rarely get back to you in a timely manner when there is a serious issue (ie, plumbing, fire risk, hazards on the ground) but are very quick to write a response when a negative review is left online. Trash is littered on the floors of every building thanks to the 'trash pickup' service we were forced to agree to, essentially making tenants leave their trash outside in bins that are rarely emptied and almost always improperly kept. The water is shut off every 1-2 months without notice on average and the dumpsters where trash is collected are almost always overflowing and pouring into the street. All of these issues continue with no actions taken while we receive daily texts announcing the arrival of a cheap food truck or that the office has closed early. They simply do not care. Save yourself the anxiety and stress and do not fall for the "luxury" they offer.
First of all, this place was originally called Heather Glen apartments and then was sold. The new owners changed it to the Glenn to escape the negative previous reviews. Now a few years after that, Spring of 2022, it was sold to a management company in Seattle that changed the name to Phoenix. If it was such a quality apartment, why change the owners and name 3 times?? Appliances do not work at all. The awkward layout includes a freaking fireplace! Who needs a fireplace in Orlando, FL? They do not include a microwave either so I had to go buy one of those. I've had to have my washer, dryer, fridge and oven fixed so many times. They never actually fix something completely. It's just a "duct tape" fix until it breaks again 5 hours later. I moved in with mold in my a/c ducts, an empty fire extinguisher, a carbon dioxide monitor that wasn't turned on and didn't even have batteries in it and lights not working over the stove and one of the bathrooms. They frequently turned the water off via text message saying it would be off in one building for 45 minutes but it would be the entire complex for about 6 hours. It's wonderful not to be able to use the bathroom, shower, or clean your kids for 6 hours. The complex started getting updated in the units near the leasing office so we went to tour the model and it was beautiful! Hardwood floors, brand new appliances, more space, walk in closets, double sinks, no weird fireplace layout in the living room and being close to the pool, office and mail center sounded remarkable. We signed for the upgrade and the increase in price after being promised an upgraded unit in 2 months. That was 6 months ago and my family still lives in the old 2/2 with carpet, broken appliances, the sink drains smell like raw sewage, and no space. We do get the pleasure of now paying over $300 more in rent for the upgraded unit we are not in. We keep asking for an update on when we can move so we can hire movers, switch mail, internet and cable, lights, etc to the new unit. We were told every month for the last 6 months but there is a waitlist. Now there's signs all over that there is no wait list and immediate occupancy is available. We had friends we asked to call from their phones to ask about availability for an upgraded 2/2 to be told there is no wait and those units are available now. I've already downloaded copies of my lease, found a new apartment and hired a lawyer
I’ve lived at The Glenn now called The Phoenix for almost 4 years. It has switched owner twice in the time I’ve lived here so I’ve seen the good, the bad and the ugly. If your a college student and in your 20s this place is great for you. Residents partying all the time at the pools, loud cars and people hanging out in the parking lot most of the time. If you own a car plan on it getting bumped by people trying to park their cars at 2am after a night out. (Invest in a dash cam) the apartments look great on the outside but are not really renovated on the inside. Just paint everything and call it renovated. Wink wink. I will sadly not be renewing my lease and will be moving elsewhere after all these years here.

Do NOT waste your money on this place. Very unprofessional. It’s overpriced and they do not respond to your maintenance request at a timely manner, nor do they answer the phones in the office. I can go on and on but I only have 50 characters.

Emergency Maintenance line on there website doesn't work. If you have an emergency, god forbid, dont bother calling. I even emailed the property manager and the front office, went through all the proper channels, sumitted work orders and no one is available. This place has been the bane of my existence since moving in June. I was promised a missing window screen, as well as a missing closet door, the day I moved in. I was promised by Layla who said she would take care of us. She promised 2 seperate units that were suppose to be ready. Hence the missing objects that still havnt been provided. I do not believe half these reviews. Do your self a favor and stay away from here. All the responses are 100 canned responses from the glenn saying please reach out to us, leaving email addresses. The front office honestly doesn't care after you sign a lease. To them your just a number and a deposit. There were the photos of the first unit that was supposedly ready to move it. Rotten wood, broken refrigerator, dirty moldy cabinets. I am in the process of reporting the Glenn the BBB, how ever they arnt part of the Better Buisness Bureau, shocking. This place has taken a serious and mental toll on me. Nothing they say or can do to at this point to resolve the emotional agony and grief they have caused.

Hello James! Thanks again for taking another opportunity to review our property. Please be assured that we have shared your feedback with the appropriate departments and team members.
You are paying for location near UCF. If you want any amenities beyond that, you should look elsewhere. There is a huge roach problem in most units, and You get charged for pest control, but there is no routine, preventative pest control, so you'll always have issues. Units are overpriced for the quality, and the owners are based out of state, so there is very little care for the actual property. Please spend your money elsewhere.

Don’t even bother living here, I wasted two years here. Apartments are still outdated and the staff are incompetent. Service tickets are always late to be done, emergency number doesn’t work and the place is trashed constantly. Do yourself a favor and get yourself a place that has actual respect for their residents.

My wife and I spent two years at the Glenn. Even though they switched management groups duirng our tenure, they were fantastic the entire time. Resort style pools, good for all ages, a decent fitness center that was being overhauled and improved when we left, and an easily accessible location in Orlando (5 mins to UCF, 30 mins to Disney) are just a few of the reasons why we loved it there. They have a great facilities team that quickly fixed any issue that we had in an expedited manner. Pest problems never affected us, due to their dilegence. The icing on the cake came when I got a new job out of state. We had recently signed a new lease and dreaded the thought of having to pay to break it. The management team, specifically Layla (absolute rock star), not only encouraged us to find someone to take over the lease, but they went out and found someone for us, which saved a huge hole in our wallets. It might be on the pricey side, but it's Orlando. It's a great deal for what it offers. On top of everything else, we never had a noise issue due to college students, which is basically unheard of when you're that close to campus. You won't regret living here.

Great place to live and my man Kelvin from maintenance is very friendly and great at his job. Always willing to help you out!
This place is awesome!! I moved in August and have nothing but great things to say. My experience started with the leasing agent Afrika who went above and beyond in making this place feel like home. Any time there have been any issues, maintenance and the staff in the front office have been welcoming and helpful. The outside balcony has a huge storage closet for all your extra stuff that you don’t use too often. There’s a 24 hour gym which is an awesome amenity along with a beautiful pool and a clubhouse where they hold a lot of great events with free food for the residents to get together and meet their neighbors. You can tell the staff care about making this a great experience for everyone, and with all that it’s still some of the cheapest housing in the area in a great location right off the highway and 5 minutes from UCF. I have no regrets in moving to this complex and would recommend it to anyone!
CURRENTLY INFESTED WITH FLYING TERMITES POURING OUT OF THE OUTLETS AND CRACKS OF THE WALL. The air conditioning was broken for almost two months leaking freon! We had to threaten to get our own AC repair guy to have them replace the unit. 3 1/2 months into it the refrigerator broke down and all of our food went bad. After weeks of food going bad they finally replaced our fridge with a used refrigerator that has a broken bottom shelf. I'm currently living here with my wife and 1 year old and it's been pretty bad. When I first moved in there were scuffs on the wall and blinds tore off which I figured was minor considering it was aesthetically pleasing on the outside. The washing machine stopped working within the first month and the outlets for the wall in the living room were not working and constantly kept losing power. It took about 3 1/2 weeks for maintenance to come and fix it. They also randomly tow residents cars without warning ?? Worst customer service ever would. It recommend living here they don't care about their residents.
Try not to be fooled!!!! Just want to remind everyone, read your contract carefully before you sign it!!!!!! Since I'm tired of moving, so I just got my lease renewed at the end of October, and the new lease started at Nov. When I signed the new contract, I remembered clearly that I asked about if the trash, water, sewer fee had already included in the rent, and they said yes!!! And they did what they said for Nov. rent, which the water, sewer, trash fee still included in rent. BUT!!! When I pay the rent for the Dec., they told me the sewer, water, trash fee have already been separated!!! And they showed me the contract and said that's what I signed!!! OK! I admit I'm stupid since I never read the contract and just believe what the agents told me!! Some of my friends were looking for new apartments recently, I was trying to encourage them to move to this place before, but now, I just told them to leave this place as far as they can!!!!
My roommate and I moved into the Glenn in August with high hopes. We had made prior arrangements with the Glenn staff while signing our lease to get one of the upgraded appliance apartments that also included a fireplace. We PAID hundreds of dollars to get this apartment and to be put on a wait list for one of the upgraded apartments. Come to find out on move-in day, we walked into our apartment that had NO upgraded anything. It was old and nothing like the apartment we had toured here months before. We were furious to say the least. After arguing with the Glenn's incompetent staff, they gave us no other option but to stay in this old apartment even though we paid good money for the one we were supposed to get. After living here for about 3 months now, our refrigerator has broken 3 different times and completely ruined all our food inside. The manager wouldn't compensate us for all the food that has spoiled, which is awful because we are broke college kids that can't afford to buy a whole new refrigerator full of food every single month. My toilet was broken the day I moved in and so was the door lock. Every time I try to talk to the employees in the front office no one knows what they are talking about or is unable to help me with all these issues. I'm very disappointed in this apartment complex. It looks super nice from the outside and I love the neighborhood it is located in, however all this issues are making this apartment complex worse and worse. I would highly suggest looking somewhere else for an apartment.
Has been an awesome place to live! When my brother and I first moved in they were completely renavating the outside, so we got some awesome concessions for dealing with all the noise. They always throw parties at their pools at the clubhouse so it's nice to go there and be social, and if I want to relax I go to the pool by my apt in the back! They even handed out chik fil-a on the first day of classes...C'monnn!!
I love this place I've been here a few months with my boyfriend and for our first place out of college is pretty great. I'm currently in my Master's Program so I need peace and quiet a lot of the time and even with being on the second floor of three floors I haven't had much of an issue. Although I will say there are some invasive ducks that tenants seem to think feeding then it's a great idea, so I don't see them going anytime soon. But that is only my complaint.
We had a REALLY bad roach problem that their exterminator did nothing about. We lived in a construction zone for about 4 months during the summer. Our air broke 4 times in a matter of 2 weeks and maintenance still hasn't replaced the unit which is from the 80's. That being said, the pool/gym is very nice, and Nicole and the main manager in the office are super friendly and get stuff done, but the others are incompetent. I'd recommend getting a newer unit, not one of the older ones. They're filled with problems.
I love this apartment complex. Management has always been helpful. The atmosphere is very peaceful and beautiful. The only complaint I have is that I've had issues with the toilet multiple times and maintenance isn't always very quick to respond.
