This is by far the worst student apartment I’ve ever encountered and I was a student for 6 years at 4 different properties. The staff is condescending and unresponsive. For example, I asked a leasing consultant about the move out process and she put her hand in my face and told me to stop when I asked follow up questions. Additionally, the apartments are infested with roaches. I spent hundreds of dollars trying to exterminate only to find out that nearly every unit had a problem. Finally, the buildings are old and not well kept, so expect leaks from your upstairs neighbors (bath, AC, and anything else). I honestly think this establishment should be torn down and I wouldn’t wish this living experience on my worst enemy!

Everyone I've dealt with during the move-in process has been very helpful and friendly! They work quick too, needed to find a place very last second and they got me in with incredible speed. Apartment is very nice, clean, and honestly bigger than I was expecting. Rent is incredibly reasonable for this size of a unit, they were also very helpful with walking me through the process of getting renters insurance & setting up my account with the electric company as this is my first time renting an apartment.

I lived there for 2 years. In the time I lived there I had neighbors who harassed me and my dog. Rouches that would not go away and bats that lived in the roof of my apt. The office did not care a bit about the apartment complex. As well the maintenance people did not know how to fix anything. My shower/tub broke about a month living there and when they finally came to fix it the thing was stuck on shower and I could never take a bath and they never came to fix it. They said since it work that it was not emergency to fix. Please rethink living there. I wish I did.

Do not move here what so ever. We went through a run around to even get our application done to move in because the front office is not efficient at all and their staff really doesn't know what they are doing. They wouldn't even show us the apartment until after we paid the first months rent which set off so many flags but we were desperate at the time. The paint on the walls is complete trash and you can see where they just painted over dirt and things. The AC is so stupidly laid out that always makes the apartment hot. Good luck ever getting the office to answer your calls if you need something you have to go to the office and make sure they actually write it down. When we moved in we complained about there being roaches and the problem wasn't even acknowledged until months later and it is a continuous problem. Please do yourself a favor and RUN from this place.

1 star is too much. Forget the monthly shootings, drug trafficking, and arson. Every room is literally infested with cockroaches. I read the reviews before moving in and just assumed people were exaggerating. Nope. At any given time, in any given room, I could point out 10 live German roaches. This is with an exterminator visiting every week! It took several months of complaining in the office and a letter from an attorney to eventually allow the exterminator to fumigate the house (he had recommended it but the complex wouldn't pay for it). It cured the problem for a month before the problem came back. There's the time it took them 2 MONTHS to fix my A/C unit in the summer. They opened up my 1st story apartment window and stuck a portable unit in there. By the way - none of the windows had locks and were never repaired after a year of requests. When my A/C unit was finally replaced, they ripped a hole in my wall and pulled out the old unit. Inside the walls were layers and layers of black mold. Took a picture of this and brought it to the office and someone named Chris took my phone out of my hand and deleted the picture (as if I couldn't go back to my apartment and take another?). Again, the office never responded to my request to get it fixed. When they installed the new unit, it was the wrong size. It stuck out past the wall, into my living room, and was never covered! I literally was left with a giant hole in the wall with an A/C unit sticking out of it, surrounded by mold of all colors. You're probably thinking, "okay not living here", but it gets better. After moving out, I received a call from a hostile debt collector who spoke through a voice changer several months later stating that I owed them upwards of $1000 for not giving them notice to move out (despite giving the required written notice). For two months, the office would not answer my calls to explain what was going on. After yet another letter from my lawyer and obtaining the cell phone number of the regional manager of the property (nasty woman) from their corporate office, I was able to get them to stop attempting to collect from me and return my security deposit. And even more laughable? There are two positive reviews on here are both from people who work in the office. Maybe they should leave their pictures off? They are currently in the middle of a class action lawsuit for many of the same issues I had. I am sorry if you decide to fall for this scam.

The safety, health, and general well being of our residents is of our utmost concern. It appears you moved out of the community some time ago. The previous employees you mention have not been a part of the community for a year or more. Since then the community has changed management companies, and pest control companies. Our current pest control company is Massey, which is an extremely reputable company that provides quality extermination care. In regards to your past due balance it appears that your debt was assigned to a collection company. The community office can help explain any charges that were assessed to your account, and hopefully provide some additional clarity in regards to past due amounts. The Place At Alafaya is the most crooked and disgusting environment I've ever lived in. Before I moved in I was promised a hard wood flooring plan, a laundry machine and an apartment that would "probably" not go up in rent fee. None of these circumstances came to fruition. The moment I moved in I noticed that the entire apartment was flooded with leakage from the inside air conditioning unit. I originally thought that the carpet was wet from carpet cleaning but I quickly realised that the unit was leaking because the drain pipe to the compressor was broken and not bringing condensation outside. It took 5 months to have this fixed and when it was the compressor stopped I working. It took another 2 months to have management finally replace it. I then realised that the entire apartment was infestedall of the pain and heartache that I have dealt with here I have gotten a renewable notice where they jack my rent up $50. This place sucks and you will thank yourself for not living h. It's disgusting and disappointing. with roaches. No good! After
The money you save on rent you swill spend double on bug spray and lack of sleep. Its as if the apartment was done DIY but with a 30 dollar budget. Drive in any time and you will see a worker store someones new "wood floor" by rolling it up and throwing it out of their truck into the street. to then be superglued over your existing floor.
When I moved into my apartment, the AC was broken and the cabinets were so crooked that most did not even open. We realized later on that the place was infested with roaches, and the incompetent staff said they would send pest control out. That was over 8 months ago. We have had two major water leaks, the AC break 9 times, the locks break twice, and the shower stop running. Mold and mushrooms were growing out of our walls, which were painted over as a "repair." If you're looking for a quality apartment near UCF, please look elsewhere for the sake of your well being.

The plumbing in my building is so horrible that this is the 6th time in the 2 years I have lived here that I will have to have a plumber come out and clear the main line. It took maintenance a combined 3 times between both owners to fix the air conditioning (twice with the new, once with the old.). They are supposedly fixing all the new problems for the incoming residents, but with the way they have responded to the current residents I would advise staying away until the owners start delivering on their promises. If you decide to rent here, it is over priced $770 for a 1 bedroom is the lowest (these prices were quoted to me at the beginning of May 2015), and be prepared for less than 24 hours notice of any apartment entry or any maintenance, i.e. the water being shut off (i received the email warning me an hour before they shut off the water for the day to fix the main line). My advice just please be careful if you are looking to rent on this property.

I rent a one bedroom apartment for $800/mo and I am not totally comfortable in it. The kitchen is uncomfortable, barely any counter space (I can only fit a microwave and toaster oven), and the space between the stove and the counter where you could prep a meal is very limited. If you own more than one couch and side tables with a dining set, do not get this apartment. I can only fit a table with high chairs, a love seat, and a rocking chair, with a small tv; it is all in the same place, just with this it feels crowded. Finally, the absolute worst thing about this apartment is that to get to bathroom you must go through the bedroom. The owners "renovated" the apartments by adding brand new appliances, painting the cabinets, and putting wood-like paper floor on the kitchen. The only pro I find is the new toilet they installed to save water. If it wasn't for the deals they offered (water, cable, wifi), and limited time frame I had, I would not be living here.
Good apartment for college students like myself. Walking distance to UCF, don't want to walk? No worries. There is a shuttle service that runs all day to take you to and from UCF. Very close to restaurants and the night life is amazing. It has a pool and a couple of laundry mats around the neighborhood, along with a dog park. Little cafe area in the lobby to study or just to have a cup of tea or coffee. Computers and printers are available for anyone in need. The apartments are spacious and homelike. Staff are polite and helpful.
Quiet place to live!!! I like this apartment . Nice pool. I love the club and the park for the dogs.
Pros: Very close to the University, very close to Waterford Lakes and downtown city life. The management team is nice. They are quick to respond on having issues fixed. They have some nice amenities and as of current, have sent all tenants a notice that they will be adding a gym. The amenities include: Dog park, pond, basketball court, and gym(coming soon apparently). They recently upgraded all commodes to very environmentally friendly ones. Cons: The apartment building is extremely old (built in 1972 or so) and with that came some noticeable structural damage(i.e. Crack in the wall from the ceiling to the top of the doors). The apartment that i moved into had "upgraded" appliances and furniture. They seemed reluctant to show you the apartment until after you sign the contract, but what they did show was a demo apartment. Three months after moving in, the AC broke (Although, they did repair it quickly). The surrounding lawn is NOT well kept and dying. Management entered my apartment without at least a 12 hour notice. The personnel who entered left a half ripped up note that was not a work order and it did not explain why they entered the apartment. (Nothing was missing)
After living in the Place at Alafaya for 3 months now I have concluded one thing. They really do not care. There are paint drips running down many parts of the walls, along with several layers of paint over certain areas that should not have been painted. Also, my air conditioning has been leaking water throughout my apartment for about two weeks now and no one has yet to come fix it despite my attempts to request maintenance. I guess the "emergency maintenance" telephone line is just a hoax. One of the gutters to my building has been broken for several weeks, causing water to flood the walkways and is probably threatening structural integrity of the building due to water build-up. It just doesn't seem like they actually care about what is going on inside of their community.
Really affordable and comfortable! Water, cable and Wi-Fi are included in rent. Pet friendly, close to UCF & Valencia, 408 & 417.
Being at the Place over a year has made me independent having a place after college, I am safe and happy. It is a stable safe place, a big family environment
I have lived here for a year and I absolutely love my apartment! I have a one bedroom, one bath. I live with my dog(rott mix) and my parakeet, so very PET FRIENDLY!! They even have a dog park. They have a lot of awesome renovations. My apartment is really comfortable and AFFORDABLE. The water, cable and Wi-Fi are INCLUDED! The one negative I hate to say is that my hot water doesn't last too long. But The Place is really peace, clean and the staff is very helpful. Maintenance is awesome and fast.
