Property Ratings at The Place Off Coffee
My husband and I moved into this apartment and we lived there for 3 years we are very clean and kept the apartment well maintained. Their drain/sewage/ air vents is horrible they have bugs, spiders and unbelievable amount of roaches in the apartments/grounds. We had to call pest control every week and we still had roaches in the apartment. When you walk outside at night there are thousands of roaches on the ground/grass crawling around. The $800 deposit you will not see again when you leave. Instead I had to pay couple hundred dollars extra for things that are not justified even though the apartment was clean and no damages were there but even if there is dust outside on the balcony or the washer/dryer (btw washer/dryer outside on balcony)they will charge you a ridiculous amount of money. There is no cameras or security on the grounds and safety was a concern and the homeless would come into the property and go through the trash, I made sure to triple check to shred my mails before throwing it away. I have heard from people that live there things have been stolen from their vehicles and broken into and apartment has no security cameras on the grounds. The maintenance people and the front desk people are kind but when it comes to these issues they are not able to do much. They just say and do what corporate tells them.
The good: Quiet The bad: Lack of security, one of my car windows was shattered, neighbor's apartment window was broken twice. Roaches, subpar quality appliances, pool area gets crowded and noisy. The managers act like they own the place, and are extremely abusive towards tenants, With quarterly inspections managers make tenants pay even for wear and tear repairs. The Ugly: Expensive for Bakersfield.
After two months I’m pretty happy here. I enjoy living in my apartment and the few minor issues I notified management about were swiftly resolved. So far I give The Place Off Coffee a thumbs up.
I have had issues with my sink in the kitchen and have mentioned it to the manager several times, it hasn't been functioning for 7 months. I am leaving once my contract is up.
Area is good. But way overpriced for the size of the apartments. And charge for the garage when you can go find bigger condos with a garage for cheaper. Would not recommend these apartments unless you like spending more than you have too. And they just raised the rent when it’s already overpriced. 10/10 would not recommend to anyone.
I wish I could give this complex less stars. I moved to this area, and to relocate for a job. I have a young daughter and am struggling to find a place to live. I was so excited to finally be approved somewhere and not have the place swept out from under me. A week after being approved, they called and told me I was being denied because they couldn't verify an address I lived in ten years ago even though I have good credit and make more then enough to cover rent. I let them know I was willing and able to pay 6 months in advance and had many different home owners willing to cosign for me. None of that made a difference. I am still homeless.
We just moved out of rio Paseo not because we didn’t like it just because new chapter in our life . Our experience living in this apartment wasn’t to bad , we did have some problems with theft and some homeless people because of the Main Street , but we took care of it with getting a home security system! Which in Bakersfield it’s necessary to have anyways. We where only in the apartment for alittle over a year and the maintenance guy Sean was so awesome with helping us with things that needed to be worked on in the apartment. Manager Kari was so awesome and called her for things we needed done and was always so sweet . Definitely a manager to keep around ! Our biggest fear moving into this apartment Was because of the review about bugs (which we rarely had) and the whole deposit thing we will not know till they send us a check on how much we will be getting back which I thought was kinda weird but it’s ok . Overall our experience was as good as it could be being in a apartment, still is a good location around a lot of shopping centers.
IF YOU GIVE A DEPOSIT SAY GOODBYE TOO IT! I cleaned out my whole apartment thinking I was going to get my whole $1200 back. I only got $600 back, before leaving my apartment I even hired a company to clean so I could ensure myself of getting my deposit back. The management is okay there is one crazy lady that walks around with a dog to make sure nothing is happening which isn't a bad thing but really? Save your money I don't recommend living here. I lived here for a year and a half and I definitely could of done better. While at the pool they will peak at you through the windows and then send you a slip to your home that you were too loud etc. The only good thing about this place is the maintenance guy he was really nice and got the job done. Good luck everyone and save your money and time :))).
Do not move here! very very very bad management. do not believe in the smile that you will see when you check in . when you move out you will see something else! forget to get your security deposit back. I have hired a company to clean the carpet and it has been cleaned properly, even thou $100 was deducted for carpet cleaning , I have hired a company to clean the apartment , also $ 95 was deducted for cleaning , Etc.... on the top of that a very bad smell comes from the irrigation because they use recycle water for irrigation , you will fee that you are living in toilet !! very expensive compering with others department communities. it is not safe at all , my neighbor's apartment was stolen!! So many windows cars were broken!!

This complex was disappointing. When we moved in there was some issues with the apartment. The blinds were damaged when we moved in, there was hair in the drawers and cabinets, and crumbs throughout the kitchen. The drains were clogged and the overall cleanliness of the apartment was sub par. We didn’t mind because we understand that it’s difficult to maintain apartments. The issue came when we moved out and they charged for all of these as being our fault! We also spent two full days deep cleaning the apartment in order to maximize our deposit refund. Do not expect to get much of your refund back from this complex, They’ll do everything they can to keep it.
Lived here for a year and a half with my wife. The good: nice staff, decent price for the location. The bad: - cockroaches were a daily occurrence. - evidence of mice in the laundry room outside. - SPIDERS. My wife and I spent a week on the couch three different times. We would call the office and exterminator would come three days later, spray and a week later the spiders would be back. This happened during the summer. It was miserable and the apartment was pretty slow on fixing the issue. - cheap everything. AC broke down twice. Took three days to get fixed and it was during the hot season. The worst: You will not get your deposit back (or a huge portion of it taken out) We were charged $90 for a deep clean, when we did a deep cleaning ourselves. They painted the entire apartment even though it was not needed and charged almost $200 for two gallons of paint. Sherwin Williams offers the Rio Paseo mixed paint for about $30 a gallon... so the math did not add up. Things that were mentioned as broken before when we did our walkthrough were docked from our deposit. If you are fine with pest problems, things breaking down, and getting wrecked on your deposit (which is a common problem in other reviews I have read) then you will have a great, decently priced apartment.
No matter how good your credit is, how long you owned a business, how great your rental history is after 8 years at one residence with no issues or late rent, if you're moving from out of state to join a "family business" they decline your application based on that technicality, even when they apply as a cosigner and make plenty of money and have an 800 credit score. After a year of communication and everything provided with prompt efficiency as requested they still denied my application and the women at the office almost seemed smug about it after all was said and done. I look at this as dodging a bullet if that's the kind of people that run that place. Waste half a month of my time only to reject my application. They missed out on a great long time resident, their loss. I thought the grounds and complex as well as schools and neighborhood was ideal, so I was willing to overlook their current reviews. Clearly the staff and management company has much to do with their ratings. Sometimes looks can be deceiving.. glad I didn't get the place after all. I'd rate it a zero if possible.
Branch manager are rude and irresponsible. Made me pay for notary and about to ship my application. I have done the process in less than an hour, paid for notary public, and when i arrived in USPS they said the apartment is not available since the morning but they let me do all the process and spent money for notary(i started my application 3:30 pm) which they knew the apartment is unavailable already. I also had to call them 4x and email them 3x coz they keep saying they will email me the form which they haven’t. Stephani and carry(i guess) are the name pf those unreliable employees.
I have been a resident for a little under a year, and I have remained impressed the whole time. Whenever a repair is warranted it is fixed immediately, and a follow up phone call is always made by the girls in the front office to ensure I am satisfied. I am always greeted with a smile when I walk into the front office, and the staff will drop everything to answer any of my questions. There are mini socials to provide fellowship among the residents, and there are even treats in the rec room if you need a little snack for the road. Thank you to the girls in the front office for caring about me as a resident, and making me feel at home.
Rio Paseo has been our home for the past three years. We recently moved to a different apartment for personal reasons, none of which having to do with the apartment itself...and to be honest, we are regretting our decision to leave. The complex is well kept up and clean. They landscape regularly and always have fresh blooms planted. We have always felt safe and it is in a great central location. We have always been treated respectfully by the office staff and were always greeted with a smile anytime we had to go to the leasing office. They are very community oriented, having monthly get-togethers, BBQ's, ice cream socials, holiday fun and giveaways. The pool is always super clean and there usually isn't anyone there so I enjoyed having it all to myself. The apartments themselves are very clean, roomy and reasonably priced. Although there are no upgrades, it serves it's purpose. We had a two bed/two bath and it was a great size for two people. The closets were HUGE and there was SO much storage. Initially, I thought we would need a garage to store a few things, but the apartment had plenty of room. At first, I didn't like the idea of the washer/dryer being outside, but it worked out because I didn't hear a thing from inside. Anytime we had a problem, maintenance came right away, usually that day or next day. Ours was right off the street, which was easily accessible and surprisingly quiet. Although my car did get hit while parked a few months ago...but that isn't their fault. We didn't have any major problems while living there and after the mess with our new apartment, we're ready to move back. The only thing I would change would be to upgrade them a bit (ie. flooring, countertops, stain cabinets). I've lived in five other apartments (4 in Bakersfield) and have to say that Rio Paseo has been the best experience of all. They really go above and beyond to solve all of your issues and it's a great place to live. Couldn't recommend enough!
My experience here was so appalling that I genuinely felt that I had to warn people against dealing with these people. They were very unclear about their policies or what they want. I ultimately decided to take my business elsewhere because of all he unprofessional behavior. I can tell by Royal T. Management's rental policies that they really don't care at all about their tenants or ensuring that their tenants have a good experience and a comfortable atmosphere in which to live. Every aspect of the process is just a ploy to trick you and confuse you and to just squeeze more and more money out of you. The leasing manager herself said that they would take money from our security deposit if we left fingerprints on things inside the apartment and for dust behind the fridge and other appliances or any dust. I've lived in several apartment complexes before and I've never heard to complexes charging you for dust and fingerprints, which are the essence of normal wear and tear. Not to mention they charge you for the apartment even before you move into it or sign the lease, which is ridiculous. They charged me for an apartment I never even stepped foot in. And even aside from the leech-like policies of Royal T. Management, every single person I met with at Rio Paseo was rude, disrespectful and basically unprofessionalism personified. They discouraged asking questions by claiming that we were "harassing" them by continually "bothering" them and that we should just wait for their calls and then they claimed it was our fault that things were unclear. And they also lied to our faces about a lot of things just to sound better telling me things that I knew were untrue. And then claiming that they were just "mistaken" when caught in their lies. And considering this wasn't just one person but five different people, I can only help but wonder if Royal T. Management purposefully hires people with awful personalities. It was just ridiculous. I decided not to even live at this complex simply because of the horrid and completely unprofessional management. If they were at least professional and courteous I might have considered it. But nobody should have to live in a hostile environment like this and deal with people like this. Save your time, your money and peace of mind and live anywhere else.
Nice apts, great location, but pricey for the square footage.
I've lived at Rio Paseo for almost 2 years now. The location is great my child's school is across the street and it's rated a 8!!! It's grades k-6. I live 2 minutes from a shopping center wich includes Super Walmart, Target, Khols, Babies r Us, Dicks, Best Buy, Layne Bryant, Pet smart, Sally Beauty Supply, & Home Depot. Can you ask for anything more. It's also 2 minutes from a food square and 2 major grocery stores Winco, and Vons. The food square has 3 Steak houses including Steak and grape, RedLobster, And Out back. There's also a chilis, Ihop, Dennys, Panda Express, Orange Julius, 2 ice cream parlors, 1 sandwich shop, anything you could want is 2 minutes away. There's 2 major gyms wich includes a child's gym aswell that's close by. There's a gym on site but it's nothing fancy and they keep the thermostat wich is locked at 85 at all times. Over all the apartments themselves are good. It's nothing luxurious it's just an average apartment. The maintenance people are great. The office people rotate from sire to site. I think it's a big company that runs most of the apartments in Bakersfield it's called Royalty. They have different apartment sites around town and rotate the staff. I don't like this. I'd like the staff to know me and not have to be treated like a stranger after living here for almost 2 years. With that being said, I think this is a good apartment for those who love location and who are in search of a home with great schools nearby!!!
Love this place! Quiet area, close to major shopping and all the amenities included.
It's probably the quietest complex I have ever lived in. Very strict noise complaint policy. Two and your out. If you have kids you might want to hold out for a downstairs apartment. Grounds are kept nice, pet friendly. Very rare to hear animals here, people seem to keep them in control. Pools could use more frequent cleaning. Management is very friendly, very helpful. There is a small issue with waterbugs. management does spray for them though.
My apartment is ok. I wish I had a house but I don't. It's in a good neighborhood. I wish I had a garage but I don't. It's close to the grocery store. I wish I lived next door to a nice single good looking man but I don't. I guess you can't have everything .
