It would be easy to characterize Gainesville as a pure college town—the University of Florida is home to over 50,000 students in a city of 130,000, and the campus is arguably the defining cultural hub of the community. Between the art exhibitions, concerts, lecture series, and, of course, the wildly popular Gator sporting events, the UF campus culture is a magnet for students, locals, and visitors alike.
But Gainesville has much more to offer than just an electric collegiate atmosphere. The historic Hippodrome State Theatre anchors the thriving Downtown district, which is packed with a vibrant assortment of bars, nightclubs, and restaurants. Local favorites like Flaco’s Cuban Bakery and Volta Coffee attract a steady stream of students and non-students alike at all hours of the day and night.

Property Ratings at The Point Apartments
I’ve asked some simple things from the staff and have pretty much got laughed at. Their very quick to judge. They’ve done a lot of nice work here but it seems to be going down hill. I’ve been here a few years and thought it would get better when the owners changed but I was wrong.
I wish I could post pictures. But if you want to live somewhere that the roof leaks, the electrical is 40 years old and the dumpster isn’t taken care of. This place is for you. They haven’t clean the pool in a year and bug control never happens. So cockroaches as roomies are a speciality. On top of it. People doing drugs in the street. I have pics of all. I’m leaving as soon as I can.
The property manager, Tiffany, is great and her office staff is very helpful. I've been here for over 4 years. Moved here primarily for the dog amenities. PROS: Good location, close to shopping, movies, UF etc... Pet friendly, 1 big fenced-in dog park & a couple of smaller fenced areas. Some units have small fenced-in back yards. The pool even has a couple of small fenced areas to put your dog while you're swimming. Dog Wash in the laundry room. W/D hookups in unit. Central AC etc..Storage is ok. CONS: No Cable/Internet/Utilities included. Rent is fairly high for what amenities are here. For the same price near here, you can get Cable/Internet included with a Clubhouse and recreational facilities! Utilities are pretty high due to the age of the construction and lack of insulation. Thin walls. While there are cable hookups in every room, only my living room is actually connected. According to the Cox Technician, I can only have one connection active at a time ( I don't know if this is just my particular building or what). You will have to pay a large fee if you want to have satellite TV set up. While there appears to be a Clubhouse, I've never seen it open and available for use. The Dog Wash doesn't have hot, or even warm water. Parking can be an issue. Lots of Police visits. Fixtures are very old. While I think the maintenance issues have improved due to Tiffany's efforts, I've had mixed results. When I moved in, walls had been poorly patched, towel racks stuck up with joint compound, cheap linoleum floors, and a lot of things jury-rigged. Signs of poorly paid and inexperienced handy men (not the property mgr's fault, but rather the owner) . Weekend response to AC issues is "you'll have to wait until Monday". Not something I want to hear when I'm paying this much rent and it's 98 degrees out. They never repaired the air handler condensation drain properly, and I ended up with black mold all over the AC closet walls. I ended up fixing the drain pan myself to get rid of the problem. They took almost a year to repair broken fencing at the rear of the apt's back yard which was allowing dogs to get out, and critters to get in. Overall, not a bad property...just overpriced. And like I said, Great office staff. But if it weren't for the pet friendly amenities, I would have moved years ago. I'll be looking elsewhere by the time my lease is up next year.
I have lived in a lot of places but I can honestly say this is a great place to live there is a duck pond maintenance response is right away and the apartment manager is always concerned about your well be they have a place were kids can hang out and stay out of trouble I have lived here 3 years with no problems.I don't intend to live here all my life but I would recommend it .
