Property Ratings at TGM Moorefield
So many unhappy tenants due to the ridiculous price increases. TGM bought the property with the goal of huge price increases and profit. I was told that there might be minimal increases annually, but $300-$600 increases a year are just wrong. In the last two years, maintenance has gone down and cleanliness a thing of the past. So many people are being forced to move out because of the price increases. And don’t try to talk to management about any concerns, because there will be retribution. Sad days indeed.
Just like other reviews have said, when you leave they will try to cheat you as much as they can to increase their profit margin.

We enjoyed living here, but you do not want to rent unless you're prepared to pay hundreds of dollars in imagined damages when you move out. They sent us a bill for over $300 (after keeping our deposit) that included $60 to wipe out our fridge (which we had already cleaned), $350 to replace the mircrowave (which was perfectly fine) and a $50 "electricity recovery fee" whatever that is. I refused to pay and they reported me to collections, so I'm going through that process right now. Hopefully they'll relent so we don't end up in court, but I'm refusing to pay based on the principle of the thing. The management was very nice and accommodating when we lived there, so this was a shock. Alot of other reviewers have similar stories, so I wish we would have heeded their warnings.

UNLIVABLE. We have lived here only 6 weeks and the fire alarms have gone off more than 6 times, often multiple times in one day. Most of the alarms have been scheduled and/or due to maintenance setting it off, never with prior warning from management despite multiple requests for management to do so. The alarms go off constantly and we have a newborn. In speaking with other residents this is a constant problem, ongoing for years, and management has never been able to improve the problem. I would stay far far away from The Point at Ashburn.

I have lived here for going on two years, it has been good up untill recently. In the past 6 months the maintenance has gone downhill tremendously, getting maintenance done seems to be an act of Congress. Maintenance requests are completed without any work being done and when asked about why no answer can be given. Most recently, there was a leak in the sprinkler system closet across from my apartment, the water leaked into my unit damaging the carpet and laminate flooring. The clean up team showed up approximately 2 hours after the leak happened and removed carpet and flooring. Once that was done I was told it is my responsibility to get other accommodations for the nights while repairs are being done and the management will not cover any alternative accommodations. Management was rude and dismissive of the issue affecting not only myself but also an elderly neighbor of mine. Even though management through the regional manager were made aware of the issue no one was onsite from management the next day to address the issues and hear our complaints. The next morning there is still not a clear plan as to when the repairs will be done and what arrangements need to be made. I would not recommend this property or any that are managed by PANCO due the the total lack of respect from the management team. There are many other options in the Ashburn Area.
Lived here too long. The elevator was out again tonight. Fire alarms go off but they won’t tell us anything. Office staff claim they don’t know. Halls smell like garbage. When we did have a fire and what appeared to be a flood (water was gushing out a third floor window) tenants are reprimanded for making sure their renters insurance is in place (it’s a requirement before signing the lease so who dropped the ball?!) My lease can’t be up fast enough. If you’re thinking about it. Don’t do it!!
I don't recommend anyone these apartments. It has been about one month that we moved here. First of all, the model that they show you it's completely different from what you are given. Second, the apartment they rented to us was and still is full of mouse dropping. They told us they would figure out what the problem is and will take care of that which never happened. The mice went through my rice and other stuff in the pantry. Pest control is coming to check the traps once or twice a week since we moved in, and they got two mice so far, and we can watch more of them running around the house. The kitchen was dirty, and the fridge was full of spoiled foods probably from a while ago. The corridor/hall also smells bad which stopped us from bringing any friend to our house. The person in charge is acting like we are doing something wrong instead of taking care of their business and she is rude. We can't wait until our contract is done and we can leave here ASAP.
We have been living here a year and have had noting but trouble. In the first few months we had no hot water, a leak in one bedroom, the AC stopped working and the sink leaked into the cabinet below. Now a week before we move out in a 90 degree day, the AC stopped working again and after 3 calls to maintenance no response. The maintenance and office staff are the pits!!!
This is the perfect building if you want a quick walk to the metro, great restaurants and outdoor space. The common areas are well maintained and staff incredibly helpful. Unlike other apartments in this area, it has a large courtyard with a pool, lounge chairs and dining tables. It’s like having a touch of country right in the middle of the city
This is the perfect apartment complex for pretty much anyone. We live in the Podium building (which has interior access and a parking garage), but there's also the Garden section with regular exterior-access places. The staff is nice, the fitness center actually has more than one piece of equipment (and is clean!), the pool is great... The interior of the apartments is quite lovely- dark floors, nice carpet, good layouts. I'm so glad we moved here!
Moorefield Village is a wonderful community that has great areas for the whole family. The management is great and I've rarely ever had problems while living here!
