Property Ratings at The Point at Falls Church
There is constant construction in the vacant apartments been going on for at least two years. Sometimes it sounds like a jackhammer above your head all day and management consistently fails to notify you. I feel bad for all the dogs… Also, the elevators are regularly down which is a terrible issue given this place is a maze and only certain elevators go to certain floors so if you have accessibility issues, it could be very difficult to get to your floor meaning, you will have to climb all the stairs. Also, the fire alarm goes off all the time, in the middle of the night. This place is a mess. But Vincent at the front desk is great and so is the maintenance crew and so is the location.

A shame disabled residents since the elevators are always out. There are people in this building who are in wheelchairs and cannot walk. They refuse to address noise complaints. My neighbors hunting dog wails 2 - 8 hours a day sometimes. Some of the front desk people are concerned about that - most act confused why you are even telling them. One of the times a front desk person walked up, we could hear the dog wailing from the other side of the apartment building. It also throws itself against the walls. After 9 months of complaints, nothing has been done. I guess the know they get rent for two apartments - despite the interruptions to sleep/work/conference calls/etc. The county and police are now involved - they are confused why the building does nothing...well...I am too since they are ultimately responsibility to hold residents accountable. I guess to them, a renter who pays is a good enough renter! They rented me an apartment based on a layout for a different unit...I learned that when I had already signed a year lease and was in the midst of a move. They boast they are a "luxury" apartment building. They may have been in the past. It was a great place when I first moved in. Difficult to make the case they are now. I am sure someone from the company will post a phone number and email for the company: wecare@udr....but trust me - no one responds!
If you want to live in a building with LOTS of kids and hear them running around and stomping in the apartment above you, this is the place for you! When I complained about the noise I was told "well, it's not quiet hours". I had to pay $6000 to get out of the lease so I can move. Don't believe the staff when the tell you the floors are quiet. They are nice apartments physically but don't let that fool you. Also, there are very limited elevators. The one that guests use to come up is booked all day every Saturday. I had guests that were let into the parking garage and had to walk through the parking garage to use an elevator to get to my apartment! The coffee machine in the lobby is great, but I'd rather have a quiet reasonable place to live with a Starbucks around the corner.
Let's be honest ... no place is perfect & Crescent Falls Church is no exception. I'll start with the positives & end with the negatives. On the plus side: 1. Floor plans are very spacious 2. Solid construction 3. "Nicer" finishes when compared to other apartments in the area … tile, granite, stainless, carpet. It doesn’t have that “apartment” feel to it. 4. More of a working professional building vs. families and party animals so noise was/is never an issue 5. Maintenance is relatively responsive & professional On the down side: 1. Parking and maneuvering in and around the building is, at times, HORRIBLE thanks to the whopping 3 restaurants that are close by 2. The location is "okay" but you still need a car - and the ZipCar space is no longer there 3. Rent is astronomical ... this isn't DC ... it's barely even Arlington ... almost 3k for a 1 bedroom?!?! And when you renew … expect at least a 10% hike 4. Dog poop EVERYWHERE - even inside the building from time to time – it’s pretty gross 5. Horrible ventilation system - I've never lived someplace so dirty (thanks to the ventilation system, be prepared to CLEAN) 6. Follow-up from employees is almost nonexistent and they can throw some attitude better than most 7. Appliances appear to be nicer than they really are 8. Beware the 3am fire alarms & random "boom" noise that sounds like a cannon just went off Maybe some things will change since there has been a huge turnover in the front office(s) ... but I doubt it. UDR really should rethink their approach to customer service and renter loyalty.
This apartment is beautiful the apartments look more luxurious than other luxurious apartments I have seen all over Virginia. This apartment is very convenient for me location wise. I viewed many apartments but this is my favorite. Its very spacious, clean, quiet and secure. Some apartments are not upgraded but you could never tell by how luxurious they apartment is. I am renewing my lease but in another smaller unit because it is cheaper than renewing my unit and they waived transfer fees saving me money rather than paying movers and new fees at a new place. If you can afford it move here! The prices dropped a bit because many residents moved out and they have apartments they need to have filled. With the price I can see why many aren't renewing the lease. The problem I have is that things break down a lot here. Ive lived in my unit for a year and they still have yet to fix my thermostat. Yes it works but on a day where its hot and muggy outside my apartment would be hot. Ive made about 10 service requests to have it fix and although it is not maintenance's fault its never fully fixed. Which is really annoying. When other appliances break down its usual fixed with the same day or next. Another problem was my washer I believe they should get new ones. It would break down a make a beeping sound all night! Maintenance would switch it out for another on in a vacant apartment and then that one would break down....I gave up and just got used to it. I wouldn't be complaining if my rent was not so expensive. If I am paying this much I expect everything to be working the first time or at least lower my rent. Parking is great you get reserved spots and its covered so it is not blazing hot when you get in. Amenities are always cleaned and the hallways have a clean fresh smell. If you lift weights and like strength training this gym is really small and cannot offer you much so I have a 24 hr fitness membership thats a mile away. Metro is also a 10 min walk not bad. Right by the 66 so its takes me about 10min to get to work. Very dog friendly here and everyone is very friendly. There is a older and elderly crowd here. I believe I am the youngest resident her in my 20s. Concierge is great. They keep your packages for you. Michael is great at his job but can have an attitude sometimes when he has to do something for you. Everyone else on staff is great and very helpful.
I have lived at Crescent Falls Church for over 2 years. The building is in a good location for Northern Virginia. The apartments are nice with high ceilings and good appliances, and the people who work at the front desk are very nice and helpful with packages or other requests. However, the building has a problem with fire alarms malfunctioning and regularly going off in the middle of the night. The middle of the night fire alarm problem happens every few months to every few weeks. UDR management excuses the problem as some type of mechanical issue or inconvenience that is just part of living in an apartment. If you are a resident and live through one of the fire alarm glitches, the experience is like having a bucket of ice water thrown on you while you are asleep. The alarm is extremely loud and will go off for 30-60 minutes until someone will turn it off. Residents have made many requests to UDR to do something about this. The current alarm system needs to be shut off and replaced, but UDR is ignoring the problem.
Amazing apt with great amenities. Very luxury with affordable prices. Safe and quite surroundings. Neighbors and staff are really friendly and attentive. Overall this apartment is valued more than what they are charging.
